If you enjoy living in a dirty, fixer-upper, The Forum on San Felipe might be the place for you. Over the past two years, I’ve submitted 14 completed service requests and canceled an additional three because I fixed the problems myself. Unfortunately, despite the escalating rents, the quality of life here has only gone downhill. The property is filthy dirty water floods the sidewalks, creating hazards like when my friend slipped and cut her foot. Dog waste is everywhere despite cleanup policies. Cars are broken into regularly, squatters live in empty apartments, and cigarette butts litter the hallways. The trash room is another disaster. As you can see in the photos I’ve included, trash piles up for days, creating unsanitary and unpleasant conditions for residents. To make matters worse, the only elevator in my building has been broken for months. This is unacceptable for any property, especially one with rising rents year after year. Maintenance is unreliable at best. It took weeks for someone to address my clogged tub, and I ultimately had to fix it myself. The alarm system malfunctioned repeatedly, and even after two visits from maintenance, I had to disable it myself. A broken piece of wall molding? They expected me to pay for their contractor, so I repaired it myself. Despite numerous emails, management rarely responds except, of course, when sending poorly written lease renewal reminders. Out of the 14 completed service requests I’ve made, many were delayed for weeks, and I canceled three because I was forced to resolve the issues on my own. Renewing my lease is looking like a very firm no. If you’re debating between the 5 star reviews and the 1 star reviews with photo evidence, believe the latter. Oh, and I didn't include any of the issues that were resolved in a satisfactory manner. Note to Owner Property Manager How dare you increase rents at renewal time when the property has continued to deteriorate? It feels like a slap in the face to tenants who have faithfully paid rent, trusting that conditions would improve. Do better”

You have abandoned cars, homeless people breaking in, doors never work, parking sucks, phones are never answered bc only one person works or they ignore them and yes I’ve see it, maintenance orders go un heard of..still waiting on patio paint for 5 months. This place is a dream. Please move here. I’m not the only one who feels this way, take a drive and see what’s up”

The only reason this place has high stars ratings is from the past 10 years that previous management ran the place & kept it amazing! Read all the RECENT reviews since late 2020/2021 when new management Graystar took over & you’ll see this is not the same place as it used to be. Back in the day living here was great. TODAY it’s a nightmare. Don’t let the past ratings fool you. Update in November 2021: I CANT WAIT TO GET OUT OF HERE IN 30 DAYS! We found a beautiful TRUE LUXURY APARTMENT in River Oaks FOR LESS MONEY! NOTHING absolutely nothing has been done by anyone since my first review 2 months ago. I called & emailed all the way up to the Vice Presidents of Customer Service at Graystar Corporate Headquarters & no one has helped. The local management here said there’s nothing that can be done. They didn’t offer any concessions for the inconveniences nor did they allow us to be released from our lease. They have no consideration for tenants at all. DO NOT be fooled by the first main building with the leasing office. They keep that area nice to fool people. Ask them for a FULL tour. Ask them for a tour of the 4th floor in the building with the view of the back courtyard. You’ll see the horrendous carpets stained with animal poop, you’ll smell the weed, you’ll see the vandalism, you’ll notice there is no security & no need for key fobs because the locks don’t work, you’ll see the nightmare. They said the locks had been fixed, but the lock on the 4th floor entrance from the garage was vandalized over a week ago & is open for the public to openly enter, completely unsecured and not safe. Original post below made in September 2021: I moved to Fairmont San Felipe in 2017. The property was beautiful, the premises was secure & safe, the office staff was friendly, the maintenance team was dedicated around the clock & so helpful, everything was wonderful. Then the Graystar bought this property & it’s gone downhill fast! Over the year since Graystar has been managing it, below are some of the negative changes that have happened (but not all): 1. Disgusting dirty carpets with dog poop/pee stains all over in the hallways, never cleaned let alone shampooed 2. Broken elevators all the time 3. No business center because someone stole the computers almost a year ago & they never replaced them 4. Zero security/safety because the key fob locks on all the doors are broken. Management sent out emails asking residents to leave their makeshift props alone (duct tape and cardboard box pieces) & leave the doors open to the public - HOW UNPROFESSIONAL AND UNSAFE. Especially considering homeless people live next door at the gas station & can easily wonder in. We’re right by Westheimer which has all the strip clubs & hookers too. 5. Garage gate broken for months so any car can just come and go, which has resulted in many cars being broken into 6. New “security guard” every other week & they all just sleep in their cars in the back of the apartment (useless) 7. Noise complaints from loud music at all hours of the night 8. Having to file the same maintenance request multiple times & even email the front desk for it to be resolved & the maintenance does not leave the apartment as they found it 9. Front office being empty & completely unmanned when we have gone there to ask questions on multiple occasions (so someone can just walk in & hack the computers or file cabinets and obtain residents personal and private information) & so much more I dont recommend people to lease here until/unless some serious changes happen to get this place to the status it was 2 years ago & before under previous management. & it’s sad because when I moved in, a reason I chose this place was because management told me their retention is very high & the only reason residents leave is because they purchased a home. That’s very impressive to me. & it’s true, I may have see 1 or 2 moving trucks in 3 years! Since Graystar took over, every other DAY I see a moving truck. EVERYONE is leaving and the new wave of tenants is a much different demographic I’ll just say that.”
“New management took over "Greystar", and luxury has been forfeited. Lived there for a little more than 3 years, and I have hardly seen moving trucks. Toward the end of my stay, there were probably moving trucks every other days for residents calling it a quit. Hallways smell filthy, and in many instances weed smell is filling the space, carpet is disgusting. Nowadays, anyone can tailgate and enter the garage, PLUS the fact that all building doors from the garage are currently left wide open for anyone to access the building makes safety an interesting topic. Maintenance is questionable at its best, and some of those folks have major attitude. Trash room overflowed in couple instances, to the point the doors had to remain open, and trash had to be thrown on the outside of the room - The smell was lovely for guests whom have parked near that room. It is sad, because the complex literally felt like a well equipped hotel at one point, and Greystar came and ruined the heck out of it.”

You can check-in for a minimum of two nights and have access to complete room facilities and furnishings, including a washer, dryer, and kitchen equipment. Their cosy rooms have living rooms and cable TV for watching sports and movies. On the balcony, you can sit and enjoy the romantic harbour view with your spouse. Guests are also provided with a welcome set of fresh milk, tea, and cereal. For your other needs, you can go to the local supermarket within walking distance.”

Sure, this place has been around for years but Greystar has been the ultimate worst and this place continues to go downhill fast. We have lived here for years and I cannot see signing another lease here. There was a physical altercation on the patio at nearly 2 a.m. on a week night and that didn't even stop them from turning down their music that was blasting with the door open. Another very inconsiderate resident likes to leave their poor dog yapping on the patio at all hours of the night. People walk their dogs and don't bother to pick up the waste. The trash chutes fill to the point of overflowing out of the door and that is when people make the effort to actually place their trash in the proper bins. There is constantly a sour/moldy smell in the hallways and don't be surprised if you see trash just thrown on the ground because apparently that is OK here. If you want to live below a circus elephant come on in- you can hear your neighbors stomping all day long & you can hear full conversations from other apartments. We have lived in multiple units during our time here and these issues are the same throughout the property. Want a package delivered? Find another address because although we have cameras people will just walk off with your things without a care in the world and management does nothing about it. Work from home? Not here- Our neighbors like to party & have loud conversations that your clients can hear on the phone so this is not the place for a professional setting in the "comfort" of your own home. Good luck calling the office to report any issues because the excuse is old and always the same that they are still taking over from previous management- No, that excuse ran out months ago. Just google Greystar and you can see that it's a common issue within the company not just our community. We paid more to live in "luxury" living and we cannot wait to get as far away from this sinking ship as possible.”

One of the main reasons is the noise. if you are someone who is uptight to the rules, and expect management do something against those who are not follow the rules and does not respect your rights, this place is not for you. I pay the price of living in the luxury apartment but I can not sleep in the quite hours(11 PM to 7 AM) because my upstairs neighbor making so much noise, walking very heavily and using garbage disposal during the night.(Although I am NOT a light sleeper but the way she walks and make noises can make every one awake). During the day she is very noisy too but I can ignore the noise because I am awake at that time too. I told management about this issue many many time in the last two years and nothing happens! She continue making noises and walking very heavy and does not care about anyone. Last night I woke up at 2 AM because she decided to make noise at that time. 11 PM to 7 AM is quite hours and no one has the right to make noises in those hours otherwise they have to leave because they are not respecting other people's right and not following the rules. But they get to leave here and I am the one who has to move. I hope next person who is renting my apartment read this review and decide not to live here. I don't recommend paying a lot to live in a place and not even getting a good sleep for a long time.”

The wonderful office follows up to find the source and remind all of how a community functions. Great location for me to grab I-10 or I-59. The office and the maintenance department and even the delivery people are great people and definitely, make it very difficult to leave. Me? I am staying. I renewed my lease...again. Kudos to all of the great work it takes to make residents content. We even have a massage therapist on board at a reasonable rate!.Thank you for all you do for us.”

My wife and I lived here three years (2016 to 2019) , and the apartments are nicely appointed but the contractors that built this place took ZERO consideration into sound-proofing the place. We had a quiet couple above us for the first year, but after that a couple with several kids and a dog moved in, and we literally got zero sleep for about a year as they were always awake at night time. The complex did nothing, and worse, they lied when we first in about noise complaints. Our entire decision to pick a first floor apartment (not that it matters unless you're at the top level) was based on false information about noise levels. We know we weren't the only ones with this issue because early in 2019 they sent out letters to everyone asking tenants to stop sending threatening letters to other tenants about making noise! Wow. Take some responsibility and invest in sound-proofing materials. Management really doesn't care. They are cordial and tolerant of lease holders, but obviously hate working there. Also, the parking garage is terrible. Spots are too narrow and your car will absolutely get scratched and dinged eventually.”
