“No washers n dryer works trash over flooded u can't get nothing fixed smh all u get is pay your rent on time I pay 1200 a month and have to go to a Laundromat smh you call the office you have to walk all the way from the back I'm not doing it”

“Day one, toilet seat is broken, not kidding, called 3 times, no help, paid to replace it myself. Kitchen drawers don't line up, they just fall downward when you push them in. Again, no help despite multiple calls. So you can't use kitchen cabinets for anything. Great! Exhaust fan grinds like it's gonna catch fire. They don't care. Still not fixed. Kitchen sink is literally loose in the opening, no help, it's still loose. Shower fixture is loose so badly you can move it a coupe inches left and right in your hands and feels like it'll break every time you turn it on and flood the unit underneath,\. No help. Reserved parking is useless because when other people use your space THAT YOU PAY TO RESERVE the number on the signs for the tow company doesn't go to the tow company, it goes nowhere. Now you're parking in visitors parking, but that's ok, because the "security gate" hasn't worked since February and it's now July. Took them three and a half weeks to fix my AC, and I have phone records to back that up. There was ZERO urgency to fix it in the office. I had to threaten legal action to get them moving. This place is a complete nightmare and if you move here, you'd better be ready to be on your own. You will get ZERO assistance or even basic expected support from this pace. I've lived in five different apartment complexes in Houston in 24 years, Shadow Creek is unquestionably and undoubtedly the absolute worst train wreck of an office I've dealt with yet. They just don't care, and there's nothing you can do about it. That's what sucks. STAY AWAY, STAY WAY, STAY AWAY!”

“Unfortunately I signed a 12 month lease. I already contacted TAA and HUD I’ve been charged $440 in water bills within a 4 month time frame for a one bedroom. When my neighbors told me and showed me their water bills for only $60-$70. I was transferring to a new apartment today I was informed it wouldn’t be ready after she told me to pay rent and ridiculous water bill. I had no other choice me and my kids need somewhere to live and movers and delivery for the apartment are all for tomorrow. I walked the apartment the tubs were spray painted and still completely wet the cabinets were wet and missing knobs. Floor has paint splatter everywhere. It just a nightmare for someone trying to call a place home and not to mention holes in the was visible but they just covered it with putty and slapped paint right over it. Shower heads that look yellow and from the 70s not to mention the front door looks like it’s been kicked it. Just an over all nightmare.”

“I have lived in Shadow Creek for the past two years now. I have loved it. I am a student and I have two kids. I feel safe in this neighborhood and the people in the complex are very friendly. The management is great. Monica the manager is always so helpful and nice. There are other families here as well and a lot of the kids play in the gazebo areas. Walking distance from a couple restaurants and Walmart. I live in a 2 bdrm and with water/sewer expenses my rent is about 960 per month. The maintenance is great and they keep the landscaping very nice. I have never had a problem with bugs . Highly recommend this area :)”

“I've lived here for 3 years know going on my 4th renewal. I have not had any major issues other then small work order but office people are very quick and fast in repairing all my requests. I really like all the new upgrades done to the pool area and around the property. I will continue on living here until I get my house. Thank you Ladies in the office for great service.”

“I love my neighbors. The office staff is trash. -------- is the worst there. They fired everyone in this ------ and they keeped her.... ha ha thats a joke. She should had been the first to go. The maintenance people are close to --------. They should hire elemantary kids to come and work here, after school for half the price. I dont think them idiots know how to wipe they @$$es right. They need to be more about the people. How about giving us a corporate number we can call so we can report these idiots whenever they mess up? But the real people to blame are the dumb idiotic owners who alow these incompetent idiots to still have a job. Sad but true. This place has a lot of potential just the wrong people running it.”

“The only readon these apartments get a rating of 1 is because zero is not an option. Rude staff, murder in the courtyard, bugs, muggings in the parking lot. Domino's will NOT deliver to the address. I could go on... I will be moving very soon.”

“I live at the apartments for almost an year and I hate them with a passion especially now with the new management. She is rude an not helpful. I got my car my towed for parking in a spot that all residents park in before they changed managements. She will not help me out on rent or nothing knowing people was parking there they should have been a sign or something to let people know it's not a parking spot. Still to this day people still park there. The gate is never closed on both sides. Anybody can come into the apartments. It's not safe. Residents here smoke and you can smell it in your place of residents. Management does not care. Screw them I'm out soon.”

“Please don't move here! The staff is rude and unhelpful it takes months to even get help . if you are lucky enough to get help in the first place . roaches are everywhere. The maintenance man will open the doors with no warning. I have heard of them stealing. There are countless robberies. Someone was shot here.”

“The front office folks are nice people. Unfortunately the infrastructure is crumbling. My Air conditioner has not worked since February. The parking lot behind my apartment has a crater about 6 ft. by 12 feet in the middle that is hard to drive around, is always full of water and is deep enough to swallow a gator. I hate to do this sort of thing (give a bad review) but these conditions are not tolerable, especially the AC. They actually did repair it for about three days, after a fashion, but alas it didn't work three days later. I work a lot of hours and am not generally in the area to go to the office during business hours. Best to pass up Shadow Creek.”

“I will be giving my full experience here: Been living here for almost three years, will not renew my lease, I do not recommend these apts, I'm in a town home in the front which the sidewalk is not level and when it rains it floods you WILL get your feet wet, the stairs in my apt make noise as you step on them (it's not suppose to) when I'm upstairs the floor makes noises (not suppose to) and who ever is downstairs can hear my every step. The first year the AC was leaking which is in the restroom upstairs by the way anyways as it would leak through out the day it was starting to leak downstairs in the kitchen leaving a hole which didn't get repaired until maybe 5 months later. Parking, yeah there's barely any but since I'm in the townhouse in the front I park jus out side the gate obviously right well 7 months in my first year someone tried to break my car window which was not successful, few months into 2015 woke up with all four of my tires stolen and even used the rocks from the front office, front office say there is security never seen one around they mention maybe I should park in the gate but for what if the gate is broken most of the time always open, by the way the gate is only for entry and exit at another gate in the back BUT everyone enters AND exits the entry gate in the front. There is a tenet that is always peeling out at night usually on the weekends, also there is always cars racing/ speeding on the street very bothersome, I didn't mention that someone keeps knocking at my door and when I open no one is there and this happens through out the day until late 11pm at least. Also if they shut off the hot water or they are having problems with the hot water you are not notified. Now the front office Patricia has been here since I've been here I prefer working with her, there is new management haven't seen any improvements yet, maintenance well they mostly jus cover up the problem but if I have to rate it from 1-10 I give it a 3 but I prefer Jorge I feel like he does the best and tries to do the best.”

“I regret to moving here, I moved in and the apartment was just not complete just a mess I could of did the work, I've already been here a couple of months and nothing has been fixed I've already reported it to the office every way there is and still nothing done, floor is not leveled I have a list of things I would not reccomend no one to move here no parking spaces I feel like I'm a prisioner, just not happy here! ð??? Dont move here!!!!!”

“These apartments are horrible! There were roaches when we moved in. You have to call them often to spray. Our oven has not been working properly for months, and it took months for them to actually send someone out to ATTEMPT to fix it. Maitenence still didn't fix it when they did finally come. I have been getting bitten by something for months. Upon inspecting my mattress, I found tons of bed bugs. We treated with d.e., killed all the ones we could see & called the office. This ----- in the office asked how we got them, as if that matters, and said there is a charge to treat bed bugs. We were pissed but told them to come out for an estimate. They never showed up. After a couple of weeks there were barely any bed bugs in the bedroom, but we saw them coming through the walls in the living room & they started biting us there. My boyfriend called them back & they proceeded to tell him that he could move, and hung up on him because he was pissed. She claimed someone would come out but there's a charge. If you can avoid this unprofessional, cheesy apartment do it. They don't care about their residents, and get an attitude when you call them out on it. They treat you bad because they think you are poor, uneducated, and although you pay rent they don't care about treating their disgusting ---- hole apartments! These things come through the wall & instead of treating all Apts they blame you and dare you to break your lease. Shadowcreek sucks!”

“This Apartment is not even deserve for rating system. Poor Management, No hot water all time and no water at all for days or week. Stolen my friends all tires of car. Very old and dirty apartments. Cabinets of kitchen are too dirty and look like made in 1950. Worse apartment i ever seen. All electrical plugs and cables wasn't working when i moved in. If you are ready to stay without water at all and ready to go to work without hot water shower and for theft, this apartment will be perfect match.”

“Man the last recent review is THE MOST ACCURATE DESCRIPTION what describes these apartments. So exact that i could not stop laughing for 30 min.. Then i read all the other reviews and man some are old butare so right about this place from water in the shower Arctic cold to boiling scolding hot in less than a second.. Husbands beating wives heard constantly through the walls. Bass and annoying mexican music heard through the walls and parking lot constantly ,drunks that block the gate cause they fell asleep while trying to go through the gate..lol.. Also had to make an invention on my townhome on the second floor so the ac could at least cool just a bit. And yes in was full blast cold on the knob.. Gunshots being fired after arguments heard through paper thin walls from the parking lot.. Also u have to race ur neighbor home before they get home from work so you can be first for the warm water in the shower. Annoying non stop running toilets. Battleling ants in the summer.. And yeah drugs being sold by my neighbor constantly.. also there are 10,000 discusting children every where here. ------ --- people everywhere.. Huge and wild animals and beast in the dumpster so beware.. Also if u read the old reviewsreviews there are two people that are describirng a problem with the same apartment over a span of ten years apart, now thats just too much bull... Other than the other reviews this is what goes on here. I hate living there, I also think i was going through depression cause of this place. I could go on and on but simply for what, i explained enough!! i think they need to demolish this place down!!! And i do NOT recommend this place.. I cant wait to leave this place soon..”

“This place is an absolute nightmare! I wish I had found this site sooner because the reviews on this place weren't exaggerated in the least! Personally, I've experienced: INFESTATIONS with ants, cockraoches, bedbugs, silverfish, etc. SHODDY CONSTRUCTION (toilets that are cracked & coming apart from the floor, tile & tubs painted to hide mold & mildew, baseboards missing, warped floors/cabinets/window sills, dents & poorly repaired walls, mold in/on walls/carpet, ceiling fan coming apart from the ceiling, cabinets coming hanging dangerously from the ceiling, 3 floods (2 from neighboring apts with faulty w/d connections, 1 from a broken toilet), missing mesh from windows, missing peephole/knocker from front door, doors that don't close, broken light fixtures, ALL electrical sockets are too worn to properly hold the plugs in them fully, electrical sockets that don't work, fridge that didn't work, pantry missing shelf parts, etc. NOISE problems such as neighbors who blare music any day/night of the week, bass blaring from cars in the parking lot & passing by, domestic arguments heard constantly in the parking lot & through the walls, yappy dogs barking incessantly, etc. PARKING is inadequate, so reserve a spot for $15, so you can at least tow the people that will STILL take your spot. SAFETY is another huge issue as 3 apartments in my little area have been broken into since I moved in (10 months into a 12 month lease), someone fired a sawed-off shotgun in the parking lot (thankfully, the children that usually play in that area were inside at the time), countless cars have been broken into (constant piles of glass in the parking lot from them), drug deals are being made even though there's supposed to be "security" most days/nights, etc. (Yes, I HAVE called the cops on drug dealers & domestic violence I've witnessed.) MAINTENANCE sucks & when they finally come to fix something, it's usually still broken when they leave. STAFF has been terrible & rude, but I haven't had AS many problems since they changed management a couple months ago. PET POLICIES are a sham as with most other things in this complex, but they pick on one or two people about having dogs over the size limit or an "aggressive breed" now & then. OVERALL THIS IS A HORRIBLE PLACE TO LIVE. DO NOT MOVE HERE! I'm turning in my 2 months notice to move out this month & cannot wait to move out!”

“Do NOT rent.... roaches,roaches,roaches my asthma is giving me so much problems cuz of the dead ones I bought roach chalk to try to kill them but there not dying I'm finding them everywhere including on the staircase walls. The downstairs bathroom smells like mold and the toilet is always running no matter how much u jiggle the handle. The hot water gets hot then shoots ice cold water while ur in the shower so u turn the knob more to hot and end up scolding itself. My neighbors always fighting or let there kids run crazy no matter how old they are. The laundry room because its 24hrs Im convinced there's illegal things going on in there. I've found bullets and drug paraphanila in there. I would not recommended that anyone with children rent these apartments.”

“I LIVE THERE FOR ONE YEAR. Car was broke into after 6mths. In day light we saw the guy but didn't want to 2 chase him. He ripped my whole dash board off and took the whole cd player out so. Wow. Totaly infested with roaches of all sizes. However the assisting manager is sweet and understanding and have worked with me before. O.k place for a single person but not a family. Too many break ins.”

“I have been living in the apartments for about 4 years now. I've had a up hill battle problems with maintance man who don't want to do their job. Office workers who just work their don't care about the people who rent units just another number. TERRIBLE PLACE to live the only reason I stayed was because of my job, But I can't take it anymore...!!!! I'm done always having to worry about my car my apartment getting broken into.. Don't move in if you know whats good for you!”

“I moved into my unit & to my dismay the roaches battled me w/ fist & iron. I had to make several trips to CVS to buy Bengal cuz that's the only thing that got rid of them. Leaks everywhere upstairs and down. Old carpet, slow to respond to maintenance and horrible communication. I had a hole in my downstairs bathroom that sat there for like 4 weeks because management was not good. I called them constantly and they would always say, "the contractor is on the way". I spoke to Connie before my move in and she lied and told me my carpet would be new. It was older than baseball!!! Please do not make the mistake of moving here! The A/C unit was old & bigger than a tractor so my light bill was like $250 every month... I could go on & on but its not worth it.”
