I had a guest over once and walked her outside to the parking garage where there was 2 armed robbers taking cars. Another time when leaving the apartment there was a man waiting at the gate checking all the cars leaving with a gun. I immediately called police. The apartment is very dangerous. Apartments also get broken into, we have gotten about 3 break ins over the last 2 months so bad that they ended changing the door locks (finally) management is terrible, it was switched about 2-3 times in my year and a half staying here. A better apartment I would recommend is The Richmond down the street. Don't let these people scam you because that's what they do. Looks decent on the outside but the units are also terrible. Faulty construction and everything always going down. Some people can be racist in the leasing office as well. Unless you like staying somewhere that’ll drive you crazy, Save your time and money and go somewhere else.”

They recently changed management and I’m not sure if their new corporate company is just trying to see how to make extra money but they charged my partner a brand new stove when my partner never even used the stove and then the assistant manager, ----- -------, sent him a picture of “the stove” that is actually from a completely different floor plan. They later sent my partner pictures of towels that were supposedly left on the floor when my partner never even owned those towels and I also can assure and attest that there was no mess left behind because my partner’s mother, sister and I deep cleaned that apartment. The front desk staff seemed pretty responsive and helpful, but it is the assistant manager who was unprofessional and extremely rude. When we went to talk to him he wouldn’t let us talk and repeatedly spoke over us and his only argument was that we had to show proof that we didn’t own those towels and that we did not use the stove. How do you prove that??? They are tricky. I’ve worked at an apartment complex before and I know for a fact that ----- ------- is finding loopholes so he can charge extra fees to leaving residents without making it look illegal. To me it looks like a scam well rehearsed. I also spoke with the old corporate office that use to own them which is The Morgan group in which one of their staff members who use to work physically at the 3000 Sage property told me that even if they did charge the stove they did not have to charge the entire appliance since ----- just stated the glass part was the “damaged” part. Also, when we asked for proof of receipt for the new appliance that my partner is supposedly paying for, ----- quickly stated that he could not provide that. I’m not sure I’ve ever paid for anything without receiving the proof of transaction. Everything about this entire situation is very illegal, and once we mentioned a sue ----- also shut down and did not want to speak any further. Please people. Be very careful when you rent here.”

Lack of communications on issues from the management office is disappointing. Security gate entrance to the garage is constantly broken and no security guard is placed to accommodate. Lights in the garage go out for days before they are fixed. Recently the smoke alarm for the entire building keeps going off for 30 mins at a time in the middle of the night and during random hours of the day. We are talking about 8-10 times in the last few weeks and three nights in a row over the holiday weekend. Once again, the management office has failed to provide communications or action plan to residents on how to resolve this issue. This is a major safety issue. Residents don't know if it is real fire or system error. In addition, it is a major health risk. Listening to loud alarm sound every day for 30+ minutes. I kindly request management to address our concerns and provide an accountable action plan to address the safety and health of their residents. Update: it seems after a year, the gate to garage breaks at least once a week. In addition, water shut off for 12+ hours over three times in the last month. The property manager fails to own up to his responsibility and very easy to point fingers to residents.”

There are many other complexes out there that will make the comfort of the residents a priority, this one is NOT one of them. There are a few pros to this building, but they are overshadowed by the cons they are not even worth mentioning.”

I've had a few incidents with them in regards to packages I had shipped to my apartment. Another complaint I have is the trash! It's pretty horrible. The trash shoots get blocked quite often. If this happens towards the end of the week, the trash piles up until Monday. No joke. Imagine how wonderful that smells. We pay all this money to live here and you're telling me that the apartment can't afford proper waste management? Its ridiculous. I guess something drastic will have to happen before they take care of it like some crazy possums or roaches running around the garage. The last complaint I have is how un secure the garage is. I see people walking in and out the car gates all the time. I also see "visitor" cars parked in the resident areas often as well. I know this because the car won't have the resident tag hanging in their car window). I've NEVER seen a security guard so I'm just curious who's monitoring the garage in the first place.”

So what they do is to allow upper floor tenants to have the option to have wood flooring for a monthly fee. There are many apartments out there that don't allow wood or tile floor for upper floors so they don't create too much noise down below. What you need to know before moving to this apartment is that it was badly designed. The walls here are so thin I can literally hear my neighbor snoring every night. No joke! Another way to cut costs to the tenants' expense. So if you like the location but don't mind hearing your neighbors having sex or dogs barking all day, then this is the right place for you.”

Management said they would get back with us after reviewing the tapes and we never heard anything! Be mindful that there is a sign that says this property is under surveillance, it is not! Only the entrances and exits. Also they will try to make it seem like you are in a great place because there is no valet trash. However they don't have frequent disposals of the trash compactors so your walk from your car into your apartment will be spent holding your breathe. It's pretty embarrassing when you have company over. but it makes for a fun game when you want to see who can hold thier breathe the longest and run inside the fastest. The staff is rude and uniformed. The quote they gave me for my apartment was less than documented. Luckily I had my paperwork to prove that they quoted me wrong or I would have been overcharged $100/month Lastly, we went two days without running water. I couldn't cook, i couldn't shower, so we got a room across the street at the hyatt! which is the final straw and reason i am writing this. I usually hate to do this, but if i can prevent one person from moving here or at least knowing ahead of time what they were getting them selves into. I originally decided to stay here because it was the most affordable for the area. But like the saying says "you get what you pay for" Go somewhere else and Pay the extra $100 for peace of mind. and the extra money for valet trash so you're not gagging and walking to your car everyday.”

There was MOLD and MILDEW found in several areas of my home due to this leak. The property manager followed basic protocol and did what she could do. However, when I contacted headquarters the corporate manager was very condescending on the phone and unable to certify if there was still MOLD and MILDEW in the home. Thank goodness we are moving out soon but for future residents this not some where you would want to call home. I feel sorry for whoever leases my unit next.”

I can think of many things of this place to be called and "Luxury" is definitely not one of them. New management (yes, they change it a couple of times a year) is very rude and have the "I am doing you a favor" attitude.. Rent will go up every single time you need to renew your lease.. The only time staff members will greet you are when they are giving a prospective resident a tour. I have sent on-site manager several emails and have received no response from her. I have read how the Regional Manager from Morgan Group has replied to the posting on previous reviews, I am not interested in contacting you, I am interested in seeing that someone works on these problems, and others posted by current residents.”

If I was writing this review 6 months ago it would be drastically different but the place has seriously taken a nose dive. Over theist month we have had no fewer than 4 power outages for various lengths of time. All management has done is provide the number for Centerpoint Energy. Management has taken zero responsibility or initiative in trying to fix the problem and has made zero effort to compensate tenants for the inconvenience. It's actually becoming a big problem in my mind as I cannot continue to throw out spoiled food and be without air condition or the use of my appliances. This is on top of the piles of garbage which collect near the trash chutes on the weekends and the maintenance requests that seem to go unfixed. I am still awaiting the ceiling in my apartment to be fixed after the storm which came though a month ago. I would not recommend this place and will not be renewing my lease. There are far better options.”

I love that I can park in the garage and walk straight to my unit. WIth the exception of one lady whom I don't know her name because she is all about getting the new tenants. Stephanie Henderson is my go to and has been really wonderful with get problems resolved. I hate that I am moving to another city and leaving this apartment but if anyone is looking for a great apartment with great access to the Galleria 3000 Sage is your place. Neighbors were never a problem for me hear. Thumbs up.”

Ok, so...other than that....I wish they paid as much attention the inside as they do the outside. The elevator floors and the entrance from the garage by the trash is the worst...it's almost embarrassing to bring guests in that way. They want to host happy hours, well frankly, I wish they would just clean the hallways and elevator. The gate is a nightmare to host get togethers...you will need to escort people in and out because they have taken the security overboard and made it a hassle for the tenants. But anyway...I'm outta there soon...glad I don't have to deal with the rude people in the office anymore.”
