“We moved here in 2019 and moved out recently, Originally the whole floor plan of the townhome is ideal, you get to park your car in your own private carport and you don't have to deal with parking issues but the manager and complex is very crooked and DOES NOT look out for their tenants. She will make moving in a breeze but once your in your F*cked. We had horrible sewer problems since 2021. Our feces was backed up in the front of the unit, our apartment flooded several times because the main sewer pipe had issues. I had $400 water bills from the city of Houston. Joy knew about it and never fixed it. She even walked our unit while the water was gushing out the toilet and did nothing. When we first moved in there was 2 office ladies. The second lady left due to Joy's unprofessionalism and way of being with the tenants. She helped us out the most she could before quitting but unfortunately we were left with Joy and its been a hell hole ever since. She is extremely unprofessional, sarcastic, rude and shouldn't be working in this field if she cant speak to people with respect. We have 3 kids and unfortunately had to shack up in our master bedroom because their room was infested with mold, our bathroom had mold. You would think that after 3-4 years living there they would try to accommodate us with the situation we were going through but instead she took things to court and we were forced out the unit due to non payments. We stopped paying rent due to all the issues the unit had Joy refused to get anything fixed. I took my complaints to the HAA & I've also filed other several complaints against the complex and her. My MIL also lives in the same complex, her mold is twice as worse than ours was, Joy left her without AC for 2 weeks in August!! There was a townhome that burned down near us and she didnt fixed it properly, didnt send anyone to inspect it, the tenants living there said the townhome caught on fire due to a short circuit. Ofcourse Joy did nothing, as far as repairing the townhome they just painted over the burnt walls and replaced the door. In a week or two it was on the market for rent. Thats extremly hazourdous to anyones health.... This complex violates several health codes.... Joy cant keep getting away with this. She has made living there a nightmare and this review is to warn anyone moving in to please be careful what you sign up for. Please check online for any specials, SHE WONT TELL YOU THERE IS A SPECIAL AND SHE WILL CHARGE YOU WHATEVER SHE WANTS FOR AN APPLICATION FEE, DEPOSIT AND FIRST MONTHS RENT. I never met the actual owners of the complex, things seems a bit sketchy there... She seems to do whatever she pleases, she hired a new office lady that is just as rude as she is... She makes ugly faces to people coming into the leasing office & has a nasty attitude since shes been employed there (they might be related) Why would they get into this field if they cant have customer service? Anyway, Thankfully we got out of there, and feel a huge weight lifted off our shoulders!! On to bigger and better things!”

“I just moved here in October we spoke with me.murlette which is super awesome she needs to be the leasing manager joy pretended to be nice but once after I moved in she was rude n rude after that she does not give u time to talk asks u a question cuts u off in the middle of ur conversation makes little smarts comments n truly does not care at all she try's n talk to u like ur a kid I wouldn't ever refer no one to move here! N if u call the 24 hour line susposely to get help apparently it's emergency line n if it's not they will charge you a $100 yes shes horrible !”

“I have lived at AVT since 2010 and from the day I walked in to check availability, fill out application, and moved in, we have been very pleased. Mrs. Murlett (I hope I spelled her name correctly) and Mrs Joy answered all of our questions and were and have been very nice. These ladies have always been respectuful to me and I have never had any issues. Mrs. Joy doesn't play games and she ALWAYS keeps it 100. She is an great manager and I enjoy living here.”

“i have just moved out from this peasant apartment complex due to the "leasing office"(joy) not giving a damn about the mold/mildew from hurricane harvey. Drug dealing,prostitutes,police looking for people every 30 days. Joy is a COMPLETE 100% comprehension is at a -0.Do not lease foundation is horrible i hope your bed doesn't fall to the living luck sleeping also...between the firetrucks cutting across and the police looking for the drug dealers you will need tylenol pm's for sure.All they care about is your rent..Dont bother calling the property owner him and joy are in on the "late fees"...-be blessed:)”

“The leasing office for this complex is located on Bobwhite and NOT Ludington. Apartment addresses are marked with a permanent marker on the tin and not with the proper numbers which makes it a nightmare for the postal workers, or any delivery service to find the proper unit. Joy the manager is rude and has an attitude every time I speak with her. I called for a request for the downstairs faucet to be replaced and she didn't know the term faucet! SO I had to dumb it down a bit and explain it to her as a sink. Also the janitor ----- is very rude and disrespectful and he doesn't know how to fix things. Ever time he comes out to fix anything we have to call in for service a short time later. I understand that I live in a apartment complex and really have no say as to who my neighbors are, however, when one of my neighbors is the thuggish manager and her ------------ then I have a problem. The quality of some of the neighbors she let sign a lease in the past speaks volumes to how she lives. She has leased to everyone from drug dealers to prostitutes to really low class people. It's like she's intentionally trying to ruin the complex by letting riff-raff in who doesn't pay their bills and eventually get tossed out.”

“The only time you really have any problem anywhere you live is when you DO NOT PAY RENT OR UTILITIES...thats why you need to get your self a damn job,get situated then get an apartment. People need to learn to priotize!!it took me a very long time to move out of my mama's house but i have been at Arbor Village for 8 plus years and i am not going anywhere anytime soon. Their maintenance call center i think is a brilliant idea! I have talk directly with the supervisor a few times. I really like it here. Many worry that it is off W Bellfort, so what. My mother resides in Champion's and has more issues,furthermore; as many times as i change under wear. It is very good at Arbor Village. Joy is an excellent manger, I would not lives any where else. The staff is Great. EXCELLENT management.”

“Arbor Village TownHomes is a swell place to live. I just thought I would let the world know that the office staff and maintenance is very very professional. The price is right. I would referred my best friends to live there.”

“Arbor Village Townhomes is a beautiful place. It is a very secluded property surrounded by trees. I have lived their for over 20 years. I would recommend anyone to take a moment to stop and visit the townhome community. The office/maintenance staff is just great. They take the time to listen and make sure everyone is okay. The staff utilized a phone log to follow-up on work orders. Arbor Village Townhomes is a friendly environment.”
