When I first signed the lease I was drawn in by a Reps Bubbly attitude and stories of how she lived there and loved it. I was assured at signing that you can pay rent by credit card with no additional fee and the app was easy to use and set up. This was wrong. The app gave me the run around about setting it up and when I emailed the complex they replied, “You may not pay rent with a credit card.” I was furious. I am an excellent budgeter, I was excited to get the points on my credit card and base my spending around the funds I would get from the points. I had to redo my entire budget for the year due to this. When I moved in it was HOT and HUMID in the apartment. Within the first week my A/C unit broke. I called the “emergency line” and no one answered. I submitted an urgent ticket on the app and no one came. I had to leave the apartment because it was 85 degrees and climbing. The next day they “fixed” the A/C and once the temp got back down to 80 the A/C broke again. Still no answer on the emergency line. I decided to go take a look at the unit to see if it was maybe jammed or something. The unit was crusty and rusted, sparking, and looked like 30 year old garbage. So my “new and update” apartment that I was paying almost 200 more for (than the apartments with “outdated appliances”) had a coil oven and fridge but a crusty piece of crap for an a/c unit. It took them a week to replace the unit finally with something updated. So for a week I had to live at a friend’s due to it being too hot to function in my own apartment. Keep in mind this is all within the first MONTH of moving in. Continuing on, I was informed we had two options for internet, AT&T fiber and xfinity. I heard great things about the speed of the fiber AT&T so I called them to set it up. Long story short there was no fiber lines in our area. Again another lie. At the end of my first month there I got a call from the office asking if I was going to resign my lease. I was confused because I had a thirteen month lease and it had only been a month. I already knew I wasn’t going to. So I told the rep and she said “sorry I called the wrong unit.” Before she hung up I said “please put it down that I won’t be signing my lease again and will be out of the apartment at the expiration of the lease.” The rep confirmed the date with me then said “thank you for that information. At the thirty day mark we will email you the move out form. I have noted that you will not be resigning.” When I attempted to adopt a cat I was told to submit the adoption document and they would send me the pet paperwork and charge the fee. They never responded to my emails. I even called about it and the same Rep said she’d get it processed right away. Never heard back. For fear of getting a fee I had to let my cat live with my mom until my lease was up. Conveniently their phones never work. The entire 13 months I was at that complex maybe two of my calls I got someone on the line and they answered zero questions then our call got “disconnected” I’m talking over a YEAR of a constant “we are having problems with our phone line.” And still it is not fixed. When covid hit they did not help with ANYTHING. The office closed completely and there was no way to get ahold of anyone… again phones never worked. When I told a maintenance person they couldn’t enter my home because I was quarantined they sent out an email to everyone ten minutes later about someone having covid in the complex. I was very angry that they would do that I understand keeping residents safe but I quarantined and did my part to keep everyone safe. It felt wrong and it made me uncomfortable. The complex chooses who to enforce lease violations on who and who not too. Multiple apartments had many violations from exterior décor to porch items and they were never removed throughout the year while two of my neighbors got fees for having a brightly colored mat in front of their door! There is dog poop EVERYWHERE, even on the road. The gates don’t protect the complex at all. Many break-in’s happened during my stay here. You can call and ask for the gate code and they don’t even ask if you’re a resident they just give it to you. People go out of the entrance only and in the exit only all the time. Many times I’ve almost gotten hit by someone trying to zoom out of the complex through the “enter only” before I even get to the code. The gates break down at least once every two weeks, gates not opening and having no way to leave the complex. The roads are in disarray. They don’t manage the huge piles of trash that builds up at the dumpsters, after my second flat tire from trying to inch around the dumpster I had to start parking two buildings away from my door just to avoid the dumpsters. My air filter was BLACK when I moved in. I replaced it and it was BLACK the week later. I probably spent over 150 on new air filters throughout the year. Even when I moved out every week the filter would be black. Our dryer didn’t dry clothes. The huge fire hazard from a backed up duct was never addressed. Conveniently again they “didn’t” get my tickets submitted through the app. Neighbors would leave their dogs on their porches in the cold and all we heard for half the year was screaming animals. Submitting complaints did nothing. Our sliding glass door, and one window in the apartment had terrible insulation, allowing moisture to come through. Mold began to form on the door/window frame. I had to deep clean once a week to prevent sickness. Every single one of my neighbors hated the place, but it was all they could afford. This complex does not care about their residents. They have incompetent staff and awful conditions. I was blamed for many of these things, saying they were sorry for MY “misconception” when in reality it was Reps giving out wrong information. When the freeze came in February our ceiling collapsed in our bathroom from a burst pipe (yes we left our faucets running). No one answered the emergency line. We had to begin moving all of our important belongings for fear of more ceiling cave ins. I waited on hold for 15 minutes while water continued to gush from the ceiling and our faucets. When I finally got ahold of their contact center they said they submitted a ticket and someone would call me soon. An hour later I got a call from the property manager saying maintenance will get to us when they can. I banged on neighbors doors to warn them of the potential bursts and ceiling cave in. We had less than 15 days of our lease left. It took them days to clear the damages. We couldn’t even gather our belongings because a ceiling was on top of them! Then they had the nerve to send out an email after all the damage saying “Our team at Coventry Square remains committed to serving you during this unique time. Due to the magnitude of weather-imposed issues, we are responding to emergency related maintenance calls only, and replies to non-critical issues may take longer than usual. Our leasing team is available by phone or email to answer your questions.” No one responded to calls. No one responded to our tickets. Not ONE reply to the emails I sent. They didn’t care. Now if you remember at the beginning of my story, I was NOT resigning my lease. My lease expired on 03/02/21. On 01/15/21 they stuck a letter in my door asking if we were resigning. I was confused by this but sent an email anyway. They sent an email back saying I should have given a 60 day notice. I was highly misled. I replied about the conversation I had with a rep back in march of last year and they sent the move out form with 03/15 as the new move out date. So not only did I have an unlivable apartment in the final days of my lease, I had to fight with them to fix my move out date. When someone called me about something unrelated to the emails I asked “is anyone getting my emails about the move out date?” the woman replied very quickly “yes we are working on that” I barely got an “ok thank you” out before she HUNG UP! KEEP EVERY EMAIL! Because even after sorting out the lease, they still charged me for rent up to the 15th and never returned my emails after I turned in the keys. And if you have to choose this one due to budgeting. Just pick the cheapest unit. The appliances in the “updated” apartments only look nicer. There is no extra benefit to the updated apartments These last thirteen months have been the most stressful living situation I have ever encountered. I can’t think of one positive that has come from living at this complex. I overpaid for an apartment that failed me in every way possible.”

The females in the front office pressured him into resigning a lease that would lock him into another 14 months of roaches leaky sinks mold on the ceiling and inhumane condition. B*tch in the front office really told him to write a email about all his problems and someone would return his call. He hasnt been contacted!!!! This apartment complex needs to be shut the f*ck down...also too i told him to take pictures of the conditions of the apartment with hopes that if he breaks this lease he can fight it in the future. There's booboo all over the grounds its not kept up i don't even think they have maintenance cause if they did they could at least pick up the dog poop. Now i was rereading the reviews on google and im gone tell u now, NO APARTMENT COMPLEX will have a 5 star review maybe 4 pr 4.5 but never the full 5. If u see a full 5 star review ITS A LIE probably management making their own reviews you'd be surprised the lengths complexes will go to to get ppl into their properties. And another thing is these conditions would be something you see on Dairy Ashford or fondren not in Cypress so it's real disappointing the property management have the leasing agents they have and that the PROPERTY OWNER is allowing his residence to live like this in the middle of a pandemic. I think they think because we are in a pandemic that ppl NEED THEM. Nahhhhh screw all that idea. A even colder part about this is they dont even tell u their names in the front office so even if u have a issue it gets thrown out and u cant prove u even spoke to anyone because those lazy incompetent women in the front office WILL NOT DISCLOSE THEIR NAME!!!! Yea im tryna get my guy up out this apartment so if their are any realtors or credit repair people who come across this post feel free to leave a comment about how to come for apartment complexes like this!!! When I got the keys to apartment it was nothing like they showed me at all. The cabinets was chips away and the dishwasher has huge hole in between. I had few neighbors that was quiet and now it hell. The neighbor can hear your phone conversation when you walking and when you in the bathroom. The bedroom stays hot --- hell doesn't matter how low you turn on the a.c. The bathroom is a mess there really no lien closet and very little space. The roaches are out of control they be everywhere. There will be roaches in the dishwasher machine crawling. There really no space to put your groceries at all. The patio really need a redo so bad. The wood is very old and weak. I barely go out there and my dog loves being on the patio but I don't let my dog stay out on there it not really safe. Im not planing on staying in the complex when my lease is up. It not really worth living here for the amount you pay for a month. You can find somewhere much nicer so much more morden for your buck. They say will be upgrading all the unit in the office when you walk in they have poster of what supposed to look like in the future. They really need to gut the whole apartment in my opinion. If you have something delivered to your apartment and they drop it off in the wrong apartment don't expect to get your package at all. The people here will keep your package and not give it to the rightful owner at all.”

I had to put in 5 requests for my stove before it actually got fixed to use since I moved here almost 9 months ago. I referred someone and they signed a lease and I have been getting nothing but the run around with that issue. My renters insurance has been valid since living here yet they keep charge me for not having renters insurance and can't tell me why it keeps happening. I have not had a great experience here.”

The washer/dryer broke several times and the maintenance team has no clue what they're doing. The maintenance man specifically told me to tell him when things needed attention rather than file a work order so in being nice i did so, thinking maybe they needed to show some corporate heads better numbers. Now because I didnt file any reports, like I was told, they are making me pay 700 dollars to leave. I think thats ridiculous seeing I am leaving because this place is hardly livable. There are rats A leaking hole was in my bathroom ceiling for months and they kept giving me the run-around and wouldnt fix it They paint their bathtubs so it flakes off after the first use and anytime you bathe, you do so with chips of paint accompanying you The neighbors are terrible, it always smells like weed and if you're a woman you constantly get harrassed. Their "security" is always at the nicer place next door and hardly deters anything. There were a huge number of things wrong in the apartment for example, lumps under the carpet and outlets that dont work, my cabinets were chewed up when I moved in and the list goes on. I moved in because we needed a place quickly and now they wont even waive the reletting fee because I didnt put work orders in for these issues when I was asked not to. So I tried to be nice and I get screwed out of $700. I would not recommend these apartments to anyone. The 2 girls up front are nice but the Manager and EVERYTHING else about this place is awful. I waited a week to speak with the manager to ask her to waive the fee and she refused to help me at all. Note I have been a great tenant. I always pay on time, never bother anyone and have always been sweet to them . I dont deserve this treatment”

The property manager flat out does not serve her residents like she should do. For instance in my unit, I had a health Hazzard of German roaches along with serious foundation issues and neither had been taken care of. I even took an ankle injury due to cracks in the foundation as well. When I had discussions with the property manager, half of the time she would not be in the office when she said she would be and when confronted she would like about it along with her staff. All I wanted for these issues to be taken care of or to be transferred to another unit, and when that didn't happen, she claimed to have emailed her supervisor and I still haven't heard from that person yet either.. so I ask what is being done ... They should be gone and forgotten”

I moved out a while back, i never had an issue with any other place i stayed. The person above me had a hot water heater burst. My apartment was flooded. I was terrible. The ac was flooded and no longer worked. The apartment was moldy. The "repairs" went on for a month. They wouldn't come for days until i called the office. I was still living there but got fed up. I contacted a lawyer who said send a certified letter return receipt requested. I sent two repairs were still not done. I let them know i was moving out at the end of january. I was up to date on rent, never late. Now im dealing with a 2000 bill from these crooks for breaking my lease. I did everything the lease instructed. Thank God i had enough sense to transfer all the pictures, and videos to a flash drive. Now i have to come out of my pocket for a lawyer to sue this piece of crap apartments, so i can buy a house. If nothing goes wrong you should be fine here, but if anything goes wrong prepare for a war. P.s i was still living in the apartment with all the issues, even the open wall. Who knows what was in the walls smh.”

I lived there for over six years and just moved out because my family grew out of our two bedroom apartment. Before I left, the manager that was there when I first moved in came back after being gone for a couple years. She was the best damn manager that place has ever seen. Yeah, she didn't take ---- and she wasn't afraid to tell people to pay their rent. That's what I liked about her. If I had an issue, she would make sure to take care of it. Sounds like she made you follow the rules. That place kinda went down hill, but it seemed like it was getting better before I left. If the manager that is there now stays, then maybe the bad people who moved in may leave so good people will want to live there. Like I said. I lived there for a long time so I saw different managers in the office. I know they want to get that place better. It sounds like the only thing that's wrong now is that people are mad they have to pay their rent.”

I am a patient tenant, some would say I am way more patient than I should be but I have had sewer problems 4 times in the past year and most of the time, the plumbing would be called at a timely manner because I would do a work order online or let maintenance know of the issue and they would contact plumbing right away. This time, I called the office and told Jolunda BEFORE the office closed that I am having sewer problems and it wasn't until the second time I called which was 9:30 p.m. that someone FINALLY called maintenance so they can call a plumber here to fix the issue and it was 12:14 a.m. before a plumber even came out. What I don't understand is how does it take 7 hours before anything is being done about it? I had sewer backup all over my 2nd bathroom and it was around 11:00 when it just kept flowing all over the place and it even came into the dining room. the carpet in the hallway between 2nd bedroom and Bathroom was so wet that it left footprints when stepped on. I had to use every single towel that I owned to soak this mess up to prevent it from ruining anything of mine. The closet in 2nd bedroom was even wet. I did not receive an explanation or even an apology from Jolunda. Phylicia, the manager apologized and it was not even her fault, it is HER ASSISTANT! The carpet guy did come in the next day and remove the padding and put a machine in the bedroom to help dry the carpet out then the next morning he came back to add new padding but left the same carpet in but disinfect and back into place. I have health issues and my asthma has flared up since this episode and I am still smelling sewer water! I have been in tears about this, how could someone not take this issue as serious as I am? I have never been a problem tenant but this has been by far the worse thing I have ever experienced and I am NOT backing down and it hurts to know that the managers above phylicia and below phylicia have not even asked how we were doing or treat us like a priority, they just walk on by me when I step in the office all because I am raising some hell of the issue. How about some of you come sleep and breathe and eat in the apartment for what now? 3 days and see if you whistle a different tune or better yet have your own kids in this mess and let's see how you react! Since some just want to put this off as a "no big deal" then maybe KHOU11 and Houston apartment association and a few other organizations should have this matter brought to their attention and let's see if I am truly "overreacting" about the situation.”
“This was my first apartment, and I have been here for 6 months. There is really no other way to describe it other than it's TERRIBLE!! Everything was broken when we moved in; there was a drawer in the kitchen that just fell off. The washer wouldn't close, the shower head in my bathroom won't stay in one place, the cabinets are chipped, and there's a huge stain on the wall in one of the rooms. Our A/C has had problems the entire time we've been here. It has gone out three times and just went off again yesterday. Thankfully I'll be moving out in a couple of days so I won't have to deal with being HOT as hell all the time. And yes, the maintenance guys are really nice, but they never fixed the problem with the A/C. The management is terrible. There are only two people working in the office who are pretty worthless. They are rude, unorganized, and have a complete lack of communication. I live in the very front, so the parking really sucks sometimes. There is no assigned parking, so good luck trying to find a spot close to your apartment if you get home past 8 on a weekday (like myself). There are a lot of kids and they are always out playing, but for the most part it isn't too noisy around here. Likewise, I haven't heard of any crime, so from what I know, it's a pretty safe place. As for the bugs, I have only seen a few roaches since living here but my main problem is that for the past three months, there has been a trail of sugar ants in my bathroom that seriously will NOT go away. I've gotten bait and everything. So annoying. Overall, these apartments are a cheap place to live, and trust me - You will get what you pay for.”

Most of the complaints about roaches and fleas are probably their own fault for being dirty, or bringing in pets infested with fleas into the apartment. Some of the stuff is older and might be minorly damaged, but the price for the apartments in the end is well worth it. For the most part the community seems to be peaceful, apart from a little noise at night now and then. Sometimes it can be hard to find a parking spot and the parking spots are a bit small, but you still can find a reasonably close parking spot. I live downstairs and the noise from footsteps can be loud at times, thankfully though even with 3 kids living above us at one point, it still was not to much to handle. Overall a good apartment for the price, I would definitely recommend.”

We didnt have fleas but we got bedbugs on a brand new mattress. The manager Angie is two faced, she acts like she cares but she really doesn't. Please STAY AWAY!! We moved out over 6 months ago and we are still fighting bedbug issues and have paid over $2,000 in exterminator fees. I have been told that these bugs are seriously hard to rid.”
