The units aren’t bad, but really need updating for what they are charging to be “luxury.” Electric runs high, and you can hear every time your neighbor flushes the toilet or walk around. There is lots of wildlife that in on the property which sometimes is nice and sometimes stinks. Animals getting into the walls/ceilings of buildings is not an issue for everyone but it is for some. Trash is hit or miss because some people put it out the night before just to let the animals rip it open and leave it dragged through the road in the morning. The raccoons own the dumpster and are not afraid of people/dogs. Residents also think it’s awesome to own several cars and use every open spot except there garage, so parking is hard to find. Like every apartment complex you will have issues, some you may deal with some you may not. This is my honest review from my time here. I do love the walking trails, amenities and my neighbors. It’s not a bad complex but there are some things they could do to make these situations better.”

She threw a hard ball through her apartment playing catch with her dog at all hours of the morning and late into the night.It sounded like a herd of elephants. I contacted the manager who did nothing about it. She said she put additional padding in the tenants apartment which I don’t believe ever happened because the noise level was horrendous. So much for the “noise” clause in their policies which states residents shall not make any disturbing noise which interferes with the comfort of other tenants. What a joke. So if you want a nice quiet apartment then don’t move here or else get a 3rd floor apartment. I’m not kidding when I say there is no sound barrier between floors. I signed a year lease and moved out after 9 months. I couldn’t take the noise or the manager any longer. Since I have been gone I have had peace of mind. They definitely need better management there. Good luck if you decide to live there!”
“If you have teenage kids I wouldn’t recommend living her especially if you are a minority. They discriminate if you don’t fit the look of there apartments & they will try and blame everything on you to find a way to evict you . One of the worst apartments I’ve ever lived in , There’s been many times where there has been altercations with white people (being drunk , fighting , throwing things at peoples window , stealing , smoking weed in public) and they choose to look the other way but as soon as a minority makes 1 slip up there quick to gladly escort you out of there “community”…..HORRIBLE AND RACIST PLACE DONT MOVE HERE UNLESS YOUR WHITE!!!”

I currently live in the one bedroom with a study model but am considering upgrading to a two bedroom model at lease renewal. The manager and staff here are very friendly and helpful. I highly recommend this property to anyone looking for an apartment.”

We have a garage with direct access to the inside and that makes my girlfriend happy. So if she is happy that is all that matters. My only complaint is my neighbor keeps putting the trash out on the wrong days. The staff has been nothing but nice and I only have had maintenance out once.”

Upon moving in the apartment was not completely ready, some maintenance issues with the cabinets and bathtub. They were repaired within a week of moving in. There does not seem to be much insulation in the walls because you can occasionally hear T.V.s and often hear water running and toilets flushing. The thin insulation also keeps the A.C. running all day. Trash is picked up on Monday, Wednesday and Friday in the morning, normally by 11 am. However, people put trash out the night before and the raccoons tear through it and it gets everywhere. The parking is horrendous. If you are not home by 5 pm there will be no available spots. All apartments come with a garage and some with an extra spot, but people use the garage as a storage unit and take up the limited spots available to other residents. The management will not tell you these things when you are inquiring about a lease. If you have a problem with something they will tell you what you want to hear just to get you out of the office. They are no help at all. I would not recommend this apartment complex to anyone, unless you like not having a parking spot, unhelpful management and being able to hear your neighbor flush or take a shower.”

The management is very warm, friendly and professional, they see to it that things are taken care of, always willing to help. Their maintenance staff is prompt and efficient when fixing any problem no matter how big or small. I love the pools , the work out room, and the convenience of the business center with a copier, fax machine and computer, all available 24 hours a day. Best of all is the complementary gourmet coffee for everyone all during the day, which is so welcoming. All of these things together make it an absolute pleasure to live here and why I look forward to coming home here everyday.”

I was hit with hidden fees and lied to by the property manager at that time concerning these fees. I was told it would be taken care of and I made the mistake of not getting it in writing. They will charge you for dust on the counter. I did a walk through with the property manager when I moved out and the place was spotless. I have tried in vein to remedy this situation to no avail. I also stayed 7 days over my lease waiting for my house to be ready, this I also cleared with the property manager who at the time I considered a good friend only to find out a year later I was charged over a GRAND. They are dishonest and will nickle and dime you when you move out..Never have I had such an experience.”

Upon moving in I was warned that there were a lot of critters I thought they were just talking about raccoons so I said that was fine. Once I moved in I realize that because the apartments neighbor a forest the critters meant Big wood roaches, lizards and spiders. The apartments do it's best to power wash the outside of the doors but within days of power washing the spiderwebs and other critters are back. If you are an outdoor person this place would be great for you. If you are moving in I recommend buying "Home Defense" bug spray from Home Depot, it's amazing. Once I started spraying this every lizard and wood roach I found was already dead. The deposit upon moving is very expensive but I was very surprised that I got nearly all of it back when I moved out. Extra parking is nonexistent so if you have people that want to come over and visit you almost have to park at nearby stores and shuttle them to the apartment because there are absolutely no extra parking. The office staff is pretty good except them sometimes forget to put in maintenance requests. So if you want anything done please ask to speak to Michelle and Amy, they are great.”

They requested that I take down my Christmas lights because they can be seen through the window and all windows need to look alike...Seriously!?!? For the first 6 months I had to call maintenance every other week to fix my toilet before they replaced it, management/maintenance kept telling how to flush a toilet. I'm an adult whose managed a toilet just fine for 40 yrs. Once they replaced the toilet, no more issues! When I reported a broken gate, management responded "well I don't live here". I've had to call to request the grass to be cut, this should be a given living next to a nature park but they are concerned about the Christmas lights in my window. Not the landscape, not the torn up blinds in other units that have been that way for months, not the dog poop on the sidewalk or lack of doggy bags.......give me a break!”

Being a single female I have now taken precautions when walking to my apartment after having to park many buildings away. Area is not well lit at nighttime. Walls are paper thin, don't talk loud unless you want to share your conversation with your neighbors.”

— 4300 BAY AREA BLVD · Houston“The Park at Armand Bayou is home to me. I moved here in 2007 because it is close to everything and not in the middle or too close to everything. The location is perfect. It is 2 to 5 minutes from the grocery stores and restaurants. It takes me just a few minutes to get to I45 on the Nasa Pkwy and 10 minutes from Kemah down Hwy146. I like that when I pull up to the front gate from my hour commute from work, I feel like I am finally home. Admittedly, I have looked at apartments much closer to work but haven't found anything that makes me feel at home like this place does. The staff has always been more than helpful and courteous. They are kind of like family. In January I was at fault for a flash fire in my apartment which activated the sprinkler system in the kitchen, dining area and living room. Within 10 minutes the water was shut off and the staff was in my apartment tearing out carpet and padding. The base boards were removed and dryers were in place to dry everything out. They even removed all my furniture for me. I called my insurance company and they sent ServePro to assess my damages. Jean from ServePro asked me "who came the rescue here?" I told her what had happened and she was absolutely amazed at how quickly Rafael and his staff not only responded but took appropriate action. My renters insurance (required) paid for all the repairs. Even their contractors were courteous and professional. All repairs were done in a timely fashion and before I knew it, it was like nothing happened. The Staff, from Management to the Maintenance, has always been absolutely phenomenal. When it came right down to it, they exceeded all conceivable expectations. As for the community, I like the fact that my neighbors are young and old professionals. I think the location and the cost to rent here has a lot to do with that. It is priced just high enough to keep out the riff-raff. I find value in that, however, it is not over priced by any means. All in all, this a great community to be a part of and wonderful place to call home, whether it is temporary or long term.”
