“Unfortunately, the living conditions have declined due to a lack of proper guidance and management. When new ------- residents move in, it’s important that they are informed about the community rules—such as keeping noise levels down, disposing of trash properly in the dumpsters (not outside of them), and ensuring children are supervised and not playing soccer in the parking lot, which is both unsafe and disruptive. Another ongoing issue is that some residents hang or dry rugs on the fences, which is unsightly and detracts from the overall appearance of the complex. Additionally, reckless driving within the property has become a serious concern and creates an unsafe environment. The pool area is also a major disappointment. It’s extremely dirty and poorly maintained. The photos used to advertise the complex are completely misleading and do not reflect the actual conditions. These are all issues that could be improved with clear communication and consistent enforcement of community guidelines. Unfortunately, management has not taken meaningful action, even when these concerns are reported. The lack of oversight is negatively impacting the quality of life for all residents. I hope the management steps up to create a cleaner, safer, and more respectful community for everyone.”

Nothing works here, the management is NOT helpful, we had nothing securing our mailboxes for over six months, our cable connections for WiFi is a complete rat’s nest and our WiFi barely works because of it, need I say more? Best part is due to some new rule, we are being held hostage for another month because we didn’t give a 90 day notice. Yes you heard it, NINETY…DAYS!!!! At this point, I’d rather live in a shopping cart beneath the I-10, instead of this heaping mess. And to the management team, you guys should get jobs at Guantanamo Bay, because you’ve made our lives miserable!”
“Please beware. This is a terrible apartment complex in a wonderful neighborhood. The apartment management is awful and doesn’t care about the safety of its residents…I could name so many reasons: a large dead tree outside our unit is losing huge branches that go ignored. I’ve reported it in writing and verbally, to which the office manager said it’s so expensive they aren’t sure that corporate will approve, but she’ll ‘try’. How expensive is a lawsuit when your negligence causes harm? Heavy trash that sits out for months. The gates are always broken (pedestrian and drive-in). Frequent water outages, and we only get hot water in our unit. And last but not least, frequent power outages, the latest of which has affected 3 buildings and has lasted 3 DAYS AND COUNTING in 100+ degree weather. Centerpoint has talked to concerned residents and has done its part to fix the transformer. Centerpoint has been onsite and present to do what needed to be done. They are stuck, because the rest of the repairs need management’s involvement. We have yet to see an actual member of management or maintenance onsite. They put a sign on the office door that says ‘closed due to power outage’, ffs. They send emails once a day assuring us they’re ‘working on it’. Vague and useless. Where’s the sense of urgency? Where are the generators? Where is the acceptance of responsibility for providing adequate living arrangements in exchange for hefty rent? I’m so grateful we’re moving soon, but I feel for those who don’t have a place to go this weekend or in the future. This is unconscionable and probably illegal. I wish I could do more than just this review.”

Maintence issues constantly not being handled properly, seeing maintence use DUCT TAPE to literally fix water leaks... not electric tape not tape to help it... but duct tape... seen maintence grab his dad to help him access a problem WITH HIS JOB! Which i think is incredibly unprofessional. Had power go out constantly then constant shutting off water on whole property before they have to fix anything...without a notice more than 10 mins... especially when you have to work, the pool has toys and trash constantly on the ground or water is green with algae and mold on the pool walls which is disgusting. The up keep is bare minimum the law care doesnt even prevent fleas etc which has been nothing but a problem. Racist neighbors with leasing office doing nothing to handle the situation and continued to brush off. Didn't offer anything when we lost power a week at a time.. gate is never fixed hardly and if it is its maybe once a week... if that.... constantly left open.. friend of mine was almost kidnapped not even two blocks away from here and yet they say safety is key... which is a lie. they dont mow the grass ive seen neighbors coming outside with weedwhackers just to cut the grass down because they only have them come out once or twice a month... the grass grows fast. Another tenant was told by maintence that they dont have the funds to order simple air filters which usually are provided for an apartment place.... dont move here. completely disorganized and unprofessional. Thank god I moved out. oh and also theyre making you rent your washer and dryers through a company now and not actually providing like they had in units... threw them out so they arent responsible.”

Apartments have mold in them and are flooding when it rains hard. The pool & Landscaping are not kept up and they do not have a manager they have a 25 year old trying to run the property. Maintenance requests are ignored. Air conditioners, stopped up bathrooms and kitchen sinks have to wait anywhere from five to six days. Brandi Northern who is the operations manager based out of college station is incompetent and does not care about the residents like the previous manager did. The quality of people renting at these apartments has gone down. They are filthy leaving their trash outside apartments land just dumping trash outside of the dumpsters. You can see furniture outside of the dumpster at all times. Dog poop and kids toys everywhere. It is a very sad place to live. During the freeze in February, residents were without electricity for at least six days. Maintenance or management was nowhere to be seen. Residents had to take water from the swimming pool to flush the toilets. Do not waste your time or money. Run from this place.”

The assistant manager is expected to do it all, which is unfair for her, but she doesn't even show up on time to work at all. The maintenance guy left and a new guy is here, but doing it all by himself, so he probably won't stay long. People who live here go around openly smoking pot. Mothers, with babies in their strollers, have margaritas in their cups, not tea or water, and stand around for hours with their babies in the hot sun while they talk and drink under shade trees. Kids drop trash all over the property and are hopping the fence to go into the pool without supervision. All the amenities have been cut back to the bare bones. The high prices are due to the zoned schools, not the quality of the apartments or property. The water is constantly being turned off for repairs, the main gate is broken and open all the time - the security is basically non-existent. I don't feel safe here at all as an older person.”

She has events for the children and candy for them. Jose is an awesome maintenance employee who is very trustworthy and respectful. Letty is the housekeeper and she is cleaning from the minute she arrives early in the morning. This is a family oriented community. The laughter of children is awesome. It is a respectful community which is very quiet.”

He has lived there for over 20 years and the carpet has never been changed. My entire apartment including my clothes after I leave smell of BO and human feces. According to her, there is nothing that can be done and that I do not have any options. She says that she will not even notify the tenant that a complaint that has been made about the smell. Her attitude towards current occupants is appalling. She will act all nice and sweet when you are a prospective tenant or has a prospective tenant in the office but as soon as you are a tenant she is a completely different person. Additionally, the water pipes are constantly breaking in many different buildings. The water is shut off at least a couple of times a month for repairs. Brown water comes out of my pipes every single day. I give credit to the maintenance for all of their hard work but many things at this place are probably not up to code. Although the buildings are older, my apartment is fully updated.The complex is pretty quiet and relaxing and the pool area is inviting. The neighborhood, schools and location is perfect; quick access to freeways, stores, mall, grocery stores and City Center. The apartments are located near two schools, which is perfect for those with Children, plenty of Parks, Fields, and Basketball courts within walking distance.The staff is always nice and responds promptly to any maintenance request. Transitioning from a house to Memorial Fountain Apartments is by far the best decision I have made.”

The management and staff are polite and helped my move be as easy as moving can get. My apartment was clean and ready to move in by the 1st of May, with no issues. The rent is affordable for the area. I work 2nd shift and get home past midnight, the place is quiet and safe, and even at those hours, parking is not an issue. I highly recommend Memorial Fountains apartments.”

It's very old and things break off quite often, even the ceiling looks cracking, water pipes are rusted, AC system does not run properly anymore (guess cause it's too old), etc. But they do fix when anything happens. The manager is kinda rude sometimes. I mean you can tell she tries to manage being professionally nice but its too fake not to know. parking is horrible. So, in sum, advantages are good location, safe, nice neighborhood, good school district, reasonable price.”

The area is beautiful, secure and very quiet, with excellent access to I-10 and Beltway 8. My kids are so happy to live here, they love the school. The unit is in excellent conditions. Stacy, Yolanda, Paciano and all the staff are so nice and friendly. Any problem is fixed it immediately or within few hours. We are really happy for live here, is just the beginning but until now has been perfect!!!”

All the reparations are fixed withing 24 hs. Stacy, the manager, does an excellent work in the office and takes care of all the resident's needs. Yolanda, Paciano and all the staff make you feel at home... and is there anything that Mike can not fix? :) We are moving out to state and Stacy made our moving a smooth and pleasent experience. It is an older property and has its "issues" but the Staff (Stacy, Lourdes, Mike) are awesome and responsive to all requests and any problems and have always resolved above my expectations. The pool is year round and has a relaxing cascade water feature that runs 1/4 the length of the pool. I had to wait to get in here, but I am glad I did because for the money this place is worth every cent.”
