“Stay far away from this complex. Management team here is completely unprofessional and useless. They allow 3rd party contractors to enter your home without prior notice to do repairs. I caught one of them going through my wifes underwear. When I reported it Chris in the front office laughed and did not take the matter seriously. I had to involve the police to take care of the matter. The complex was great when I moved in a couple of years ago but has seriously gone downhill. Management does not care about mold, leaks, maintenance, or residents privacy and security. You will never be able to get a hold of someone in the front office and if you leave a message they will never get back to you. Do yourself and your family a favor and keep looking elsewhere. Im glad I moved out.”

They will try to or outright keep your security deposit, you will require a lawyer. If there is water damage they will not do a formal process, and will ok you to stay at risk of your own health if you are not aware of its dangers”

I’ve lived here over 6 years and there never was an issue like this and that the management company ignores me and this health problem is unacceptable! It’s been sad to see these once wonderful apartments go down when the Finger Corporation sold. You can’t get ahold of anyone in the office on site like we did for years before new management. We used to be able to call and have one of the personable office people answer the phone- no more! There are still very positives about these apartments- the gate attendants are still amazing as is the maintenance team! I will be reporting the issues to the health department Monday morning.”

Before submitting the application, I clearly informed the leasing office members regarding my current status and documents I could produce being very new in US. I was encouraged to apply for leasing an apartment and had to pay the administration fee and security deposit upfront. The very next day, I received an email that my documents were not sufficient for me to qualify for an apartment at Las Palmas despite the fact that I already asked the leasing office and submitted the application on their recommendation only. After that, I had to follow up with Las Palmas for over a month and half for refund of my security deposit while administration fee of US 250/= was already non refundable. Absolute non professional attitude just to charge the administration fee and security deposit when they already knew that application will be denied. New comers to US, stay away from Las Palmas unless you want to pay Administration fee for no reason and struggle to get the security deposit back.”

They rob you by charging you for their own insurance Might as well burn the place to the ground. Do yourself a favor, get your own insurance instead of the gun to the head robbery they call insurance, it's worthless, just you paying for their own stuff, worthless • Dead body in the lake, enough said, they don't know who, wouldn't be surprised if staff were involved •amenities are low quality they could've done a lot better, and they don't allow you to have your barbecue pit on your patio anymore cause it dirties the patio even though that's what the patio is for, especially for many of the residents •fees they add more over time, they nickel and dime when they've done nothing •It's overpriced, the gh/et/to is nearby including the bus stop where people congregate at. It's worth 600-700 at most, but they're up selling you by 900-1K, and that doesn't include the hidden fees that raise your apartment Bill from 1400 to 1560 •They treat everyday things like Amenities instead of requirements, I heard they want to charge more and treat simple things like AC as an amenity and sure enough my bill went higher. Upon attempting to work something out with the front office, again still trying to pay these people even though I feel as though they did a horrendous job of explaining the terms of our agreement or even arguably outright lied, I was stonewalled. The whole situation is unacceptable because had I not been misled on the phone, I still could have paid the rent they were asking for (that was initially not mentioned), but I moved from out of state and bought furniture on the assumption that las Palmas wasn’t a shady company. The lady who works the front desk is perfectly nice but ultimately couldn’t help much at her position. When she reached out to a higher up I was greeted by an unprofessional man wearing sunglasses inside who treated the situation as an afterthought and immediately jumped to getting the court system involved. Fortunately i was referred to someone above long haired sunglasses idiot and we were able to work SOMETHING out, but overall my experience with this property is well below my expectations. If you insist on moving here, highly recommend you do so with a tenant lawyer on hand, otherwise just look elsewhere. In particular, whoever the long haired guy wearing sunglasses indoors is deserves to be fired immediately. That man was the definition of unprofessional and does not deserve to represent any establishment that considers itself high end.”

However, that’s all there is to it here. This place was built many years ago and needs an extreme update to the inside of the apartments. Especially for paying $1400 a month. The A/C units work overtime to keep it cool, resulting in a $188 electricity bill. They treat dogs like absolute garbage here, which they have no right to considering they’re like the oldest property around. All of the brand new places love animals. They would not allow my service animal to be near the pool area with me, which is discrimination. They feel the need to hand out citations for literally any minor inconveniences on my porch but doesn’t say a word about the neighbors next door that make the whole place smell like weed. I wake up every morning and hate the place that I have to call home and no one should have to do that. Needless to say, I cannot wait till this lease is up. NEVER MOVE HERE.”

In my four months there I captured two crimes on my Ring Video Doorbell camera. One Theft and one act of child abuse all caught on video. Management blamed me for the theft of a kids bicycle off of my front porch and when the child abusing neighbor complained about my Ring Doorbell camera they demanded I take it down, which compromised my sense of safety and security. Their solution was (no evidence no crime). I refused and went to the news. (Links below) Management gave comfort and aid to the child abusing neighbor by allowing her to move into another apartment in the complex and evicted me by fabricating charges of a "terroristic threat" and having me arrested and sent me a bill for over 25k after evicting me despite leaving the apartment very clean. (If I'm lying produce the security camera video footage on May 25th 2019 approx 5:30 pm of the front gate, and telephone records for the same date and time.) Avoid this place. Got two lovely pools to relax and workout one of them is heated for winters. Housekeeping and upkeep of the community is top notch. I had a lovely apartment that backed on to the lake and pool. Very relaxing after a stressful day of work. Staff were very friendly and were helpful to the needs of tenants. Individual washer/dryer in the apartment and a dedicated garage was really nice. If I need to move to Houston again, I am leasing this place for sure. Overall a very nice community compound to be in.”

The staff goes out of their way to help you and make you feel at home from the first day you move in. Our apartment was filled with handy things( welcome gifts). From soap and toothpaste two toilet paper and washing detergent. We had a slight problem with our AC unit and it was fixed within the hour. Their maintenance staff is on site 24 hours a day, which gives us a huge piece of mind. The grounds are kept immaculate and the neighbors are just as friendly and helpful as the staff. We have only lived here for a few short months and feel like we have been here for years. Nothing bad to say about this property at all and would recommend it to anyone.”

I was suckered in by being told that this was a great complex for a single professional being near NASA and all... NEVER! was I told I would be living underneath a family of 5!!! with 3!!! rambunctious girls! and a pet!!!!!! I'm a parent, grandparent and aunt.. I know when kids behave and don't.. and then the parents.. OMG! you can hear them yelling at each other at all hours of the night! I'm in bed by 9:30/10 and up at 4:30 a.m. to see patients! I have yet to have a decent nights sleep! I'm going on 8 months! Now for the landscape! I was promised the grass in the back patio area would be re-planted and re-landscaped.. "oh, it will be great.. don't worry!".. it's great if you enjoy a muddy, no grass area that kids ride their bikes through and people walk their dogs through because it is a back area (i was told no one should be going though "my area" yeah right) I've suggested time and time again that the gutter system be re-evaluated as it is letting all the water out and killing the grass so there will never be a grassy area back there.. still nothing! and when Harvey hit! Had I not been pro-active and blocked the backdoor with sand bags, the water would have come in due to the double blow of water! (gutter drain and rain). I tried to take a nap earlier and there go the kids.. yes they're kids! but they live in an apartment.. not a house! so teach them apartment living etiquette! Jeez!!!!!!!!!!!!!!!!!!!”

If I could BUY my apartment, I would..it was perfect. Great having a garage! Awesome pools! The maintenance request were filed immediately. And I didn't have many! I just loved it. Management is tops! Professional, friendly, fun, respectful. I consider all them my friend. The landscaping is spectacular (if you like beautiful pools, nice lakes, lovely flowers, beach by the pool, and the most beautiful palms trees ever). Can't say enough about how great this place is to live. Love having a guard, all of which were so friendly, and they kept track of you. As a single woman, that meant alot to me. Nicely nestled in the back of a semi-circle. Safe, quiet, and a great place to walk at night (around the apartments), then go sit by the pool and run into some firendly neighbors! Oh I'm homesick!! If you want a home, this is it. And I never heard my neighbors. The way the apts. are laid out, my neighbors were on the other side of the bathroom, never heard them. (and they had a new born). Just loved it there!”

We were used to living in our three bedroom single family home that we had owned for ten years. We thought apartment living would be a difficult transition. However, between the friendly staff and the beautiful grounds, we have come to call this place home. We live in the two bedroom plus loft and have incredible views of the pond. There is something soothing about listening to the multiple palm trees swaying in the wind along with the sound of the water fountain. The Spanish style, salmon colored buildings remind me of living in a resort! We were able to use the heated lap pool in February! The pond is tinted a very pretty teal color, so it is more appealing than some of the dirty backwater views that other apartment communities that we looked at had. The ponds are also stocked with fish and with our family being avid fishermen, we love the fact that we can walk right out our back door and fish without having to drive anywhere, especially with a toddler who is in love with the sport. If you have kids and are looking for a sense of security, this place definitely offers that with its location being tucked away just off of El Camino Village Real. There is a security guard staffed 24/7 that is in control of the gate. Other apartment communities we looked at had a gate, but not a guard. I have the guard's phone number in my phone, so if I order a pizza or have visitors coming, I just let the guard know. The speedbumps that are throughout the community make people more vigilant of their surroundings, so I feel comfortable going for an evening walk. There are visitor parking spaces all throughout the community, rather than just in one area. With having a brother-in-law that is handicap and will be visiting, it is important to have parking nearby our apartment for him. One thing that other parents might appreciate is the fact that we are just over a couple miles from the school, so the school bus does stop at our community and you don't have to worry about your child walking to the school. I've seen others write condescending reviews on how Las Palmas isn't considered luxury apartments. First of all, based off some of the descriptions, I think they are confused and referring to the other Las Palmas apartment community that is in the Houston area, that is definitely not as upscale as this property. I'll admit, our apartment may not have all the modern interior fixtures that newer properties have. There is a trade-off though. If you want modern luxury in the interior of a building that is only a few years old, you won't get the incredible, mature exterior views of the grounds that established apartment communities have. Which by the way, there hasn't been a day that has gone by where I don't see the maintenance crew working on the upkeep of the buildings/parking lots or beautifying the grounds. I recommend keeping magic erasers on hand if you are needing to try to get a stain out of the kitchen countertops. Works every time! I am actually a fan of the frieze style carpet (modern shag.) Both our bathrooms have huge garden tubs, a luxury I have never had before. The his and hers walk-in closets in the master bedroom actually fit all of our shoes, clothes and other things that just need to be stored away. The large bedrooms accommodate more than just your typical bedroom furniture also. My toddler's bedroom is the loft. He doesn't need a closet, beause we have a good size dresser for him. Safety was a concern for us, but the half wall is very tall and after rearringing toys and furniture that isn't easy to climb on along that wall, we haven't had an issue with curiosity of him trying to peek over. I absolutely love the vaulted ceilings and thte amount of natural sunlight that my home has! Sometimes it's about the feel the community has as a whole rather than how upscale the interior fixtures are. We feel at home here and that is what is important.”
“Awful experience with dishonest management. Management frequently ignored emails, maintenance requests, and misspelled my name for years. They kept a significant chunk of the security deposit for many small things like 'ceiling fan cleaning' and appliance cleaning despite the items being spotless after I cleaned them. Through the 3 years we lived there we encountered roaches, roof leaks, a pipe burst (flooding the apartment below us), and broken door seal (meaning water was constantly pooled inside our doorway). Occasional neighborhood notice of burglary. Parking is tough to find and fire lanes are not enforced at all. The only reason we stayed so long is because it was such a pain to move a 2 BR apartment and we knew we would be leaving Houston soon. My advice is to stay away in the first place.”

Never once and I'll take a raccoon over a roach any day!!! Actually, everything is super cheap.the carpet is the long shag kind so when something drops, it will stick right away.as I'm starting to ease into the bad note i was charged a600 dollar deposit. The counters are horrible. I was unpacking groceries and the sweat from the milk caused the walmart bag to imprint the counter. Making koolaid setting down strawberries through the containers. Its cheap. All brass fixtures with paint all over them. You can literally peel the miniblinds if you have the cheap ones. The appliances are old and put dated. And the wall paint has so many coats, it breaks off .there are almost 20 windows in the large apts and the glass is super thin. The electric bill is high. The place has alot of potential. It can be beautiful but its very cheap and not worth the money per month. Now i had stanley steemers come out before we moved and paid 400 dollars to clean. I was charged 400 for carpet replacement and i was informed by a maintenance man they were ordered to rip it out and they normally replace carpet from natural wear after someone stays there that long. After charging for the cheap counters and microwave cleaning and stove cleaning..even though i left the bathroom spotless they charged me for the caulk being old! On top of the 600 dollars imwas ordered to pay 150 more dollars! I left when the flood happend and the few weeks after it rained. When i moved the movers probably drug in some mud which was natural with carpet cleaning it would been removed. Ive invested over 43,000 dollars into their property and when i called no one called back from the corporate office. Its been 2 months and no call or email. Lou is absolutely rude and so phoney. All the other ladies left becuase of her. They are very unprofessional and dont understand how 43000 isnt enough plus 600 plus 150!!! And it goes into the outside and office up keep. Nothing gets fixed just use bleach is the most common phrase. They changed the flower bed 3 twice in 3 months!!! Its amazing hoq scamming is legal!! But the outside is nice and no raoches are the plus!! Oh and no guest parking anywhere”

However, in the four months since we have leased here it has been disastrous. Upon move in we were told we could not get ceiling fans as advertised , or knobs on any of our kitchen cabinet doors because the people who manage it do not actually own the townhome unit you are renting. The "sparkling" pool is an algae filled accident waiting to happen, but we are told by the property management that we must wait on the invisible owners association to repair it. Our ac has been on the fritz since we moved in, however the non qualified maintenance man has come over, looked at it and blamed it on the outside heat. We have not had security lights in two months either behind our unit or in my parking area and are told they have "ordered the part". That's Is the property managements favorite line. I opened my front door the other day to witness one of the wild kids that run unsupervised climbing up the back of my car. There are jobless/homeless people hanging out ALL over the front of the property and the security gate to keep people out isn't even there much less working. On July 4th our home was broken into by what we can assume was a kid because Thank God the only thing they stole was silver change. If you have guests over the only place they can park is out front of the non working security gate where the "hang out/ smoke drugs and get publicly intoxicated area is. Please let this be a warning DO NOT RENT HERE.”
