The first 2 yrs were really rough due to lack of a daytime maintenance person and a horrible ac unit that deemed my apt completely inhabitable for the first 2 summers. There's trash thrown all over the place, extreme cockroach infestation, bad a/c units, u move in to a dirty spray painted over dirt in tub, stove, FILTHY carpet that gets your feet dirty. (Can't even go barefoot in your own home) behind on maintenance etc. Within the last 6 months the city stepped in and MADE the owner do many things to improve the property. New mail boxes, washers and dryers in the laundromat, ac units. Their maintenance man Javier stalks the single women and talks crap to u thru the ac vent from the roof! That guy is completely out of control and no matter how much u complain it falls in dear ears and the police do NOTHING because he has a "reason" to b on my roof at 10 o'clock at night and talking to me thru the friggin vent saying " I can see u"? REALLY? I don't know about u, but to me I find that QUITE DISTURBING!! They also allow felons and sex offenders and u will get notice in the mail that a predator lives next door. I would NEVER recommend this property to anyone. EVER!! Living at this place has been a complete DETRIMENT and will drain the life out of u. It has been BY FAR THE MOST EXHAUSTING EXPERIENCE IVE EVER HAD IN MY ENTIRE LIFE!!”

All you see is furniture piled out by the dumpsters! When a tenant moves out, they do not clean the apartments for the next person to move in. So expect to have a dirty carpet, dead roaches in the back of your stove and refrigerator and in the lights of the kitchen and bathroom. The AC vents are not cleaned and maintained and they just poorly paint over everything whether it be dead roaches on the walls or hair. Also, your sink and bathtub will be spray painted. I suggest you ask to see your apartment before signing the lease, cause the guys "clean" it the day before you move in. Laundry facility is always leaking the water and detergent and the pipe burst constantly by the mailboxes. This place is a real dump and not worth losing all your furniture to the bed bugs!!!!”

I lived there for 3 years while a university student and these stories brought back some vivid memories of the place. Many of my recollections are the same as what others have said: cramped walk ways between buildings; bad roach problem; garbage bags set outside each unit, disgusting smells from some of them (one lady had at least 5 cats in her apt!) Some of the residents were bothersome - on the dole, watching TV all hours of the night, loitering outside loud and boisterous (I had a succession of these types as adjacent neighbors). When they woke up in the morning, EVERYBODY was awakened. On one occaision, I had to call 911 because a resident couple was having a domestic dispute - I thought that I heard a gun shot followed by someone screaming (they were soon evicted). One morning, I found a man sleeping under the bushes on property. I suspect that he was an interloper just looking for a night's rest. A delinquent kid (I presume) stole the front license plate holder off of a friend's car parked in the lot one night - these apartments are just a few blocks away from a hideous public high school. Yep, inside the small efficiency unit, I had the same cheap plastic mini-blinds that the sun deformed. I always had very low water pressure in my shower. A friend described it as the same as standing in the rain. I suspect that gang members tore down the door to the communal laundry room and defaced its walls with graffiti. One resident complained that it took nearly 6 months to get a new kitchen stove replacement in his unit. It seemed that ownership and office staff changed periodically. Some staff were polite, others seemed perpetually confused. I guess that I stayed as long as I did for the cheap rent (relative to the area), and it is on a bus line (my means of travel). At the time, I basically used the apt to sleep in at night, not as a base for socializing or hanging out during the day. I actually met some interesting characters there that were not annoying: the "cat lady" (a real trip); the Iranian guy; the hippie chick; the sweet retired couple. I was happy when I completed my studies and could move out of the complex, but humble as it was, it did seem like home for my time there, a small space carved out of Houston where I could rest my head in comfort and safety at night. The same joking friend asked when I left if I would miss my "cousins" (the roaches!) Before I left, they did paint exterior of the buildings and made it look better. It took months to repair some of the damage to the complex from hurricane Ike. These apartments are OK if your expectations are low, and you have learned to stop and smell the roses while overlooking the infestation of bugs beneath the petals.”
“We lived the worst 6 months of our life in there. Elizabeth (the mananger) was the worst people skills ever; she never faced a problem. The actual owners are ghosts. It seems to be a good place becasuse of the price and also because of the comercial area, but as the days goes by, we realized that it was not. The roach problem is unbeatable, they don t even care when the a/c was broken in the middle of summer, we saw drug dealers getting arrested, also bullets on the garage floor, the entrance gate was always broken so it made the condo even more dangerous. DO NOT EVEN THINK TO MOVE IN THERE!!!!”
— 6311 Beverlyhill St · Houston“I do NOT recommend these apartments! The apartments, located behind a strip club, are small, dark and gloomy. Appliances and fixtures are low quality and cheap. The access gate is broken about 2-3 weeks out of the month. The roach problem is almost unbearable and it seems to just get worse. Residents are often loud and a barbeque can continue until 2am with music at full blast. The walls are also paper-thin so I can hear my neighbor sneeze! I can also hear children playing during the day since the school has been built in the property next to the complex. The new management company is not always available during business hours let alone thereafter. They are rude, impolite and not efficient at resolving maintenance issues. SEVERAL phone calls, written letters and even getting Houston Apartment Association to intervene has made no difference in getting maintenance. The light in the laundry room has been broken for over 7 weeks. The night lights around the apartment have also been broken for over 3 months adding to feelings of insecurity and being scared to leave the apartment after dark. Cars have been broken in to and the glass has been in the parking lot ever since so that walking your pet is even a hazard. Of the 4 washers at the "door-less" washing room, one or two are often broken and take at least 2 weeks to fix. There is always trash, beer cans and several cigarette butts that become part of the shrubbery. I will definitely NOT be renewing my lease and I highly recommend that you do not move in to this poorly maintained, sub-standard complex.”

Also, the lay out of the lot is very precarious. Narrow blind-corners should have at least a mirror to see oncoming traffic. Stop signs would be good to have at intersections as well. People are always zipping around and nearly crashing. <br><br>There is supposed to be an attendant at the gate to control who comes in, and we even are given parking passes... which apparently mean nothing. Junky vehicles will sit for months, and people park in fire lanes CONSTANTLY! <br><br>NOISE - its a real issue. The kids don't have a playground so they run all over messing with gates, plants, and various structures on the premises climbing and putting themselves in dangerous positions. Even worse is the chaos of loud music and hollering that people seem to do at all hours. The pool is apparently open 24/7, no rules, and people are always running around, riding bikes, standing in the parking lot drinking and carrying on. All hours.<br><br>Grounds are kept nice-looking, but there are patches where one has to duck and/or watch their step carefully. People throw trash everywhere, which is very disgusting. Most of the dog owners do not pick up after their pets, and there is a corner where someone dumps the kitty litter. Very repulsive smells.<br><br>Many units are filled with groups of people that are much too large for the size of the apt. I think this has something to do with the over-crowded parking and the constantly wandring droves of people outside. There are not even enough dumpsters provided, as on trash days they over flow.<br><br>Staff is friendly, but often claim there is nothing they can do about problems. Not always, but usually. What is scary is that the things they are indifferent about are usually things that are legal violations.<br><br>There are no W/D connections, though they advertise that there are. There is one community laundromat and again, its a resource in high-demand.<br><br>On a good note, they promise not to up your rate if you renew... but then, one has to wonder about why would one renew? <br><br>Cold A/C goes a long way... but it isn't everything.”
