“Do not come here! This place has poor management, uncoordinated and uncaring staff, and a terrible maintenance team. We were promised a first floor, hard wood floor two bedroom apartment with a balcony. We were given a second floor, carpet, 1 and a half bedroom apartment with no balcony. When we first moved in, half of the lights didn't work, which I found was the breaker switch not set correctly. My AC has been out since I've moved in December. The maintenance team brought a janky portable AC unit which fell apart the first week of use even though it doesn't move and when I told them that is fell apart, no one came. That thing ended up becoming clutter for a month until I took it to the front myself. It has been 4 months now and I've had to resort to buying my own portable AC unit, and that's just the tip of the iceberg of this unregulated mountain of horse manure they call a complex. I've alone had to fix things myself around the apartment because when the maintenance guy decides to show up every other decade from his eternal slumber, all he decides to do is talk smack in Spanish while slapping some glue on a fridge that is literally falling apart at the seams. Did I mention it's not fixed? Everything in my freezer has multiple layers of frost as if we were living in the ice age. And the fridge might as well just be a second freezer because everything is frozen in there as well. Let's talk about the bathroom. The water stinks (how does that even work?!) when it first comes out brown out of the tub. I changed multiple light bulbs myself, unclogged a clogged sink, the paint is slowly peeling away in the tub, and fixed a toilet that is full of mold. I currently have five maintenance requests that have been unchecked for 2 weeks now. They like to mark the request even know nothing has ever been completed. About two months ago when the AC still hadn't been fixed, even though I've been told by multiple people that it would be fixed in a few days, I decided to walk to the front desk and speak to the staff about the situation. I was confronted with a woman who stated "That is a maintenance department issue and I cannot help you with that." I come to find out that was the manager. I asked her how do I get in contact with them? She responded with through the app, the same app where they cancel the maintenance requests. So when they call me on my phone a few days ago and tell me that it's going to be fixed. I don't believe anything they say. They said they would send somebody to my apartment to fix it, but how am I supposed to communicate with them when it's only through maintenance requests? They have service here where they pick up the trash, but apparently it's at their own leisure where I would have trash sitting on my front porch for days, leaving stains on the floor and smells that are not pleasant. I just end of taking it myself sometimes if it's too bad. With all of this though, it's super cheap here and pretty quiet, besides the howling planes that pass by and the dogs that bark at night. I almost forgot there's a pool! It would be nice to swim in but it's been out of commission since we moved in, and now it is turning green. I don't go to the dog park because it's always covered in ----. Now I'm not the best at picking up poop myself, but when I have all these other issues, the last thing on my mind is dog pooped that's been sitting for a few day. At least they're getting a new fence though! Looks expensive, but I'd doubt that my AC is more expensive to fix. I would talke to management about these issues but it seems like they have more important matters to deal with than my family's well-being. At the end of the day, "it's a maintenance department issue".”

At the very last minute they moved me to a different unit because the apartment i signed the lease for wouldnt be ready for the assigned move in date. In order for me to have my mail transferred over to my unit, i needed to go to the post office and verify my identity which was a pain and sadly that still didnt fix the problem because some of my mail still goes to the unit i originally signed the lease for. On top of that the unit i was moved to was higher than the one I first signed for and its the same square feet. The first week of me living there my neighbor stole my package. Office didn't care. I also moved in on a special that special was that I received $350 off my second and third month. I only received the promotion for the second month and not the third. Cool I let it slide I was just grateful to have an apartment. A month or 2 of living here my downstairs neighbor pulled a gun out on my upstairs neighbor while she was with holding her baby. I have a ring camera and saw everything. Police were called. My neighbor with the baby moved out while the neighbor who pulled the gun out was allowed to still stay here. Clearly, these apartments doesn't care about the safety of their other residents. Safety here is a big concern and issue, one night coming home from work I saw the office window shattered and a pool of blood around the pedestrian gate. The surrounding area is dangerous and sketchy homeless people are living in those woods next to the apartments. The apartment is fairly clean however the surrounding area is always so nasty. You're gonna always hear 10-20 gunshots and police sirens daily. Maintenance is a joke. i requested to have my sink fixed because it started to leak water under the cabinet. He legit came in and walked out & said he fixed it the sink still leaks today. Spent a week without hot water and broken A/C. In February, my package containing my college degree was delivered to the wrong unit. Called my office to see if the person went and returned it to the front. Jokes on me cause they didn't the office basically was like oh well nothing we can do. No visitors parking btw so good luck. Most people that live here park on the street. You have to get approved from on site towing just to park here. It took them 3 months to approve or deny me; which they denied me to park in my own apartments. You gotta have insurance to park at a place you pay rent at. A-lot of Vacant units and i see why. Do yourself a favor and lease somewhere else.”

Well because of office errors my papers were sent to the wrong HA. Anyway new managment was hired that discussed my issues with the Regional Mgr and made my stay here better. I'm very grateful for the adjustments and help I received from the staff of the TILTON GROUP. Looking forward to 2026 with a positive mind tyj. HAPPY NEW YEAR'S”

Also all the parking spot that are available & visitors had to par in the back when I stay in the front. All the free parking spaces it don't make since. People ask me about the apartment it's ok until it gets to the parking. Don't know one one to live where they have to keep breaking their sleep to make sure there vehicle is still outside. Another thang is for the price of these apartments & not to have any new amenities is a shame I still have old blinds from the previous person staying here. Was also supposed to got a new refrigerator but not. The stove was from an old apartment. It's a lot but not worth it.”
— 700 DUNSON GLEN DR · HOUSTON“i do not recommend this apartment to anyone i have black mold that’s been in ac for a while i have a three year old son and i have hyperthyroidism that can kill me and already going to the doc for it. i’m not from out here i been living in these apartments for 4 or 5 months now i don’t know anyone i’m not from texas stephanie said the apartment was remodeled and it’s not remodeled. i had my tires slash and also when my boyfriend leaves i have someone else coming in the apartments harassing me following me not to mention the gate to the apartments have not been fixed…. so anyone just coming in here as they please i put a work order in for the ac because it just stopped working and cut off if was off for two weeks me and my son we getting so hot it even reached 100 degrees in here they have us a window ac that only circulated in one area the rest of the house was hot we couldn’t stay i am wheezing coughing and sneezing i feel weak don’t want to turn the ac on the mold is in the vents also my boyfriend been here helping me getting sick from it to i put a work order in for this to and the man half cleaned he only sprayed in the vents and cleaned the bottom of the ac . my floors are peeling this suppose to be a remodeled unit my floors are coming up i had to seal the walls because roaches and other bugs were coming in it’s this little black stuff that keep coming on my food and blinds even when i clean it it still comes back it’s a wet spot on my wall water be turned off for hours and the maintenance people don’t come right away it take them until the next day to help you little bugs keep entering my freezer no matter how much i clean when i first got here the refrigerator wasn’t cleaned out at all i can’t even clean what’s on there off i do not recommend and will be moving . also i don’t like the attitude stephanie been giving me her and another property manager would look at me whisper and laugh and then i said hey to stephanie and she gave me a dry hey while she was showing a apartment to some customers and the customers witnessed”

I was out of town and came back to new management (just a note on the door saying so)... I was trying to pay my rent online as I always do and it wouldn't work. I tried calling when I actually had service and nobody answered. When I returned from vacation, I stopped to get a money order and brought it to the office and explained that I had no idea they changed management and had not been home, etc. The lady SEEMED pretty nice, verified my phone number and told me she will call me when she speaks to her boss about what could be done because it showed $100+ in late fees... she never called me to inform me of an update. I just received a text the next day with a link to sign up for their new website to pay my rent. Also, there was a note on my door stating the amount in late fees I still owed. What a cowardly way to go about things, especially when making a first impression? I cannot wait for my lease to be up, then I'll be moving elsewhere. The old management was more considerate and communicated efficiently with the residents. I wouldn't have minded paying the late fees had she contacted me like a professional to let me know it was out of her hands, but now I feel like they didn't even try. Thanks for nothing! And now, they don't accept payments in the office, but ONLY online and the processing fee is now $25 vs the $3 the old management would charge... can you say scamming 101 smh”

I agree that with the other reviews that parking is absolutely horrendous and the price gouging with the lease renewals is ridiculous. I have a super noisy neighbor that I've complained about repeatedly but here lately it's been a little quieter. Other than those few things, I'm pretty satisfied with living here. I'm not impressed by amenities like pools and fitness centers but they really need to find the children of the complex something to do other than hang out on the stairs, in the laundry room and sitting on the air conditioners.”

I've been in town visiting and I absolutely hate pulling into this parking lot each day dreading somewhere to park. I'm considering getting a bicycle so that I can park it on the porch. The apartments are nice and quiet. I've never met her mgmt crew but she claims they're nice, but this parking is an absolute nightmare.”

The area is quite empty, but grocery stores and are not too far away (10-15 minutes driving). Just note that FM 1960 is a nightmare.”
