The neighbors are loud and noisy. Blasting music, even on weekends well past quiet hours. Very disrespectful, since there are TONS of families with children. Speaking of that, I hope you don't have a new vehicle. Children play in the parking lot and near the dumpsters, so your car WILL get hit or scratched in some way or another. The grounds are always dirty. Maintenance can only do so much, but the residents don't give a ---- and litter. Pet owners let their animals use the bathroom all over the property, even walkways. When it rains, it smells terrible. Flyers go out all the time for people to manage their children and pets but no one ever follows any rules. Living here is an okay idea if you need to find a good deal but definitely know what you're getting yourself into”

— 3400 Ocee St · Houston“Avoid this apartment. So I live here from 2016 to Feb 2017, and just moved out. I am very happy to move out due to four major problem. BUGS. NOISE. KILLING. HIDDEN COST. When I move in, there are four kinds of bugs infected the room: dust mite, bed bug, cockroach, and Hornet. I am a neat man. Never have pest problem throughout my life. It took me three months to eliminate mites and roaches in the room but they still climb in from neighbors' room. However, it is impossible to eliminate hornets, and especially bed bugs. Hornets were always trying to build comb when I open window or door. All the buildings in entire apartment community were infected with bed bug. They could hide in wall gap and carpet, wait for half year or even longer, then infected your bed and bit you. There are no way to get rid off bed bugs. You can confirm this by many new mattress discarded near trash dumpster. By the way dumpsters were always full, especially during winter season. Neighbors prefer to play loud music. Due to the fact that there are no noise ordinance in Harris County. Police does not give a fu*k for noise control. I can't sleep till 2am. It is really common to find report that someone got shoot in head only one or two blocks away. Monthly or every two months. (You may find report for this area from trulia) Finally they have several hidden cost of sewage/trash/pest control/water, which add up another $50 to $100. The total actual rent living here should be add up $200 from the list price, with your own pest control, security, and many other cost. DO NOT MOVE HERE SIMPLY FOR BUDGET! IT WILL COST YOU MORE!!! There are many other cons such as uneven side work create water pool wet your shoes, smelly ditch pass the west of the apartments, pools never open, and etc. Beside all these cons, rooms in this apartments tend to be larger than others, which I consider as a minor pro factor. The manager is friendly too. Maintenance speed fast but poor quality.”

I called back and told him he needed to come now, I'm pregnant and I have a 1yr old here. Came looked around and still didn't fix it... someone came 2 days later and fixed it in 10mins. My water bill is always unbelievably high, seeing that I'm rarely here. If it rains don't expect to be able to get to your car or apt without getting drenched to the kneecaps. Every time it rains I have to take off my shoes and roll my pants up to my thighs just to get to my apt, because the drainage is so bad. Everything in my apt is broken(cabinets, oven,dishwasher...etc) the water that fills the toilet is waaay cleaner than the water that comes out of the tub or the sink in the kitchen. Bedbugs and ant infested. The staff is extremely rude. If I could give them a negative infinity , I would. The apts are overpriced, the parking spots are too close together. I had to pay for an extra spot just for when I have visitors because otherwise they would have to park outside the apts on a street. Furthermore, I would never recommend that anyone stays here.”

ROACHES- The apartments are infested and they spray when you bother them to do it. 2. BED BUGS- It took a few months but then it was ridiculous. Even with the mattress protectors. You will see people throwing their beds out almost weekly. 3. The assigned Parking is terrible 4. They give you the water bill the week or sometimes DAY its due. 5. They have an excuse for everything. I've had to contact the regional manager just to get things done. They go based on their feelings and your attitude not actual facts. This apartment complex has potential if they were able to CLEAN UP. In the 2 years i've lived here the pool has been open 1 summer in 2013 and it was only open during office business hours. BUT yet when they tour the apartment the POOL is what they show you. I would not recommend this apartment to any of my friends. We only stayed 2 years because we could not afford to move to a better home. Now that were gone im thankful.”

First off I have roaches and the extermination process seems to invite them into my home. It seems as if the poison has sugar or a food agent the roaches like. My light bill for a one bedroom apartment during the summer is 220.00 and my A/C is maintained on 70 which that is the lowest I can withstand due to over heating. I don't sleep comfortable at night and my husband is normally in a full sweat due to the temperature inside the apartment. These apartments are so old and not energy efficient at all. The parking is horrible and each unit has one reserved parking space which are tight. Unfortunately I have two cars so I have the option to purchase another space at 25.00 a month or park on the street. My neighbor continue to change rapidly. Also if a tenant is unable to pay their rent on the first management will post a letter on their door in big writing that rent is late for everybody to see passing by. I have seen several tenant eviction letter posted on the door for everybody to see, which I find to be distasteful. I have witnessed one shooting since I've been here and the person who was shot ran right passed my stair leaving a blood trail. I wouldn't recommend these apartments to anyone, also their gate is always broke.”

My car was broken into! You only get one parking space even if your lease has more than one name on it and if you want a second space you have to pay $25 a month for it. Your reserved parking space is a mile away from your apartment and Your visitors are supposed to park outside of the complex along the street. The pool is only open during leasing office hours and is locked 90% of the time plus isn't even clean! I haven't had a problem with maintenance not coming to fix things but they fix stuff half a**. Mold and mildew is a problem as others have already said. When your lease is up be prepared for your rent to go up $50+ to renew!! I would not recommend moving here!!”

I have complained several times but they only come here in my absence, leave a note that they fumigated the place yet bedbugs abound day in and day out here. I just discovered that I signed a bedbug addendum in my lease which stated that I have been warned of bedbugs and that I accept that they cannot do anything about it. This is sheer wickedness and I wonder why the city of Houston should allow such a rip off on law abiding citizens by a Shylockian apartment owner. Anyway, I accept responsibility. I read very ugly reviews about here but went ahead to move in because I was approved without any deposit due to my excellent credit history. And that is the only reason why I will not break my lease BUT I will rather die that live here one day after my lease is up in 4 months from now.”

Yep, guess they don t care about even pretending to hide the violence or even be sanitary. Waking up to gun shots is way better than my boring old alarm clock. I had a leak in my ceiling and it took them so long to fix it I was living with mold. This has been the worst place I have ever lived and will be glad when my lease is finally up. Oh yeah, when asked about being able to cut my lease early because I'm not fond of walking through blood and bullet shells to get to my car they just told me too bad!”

When I spoke to the woman on the phone she informed me I could fax the application back to them this wasn't the case (after I had already overnighted my deposit imagine that)these people apparently don't know what they are doing! — 3400 Ocee St · Houston“First night here my neighbors across the way threw a loud party that keeps everyone up late and ends with some kind of screaming/fighting incident with about 6-8 different people at 2:30a.m., young children are witnessing this and crying and yelling at their parents who are fighting and police are everywhere. On the weekends older teen-aged children troll up and down the sidewalks, hanging around stairwells, playing, talking loudly,screaming for no apparent reason, jumping residents fences and entering their patio areas. Complaints to the office go unresponsive and the staff are mostly unsupportive to residents making complaints;was actually told they were shorthanded and that I should handle the problem on my own or call the police!! One family had a birthday party one weekend and set up one of those inflatable moonwalk buildings directly in the middle between two buildings blocking the walkway for access to some residents apartments, along with the noise of somewhere between 40 -75 young children running about screaming and yelling with no adult supervision anywhere near.(They were all inside the apartment drinking and playing cards,allegedly). In the past year I have had my car scratched and dinged numerous times, some scratches were "keyed" and intentional for some unknown reason. I have had my hood ornament broken off and stolen, my radio antennae broken off, and my hubcaps stolen the answer the apartment staff will give you is that they aren't responsible for damages and for the most part they don't care. They have NO on site security of any kind that patrols the property. Basically you and your property are on your own here. Pest control just doesn't happen here. No control at all. Everyone here has to deal with the roach infestation problem. They have no pest control service for the residents other than some maintenance guy with a spray can. In the summertime, gnats will back up from out of the sink and bathtub drains. I haven't ever seen any mice or rats but probably because the dozen or so stray cats that I see trolling around the apartment buildings at night; fighting,spraying,coupling,crapping in your patios, once had one get sick right on my front door mat. Many of these things are fairly typical of apartment living in the big city. Most apartments don't let it go this far, but the the biggest problem I see is the indifference of the management staff here who do very little for their residents other than blow smoke in their face to give appearance they really care. While they sit up in their newly remodeled leasing office and never will you ever see one of them walking the grounds of the property or do they ever sponsor any events. In fact the only time the office staff contacts you is when they are sending out some type of order, demand for the residents to follow and always resultant to some kind of threat. Very poorly trained indeed. June 2013,was offered a rental renewal with a rate increase of 15% over cost of previous rent.This means I would be paying more than some residents are paying for larger a apartment than the one I have; and some of my fellow neighbors with the same style of apartments are paying less than me by $75-90. I asked the management to show me disclosure/documentation on how they came about these estimates and figures.all i got was double talk,evasion, and outright hostility because i didn't take them for word what they were telling me. When I contacted the ARI branch office I spoke with Spv. 'Tina' who was totally uncooperative and after a few exchanges of hostility She issued what I am to believe to be this company's "mission statement". "Either pay the rental rate increase, or move out!!" This company's complete lack of customer service principles is shocking and only leads me to believe they have been bullying their residents for so long they have forgotten who puts numbers on their paychecks. This action has prompted me to to file an active complaint to HUD on 'Fair Housing' violations and further notifying HAA (Houston Apartment Association) of violations and submitting a complaint to BBB. Then I will put to the question to their increased charges they have have on the current 'water' bills for the property which have gone up 50%(!!) since I moved in Dec.2008.”
“Future Renters beware..... My experience at the Gables at Richmond has been awful. Please assure that your lights are on and you do a good walk through in your unit before signing your lease. The maintenance here sucks. They come in your apartment with attitudes to do repairs and try there best to get around it. They talk crap about you in other there language but little do they know, I know spanish. So yeeea I understand everything yall are saying about me. I have painted over roaches and roach motels, along with dead smashed roaches in which they painted over them or around them. There are so many dead roaches hidden behind my range hood every time you close the cabinet above it falls on the stove. They painted the inside of my kitchen cabinets with a dark color paint to cover up the large amount of roach poop instead of properly cleaning the surface to prep for painting. You have to really not care about people or your tenants to not assure there home is in good move in condition. There's a hole in my wall that was there since I moved in and have since realized that there must be a leak because moisture is there and the paint is buckling. Not to mention roaches are coming in and out of it. The roaches are disgusting and the odor is disturbing and awful. I bought plug in's to cover the odor but who want to have to spend hundreds of dollars on fragrances to hide odors. The management could be better and should see to it that there staff is completing things in a timely manner. I know some things are not important but when it becomes a health issue it is issue. This is my first time living in an apartment in 9 years and once my lease is up it will be my last. You should never be subjected to living in certain condition. I would rather buy a home and be responsible for my own repairs then to go through this ever again. We are not just complaining or making a fuss, we want to live in proper living condition cause we pay rent. Just inhumane...... Signed, Disgusted Tenant”

Apt managers changed few times while I was there, but they are always nice and taking care of any issues promptly.
