Representatives at the leasing office always sounded impatient and eager to hang up, all except for one lady, whose name I forgot...maybe Stephanie. Anyways, communication was AWFUL. They promised to call back, to get my electronic lease to me within 48 hours, to blahblahblah, but NONE of those happened, not even once. I had to call them every single time, because no one would inform me concerning the next step. They kept asking for more information, and instead of asking for those all at once, they somehow decided to ask for them one at a time, and it's always when I ask. Information was never sent to me actively, except for when they were trying to CANCEL MY APPLICATION :))))) Called me multiple times, sent me emails, left me voice messages etc. The last representative I called was RUDE. She's a girl who just started her job here last week, but her attitude was like......ugh no thank you, ma'am. Do not even try to apply with them. Lots of shady stuff happened during my whole application process. I wasted my $250 and a whole month of time and effort on this unworthy apt. Should've trusted other bad ratings. Sometimes the hot water would be turned off for a full day to a few days at a time. Something was always wrong with the AC. It never got too cold. It had a mind of its own, so sometimes it would go up to 74° when it was actually set to 67°. And 74° felt like 80°! There’s no parking after 9pm, not even in visitors. I’ve heard gunshots maybe twice to three times in the middle of the night. EXTREMELY close. One time, they lost my money order & attached an eviction notice on my door, instead of looking for the money order, first, that they ended up finding in their office. Maintenance sometimes showed up, after I’d have to send 3-4 at a time, just for the issues to still not be resolved (so I honestly gave up on even requesting them). I didn’t realize how poor management was until it was time for me to move out though. They changed their staff maybe 3 times in my 1 year lease, so emails and even phone numbers changed without me knowing. Two months (in June) before my lease ended, I went to their website, pressed “Contact us.” (because I didn’t know their email) & sent a message to them about me not renewing my lease. No response. I sent a message July 4, informing them about the message that I sent in June. No response. That next day, I called and told them about the two messages I sent, and the lady on the phone told me that since she sees the messages and the dates that I would be okay to move out my original date (Aug 22). Two weeks after (July 15), on one of my rare off days, I go to the office to verify the messages and the phone call I had. They were able to go in the system and see the messages I had been sending them. However, instead of acknowledging the very first message I sent in JUNE, they only acknowledged the message in July, of me reminding them of the message in June LOL!! So, they changed my move-out date to Sep 4. Cool, whatever. I’ll just have to pay more than I initially thought I was because of their mistake. A week before moving out, I go in to verify my move out date because the payment shown on their website was a full month’s payment instead of for 4 days. They say that since I came in July 15, that my move out date was Sep 15? Even though the documents I filled out that day stated that my move out date was Sep 4. I reminded them of who I was, and Gabby was the one who told me the actual amount I would have to pay ($184, which was the rent for 4 days + water/gas bill) and she’ll change it in the system. Also, on that same day, my new place needed a verification from them. They were trying for a couple of days to get in contact with Central Park, but they were non responsive, per usual. It had gotten so frustrating that my new landlord needed me to call her while I was there and put her on speaker phone. Gabby claimed that she was immediately going to email my new apartments, so I left. but she didn’t do it. Literally within 2 minutes, my landlord called back & suddenly Gabby was on break? LOL. I IMMEDIATELY go back & Gabby is still in the same desk she was in when I left 5 minutes before. The verification process was done by a totally different person. On move out day, the payment still did not change. While returning my keys, I reminded them again of the situation. Today is September 8, 2021. My balance is $1118.85 ?? Mind you, my rent was $864. With their hidden fees that they don’t warn you about, the most I’ve ever had to pay was $1000. This time, they charged me 2 separate water & gas bills, on top of a late fee. Payment was never changed. I moved out 4 days into September, yet I owe $1118 for the month. They are still nonresponsive. This was the WORST first apartment experience ever! I’m praying I never have to experience this again. My god.”
“When I first moved here it was so nice and quiet a lot older residents now it's poorly managed ...Roached infested dog poop every where and when you trying to sleep you can't because of loud music 2 am in the morning told Gabby and Gazelle told me to invest in ear plugs mail box was broken into several times found out thru other residents it was a resident boyfriend that broke into the mail boxes also bathroom moldy and if I try to complain they don't answer the phone they charge you for trash pickup but never pick up your trash also found out they going start charging for the pools that's always closed also the price for a studio isn't what advertising don't move here you'll regret it you want your car broken into move here you want big roaches move here you want to be asleep and someone tries to break into you apartment move here yes I have the police reports to prove and receipts lucky I don't sue happily moving out before I get shot”

Our unit was infested with roaches, and we have made several attempts to get them to assist us with the issues, aside from week long response times, and uncaring management, the parking is RIDICULOUS. They charge for valet trash and I have had several issues with them picking it up. I still have a request right now going on 2 weeks that they have yet to even address. Please head the 2 star reviews and stay away from here. I will likely have to get rid of so much of my things when we move to avoid carrying an infestation with us, it's such a horrible experience. And to add salt to a wound, during the storm I asked for a few day extension without penalty as a resident that pays early EVERY SINGLE MONTH, they refused to work with me during such a difficult time, I know that exceptions aren't guaranteed to anyone but it just says a lot about a company on how they handle situations like that.”

I remember thinking.. "why should I go to Camden properties which is reputable and consistent when good ol Texas hospitality is right next door?? So I did all of my paperwork.. send All of my documents.. paid my money and signed my lease 45 days before my move in. It was heaven. Then comes move in day. 10/31/2019.. Felicia wasn't there. In fact felicia was from Dallas or Austin or something she NEVER worked there to begin with and in all of our correspondence she didn't feel that it was necessary to tell me that.. I was met by Lucy, Cynthia, and a Male assistant manager. Apparently Lucy was new and didn't know what she was doing. My keys OR my apartment was ready. I waited on them for 2 1/2 hours to figure it all out.. When I moved it I realized that the floorplan of my apartment online had some serious discrepancies and the dimensions that I was given on the phone by Gretchen (i think was her name she quit before I moved in) was totally inaccurate. She just made up numbers. First thing: this complex is NOT friendly to people with disabilities. In several ways.. the primary way is how they relate to their residents. If you are put into one of the many situations that CAF management likes to put you in they will not help you! They force you to pay for Amazon lockers (no option) selling the security of not getting your items stolen but when a package gets put in the locker that "disappeared" or, better yet.. when the lockers malfunction they won't help you at all get your property.. When my packages where somehow stolen out of the lockers the property manager cynthia looked me in my face and proceeded to tell me a quite offensive story about "how one time her best friend never recieved a package that stated that it was delivered, too" That was the moment that I accepted the fact that the office staff was a little on the "slow" side.. Especially, since Cynthia was talking to a ------- AMAZON employee!!!!! Or, when the Amazon lockers choose to malfunction.. like yesterday.. $500 worth of product.. 5 packages.. and when I walk my disabled behind to the other end of the complex PAST the mail boxes to retrieve my belongings and discover that the entire system is inoperable I call the leasing staff which (of course) started out by accusing me of not knowing how to use the system properly... stated that they would fix the error, get my belongings, bring them to me and keep me updated.. They never called me once or gave me my belongings. I still at this very moment don't have my very imperative very MEDICAL products because of the incompetence of this staff. I also suspect racism or featurism.. I haven't figured it out yet. Whenever I make contact about a concern im always accused of being delusional somehow FIRST. Then, I literally have to plead my case EVERY TIME just to be taken seriously enough for them to EVEN ask me my apartment number. The telephone is rarely answered. And after 60 days of being here.. when it is answered you are always promised a phone call that NEVER comes.. Everyone in this office is useless. No matter your concern the only answer they are prepared to give you is I DON'T KNOW. Then there's a huge pest and maintenance issue. This place is poorly ran and cheap. The glaze on my tub came off onto my body from my move in day to this very day. None of those idiot's thought "maybe we should replace this tub" no.. that's extremely carcinogenic but, these people prey on there residents by ignoring them and putting them in dangers like these. There's also mold in my place that was painted over in all the visible spots.. but in the ceiling of my pantry closet they're lazy asses missed a spot. My fixtures and toilet seat was never properly screwed down.. there was a big STIFF carpet stain on my living room floor AT MOVE IN. (Btw online and I was told by FELICIA that my apartment was hardwoods in the living room. These people will tell you anything to invest in them. ) They will literally try and get away with the bare minimum because that is the work ethic of this company.. If you're from up north or the east coast or from anywhere in a big city where people are efficient and organized and transient in your leasing staff.. DON'T RENT HERE. If you have self respect and you require to invest in a company that values your money and safety. DON'T RENT HERE If you run your own business very well and have a problem with people who run have a poor work ethic. DON'T MOVE HERE. And if you don't want to hear the anecdotes of your property managers best friends lost packages DONT RENT HERE. just keep scrolling... Go to a Camden or post or reputable property. CAF management is still clearly in the infant stages of figuring out who they want to be and they suck so far. RUN”

Communicating with the office staff was an absolute nightmare and trust me I really tried to be patient with them. Poor communication, poor management and one of the most terrible customer service experiences I've had to deal with. My husband and applied for a 1 bedroom apartment at Central Park hoping to save money since their rent at the time of our application with much lower and their apartments though small and old were at least renovated and descent enough to live in. But despite having excellent rental history for 4 years, our application was declined due to a prior home foreclosure on our credit report which we disclosed on our application. Since we did in fact disclose the foreclosure on our application... Central Park after a lot of back and forth agreed to give us back our $100 application fee. This is where the confusion began. I submitted the application and fee in the form of Money Order in person to one of the leasing agents on staff at the Central Park Leasing Office. This same staff employee told me by phone to come in the next business day and pick up the Money Order. I was then told they already processed the Money Order and collected funds so I CAN'T pick it up in office and they would mail it out to me instead. I gave them them a forwarding address and they said it should take about 10 business days. 10 business day came.... no check in the mail. 30 days passed .... still no check. So of course, it's easy to give a leasing office a check or money order. But always drama + delay when it's time for that same leasing office to give you your money back. If you don't check in with them, that money is as good as gone and you will not see it again... ever. Pretty much, I was constantly given the run around, and had to make multiple constant, annoying, back-to-back, time wasting phone calls for over 2 months!!!! So inconvenient!!! Finally the Account Supervisor cut the check, but made it out in my husbands name instead of mine - ok, no problem. The Account Supervisor then insisted my husband must physically come to the office and pick it up in person even though I was the one who had been on the phone with them for the past two months and I was the one who physically came to the office over two months ago to submit the application and the money order and my name and signature were on the money order! This was actually fine too, but the rude manner and way she instructed the check to be picked-up was very strange and just offensive. The Account Supervisor kept insinuating that I was trying to somehow defraud my husband and claim a check that was not mine both my name and my husbands name were on the application. I'm not kidding here!!! The manager kept asking me "So..... Why can't your husband pick it up in person? Is there something going on? What's the problem??? Why can't he just pick it up??? Is everything ok with you two????" She also yelled at me, talked over me and hung up on me twice! In this economy I don't have money or time to waste... Dealing with rude, unprofessional and uncaring leasing office staff and managers can be just as awful (if not worse) than as living in a nasty old, damp smelling upgraded apartment!!!!! I'm sooooooooo glad they declined our application!!!!!!!”

He even had a small grill and was cooking some hotdogs. They installed lighting but sketchy people still saunter brazenly around stirring the pot. I like that they have washers and dryers in the units and are making an honest effort but why not turn on the air conditioning in the gym? I tried to work out and it was like a sauna! The landscaping is horrendous with weeds and bare patchy ground. Why not plant some flowers? The management needs to do something positive with actual apartment grounds. How much would it cost to put in some sod or install decent walkways? And for the love of God get rid of the shopping carts all over!”

No major problems. New management likes to harass certain people who look a certain way, i.e. my husband. It's ok we're just here to save money for a house. Now I see the rent shot up to 850...definitely NOT worth it. The paint in the bathroom is cheap and cracking, the vent has fell from the ceiling in the bathroom. I have had to call maintenance a few times for the same issue. Other than that for what I pay, I'm fine with it. Don't be fooled with the new high price....it's just to cover their new renovation.”

Maintenance sucks as well. they half way fix things and you have to call them over and over and over again. The pool is dirty with no lawn furniture for sitting out there. If you want to live with roaches for a year & them telling you they have pest control then go ahead & move here.. Parking is horrible, people tires has been stolen, gates are always broke, plumbing is horrible, hot water goes out for a number of days without notice sent & you call the office nobody knows when it will be back working. Maintenance men has changed so they sent 3 to 4 people to your home to fix the different requests you have. Overall this complex has went down & I wouldn't move or recommend anyone to these apartments.”

We have lived here for a year and a half, this issue has been present since the day we moved in. The sewage lines burst at LEAST once a month, often times more. You can inform the management and nothing will be done for upto a month, so that human waste which floods the paths and walkways will bake in the Houston sun for days at a time leading to the most horrific smells you will ever experience. The management refuses to fix the underlying issues, preferring to wait until the waste has thoroughly encrusted the pathways then just scraping up the mess. And this isn't just dirty smelling water....this is actual floating human excrement. ... feces floating past your front door and no way to walk around the issue. Seriously....look at the pictures I added, those are actual human "pieces" floating in the fetid water. In addition to this, the management has absolutely no regard for your safety. The complex was subject to a series of armed robberies in the car park. The management's solution to the issue, rather than fixing the security gates which remain open 24hrs a day, was to send out notices which read to the effect of "we value your safety, but at the end of the day we are not responsible for anything that occurs on the property". The pool by our building was condemned by the city for health violations and hasn't been fixed in the year and a half we have lived here, nor has the gym which has been non functional from the day we moved in. The roads through the complex are deteriorating by the day, at one point there was a hole by the gate large enough for a whole shopping cart to disappear in. Not just sit in....but deep enough that you actually couldn't see the shopping cart in the hole from 5 feet away. And don't get me started on the noise. Not only are the walls thin enough that you can follow people's conversations through the walls, but you can sing along to people's music from 3 apartments down. Then new management is also nickel and diming all residents. Good job we keep meticulous records of all correspondence we have had with the office. After receiving notices claiming we were short on rent. We confronted the manager with all of our paperwork. Even with all of the payment Stubbs in front of him and doing the math for him, even pointing out the numbers on his own computer to him, he refused to accept the notice was sent erroneously. The net outcome of us fighting our own cause was a brand new notice on the door the next day amending the terms of our lease so he could legitimately charge us extra. oh! And our ac went out THE DAY WE MOVED IN! our first paid night in this apartment, we went and stayed with family as our apartment was 103 degrees! We then spent the next week living in the model apartment because the maintenance guys refused to fix the problem properly. The guy came three days in a row to refill the system with freon. This didn't fix the problem at all...and they didn't even have the sense to work out that if it was losing freon every time they returned, there was obviously a larger problem causing it to lose said refrigerant! There are more problems we have encountered, these are just the worst of the bunch. In conclusion, please, please don't move here and more importantly, DO NOT believe for a second any promise the management may make that they are fixing the problems. They simply are not.”
