“The property manager harrasses black and interracial couples all over the complex, if you need to fix a flat tire or put fluid in your vehicles, yu must tow your car or do it off property, she is always creeping around the complex, after office hours, and on Sundays when the office is closed. If you value your peace, sanity, and money do not move here. The property looks nice, but is ran by someone who isn't professional. She stopped at 9PM while checking the fluids in my car, that is in the space I pay for, to advise me she would give a lease violation because of that, she takes pictures while you are moving in, and if you don't have things exactly where it should go right away, she advises its a lease violation. I pay 1,622 fora 4br2b apartment, that I can't utilize the amenities because they are open from 8am-8pm, so early morning work out, out of the question. The dumpsters are absolutely disgusting, constantly overflowing with trash, and instead of adding a 3rd dumpster or discussing more frequent pickups, Ana does nothing. There is also very limited visitor parking. You are allowed up to 2 vehicles per unit, if you have more than 2, she will have the vehicles towed even if its in visitor parking, or if it has a sticker on it, but then again that rule only applies to black residents, as my Latino neighbors have 4 vehicles, 2 of which have expired registration, and they never get towed. I don't understand this logic. The neighborhood is honestly really nice, lots of children, not dilapidated, actually newly renovated, I assumed I had found a decent place to call home, and she is turning it into a nightmare. I have contacted corporate and am awaiting a response.”

I initially rented a 2 bedroom, 1.5 bathroom town-home and upon lease renewal (May 2019) with much hesitation I decided to stay because I had not been able to find something in the area with comparable amenities (granite counter-tops, berber carpet, cabinetry and nickel finishes) inside of the home and at reasonable prices. The property has had management company changes 3 times within the course of one year (2018) and the current company is Strategic Management Partners (SMP). I have attempted to resolve my complaints with the Property Manager via email (---------), in person and via phone. I have also contacted the Regional Property Manager (---------------no longer with the company) and ----------- (Area Manager) via email. The walls and ceilings are PAPER THIN, community standards/guidelines are not implemented, the Community Officer is never available and/or the option to contact him via phone is never turned on resulting in having to call the HPD Westside Substation, the swimming pool closest to the office has never been opened due to permit requirements not being met, children go unsupervised frequently and vandalize as well as harass apartment tenants, the mailbox area reeks of urine and on Mondays the garbage bins are overflowing.”

They are not very communicative, nor do they know how to keep track of records and payment histories. So keep up with your own. Also, they JUST now implemented parking assignments after all this time I've been here. If you don't pay for covered parking, you must park in unconcerned. Hooooooowwweever, then then decide to put reserve signs on certain uncovered parking spots, thus taking more spots away from those who don't pay for covered. The way the complex is layers out, it's smarter to reserve covered spots, ESPECIALLY when you will have less people paying for them. I promise you that. No one wants to start paying when they been living here nearly 6 months already. The location is good because it is central. That's all I appreciate. Absolutely not staying here ever again unless it gets bought out by a totally new and LEGIT management company that actually sticks around for longer than a month. So, I won't be back.”

The Iron fence that surrounds the apartments are also in need of repair. But because of the location and the convenience of having the bus stop at the front of the building made me go in. I met the manager and he explained that the apartments are in the process of being remodeled. He said their target goal was to start pre-leasing by May. I really need an apartment by April 15th, but since everything will be new, I will try to extend my current lease. I was impressed how the manager and his maintenance man greeted me when I entered the leasing office. An older resident came and asked for a A/C filter and she told me she has been living here for 6 years and is so happy with the management and maintenance on this property. She said the property has new owners and staff and they are wonderful. I told the manager that I will check back at around April 15th and hope they will have some apartments to move into.”

— 1201 WILCREST DR · Houston“I moved into a 2 bedroom with my friend & her boyfriend. The size was good. When we were shown the actual unit (before we leased), it smelled like cat pee. Great. But the smell was gone when we actually moved in, so at least they had shampooed the carpet or something. Honestly, these weren`t the best apartments around, you could tell just from the looks of it, but we never had any problems with neighbors (we did have interesting neighbors who would knock at 4am to come hang out, which we let them in). But the layout I liked (kitchen was open on both sides). We never had any pest problems. Whenever we did have a problem with something in the apt. (which was rare), maintenance was glad to fix it. It is a pretty ------ place next to some actual nice houses & apts., but I`ve never been bothered by anyone else I didn`t know (I lived in the townhomes towards the back). The only thing that creeped me out was the dark walkway from the parking lot to my place. Word of advice: Be nice to your neighbors (make friends for protection if need be!), don`t ----- too much, & mind your own business - It will all be ok. What I WILL say though: There`s a security/guard station, but no one was ever in it. My roommate noticed that there was a bullet hole in it. Comforting, right? Lol. Plus the gates would break a LOT. Cops would be at the complex weekly. Like I said: Mind your business & don`t be an ------- .. People will leave you alone. There`s crime everywhere in Houston. Don`t freak out just because you see cop cars. Sure, I`d recommend it. Would I recommend it vs. another complex in a different area with the same price or cheaper? Probably not. But I wouldn`t mind doing it over (if I needed to).”

Told me,"The F&*#@ing just arrived and they'll send him when he's ready. 2.)One of the main things you need living in Texas is an A/C unit, the A/C unit and this apartment will not stay working for more than a week 1/2 and it takes about 2 weeks to come and fix it, or they will wait till the 31st (right before rent is due)and then come fix it. Same thing with my front door, I live with 3 other people 1 of us has to stay home because we cant lock the door properly, how do you tell your job some stuff like that. Those are just a few things I could on and on all day. But what takes the cake is. You would probably ask if all this is happening why are you still there, Well if I try to go to another apartment they will tell the new apartment that I was evicted even though I am currently living there just paid rent and everything. According to the TAA and the HAA websites (which I am pretty sure is for the companies who owns the property)There is nothing I can do about something like that. So they pretty much can just rape your wallet and probably YOU! P.S. During the time the door wasn't locking correctly and the A/C broke we were Robbed while we were at work, my Playstation 3, my roommates laptop, all of our money that we had in our rooms, flat screen monitor to the computer just to name a few things, remember this is a 4 bedroom apartment. This happened in the middle of the day maintanance people, the yard people everybody out there in front my apartment nobody heard or saw anything isn't that! Beware!Beware!Beware!Beware! There is a need to have the Renters Association to address these issues. If they have already been notified then you will need to call someone of higher authority. Explain the problem to the landlord - first in person, and then follow it up IN WRITING. The manager may not be aware of the problem. If he still does not respond, then send a letter to the landlord listing all the problems and indicate a copy of the letter (a "cc" under your signature with the name of the third party next to it suffices) is being sent to the Code Enforcement Department. “I have been at these apts. for a little over a year. That's way too long. They promise all of these improvements that will be done,and it never happens. Not absolutely sure, but I have seen a few citations from the City of Houston on the leasing office doors. There are gunshots every other night. Management can't seem to tell you when you can expect maintanence to come out whenever you need a service call. Someone is always parked in your ASSIGNED space. I've been waiting on a service call since October 08. My rent is always paid on time yet, I cannot get a timely service call. No HOT WATER!!!! I GAVE MY 30 DAY NOTICE. I would have left earlier, but I didn't want to break my lease. Please check out a comoplex before you sign a lease. Ask tenants what do they think of the management and maintenance. After I moved in, my neighbors gave me an earful on management, and lost money orders.”

Got a new assistant manager and manager it went to hell. They do not have consistent management. The plumbing in this apartments is deplorable. At this point the management does not replace anything. These apartment needs a new face and two be modernized and stop covering up milddew with grout. Electrical outlets needs to be replaced and plumbing needs to be replaced. Two years ago I would have recommended these apartments,management was great,maintenace was great but now it deplorable. The size of the apartment is great but beyond that nothing. I have small children that I feel comfortable letting them play supervised outside with the neighbors. But the neighbors that I let them play with moved in about a month after I did. I have heard gunshots late at night at least once since I've been here and I can vouch that the manager sucks, but the other workers in the office are very curtious and the maintenance people have come to fix problems in my home no more that 5mins after i called. ( my complaints have been toilet stopped up or not flushing, A/C needed freeon and dishwasher door broken by my kids) These are things that I probably would have waited -7 days to fix at my old complex. it is now summertime and it is still pretty quiet during the days and nights if youknow what I mean. I see most of the teens gather and play basketball in a corner of the parking lot and they also hang out there but nothing notibly illigal going on. I don't mind them hanging though. My parking spots are mine and I have not had any touble with that. These apts really all that bad.”

Maintenance is really bad no one ever comes out to fix your problems, my locks would not work so it took them a week, the water sometimes goes off, you hear loud music & i dont know how many times i have seen the police at the complex i lost count! And the majority that has lived there are from New Orleans, not saying they are the reason but it is a big difference, this complex has been ------ before they came and now, do not move in here it is really bad, i think the only thing that is good is the spacious apartments and that is it!! i was in a town home before i transferred to a flat, and that town home had cracks all over the house, and leaks to where it look like it was going to cave. I cannot wait to move out of this dump!!”

I have made numerous complaints because the tenant in unit #117 has numerous cars & choses to park them in any available covered parking. I work nights,thus when I arrive in the am, my asigned spot is filled. The previous mgrs would threaten to tow cars that were not properly parked. This mgr says that a new parking system is being worked on and should be in effect by June 04. My lease expires July 04. In the winter time I had a problem with large rodents (rats not mice). When I initially reported it (my daughter saw it first), the mgr laughed and asked was I sure it wasn't a squirrel? I asked to have some form of extermination done, she advised me maintenance could only put something on the roof. I handled the problem myself. My roof in the master bedroom indicated that something was leaking upstairs, after about 5 reports, maintenance finally went into the ceiling and discovered the pblm and repaired it (a pipe was leaking). The are no appliances that run on gas, yet my gas bill every mth is in excess of $40 (the boiler is ran on gas). The water bill is in excess of $65 a mth. Presently I have reported via phone 3 times repairs that need to be done in my unit, no maintenance man yet. This am I will write a nice note. They change mgrs constantly ( I have been here since middle of July 03), there has been a managerial change about 4 times already. One mgr didn't bother to check tenants lease agreements and went around putting eviction notices on several tenants doors (mine was one). I moved in on a special, one mth free pro-rated over a year. My rent is reduced because of the special. Whoever was entering my lease pymts, apparently was not competent, and was showing the difference in regular rent prices & special rent prices as a balance owed. I had to show a copy of my lease agreement (which should have been on file) & proof of prompt pymts. Later, I found out, the ladies who were there before her stole a lot of items (including computer) prior to leaving. The grass in my patio area had grown high and I kept asking mgmt if maintenance could cut it. First answer- we don't have a weedeater. I saw maintenance with a weedeater thereafter. Second response- Oh, the man was just here, I will have to schedule you next time. Third response - Yes, mam, we will have someone over there. I bought myself a weedeater and did it myself. The access gates were broken for a long time. I did not see a security guard until Westchase Tennis Center had the professional tournament at the beginning of the year. The guard spent more time harassing incoming tenants than securing the grounds. Here recently, I noticed a security guard at night when I leave for work. When I signed my lease agreement, the mgr at the time indicated I recv'd 2 gate keys on the lease. When I brought this to her attention, she said,"We are out, they should be in within 2 wks. Needless to say, mths went by - no card keys, new mgr -finally card keys,but I had to argue with her that I never recv'd a card key (she wanted to charge me $10 per card). I informed her my lease said two - her answer I can give you one but have to charge you for the other (she thought I was lying about the card keys). I took the free one only.”
