“I called about my lights STILL not working properly on 4/20/24 and was told by a front office representative that an emergency maintenance worker should be around to check them NO LATER THAN MONDAY 4/22/24 and not ONCE did anyone come check or fix the lights. This has been the same issue that has been going on for MONTHS, since the beginning of February, with only ONE attempt at a “temporary fix”. We are currently without ANY working lights throughout half of the apartment. We can’t COOK any food or run the AC. I have contacted Center Point MULTIPLE times, even though they came and could CLEARLY see my issue was caused by equipment failure, provided by these TERRIBLE ------- APARTMENTS! I have paid my rent on time every single month for the last 4 years straight and I have never caused a discrepancy in WEST OAKS LANDING, but we CONTINUOUSLY have issues with either the HOT WATER being out for months, flooding half the parking spots Everytime it rains due to a messed up drainage system, my vehicle being broken into and busted windows TWICE in one month, a complete infestation of roaches, and now PARTIAL ELECTRICITY. All while still having no accommodations from rental manager or staff at all, when it comes to paying this high rent! I am beyond frustrated with the blatant NEGLECT from the staff and maintenance here at west oaks landing.”

So let's start off by saying it's a -1/10 DO NOT RECOMMEND. these apartments are by far the worst I've ever lived in I lived here from Aug 2022 to Sep 2023 in apartment 636 CROSSING (ACROSS THE STREET FROM THE OFFICE) Now moving into these apartments I knew it was going to be a little ran down based on the outside but the inside, absolutely horrible, one day I was deep cleaning cleaning my kitchen just to notice that baby roaches and lots of them were spray painted on my kitchen bar wall as if there was an infestation but management tried to seal it with spray paint (pictures included) as I was living here day by day more roaches poped up, I'm not a dirty person but then I seen 1 come out my outlet connected to the bar so I then looked under the bar and seen soooo many random holes, so I had to buy caulk and seal everywhere, pest control came but never sprayed I looked at my cameras one day and seen them just standing there writing a notes saying pest control was here but left in the matter of 50 seconds, I reported this to the office but they didn't care. My AC broke like 4 times in yhe 115° summer we had, the counter tops and under had clearly been rotting overtime due to how shedding it was, everything in the bathroom was discolored and spray painted just for the paint to chip overtime and I see mold in shower along with a very yellow tub/sink. I believe the vent were really poor because everyday I came home I smelled my neighbors cooking and let's just say it wasn't always an appetizing smell. One day I registered my visitors car under visitors I took a screenshot of the registration, somehow their system was down and the car had gotten towed at 1am according to the tow people but I had registered at 11:48pm the office told me I never registered the car, I showed the screenshot they said they would talk to the manager, of course the manager randomly put a time stamp of 11:29pm at the bottom of the photo saying that was when the car was towed but the first time the employee showed me the time stamp was never there. They knew they were wrong but didn't want to reimburse me (SO IF YOU GET TOWED UNLAWFULLY, ASK FOR THE BOTTOM OF THE PHOTO TIME STAMP, AND DO NOT TELL THEM THE TIME YOU HAD THE CAR REGISTERED BECAUSE THEY WILL CHANGE IT TO THE TIMING BEFORE) They are scammers. Now let's get to move out day, at 2pm I got a hard bang on my door from 2 employees saying I have until 5pm when they close to turn in my keys I told them I don't care my contract on my lease said 11:59pm Sep 30 2023. They said well how will you drop off the keys, I said yallhave a lock box right and they was like no. So I said idk what to tell yall because unfortunately my move out fay falls on a sat and yall are closed on a Sunday, they told me okay well the manager has to do the walk through on Sunday with you so they will call you. Okay fine. No call Sunday. Monday I return the keys, guess what I'm charged 2 days ($69) rent. I told the manager what I was told she tells me "I know my girls wouldn't have told you that". Which they did. So with that being said RECORD EVERY SINGLE CONVERSATION THAT YOU ENCOUNTER IN THAT OFFICE BECAUSE ITS A WHOLE LOT OF LYING GOING ON IN THERE!!! I'm also being charged $160 for carpet shampoo when we all know they would have to do that anyways after anyone moves out. I had to go to the city of Houston to report these bad living conditions. PLEASE SAVE YOURSELF THIS STRESS. I live up the street in a 2 bedroom 2 bath paying less than what they are charging there. These apartments are also very dirty outside, trash everywhere, overflowing dumpster, no one cleans up after dogs. It's almost the projects I want to say.”

The day I was suppose to get my key, I received a a call stating the apartment wasn't ready and it would be in two days. The day I picked up my keys,I assumed they would show me where my actually unit was since it wasn't the one they said I would actually get. It took me 10 minutes to find my unit only to open the door and find an infestation of roaches! I had to buy my own products in order to decrease the problem. I told the office about it and their response to me was " we had pest control spray, so if they didn't come with you, it must be your neighbors". At that point I knew I wasn't going to renew my lease after the first year, however an unexpected financial situation happened to me and I was forced to renew a second term. Yes, I regret it! Not only has the roach issue continued there are cats and dogs that roam around the property. Kids sitting on your vehicle and maintenance is a joke! The only agent who is willing to assist with anything is LaShonda. The other little blonde head chick, has no professionalism and is very disrespectful. I refuse to speak to her because she's truly an imbecile. In my Trump voice "sad". The only thing about the complex is the price for the two bedrooms, however if you don't want to deal with roaches, stray animals and loud neighbors who throw their trash over the balcony and has the area looking like a dumpster, I advise to you to look somewhere else and pay the extra amount for a piece of mind. Don't get me wrong, I do understand when you live in a multi-family community there will be things that go on that will not being pleasing to all, however if you're paying your monthly rent your concerns should be address especially with roaches and tenants making the lawn a dumpster because they're too lazy to walk to the trash. Oh one more thing, they are infamous for towing cars even if you have a tag on your windshield! When paying your rent make sure to always get a receipt because they will try and say you didn't pay your rent for whatever month or you didn't pay the whole amount. Losing paperwork is notorious for them. I'm counting the days until I leave.”

The leasing office has no communication skills. I don't know much about the community, that's why the agents are there to help make your transition go smoothly. They didn't give me my apt address so I assumed it was the office address and my apt number. Nope I live on the crossing side so it's a different address. My mail was going to someone else as well as my electricity. The only reason I knew was when I walked into my apt there was no electricity. Then the office told me I couldn't move in because of no electricity. I already had a moving company scheduled for that day so I had to pay extra to the electric company to expedite them turning on the electricity. After all that, I noticed my refrigerator was blowing hot air. I reported it and it took about 2 weeks for repair. Maintenance and the office do not communicate because the office thought it was fixed and I'm telling them it wasn't. The guy wanted to try and save the fridge but ended up ordering a "new" used one. I had no clue what was going on because again no updates. I didn't know they were in my apt, usually apt office will leave a note and repairs that was complete. I had a reserved parking spot, decided to cancel. I went to the office, signed and gave back the permit. Ask the agent if this was enough time not to pay on next month's rent. She said it was fine. Next month only paid rent and all the other crap. I get a letter saying I owe for parking. Called them and whoever I talked to was very rude. I told her I returned the permit and she accused me of still parking in the reserved spot. Ma'am do you watch me? Do you even know what I drive? How are you going to tell me what I'm doing? Parking isn't congested in my area so why would I pay for parking which is further away from the building than park right in the front? Next, the office doesn't accept tenant's packages anymore. Did the office communicate that? Of course not. I found out when my package got stolen. I called the office because I thought it was there. Then I was informed of the office not taking packages. The lady said it to me as if I was suppose to know that. I don't understand why we have to pay for pest control and they never come out to spray. The gates are always broken. I guess it doesn't matter because they took the door off on the side so anyone can come right on in. The other doors are always open. The water has been off so many times I've lost count. Luckily this year to my knowledge the water hasn't been shut off. There was (probably still is) mold/mildew in my apt. I kept telling the office. The lady blew it off saying it's probably just mildew. Ma'am I don't care if it's mold/mildew I need you to come get rid of it. It took so long for them to come out, I started going to the office everyday complaining. I finally told her if it wasn't taken care of by a certain date I was going to call someone and have them reduce my rent. She told me I couldn't do that and I told her just watch. They came the next day but it looks like they spray painted over it. I don't know what they used I just know there's a white spray on the walls that don't match. I can say the neighborhood is quiet, the neighbors aren't loud. If they hired new staff and remodeled it could be a really nice complex.”
“PLEASE, for the love of all things holy, DO NOT move here unless you enjoy the following: 1. Continuously submitting requests to fix the washers/dryers in the laundry facility. Either the machines do not work at all or they work to an extent. I've spent the better part of 30 minutes wringing my laundry out because the spin cycle did not happen. You can never tell which ones are broken. It's kind of like your own fun game of chance. I'd recommend going to the Washateria off Walnut Bend and Meadowglen. Expensive? Yes, but worth it. 2. Having your packages stolen. The front office no longer accepts packages. Did they inform their residents? Nope! They just made up their mind and leave it to their residents to find it out on their own when they don't receive their packages. You're SOL if you aren't at home all day or you don't have a great neighbor that looks out for you. 3. Submitting maintenance requests that do not get handled in a timely manner OR at all. You submit a request via the online form and nothing happens. It goes into the same abyss as that sock you were looking for in the dryer. You call to request a status on said request and they have no idea what you're talking about. You then have to submit the request once again with the person on the phone. When asked what happened to your initial request, "Well sometimes we don't get those requests so it is better to call us or email." . Why have the option to submit the request online if it does not work? So, you've submitted your request through the leasing agent and again, it has not been handled. You call to complain and they send someone same day. Do they fix all they you've advised needed attention? No, they fix the one thing that the leasing agent wrote down and you start the cycle over again. It's not my job to continuously nag you to fix YOUR property. If this is in my job responsibilities, then I request a pay increase or some money off my rent. 4. Being in a gated community in which the gates do not function on a regular basis. I'll admit that when I first moved here and the new management company took over, they made it a point to fix the gate. That was in October. The gates have been broken at least once a week ever since. It is now February. This is a cause for concern when your residents are having their cars broken into. Yes, break-ins and burglary can happen anywhere, but do not claim that you are trying to minimize access to the community when the gates don't work on a consistent basis. Oh, and there are gates that are supposed to have codes to unlock them that don't work. Their solution? Weld some of the other gates shut to, again, minimize access (their words, not mine) to the community. Ummm...how about you fix the walk through gates and the drive through gates and you won't have to weld shut the gates that residents use to get to the "amenities". 5. Dealing with leasing agents who seem to give to shits about what you have to say. Now, I will say that being a leasing agent is not an easy job. You have to deal with people getting mad for some of the dumbest reasons ever that my have nothing to do with them. I understand having a bad day and just not being in the mood. I have an issue with leasing agents who don't seem to care at all. You're in a customer service type industry. Your success somewhat relies on your residents happiness. If you can't handle the job, quit. 6. Having your water shut off without any type of notification. Now, I understand emergencies do happen, but that is what emails are for. That is also what the community messenging board is for. You can also have your staff place notices on doors (I mean y'all are quick to post notices when it is in regards to money). There is no reason anyone should not be notified that water has been shut off. If you plan to perform maintenance on the pipe and the water will be shut off for a period of time in a couple days, guess what? SEND A NOTIFICATION! I can recall getting 2 notifications out of the 10 times the water has been shut off since I've lived here. I work from home, my neighbor is retired, I'm sure other people are home all day; are we expected to drive to Walmart to use the restroom? All in all, the apartment is nice. Don't rely on the floor plan images because I can guarantee that you won't get whatever is in the image. It is pretty quiet, but I hope I save you a headache from having to deal with simple things. I believe a management company should manage and if you are unable to, sell the property.”
