They promised heaven and earth before I signed the lease, but immediately I signed lease, they showed their true colors. They did not fixed a lot of things when I moved in like toilet, shower among many things. When I went to complain, they will tell you they have ordered it. Then it will be 2 wks before they come. They fixed only shower tub, not fixed the tiles. Then I went to complain again, it took them another one month before they come. There are other things they didn't fixed at all. When you call the office, the lady will keep you on phone more than 10min, then hang up on you. She is very rude. This is my first month here but I regret it already. I don't recommend it for my enemy. I wanted to give one star for them, but 5star just pop up. I'm sure that's what happens to all raters. They don't even worth 1 Star.”

Now 2016 when my lease expires in June I have to move. The office staff is horrible. The maintenance is even worse. No need to put a work order in because nothing will happen. The issue with the hot water is rediculous. Either you don't have it at all or its coming so slow it will take 45 minutes to run bath water. We are suppose to have someone come out and spray every Monday but that doesn't happen so of course the roaches are very hard to maintain. Overall this pass year has been the worse. The office staff is new every other day. When u complain about things they threaten to give you a 24 notice to vacate. There's enough strays here to open up a animal shelter. They finally fixed the outside lights on the buildings after several people were robbed coming home late at night.”

My husband and I along with my 6 month old son traveled 18 hours from Florida under the impression given by the MANAGER that our apartment will be ready. A week before hand they called us and informed us that the apartment we applied for was no longer available after we had been approved and given a move in date for that one in particular a month in advance. When we arrive I attempted to sign the lease for a significantly smaller apartment (out of urgency now) and they refuse to allow us to move in until 5. The manager over the phone said we could move in sooner because of how far we travelled and she isn't even here at 10 am and did not inform her staff of the agreement. No communication or organization. My husband is military and is on a strict schedule for schooling and I start work today. All of this they know, yet they refuse to work with us after their order was given. By far the worst experience I've encountered moving, I wouldn't recommend them to the homeless if it was free.”

Can you imagin taking a ice cold shower, with ice cold weather outside? yesterday being saturday, after many attempts from residents complaints go ananswerd, we finally saw the owner..... excuse me....slum lord of this god forsaken place. My wife and a few other neighbor's tried speaking with the slum lord (named Tom), leaving us puzzled as to why he hasnt gotton professionals to assist the situation. Toms girl friend/mother started yelling and from my point of view, looks like she assulted one of the residence. Police was called to assist. However they got there hours later. There was a shooting that tied the police. The neighbor's are all tired of the price inflation. And when I moved in, I was promissed 2 parking spots.....WHERE EXACTLY.... werever you find one. And if you want the spot perminantly, then ask managment and add $20 to you rent. Otherwise you may get towed for....anything, I parked backwords and git my car towed. Others have gotten notice to fix the situtiin or get towed. I see favoritism here. If you complain, then you get bullied. please! Dont rent here. I assure you when you move in, something wont be ready, broken. Or youll get another apt that you didnt want. Roaches, bed bugs.”

He told managment "The lady in apt xxx says her aprtment's flooded from the rain". At that point, managment cut him off and told him "I told you already. She's not even on the lease, and dosent even have papers, so don't waste your time there!" I was just there trying to pay my rent, and this is the unprofessionalism I witnessed. Oh and all was said in Spanish. However, they don't realise that I am --------. This is to add to the many other complaints you can read below. I added 2 stars to safety, only because the security actually dose his job. Iv seen him break up groups of people drinking outside of my apt. So a lot of the late partying slowly stopped. There are cracks under every wall where roaches hide. The carpets are filthy, when I asked the office if they could clean them, they said they don't. They don't replace the carpet for you either. No matter how many times they called an exterminator, the roaches NEVER went away and I'm a very clean person. My bar counter top slides completely off!!! You can tell where they have nailed board to try to keep it in place!!! The doors and windows have so many cracks my electric bill is insane!!! Women and men fighting outside at all hours of the night, parties and loud music most of the night too. I've witnessed a woman being beat in the parking lot outside my window!!!! IT IS NOT SAFE!!! Many people hang out at night up to no good! My rent was 530$ for this ---- hole, and 5 out of 6 months they charged me 570 !!!! I found MUCH BETTER for MUCH CHEAPER a little ways up the road, my life was hell at this place and I am SO GLAD I don't live here anymore!!! DO NOT MOVE HERE UNDER ANY CIRCUMSTANCES!”

Our restroom was dirty the tub had mildew all over. The kitchen was infested which roaches. Some of our neighbors have mice. Thankfully we didnt have mice. Many of other residenta suffer from bed bugs the entire property is infested. They wont do anything to help the infestion. We went over a week without AC at one point. We had to pay hotel during that week. We are a family of 6 in a 3 bed with 3 children in our home. My son with asma had to be taken to the hospital before we decided to go to a Hotel. Worst mistake of my life to move here. My family sleep in fear due to all the shootings and fights and drugs in the apartments. For the first time during my renting history I had to pay for each one of my children to go to the complex pool. Whatever you do do nkt move here. You will regret it. Many people cant take it and break their lease. Im on the verge. My car and my husbands got towed bcus we didnt have a resisdent permit we never got one from the leasing office. From office staff have horrible customer service with no type of education I would assume they are middle school drop outs. Guns are going off at all hours of the day. Camera's do not work; people getting robbed and the police cannot do anything. A boy was raped and nothing was done, the person still lives here and walks around, and has tried messing with kids. The apartment management does not care and they have an attitude if you even address anything with them. They are charging you for water, gas, garbage at least 200.00 extra. The windows they put in do not fit the windows. The place is roach infected, bed bugs around all the apartments and they also have rats and snakes. The park is always dirty, people are always partying every night, loud music, little kids are picking on little kids and kids are unsupervised, they are breaking windows and breaking into apartments. This happened to people i know and every is breaking there lease and moving out.”

If you must live here, make sure you buy some roach control boxes. -Unsafe environment - gunshots are heard very often, neighbors look shady, parking lot does not seem safe, and it seems like robbers paradise. My apartment complex was also robbed. Apartment complex didn't do anything, said that there were cameras, but the culprit was also never found. Looks like they still haven't control the issue now. Oh and the gate was always opened or broken, so it is no wonder there are so many robberies. I suggest they should just have a 2-3 security officers at the gate to check who goes in. That'll at least make the robbers think twice. -Water issues - there can be a day or two that the water is shut off (or only cold water is running) for repairs. And I tell you, it is not fun particularly during the winter time. I still remember we had to boil our own water on the stove to get some warm water to wash ourselves. I tell ya, it felt like I was living like in the 1800s. After my apartment unit got robbed, I just broke the lease and moved out. Good Riddance!”

I think that the first red flag I got was when local pizza places didn't want to deliver, because the apartments are so bad. This place is roach infested, and it's crawling with all sorts of animals that I had never ever seen before until I moved here. One of my cars got hot wired, and since it didn't work, they couldn't take it.... I bet they felt stupid. And since my other car didn't have any valuables, the thief decided to take everything out of my glove compartment and storage areas and leave it in the seats.... And the office had nothing to say but call the police, they have these so called "crime watch meetings" with get this.... free food, and I think that instead of investing into the free food every time you look around, they should hire security. They claim to have police officers patroling the complex, and I have never ever seen any one patrolling the apartments, the only time I ever see police in the apartments, is when something happens. I made a mistake in renewing my lease because I was too lazy to look for another place and thought that things would get fixed around the apartment, because we were under new management, and at the time of renewing, they gave me a bonus of like $200 to go towards upgrades in my apartments, and it was crazy because one of the "upgrades" was carpet cleaning, so I got that, eventhough we all know that's not right. The crazy lady who was the manager at that time was trying to get me to get this "beautiful 2 tone painting" inside my apartment for get this... a fee of $150 per room, which I wasn't going to do because it was ugly, so in reality if I would've been that stupid and let her talk me into some BS I was going to owe them. You would think that after being here so long, and never being late on rent in 4 years I would've been treated with a little more sense, but nope. Again... please don't move here, do some research I promise you'll find something good out here, and as far as where my story ends...Well..I am so happy to let everyone know that my hubby and I are packing our crap and getting the hell out of here!!!!”

Every time I called the office about a concern that affected my living condition, I did not recieve any response until several days later. The crime rate is so high in this complex that the Houston Police department has to patrol the property continously as sign of deterrences,even though it has no effect on the criminal activity consisting on the property. This was a bad dicision I made as a man putting my family under these unbearable living conditions without the knowledge of the property's horrific condition. ON AUGUST 5,2010 A MAJOR WATER LEAK OCCURRED IN THE CORNER NEXT TO THE WINDOW AND BASICALLY GOT SO BAD THAT ALL THE SHEETROCK ROTTED INSIDE TO THE OUTSIDE WITHIN THE UNIT. SECOND DISASTER OCCURRED ON AUGUST 23,2010 IN THE KITCHEN AREA WHERE AT FIRST I THOUGHT THE REFRIGATOR WAS LEAKING WATER BUT I REPORTED THIS INCIDENT TO THE MANAGEMENT AND 2 DAYS LATER THE MAINTANCE CAME OUT AND PULLED THE REFRIGATOR OUT ONLY TO HAVE THEM SUPPOSIDELY FIX THE PROBLEM BUT THE WATER LEAKAGE PROBLEM GRADUALLY BECAME WORSER OVER THE DURATION OF A WEEK AND THE MANAGEMENT DID NOTHING ABOUT IT UNTIL THE 28TH OF AUGUST I CALLED THE OFFICE TO REPORT THE SERIOUS NATURE OF THE MASSAVIVE WATER LEAK THAT STARTED IN THE KITCHEN AND POURED INTO THE LIVING ROOM AND DINING ROOM AREA SMELLING OF ROTTEN SEWAGE AND CONTAMENTION OF THE ENTIRE AREA INCLUDING THE SHEETROCK AND SURROUNDING AREAS IT ALSO PRENTRATATED INTO THE AJOINTING BATHROOM AREA SHEETROCK AND ALSO ON THE BATHROOM FLOOR ALL THIS SEWAGE ROTTEN WATER DESTROYED THIS UNIT AND I HAD TO USE ALL MY LINENS TO MOP UP ALL THIS ROTTEN SEWAGE WATER FOR 1 WEEK AND AT THIS TIME THE MANAGEMENT DID VERY LITTLE TO RELOCATE MYSELF (I HAVE CONGESTIVE HEART FAILURE) AND MY DAUGHTER TO ANOTHER UNIT FOR OUR COMFORT AND SAFETY DUE TO THE SERIOUS FIRE HAZARDS AND OTHER SUCH ISSUES IN RELATION TO THIS DISASTER RIDDEN WATER SITUATION.
