— 12707 Bellaire Blvd · Houston“I really like these apartments. A friend of mine used to live here and when I came to visit it looked really bad and dangerous. That was about a year a ago but now the apartments have new management and its really safe. They have 24 hour surveillance, there's cameras everywhere and its much cleaner. The apartment complex has a secure gate and the cinder block fence that surrounds the property makes me feel very safe. They're remodeling a building in the front that I believe they're making into a gym/fitness area. The layout of the apartments themselves are very nice and spacious. As far as the rocks in the playground have been replaced with a much safer material. Each out door patio has cinder blocks covering the entire structure with only an iron door as an exit. This is a big plus for me. I can sometimes hear gunshots AROUND the area (especially at the mint) not inside the property though. This to me is the safest property around this area. I moved here recently but I would really recommend it.”

Note:photos (apparently not showing up here, but show up on donotrent.com under Falls of Dairly Ashford)),are of the unsecured Atrium, (thefts have already happened) and very dangerous children's playground. This playground is an accident waiting to happen. Serious issues: 1. Dangerous playground for children. Who puts large rocks as ground cover on a children's playground? Update:Aug 6' 2013. The ground giver has been improved slightly. Thanki you from all the worried parents,. 2.Provided no security doors while constructing Atrium. Thefts have already taken place. 3.Inconvenient placement of trash bins, poorly thought out. 4. Security cameras placed in front , but not in middle or rear of apartments. 5.Only one way in, one way out. Other gates are locked. 6.Aging and many unsecured mail boxes 7.Not enough physical security The Falls of Dairy Ashford is falling down!!”

The parking was terrible, lighting poor. The gate was always broken, everybody had the pass code to get in. People hanging out all hours of the night, loud music from cars. I would see the security patrol car but never the security guard. It's sad to pay that much in rent and get poor service in return. It's not worth the headache!!!”

Safety is not an issue for me here despite the area I have never had a problem.I would even say it is the best on this block far way better than the mint apartments who have hoodlums hanging out all time of the night.Here at the Arbor it is more of a family atmosphere.You got a few kids playing every now and again but usually that is near the front part of complex.I live in the back part and I would say the back is the best because in the day time it is pretty busy near the office.The management is what it is..businesslike.They stay to themselves and maintenance is good on fixing things. Residents are mostly -------- and some african americans sprinkled here and there. Also residents stay to themselves which I like. You will get a smile or a head nod here or there...NOW THE BAD (LOL..) Yes there is a roach problem but now that I am bout to move I finally get them under control.Get you some combat bait and lay them all around the kitchen and it gets rid of them.Still see one here or there but it was out of control at first.Dont even bother with there pest control who comes every Thursday.Waste of your time because you can do better yourself.Laundry room is horrible!!!! Always takes my money and you really have to close your eyes and pick one and hope it works.Dryers are ok. The appliances are very old but in working condition. That is it...never got robbed , never got broken into, car never was messed with, and after reading reviews on other places still thinking of just staying where I'm at and getting a bigger place over here same complex”

One Friday in October 2011, I came home from school and work to find my door was unlocked and everything in my apartment was gone including my baby's toys. The only people that knew my schedule was the leasing office and know body else had a key to my door except the leasing office. All my TV's and computers were gone. I thank God they left my school books though. I move the very next day. The leasing office is still trying to make me pay a moving out early fee but my safety was violated and my move out was justified!!! Please stay away from here especially if you re trying to do better for yourself. The police officer that took my report told me that there was 20 burglaries in the past two weeks and advised me to move far away from Dairy Ashford, Kirkwood st, Boone rd and especially Cook rd. Take the advice that I received it's not worth looking out the window every second fearing for you safety if you move here. Keep looking for a better apartment please.”

You see trash every where, just the worst place i've ever lived, 5 units burn down and office never sent letters out about fire or those poor family members. Ladies in the office never take notice about anything going on. When i pull up in the complex i feel like i just pulled up to the ------ ! I dont't feel SAFE HERE, THE OFFICE DONT'T LET YOU KNOW ABOUT ANYTHING THAT'S GOING ON HERE.”

The --------- are everywhere and the office staff who don't speak english cater to them. Kids everywhere break-ins, lots of kids, no parking, trash outside the dumpsters. I have lived there since 2006 It was okay cause the rent was cheap but it is out of hand now. I am moving and never looking back. I guess that is what happens when you don't have to pay a deposit.”

They don"t know english when something is broken or when you complain about noisy neighbors, break-ins, but they speak REAL GOOD english when you late on the rent! I was late on rent twice by only a few days which I cleared up mind you, however, the "manager" Lena came to my door trying to say I had late fees from 2 to 3 months before that?? But had no proof??!! Stating that I should have it! Unbelievable!! There is too much crime, bad kids out late at night sometimes, and the police are there 2 to 3 times out the week! Mainly due to domestic violence and DRUGS!!! They dont want to hear about it though, they just want the rent money! They have no flexibility with the residents as far as trying to be understanding if a tenant is going to be a little late on rent or cant possibly pay the LATE FEES they wnat to pile on your ---! If they weren't "managers" they probably couldnt afford it over there either. Just do yourself a favor and DONT DO IT!!! RUN!!!”

I heard gunshots outside (not necessarily from this complex), within 2 weeks of moving in. Within the first 6 weeks there was a fight between two women and I heard someone yell for one of them to get rid of the knife. The caps on the wheels of my truck were stolen during the first month. I was constantly weaving my way through people sitting on the stairs leading to my apartment, handing out cigarettes to persons standing around, and being awakend by loud groups outside. Twice one night last week, someone was pounding on my door hard enough that I thought it might break free. I called the police and immediately left my apartment. The next morning I spoke with the management, advised them what had occurred, and fully expected that they would make some attempt to address the issue of groups congregating and at least disperse those who were not residents and identify residents who were attracting these groups. Two days later, my burglar alarm awoke me at 5:00 AM as someone tried to force open the door to my apartment. Again, a call to the police and a trip to the office. I'll admit I was extremely angry and was pretty loud at the office. The manager is probably one of the most frustrating people I've ever dealt with. Even while I was speaking to her she seemed oblivious. The Manager, Maria, had made no reasonable attempt to address this issue when she was first notified. I'm not sure if she can find her way around the complex. Although, Lena, a leasing agent, did bring me an eviction notice for failure to pay my june rent. Even after telling her the check for my june rent had cleared on May 17th, she still couldn't quite grasp the concept. The only bright spot at the Office is Cathy. She seems very responsive and knowledgable, but unfortunately, she is not the manager. This is a dangerous place to live. Management has taken no action, that I'm aware of, to address the safety of their tenants. Obviously if you have children, you should avoid this complex. I don't have visitors anymore because I don't want to expose them to this environment.”

The Main problem is too many unsupervised kids. Loud all hours of the day (except if it is too hot they are not outside). Smoking Pot, running, scream, fighting, vandalizing. It is not a place where you would want to "raise" your own children, I find that we keep our kids inside the apartment most of the time so they are not exposed to the others behavior and that just seems a little sad. It is summer time now and the pool is sometimes open. That is good and bad. It is suppose to be open everyday from 10-10 except on Mondays. With a staff that leaves at 6ish the pool stays open until all the kids want to leave (Not fun if you are trying to get some sleep 11pm and 20 kids are throwing each other around in the pool). For what ever reason it seems the pool is closed normally about 3 days out of the week and that is normally on weekends! Management has been friendly and helpful when called on. Complex is older and I dont think they have new appliances since they opened. Some parking areas are very dark and in this area that doesnt feel comfortable. My recommendation is do not come during the morning to see if you want to live here, it will seem to good to be true. Come in the afternoon, after the kids are home from school, Then you will get an accurate taste of this apartment complex.”

They are all in the carpet. <br><br>This is no where near the best place to live but it is an opprtunity to get and stay focused on owning your own home. ( I was supposed to move but could not find a place in the area I wanted so I signed another lease). Ever since Ms. K's sudden departure nothing has been right. The new management does not care what goes on. When you walk in the office you are totally ignored until they are ready to deal with you. If you call for maintenace forget it. I call 1 month ago for service to my a/c and a new air filter, still no sign of maintance. I don't know if it is children or adults hanging out at night sitting on peoples cars but there have been times when I went out in the mornings I have found hand prints on my car windows and the antenne bent back. It seems people have not regard for anyones proprety any more. The trash is always over flowing, heavy trash stays for days. Although recently they did replace the smaller dumperster with bigger ones. We will see what happens. I still have 8 months before my lease is up. I am already looking for a home this time. Just be careful and check out the apartment itself really well if you come and look.”

Electric everything, so you get billed crazy amounts by whatever electric company you choose. Water not too bad, but leaky pipes caused water spots on both bathroom ceilings. ONLY TVMax (they must have a monopoly on apartments here in Houston). Unruly children all over the place (that's partly due to parents, not that management can control that). Amenities are not what they seem...we were told there was a gym, there was when we first moved in, but it was always locked, only four pieces of equipment that didn't look like they worked, and they have since started using the room as a junk room for broken appliances and such, WHICH everybody can see. The pool hours are "whenever they feel like it" apparently. Supposed to be open on weekends before school lets out for the year. On the date of this post, it was NOT open, but several kids had jumped the fence to play in it, causing many other kids to be upset because they couldn't climb the fence. Tried to call the office about this, could NOT get ahold of them or the answering service. Playground area not exactly up to code, or so it looks. Wood chips for ground, and they are BIG chips at that, and there are some areas that have been cleared of them, so you can see the black tarp underneath. Clearly a hazard. <br><br>Other than the unruly children from time to time, the neighbors are nice. Everybody is friendly when you see them, saying hi and how are you, but not extremely talkative. <br><br>Still have not had a remote to the gate, always told that they are out, or that they aren't configured right for the gate. Everybody in town must know the passcode because they can get right in. No security really. That or the gates are always open, no passcode needed. There's supposed to be a patrol, but I never see them, except when something big happens.<br><br>I have had things stolen off my LOCKED patio before also. My bike for one, and my daughter's patio table top..yes the TOP, not the legs. Been vandalized too, plants on the patio have been knocked over, dug up or stolen altogether. Upstairs neighbors also have no decency, they constantly throw crap off their balcony and it lands on my patio, or they're raising such a ruckus with the music or stomping around the apartment that I can't hear myself think. Even asked them to try to be quiet and it didn't work. ONLY time I have had problems with the neighbors.<br><br>Just not happy with the place anymore, and it wasn't this bad when we moved in.<br><br>P.S. - Did I mention the police helicopters over the area every other night? The Mint is right across from us....if its happening there (check their reviews), don't you think it will spread? This area is just bad news.”
“I have been here for a little over 4 years. During this time I have had no complaints... Recently I have been overtaken by roaches and rats... Management has been very helpful and has sent the extermanitor.. Sometimes it can take a few days for an issue to be resolved. At one point there was a problem with unruly youths but that has seemed to dwindled.As of today I am considering moving just for the change... It is also hard to get hot water in the building I am in...The water bill can get a little high at times and the electricity was very high recently. All in all The Arbor @ DA is a decent place to live.”

The environment there is not safe, not even for the police. People are <br>constantly breaken open the metal gated <br>fence so that they can bypass the office. <br>The drug doing and dealing there is enormously outrageous. <br> <br>The Arbor at Dairy Ashford seriously needs to be investigated by someone who can actually take action, or soon all the nice <br>people there will end up burglarized, robbed, or murdered.”
