The complex was really nice to begin with, but then absurdly, ride, and insensitive neighbors moved. They brought so much noise and chaos into my normally manageable stay here. There is a portion of the lease, stating that everyone must be mindful and keep noise levels down, especially since more individuals are working from home. Yet, I not only have to deal with footsteps that sound like horses are walking around, but also I must deal with heavy running and barking from multiple dogs in the upstairs unit. I've called several times about the noise, both to the front office and to the police nonemergency numbers. I'm never late on rent, which is the only time rules are enforced here. Nothing is more valuable, or worth anything, except rent!!! Tenants having a comfortable place to reside in, MEANS NOTHING!!!”

— 13504 Schroeder Rd · Houston“The new manager,Tiffany, is a typical corporate think person who thinks that she knows everything about this complex, but in reality she has no knowledge of how things work. Three times in the last six weeks I called to report that the audible alarm on the lift station control box was sounding outside my apartment. This tells anyone with experience that there is a problem with at least one of the two pumps in the station and that the pump company that does required maintenance should be called. Due to Tiffany's complete lack of knowledge and refusal to take advice from someone who knows about what happens when the pumps malfunction, and knowledge of when to call the company that pumps out the lift station every three months to get the trash that builds up in the station out of it. The result was that raw sewage ran out of the clean out pipes from building two and four into the driveway and then down the driveway drains to the holding pond in the back of the property. There is a pump at the pond that comes on when a float switch is tripped and pumps the water from the pond to the ditch that runs in front of the property all the way in the open to SH 249. Also the pavement in front of buildings two and four does not get cleaned so whatever is in the sewage just dries and then children and adults walking in and out of these buildings are tracking this pollution into their apartments. And by the way our toilets do not flush while the pumps in the lift station are down. There are other things that I have knowledge of in this complex but Tiffany does not want any good and practical advice on anything. The maintenance man is new and admits that he knows nothing about lift stations but Tiffany does not want him to get any advice from me.”

It available all the time, another thing is since 3-4 months ago we are having terrible problem with roaches, they are every where specially in kitchen , room, washroom, living room every where, have to call the office every week to get pest control, sometimes they don't send pest control, very ugly to seee every morning roaches all over the kitchen and it's really frustrating living here, I'm waiting when my lease up, NO WAY , I'm not living here anymore and not recommend for any Familly. Also heard some robberies and murders during past months, honestly this is not worth for the money,”

Everytime we go into the office we are greeted very nicely by Tiffany the new manager.. When the hurricane hit she seemed very concerned about the safety of the residents.. Lots of exciting new changes going on & I can't wait to see what's next. They have had some maintenance issues but have recently hired a new maintenance staff and so far it appears that the new staff is fixing all the mistakes left by the inept former maintenance crew. It appears that the new maintenance guy knows his job & is quickly getting caught up. The negatives are that there are not enough parking spots & people park on the fire lanes, block the mail box, etc with no ramifications for doing so. I feel if there was some sort of towing policy for blocking fire lanes, then people would park in the open spaces; even if they are further away from their apt then they would like. These people have the option to purchase covered parking but choose not to. When they face no punishment for parking in illegal places, they continue to do so and it creates problems for the people who are legally parked when they are trying to back out of their assigned parking spaces; this is a really bad issue. Another bad issue which is also very dangerous, is the children playing and running free through the parking lot. I have had to slam on my brakes many times to keep from hitting a child that ran out in front of me without so much as a look up. I know that management is working with to resolve this issue by creating designated play areas but I feel that the responsibility ultimately lies with the parents who are not monitoring their children.”

Rent went up 100 bucks and I'm still in the same apartment when right after I moved in, the "new management" started renovating the empty apartments or the ones which were becoming vacant. Hardwood floors , dark cabinets... Way better than mine. I was upset. Lighting is poor. There have been several robberies and some shady business at night. Maintenance is poor because they "never got my request". There is always someone different in the office. When my lease is up, I am moving.”

It took me 3 months to get cabinet doors another month and a half to get knobs on cabinets. It took 4 months for them to come and cover holes in the light fixtures in the bathrooms, and all they did was put tape over the holes and paint the tape grey. I still have a huge gap in my front door and all it needs is weather stripping. I still have mis-matched blinds. Whenever you call maintenance they will come and then leave the job 1/2 finished. Horrible, horrible, horrible I can not wait until my lease is up so I can move from here.”

Bathroom is very small too, but it works. If you don't like a bunch of screaming kids, don't live here. Because it is non stop, especially during the summer. Parking lot is very dark, so much so that I carry a flashlight to and from my car at night. Exit gate near the Valero station doesn't lock. Anyone can walk through at any time. Office staff is very kind and courteous. I can't say this place is horrible, but it isn't great either. In the long run, it is simply not worth the amount they are charging for rent, all things considered.”

They purchase the property and start to make changes to the outside and inside by painting and doing a few landscape modifications. When painting the patios, they just painted over rotted wood instead of actually replacing the rotted boards. They have also started "Valet Trash" which is not an Option. It is a MANDATORY fee, even though 75% of the tenants do not want the service. It is a charge of $25/month right now ($300/12-month lease). When the Valet Trash was in the works, I was told the valet trash was "nothing, it's an amenity, use it all you like". I called and spoke with the office and was told no, it is not an option, it is not an amenity, it is a required fee and service even if it isn't being used. Sounds like the nation's current healthcare situation ;) . Anyways, my neighbor isn't home between 6pm-8pm to put out the trash during the designated times, and yet, she still has to pay this fee. Greedy little owners. The turn-over rate at this complex is going to be EXTREMELY high considering they don't inform you of this fee when you sign your lease. Oh, to future tenants, the parking situation is horrible, they aren't doing anything to hire a towing company to tow all of the cars (about 15/night) that park at the fire lanes, blocking the mailboxes, etc. No point in paying for covered parking when you can just park where you would like. Save yourself and DO NOT sign a lease here. It will be the worst decision you make.”

Fast forward to new management take over in june 2014 : trash everywhere, they quit watering and grass is dead everywhere, my patio has always flooded when it rains which is square footage i pay for but dont get to use. Theyve raised my rent twice saying property values have increased all the while letting the place go to crap. Place needs a makeover starting with new ownership of people that want to maintain the beauty this place used to have. When my lease is up, I am so outta here!”

Now with the new company and management it's awful. I never thought I would see the day that I wanted to move out of here....but I will say that day has come. The office staff are virtually invisible; they've made it more difficult to pay rent in person, they totally ignore repeated requests for maintenance, and in one instance that I know about, they tried to overcharge a tenant by demanding a higher rental rate for the remaining rent due when she had to break her lease. (I don't know how that turned out.) I love my apartment and location, and my neighbors are friendly. The dog breed restrictions are lax (they were before Greystone took over), but I haven't encountered any seriously vicious dogs. I'm happy here, EXCEPT for the new Management Company - beware Greystone Management !!”

I like telling you how crappy this place is, and I do have a life, its just so funny seeing you defend it like its so holy. :) :) its amusing how you think its all that. explain how you can hear everything, and when a neighbor tries to be brave they get ---- scared when confronted. lol your funny!!! green yucky stuff growing on the side of building, shingles missing on roof, loud drunk neighbors, acting like animals. stuff being stolen.. what has management done to prevent it? a constable that lives there, but doesnt do his job. like i said if its in your price range good for you.. and your saying how do some neighbors even get it, well the same way your ------- did. :)save your money!!! to the residents who have no choice but to live there. this post is not to all the residents... just the idiots who lie. some people are stuck up, and forget to realize you are in the same building. lock your doors, and i would install hidden cameras in your apt. sometimes there is throw up on the floors by residents doors.. it looks so gross. just save your money and eventually move out. but dont put up with other peoples --------. staff does not tell you about all the negative things before you move in, so once you sign that lease you have to deal with the negatives in your apt, till your lease is up, or you break your lease, but i wouldnt suggest that.”
