“I want to give a huge shout-out to Joan in the leasing office! I misplaced my house key, and she handled the situation with so much patience and professionalism. She was understanding, quick to help, and made a stressful moment feel easy. Thank you, Joan, for turning a frustrating day into a positive experience. Your kindness doesn’t go unnoticed! Take care!”

— 3030 DUNVALE RD · HOUSTON“Anna Luisia is a kind and friendly person. She is a good listener and attentive to residents needs. She has always been responsive and helpful. The maintenance staff are also very professional and fast with great attitude.”
— 3030 DUNVALE RD · HOUSTON“The experience was really amazing! She even gave us good spots to get pupusas and offered to make us some goooooddd green sauce. She was hilarious too. Overall 10/10 experience, highly recommend. You go girl!”
— 3030 DUNVALE RD · HOUSTON“Luisa and Marisol is extremely helpful and assisted in leasing and went smooth, community is patrolled by security officer and pool and fitness center is too good, looking forward to live here couple of years more”
— 3030 DUNVALE RD · HOUSTON“My experience at Alanza has always been great as the staff always been very helpful and Keeps me at ease knowing that my concerns and questions always been addressed. Overall good experience and no complaints.”
— 3030 DUNVALE RD · HOUSTON“The leasing people re so racist and unprofessional,I was supposed to rent i heard how they overcharge so the guys almost $5000 dollars ,for not telling tj. He want to move ,and he paid to move him to 1 bed they never did ,the boss inside is so mean and never gave them any listening hears , she s mean i just left who does thst in a pandemic era wicked people”
— 3030 DUNVALE RD · HOUSTON“Please save your money and avoid this luxurious hood. I lived there for 2 years. They tripled my deposit to $900 when I was moving in, which I was fine with at first. I stayed in the same apartment for 2 years and asked them for a shampoo when I was renewing my lease and they refused. When I was moving out, they took my entire deposit and I still owed them some money. Thieves!!!!! Mind you, my car got burnt-out in this complex because I was parked near a vehicule that caught on fire. Management did not do anything. My Fedex packages got stolen in front of my door and someone else signed for me while I was working from home. Management did not do anything. You will randomly receive emails asking you to stay inside your apartment because there's a suspicious activity going on. Oh I forgot to tell you that one security officer got shot in the gym, and they closed it for almost a year. They're very rude at the leasing office .WORST EXPERIENCE EVER. Please look for somewhere else to live.”
— 3030 DUNVALE RD · HOUSTON“We are living in Alanza brook for almost a year now. All people in the leasing office are friendly and reachable anytime during the office hours. Louisa was our leasing consultant and she did a wonderful job in our move to this place and later if we had any issues she fixed it for us immediately. Louisa and Merissal were always ready to solve any issues immediately. They are very professional and trying to maintain the property by posting strict rules for the residents, which i believe is necessary for the safey and neatness of the property. The neighbourhood is amazing with Walmart, target, homedopot, a charter school, library near by to meet the needs of all essential things. Overall I find this apartment and location more livable. We got very good neighbours too which makes us a happy living here.”
— 3030 DUNVALE RD · HOUSTON“When we first moved here a year ago, management and staff were kind and accommodating. There were issues with parking, however, for the most part everything else worked well enough for our family. New management seems to have taken over. There's new, and very unprofessional, front office staff. They are charging for everything. Notices of water shut-off are given with only hour notices. The changes they are trying to make are very intrusive during a time of a pandemic. Louisa, in the front office, is extremely rude. Customer service is not something that seems to be a priority. Nickel and diming, however, is. Appliances are old and cheap. Pest control is nil and when they do want to do it, they only make it available for one day and you are charged for not being able to accommodate due to health issues, persons in the home, virtual learning, etc. There is not consideration for families during this time. The gate was broken for over 3 months. People were able to come in and out. The cops had to be called due to unusual activity that would not have been the case had the gates not been fully open to all for months upon months. I do not recommend these apartments with the new staff to anyone. Save yourself headache and pay a bit more elsewhere, you do not get anywhere near what you pay for here.”
— 3030 DUNVALE RD · HOUSTON“This is my second time living in Alanza Brook Apartments. The first time i left due location of job. I just moved back a little over a year ago. The experience has been amazing to say the least. The leasing staff Luisa & Cheyenne have been so kind and honest. We asked for additional parking in the complex, they made the necessary arrangements to do so. We asked for more amenities and at every turn they try their best to accommodate. I've never walked into the office without being greeting by everyone and their smiling faces. Jessica & Saleste are so professional, and respectful. They ask me how I am doing , and my family. My roommate and I love our apartment. Ceiling fans in every room. Great air conditioning, and clean apartments.”
— 3030 DUNVALE RD · HOUSTON“I lived in this community for almost 4 years. For Safety and staff i have to give zero stars. Firstly, the front desk staff keeps changing and every new person who ever comes I am not sure they understand the policies of the community or not. When i took lease the staff was different and when i left it was different and after that long stay also they charged very huge. The assistant manager did not see what i sent initially when i took apartment it was dirty, and in the kitchen sink bottom cabinet was with stains and broken and we took an apartment and got it fixed but have to adjust with that for 2 weeks. No Safety many apartment break-in, car break-in, gun shooting also happened during my stay. While vacating apartment, I saw a street dog which was bothering us so much while removing our stuff and moving to u-haul that dog was not allowing us. I called the management and it was Saturday and no security patrol was there. With all these troubles the Assistant Manager who did walk through Jessica, for small minor things also took picture and changed huge. They also mess up with lease dates, my 6 months lease they made it 5 months and i was surprised when i got 2 months renewal notice. The staff is not trained and due to that resident time is wasted. I am very much dissatisfied with this apartment, before that i was at Old Farm for 18 months and was very much satisfied. Whoever makes decision be ready to fight with roaches, bugs and those lizards....they get the paper signed for no roaches in the apartment you will get to know after moving slowly they start coming. If you are living for 10 years also they will charge huge, they do not go on a long term resident relation which makes negative aspect and do not feel like going back to the same community. There are so many problems....but when it come to charging fines they do one step forward which mean more than what is needed.”
— 3030 DUNVALE RD · HOUSTON“Save yourself the stress that I am currently going through! The management and staff here (mainly -------) are greedy and will rip you off if they are given the chance. 1) This apartment is not safe. Within a month of us moving here the basketball court was shut down due to a shooting. Yes you read that right. A GUN SHOOTING. During our year stay here there was every thing you can imagine: car thefts, apartment breakins, etc. 2) We were only given 1 remote for the gate and when we asked for a second one we were told that we would have to pay $30 (and later told $50) to obtain a second remote. Apon moving out I noticed that the lease agreement stated that we would receive 2 access devices for the gate. I did make them aware of this and they had nothing to say in response. 3) We were charged $435 in fees apon moving out even though we followed the move out procedures to a T. We vacuumed every inch of the carpet and cleaned all of the appliances. We were charged as if we had left them dirty. I believe that this was because we had credit on our account and instead of paying us back our credit, ------- (the woman who conducted our apartment walk through), added on extra fees to reduce our credit. We cleaned the apartment MORE than an everyday person who does not own a cleaning company can be expected to. When I called the office to inquire about this, I was told that we were automatically charged a portion of the price that the property has to pay for the carpet to be shampooed. THIS IS NOT WHAT THE LEASE AGREEMENT STATES. The lease agreement says that we will be charged for the "cost of repairs or service because of a LEASE OR RULES VIOLATION; IMPROPER US; OR NEGLIGENCE." None of which we did. I called the property and spoke to ------- and asked her if we had done any of those things and she refused to answer the question because she knows that we have not. I am extremely disappointed in this property. I did not expect this kind of malicious treatment from a property of which we had been upstanding residents.”
— 3030 DUNVALE RD · HOUSTON“Alanza brook has been an amazing place to call home for me and my family. Everyone is super nice and cares about the residents. The pricing for the property is awesome for the area as well. Definitely recommend this place for you to call home”
— 3030 DUNVALE RD · HOUSTON“I have been living at Alanza Brook since August 2018 and anytime I have had a problem, the staff in the office has been there to fix it and a great attitude along with it. Highly recommend by me and mine!”
— 3030 DUNVALE RD · HOUSTON“Stay away from this apartments management staff are terrible. You cannot find a parking spot even if you live here. The manager is a incompetent and couldn't address this parking issue. They knew about the parking issue for over a year and could not do anything about it. If you like getting home late at night this is not your place or if you work night shift”
— 3030 DUNVALE RD · HOUSTON“First day we moved in we did see a few details that needed to be taken care of. As soon as the service requests were submitted, I believe the maintenance staff member came out and immediately handled it. The office staff like Salest, Warren, and Brenda handled all our requests. They have an awesome energy, are very welcoming and attentive. Apartments are not perfect but with a team like that has made our stay comfortable. Once we get closer to either renewing our lease or moving I will place a final review. This post is taking place after 2 weeks of our stay.”
— 3030 DUNVALE RD · HOUSTON“0 Stars. If you have a family that you love and care about do not even consider moving in here. You will regret it as we did. We didn't listen so that we can give them the benefit of the down and it was one of the worst mistakes we made in 2017. Take our advice and everyone else's.”
— 3030 DUNVALE RD · HOUSTON“I was looking for somewhere but was not sure exactly where to begin my search. So I decided shop in the Galleria area and to my surprise Alanza Brook was a very nice property along with the staff being outstanding. I appreciate all the help and guidance that I was given. Thanks for all your help”
— 3030 DUNVALE RD · HOUSTON“The best place I've ever lived! The staff in the front office are super professional and honest, and they have a great sense of humor. The property is gorgeous, and VERY clean! Maintenance always gets the job done in a timely manner, and knows what they're doing. I would recommend this property 100%! Keep up the great work!”
— 3030 DUNVALE RD · HOUSTON“This was the best place to live til they changed management. No more grilling , pool always closed for "maintenance ' . Gym was 24hrs not anymore. One after another they ruined it. The manager is ------ and rude. Think twice unless you like headaches”
— 3030 DUNVALE RD · HOUSTON“Security is very bad . With in a span of 3 months thives broken into 4 apartments. Moving out from here is a very expensive deal. Management will make sure at least $700 to $1000 is charged. No matter who clean you keep it is a sure charge. The floor are very thin and makes lot of noise when people on the upper floor walks. Same case when we walk for people below us. Appliances are very old. Unless you take paid parking Pai for for both guests and residents on weekends and late nights it's not poisonous to get parking spot. Houses are full of German cockroaches. They will not go what ever you do. Need to learn to live with them. Service team are not good and very lazy and irresponsible.”
— 3030 DUNVALE RD · HOUSTON“I love love love this apartments it's the best place i have ever lived in since I have been in houston since I moved to h town from London I wish I can live here forever 5 stars r not even enough I have zero issues ...unfortunately I moving out of town this coming June ...if I ever got a chance to come back to houston defenately this is home for me i would love to thank the office staff for everything God bless all”
— 3030 DUNVALE RD · HOUSTON“Because of the Staff Team. Warren and Salest Robertson are the Best Service Representatives. Proud of you Guys!! And Keep up the Good Work. The apartment is also well maintained and the Security is also Good Thanks!!”
— 3030 DUNVALE RD · HOUSTON“I lived here for 7 months and never did i have any issues with the folks. They were amazing right from day 1. I actually moved from Hartford and did all my bookings via phone/email with the property manager- Salest. She was just great and so helpful in finding me the right apartment. she even sent me the pics of the site, via email to make it easier for me to select the unit. All documentation were done via emails and they also accepted cheques for first month rent when paid through a friend and did not make it mandatory for me to be physically present. Secondly, they were prompt on all maintenance requests submitted till date. The request was completed within the least possible time as expected. The maintenance team also provided a work around if there was no immediate solution thus not making it difficult for us to live in. Thirdly, the atmosphere, environment, greenery is so pleasant for us to live. We saw people/tenants walking around leisurely in the evenings and the lush greenery made it cooler during the summer. But one drawback is, they can have a play area for the kids, which was moved out.Instead it could have been relocated near the back gate where there is lots of space. Safety wise- there is a patrol officer who comes in very night and stays within the community keeping an eye around for any mischiefs. Overall, i loved staying here and would recommend to anyone who wants to move. This is my honest and personal opinion.”
