“Got an eviction notice and claimed I was owing $340 something, my car was towed and approved by Jennifer while I was out for weeks on business cos my permit paper on my car was expired and she did check to tell them that I have paid and I even had $90 credit, no phone call to alert me, or email, I had to pay $364 only to have the manager shout a lot of lies, denials and unintelligent things, some people are smart and keep paper trails for everything amd I put in a work request amd nothing has been done till today, I asked for a printout for my keeping, they wanted to lie about the work order and I reminded them that it was done twice and the last was with the manager, keep your evidence and don’t let this people mess with you, have someone that advices you because trust me, you will need all the evidence you got! Do not over look anything and do not trust the manager, she want to save her behind”
— 2503 Panagard Dr · Houston“I called 3 times before walking in the place to find the 3 ladies sitting there gossiping and giving me the most stank look. like i had ---- on my face they final ask can i help you and i state the size bedroom i wanted. the lady didn't know the prices that helped me and asked the other two ladies for the information. She proceeds to write down the prices like she didn't really want to, i ask about any move in deals she says 399 move in then tells me that is only the rent not including the deposit of $250 the admin fee of $150 and application fee of $75. My first thought was definitely won't be applying here with the people i see walking around the area and in the apartment complex NOPE. The pandemic i would have thought help people more, Any way i wouldn't stay here now due to the fact if that is how i am treated just walking how will i be treated if i was a tenant.”
— 2503 Panagard Dr · Houston“You can put in work orders all day long this is the worst place to live i wound not recommend anyone to live here ...surrounding are dirty to this day my toilet down stairs doesn't flush very well no one has come ro fix it and also my kitchen ceiling links when the A/C is on ...i have reported yet when rent time comes they want money ...management is rude no phones are answered ...please don't get an apartment here”
— 2503 Panagard Dr · Houston“Very dangerous place to live! Drug dealing goes on 24/7 in the parking lots and the park next to the office. Gun fire all the time! Cars broken into and apartments. There was 1 murder there when I lived there. The townhouse I lived in had black mold...pipes were always busting and would take weeks to fix. Never had good water pressure. And water was turned off all the time for "repairs." OUR dishwasher was never fixed...ended up paying ourselves and having a friend fix it. Hole in ceiling from water leak was lever fixed...patched it myself because huge roaches would come through it. And there are termites in all the apartments. The Office would not hold packages delivered to the apartment, so packages were stolen right off the porch or opened right in front of the door with an empty box. I was mugged walking up to the store by a young black kid and was punched in the face and my cell stolen. THIS PLACE IS A DANGEROUS ---- HOLE! And needs to be condemned!!”
— 2503 Panagard Dr · Houston“The women in the office are very unprofessional extremely rude they never answer the phone they curse and the tenats when the office is open the ladies will be on their cellphones and ignore who ever comes in .This is the worst place to live.I've been trying to call to get a rental history and they have me on block very unprofessional Maria and her goons .”
— 2503 Panagard Dr · Houston“So the new management team has certainly been an overall improvement from the one when I moved here... the new mgt started off amazing!!! I don’t know what has happened but they’re slipping off their pedestal with me. The plumbing in my kitchen has gone from one kitchen sink link to 3 over the course of a week. I’ve made several phone calls to the office, placed a claim online, went there in person and have been lied to time and time again that someone would be by to fix it. When I filed the work order (claim) there was only 1 leak. It’s progressively gotten worse and 8 days later there’s 3 leaks and a 4th that’s dripping. It hasn’t been long since the new staff took over so I don’t know what’s wrong! I am writing this review because it’s the only thing left that I haven’t done to get someone over here! My rent is always paid!! If they come by and fix this sink I’ll let y’all know but at the current moment I’m still using a bucket to catch the dripping water and trying to keep dry towels underneath so the already worn out wood doesn’t rot. Seriously, they should just do an all-out structural upgrade of these apartments. The previous managers didn’t care and it shows a lot!”
— 2503 Panagard Dr · Houston“The first three day I moved there was a shooting; my breaker went out for 3 Days and nobody wanted to fix. I had no electricity for 3 Days and temperatures were below 45 degrees. My food went bad and me and my kids had to sit in the dark and cold. I called the emergency maintenance number and no one came. Alwayshavenetsin my apartment don't know where it's coming from always see roaches they have crack on the floor no parking spot Bailey you have to park your car outside on the street if I could break my list and move somewhere else if you go inside the apartment to the gate it's always trash on the floor”
— 2503 Panagard Dr · Houston“There is no security, Arcadia at Westheimer advertises that they have security patrolling yet when we call the apartment and select the # to reach them we're told they don't have a contract with them. Loud noise until 3:45am, gunshots, gangs, bedbugs, roaches, intermittent hot water. Gunshots and loud noise especially in the back of Westhollow Park Drive. Made a work ticket concerning the bedbugs 3 days ago and haven't heard back yet. There is new management but I think it's too much and the problem is too far gone. If they got rid of the troublemaking residents then that would solve the nuisance problems and they'd be halfway there. Exterminate for bed bugs and roaches! Actually since new management I've not seen roaches but started seeing bed bugs. Put police patrol here not just during the day but at night as well. Just their presence would be enough to scare them and the rest of us and can enjoy the place we pay rent to call our home. What's the point of even fixing up these apartments if you don't do criminal background checks.”
— 2503 Panagard Dr · Houston“VIOLATION OF HOUSTON'S NOISE ORDINANCE: Arcadia Apartments I've lived at Westhollow Villa for over 20 years; for the last TEN years, the loud noise from "boom boxes" or giant auto speakers has occurred literally EVERY DAY, usually from the hours of 4pm through 8pm. The noise always comes from Arcadia Apartments back parking lot which is directly across from homes on Hollowgreen and next to Braes Bayou. If you are bothered by the noise phone the Police Non-emergency number of and at the recording press "1". You can also phone the apartment management as I do frequently (to no avail) at . Police will ask their location which is 2503 Panagard. CITY OF HOUSTON ORDINANCE: Sec. 30-2. General prohibitions. (a) It shall be unlawful for any person to make, continue, or cause to be made or continued any loud, unnecessary, or unusual noise that annoys, disturbs, injures, or endangers the comfort, repose, health, peace, or safety of others. In determining whether a noise is loud, unnecessary, or unusual, the following factors shall be considered: time of day; proximity to residential structures; whether the noise is recurrent, intermittent, or constant; the volume and intensity; whether the noise has been enhanced in volume or range by any type of electronic or mechanical means; and whether the noise is subject to being controlled without unreasonable effort or expense to the creator thereof. Sec. 30-10. Penalty. Any person who violates any provision of this chapter is guilty of an offense and, upon conviction thereof, shall be punished by a fine of not more than $500.00. Each hour or portion thereof in which any violation shall occur shall constitute a separate offense.”
— 2503 Panagard Dr · Houston“You know what they say about that you get what you pay for. I've been here for 3 years going on 4. It is the worse apartment to stay at. Maintenance doesn't take care of things in the complex and the management is horrible. They have the dumbest rules ever. My cousins car got towed for just being in the parking lot for 10 minutes. And the towing company said we can dispute it. I go to he office manager about it and she says "well you are disputing it right now, were talking about it ". Very rude and unprofessional. They also change the rules on everyone more then they change there socks. PLEASE I REPEAT DO NOT, DO NOT, DO NOT LIVE HERE NO MATTER HOW DESPERATE YOU ARE. YOU WILL BE VERY UNHAPPY.”
— 2503 Panagard Dr · Houston“I lived here for two years. They changed management at least the times. When we moved in there were roaches everywhere and had to wait another week to move in. Roaches were a chronic problem which they never solved. After Harvey the was black mold on the outer walls and anything that was on the floor was ruined. I lost everything except clothes which were hanging. Microwave had roaches inside. They we're unwilling to let me ot of my lease until I showed them pictures, some which they haff seem before. Want a preview see the pictures attached, that is just one of the many spots on the ceiling. Awful, useless staff (they may be great people but we're not helpful). The poll was always closed and people hung out outside being loud all night. Night patrol sat in their cart and did nothing.”
— 2503 Panagard Dr · Houston“I can't thank Daphne and the office team and maintenance team enough for making sure everything I needed done for my move in was completed as well as when I moved in! They were quick and courteous and respectful and I just want to brag about them! Thank you all so much and I'm grateful for my move back to Houston being a success!! Go Daphne and the whole team of ladies and gentlemen ??”
— 2503 Panagard Dr · Houston“I love my apartments there very quite and peaceful is the best assistant n the front office she's very respectful she's handle business ASAP and she's stay on top off the job I love I don't have to complain wen I ask her she makes it happen”
— 2503 Panagard Dr · Houston“I love the Atmosphere at the apartments & greatly advise future residents to Let Ms.Cat help you , I really appreciate her kindness & help to get me approved .. I'm Looking foward to moving all the way in & enjoying my new home with my kids :)”
— 2503 Panagard Dr · Houston“These apartments are the worst. They office is the best building along with the pool that was closed the whole summer I was there. After Harvey we had black mold and my 80grandma was of no concern they offered her an up stairs apartment (she can't really walk let alone climb. Then after being their for more then a year cause my grandma could not afford to move they raised her rent from 850 to 950. This is the scum of scum they are fake front like the care about their residents but they are out to take you for what they can. Roaches and maintenance the worst”
— 2503 Panagard Dr · Houston“I have been living here for a while just because I don't have any way to afford another apartment for my family the management constantly changes they have black mold and they won't do no repair any damages that is done to your apartment they only clean up when they have change of management everything around the leasing office they upgraded to make the apartments have a appeal by painting and re-constructing the leasing office People cars and apartments get broken into I honestly think people are living here only because of the hassle of moving”
— 2503 Panagard Dr · Houston“Horrible management and equally bad apartments. We were shown a model that had new appliances and much better faucets and other various items around the apartment, but the ones in my apartment are garbage. There are huge cracks in all of the walls. Any time we have a problem (and we have had many with this apartment) it takes a minimum of two weeks for a maintenance person to even come out to look at it. For example, we started having a leak in our ceiling and mold started growing on our walls underneath it. The management blew us off several times before we started calling them every 15 minutes one day until they actually came to look at it. Another time, water started leaking up from underneath the carpet from our neighbors apartment and literally soaked our entire dining room area before they came. It was a slow leak, but as stated earlier it took them over two weeks before a maintenance person eventually made it out. When he finally came out, he looked at us and said, "Oh, this is bad, very bad." Yeah, we know. If you stepped in that area water would cover the bottom of your foot. We have also had to "prove" the fact that we have paid rent, several times. Every few months actually, we get an eviction notice on our door. Not a warning, or a reminder... an eviction notice. Even though we have never once been late in over three years of staying here. We have to go into the office with our receipt showing them we have paid. Some of the management are absolutely rude and borderline incompetent. I have had many arguements about the stupidest little things that they are clearly wrong about but they refuse to admit when they are wrong even when they clearly are. The sewage is all messed up all over this complex, and they keep having issues with it. We have had issues with human feces pumping up out of the ground all over the sidewalk right next to our building, and even though we call every day about it (because it smells disgusting, looks disgusting, is disgusting, and it's a health hazard), the literal human crap stays all over the sidewalk and parking lot until it dries up. Sometimes it gets cleaned up after that. One of those times, they power washed it off the sidewalk directly onto my car and I had bits of used toilet paper and poo all over the front of my car for a few days until I went and hand washed it off myself. The apartment management didn't care. Needless to say, I am moving out of here as quickly as I possibly can when this contract is over, I've had enough.”
— 2503 Panagard Dr · Houston“I would like to acknowledge one of your Associates, (Mrs. Sophie) for the excellent service she has provided me ( and other residents) over the years. As my lease approaches for renewal, it reminds me of one of the reason why I have remained a Resident for 3 years: Mrs. Sophie's proffessionalism and enthusiasm. No matter how busy or endulged in her work, Mrs. Sophie always take time to acknowlege your presence each and everytime a resident walks through the door. Mrs.Sophie always gets to the root of the issue promptly and exceeds my expectations. I must mention also, I have always been pleased with the service of the maintenance crew and Mrs. Mellisa as well. Mrs. Mellisa makes you feel right at home with her "Southern Hospitality" demanor. This type of professionalism and commitment to the highest level of customer's satisfaction must be acknowledged for the associates mentioned above. With that said, having in mind such a pleasant experience, it would be my pleasure to continue calling Arcadia "Home". Please address this Recognition to the Associates mention and rewarding them accordingly would be appreciated. KCarPratt Resident Since 2014”

— 2503 Panagard Dr · Houston“Where do I being! From the cockroaches, to the snakes in the parking, to broken mailbox, to high a** water bills, on top of all of that dope deals selling in the parking lot, and not to mention the trash bins overflowing, while the maintenance crew standby smoking cigarettes. Aside from all of those things, the most important thing human beings need is running water. Every week, 2 or 3 times a week the water is shut off, sometimes with notice, but mostly without notice. I've grown tired and feed up with this place. Today broke the mode, no running water all day! It's 9:23pm and we are still without running is beyond ridiculous! If I could give this place a ZERO, I would!!!! Don't move here!!!”
