“******* 2025 UPDATE ********** shelly porter does not care about fixing anything here in these apartments. They leave these fake responses, email you from a NOREPLY account, and dodge you anytime you try to make an appointment. also this apartment complex is nowhere near luxury. I’ve been here three- four years watching them half --- upgrade by the way. ******** This is an honest review. I’m only giving two stars for Latrica.. 1. They try to force you into renting a garage for an additional $150 if you have 2+ cars. 2. The trash is ridiculous and they’re too cheap to do anything about it. It’s overly full and instead of buying an another compactor they spent the money on putting cameras around to see if we’ve left anything out to fine us $500 .. imagine having to carry your trash back to your apartment but aaaalll the way back to the back?? Smh. My cousin lived here 7yrs ago with the same issues. 3. The paint is sticky. Everything in the kitchen cabinets stick. Everything in the bathroom sticks. It will damage anything sitting in there longer than a few days. 4. My bathroom has been resurfaced twice. Both the tub and counter because it’s always cracking and they won’t do it again. 5. We pay for amenities such as the gym, the sauna, the pool room, the business center and we can’t hardly use it because they close once the office is closed. 6. Animals use the bathroom in the sandbar that’s suppose to be for volleyball 7. They half way pained everything outside. 8. Everyone sneaks into our pool. There’s teenagers out there having parties until 1am. 9. Ac is constantly broken. They once let my neighbors suffer a few days in the summer with their new born, and for some reason the water is always being shut off in the area. I don’t recommend. this is not luxury.”
— 11575 PEARLAND PKWY · HOUSTON“If you are looking for somewhere to stay I wouldn’t advise to move here , there is mold and lots of it, my whole time living in these apartments I stayed sick , no joke I went to the hospital multiple times for congestion and wheezing , and ended up with bronchitis .. and I am 100% convinced it is from the mold in the apartments, I moved out and I have not coughed or wheezed once, …. The mold is simply painted over not fixed, Maintenance patches over water leaks and etc and paints then instead of getting to the cause of the issue and fixing it . It makes no sense that an apartment complex this big has one trash compactor. I advise you not to take trash out at night because you’ll run into quite a few raccoons. The people in the office have nasty attitudes and are rude . There have been thefts , my mother’s truck was stolen out of the parking lot and she wasn’t the only person that has happened to. Living in these apartments you will soon see you aren’t treated like a tenant you are nothing more than money to them … that’s all they care about .. is your wallet. The fire alarms are constantly going off randomly for no reason and they don’t stop for minutes on end , and they are ear piercing!! When an apartment complex has to ask for positive reviews that pretty much speaks for itself. Between the mold and the wild life , (bobcats , Amarillo’s , possums . Raccoons and etc ) I wouldn’t suggest moving here if you have a kids or pets .. actually I wouldn’t suggest moving here at all period don’t let the reviews that people got bribed for fool you ..”

Trash is always built up outside on the grass making the neighborhood look very dirty. There no valet trash. There’s never any parking spots. Never got a garage asked six months ago and people park their cars in free parking when they have garage space parking. Overall I regret living here”
— 11575 PEARLAND PKWY · HOUSTON“No camera anywhere on apartment grounds, there is gate with a code and a fob to get in which is nice but cars flock outside and wait for someone who lives at the complex to open the gate and then they all drive in. Work truck was broken into had items stolen. Gate code is only three digits so every few nights I get calls around 12am-3am of people trying to get inside the complex using my gate code. Trash piles up every single week to the point where its disgusting to even walk in the area, gangs and raccoons and rats can be seen at night rummaging through the piles of garbage on the side of the road next to the trash compactor (the only place to put trash in the entire massive complex). I had to set a bag of trash outside my door for a brief period of time simply due to the fact that I live on the third floor of my complex in the back (literally driving distance to our trash compactor) and got a $50 penalty within the day. There is probably less parking spots than there are apartments so good luck with that. Got off of work late one night didn't get home until around 1 am. Not a single parking spot available in the complex, so I parked my vehicle in the massive area on land in the back that is not used for anything at all, truck was towed before 6am the same day. $300 dollars to get it back. My rent payment did not process once due to a bank error, they put a three day notice to vacate on my door before they even called me to ask about it and charged me over $200 dollars more to get it paid as well as me having to take off work time to get them a money order for the outdated system they work with. Some roaches in the apts as well. Water pressure sucks just to add icing to the cake. worth sub $900 to live here not the premium they have decided to start charging”

Sometimes on the weekend you may have to park at the front of the building but its usually a 30 sec walk back to your apartment. If parking is really an issue for you, you can pay for a covered spot. I never paid for a covered spot and parking was fine. When I lived in the back building it was more of an issue than when I lived in the front issue. Office Staff - Most of the office staff is AMAZING. Ms. Debbie in the office is the lady to see! She can fix anything. Also the property manager Shelly and Gina are good too. They are helpful and polite. Pool/Gym - these sometimes get crowded and there are a lot of kids, but for the most part the residents that live there are nice and you mix and mingle. Apartment - In 4 years I never had to worry about bugs in the apartment. I maybe saw 3 wood roaches in the time I lived there. The staircases always have bugs, but they are not in the apartment. They change the cartpet after every resident. Ovarall the apartment is wonderful. Location- The location is great about 25 min from downtown, close to Hobby Airport, and 45. Down Pearland Pkwy you have almost every store you need. The Pizza Lounge by there is AMAZING and usually has a wine tasting every month.”

PRICE: The prices seem a bit high, most likely due to the "luxury" reference on the sign. I would not consider this complex luxurious, by any means, but it is a nice place to call home. PARKING: Be prepared to rent a carport/garage if you want a guaranteed parking spot, especially if you return home later than most. TRASH: There is only one trash compactor for the entire complex so garbage tends to overflow frequently. This problem could be avoided if the button operated properly and if residents took the time to ensure their trash bag makes it down the chute. MAINT: When maintenance has been needed, service requests have always been completed within 24-48 hours, if not the same day. No big issues in the 2+ years that we have lived here - lightbulbs, blinds, air filters, etc. STAFF: We have not had any issues with the office staff. The leasing agents seem to turnover frequently. ----------------------- have been the most helpful if you need anything resolved. Interaction with the office is minimal if you pay your rent online and don't receive many packages. They are strict on the requirements/rules, but I'm sure they are merely abiding by their corporate office guidelines. SNAKES: Snake sightings are not unheard of and the complex does their best to manage them. We have only seen two snakes in over two years of living here, and they have been near the wooded areas. RESIDENTS: We have not had any noise complaints. Neighbors can be heard from time to time but it is not excessive and is to be expected in an apartment setting. Many cultures are represented in the complex and friendly interactions occur in passing daily. Many friends have been made here. Hopefully this review has been helpful for prospective residents!”

Management is never available. The staff will say anything to get you to sign and deny they said it after you move in. The dumpster is a wreck. Most complexes fix maintenance the next day, here you are lucky if it is fixed in three days. Parking is no good.”

On months when I am not in town but for 5 days and months that I am home everyday..My water bill is usually the same. ODD! I lived in a house before this place and now. I have a water sprinkler and just the same amount of washing and showers and garbage included roughly gets to $40 a a house... I digressed. If you want an adorable apartment with crown moldings and an island kitchen without the jacked up prices of a luxury apartment. This place is modest and will fit your bill nicely. The only way you are going to be happy with this apartment is if you mind your own business, truly realize that this is AN APARTMENT and rules are rules. Know what you are getting into. I did just that. Rented for 13 months and did not stay for the 13 months. I did go through the process of buying out the lease (I don't know the technical terminology) I lasted 10 months because of purchasing and finalizing for a house. I lived in building 3 in a 2/1 with a huge balcony. Loved the location. If I ever had to move back to Park Avenue, I would only live in building 3. It is close enough to the pool but far enough from the noises of the pool. Close to the mailboxes and garbage bin. Any other buildings, I would not be happy. Too close to the wooded area, you deal with potential snakes, too far back of the complex, seems like break ins were reported back in the complex more often than not. And let me remind you, ONE GARBAGE BIN for the WHOLE complex. (Poor design for a nice complex as such). Trash everywhere by Friday!! I read the reviews. I hemmed and hawed about putting in an application cause of other people's reviews. They do want w2forms, paystubbs and so forth. Be prepared. To combat with the parking complaints. Which I can add that are true. For what even reasons, parking is sparse when it is in the evenings. I rectified it by leasing out a covered parking space. For me, that fixed my parking issue. I could never rent a garage because the only garage available to me was way back in the complex. I NEVER encountered any roaches or silverfish. (THANK GOODNESS) Maybe it is because I lived on the 3rd floor. I used the MAINTENANCE crew often. Every time I had a problem, and I had a few. Withing 24 to 48 hours. It was fixed or attempted to fix. The onsite maintenance crew IS THE BEST THING at Park Avenue Apartments. THANK YOU Pros: Maintenance crew is competent Pool is gorgeous and usually clean Cons: Parking if you don't pay for your own space. Trash area is always gross on Saturdays I always felt bad for the maintenance crew on Sunday mornings. The person gets the job of cleaning up lazy people who didn't throw the garbage in the trash compacter or when the trash compacter is actually full. (WHICH IS mostly full by friday...eeekkkk) Responding to other bad reviews of this place. People saying -------------- are mean. There's some truth in the reviews statements but let's be open- minded. This is how I see it. ------ is a no fuss type of woman. She gives you an answer and be done with it. ---- is harder to get a hold of, and it's true she doesn't smile. I only dealt with her when I had to break the lease agreement. She provided me with the documents. So I didn't have any problems with "Management" ------------- I only corresponded via email. I can see what people say about them not having personalities or what not, but come on guys...Did you come to live at Park Avenue because of the quality of the place OR did you come to Park AVENUE to make friends with ---- or ------? It would be nice if they smiled, but that's not the END OF MY WORLD. If you are a decent person wanting a cute place to live temporarily. This could be your place. If you scared of high water bills or potential snakes..Skip this place. Good luck you guys. Make the best of it!”

Any service request or maintenance issues are responded to quickly and efficiently. The grounds are always kept cut and clean and I love how much yard room there is for my dog. I have not had one complaint since I moved in and I am very pleased to be a resident here.”
