STAY AWAY!!!!** I don't know how some recent reviews for this place are 4-5 stars. I lived here from June 2020 to September 2021. - There is always dog poo and pee smells because residents let their dogs go to the bathroom in the hallway and stairwells. - The trash in the pictures is in a stairwell, where it's not meant to be. I even put a maintenance request in about it when it was just a couple bags, and it was ignored. It took WEEKS for someone to get it, and by then, it was 10-12 bags of trash full of old food. We literally have valet trash. People here do not care about the community in which they live. - The fob sensors are always broken at the hallway entrance doors. I put in a maintenance request about it within a month of moving in, and I'm leaving 15 months later with it still broken. - The garage entrance and exit gates are always broken. - Fire alarms go off at least once a month. When your fire alarm beeps for low battery, maintenance will tell you that is not an emergency. I had to sleep in the apartment with the fire alarm beeping every 30 seconds overnight. - Our AC unit was so dirty that it stained our sheets, carpet, and clothing while we lived here. Please see pictures attached. (That was with vacuuming every day.) I am legitimately worried about what I breathed in while I lived here. In the attached picture, the brighter part of the carpet is what color the carpet is supposed to be. I had a piece of furniture there, and moved it to show the difference in color. - They are charging me $130 for keys and a remote that I turned in upon move out. They asked me if I signed anything, and I didn't. I literally asked, while turning in my keys, "Do I need to sign anything?" and they said no. Now, they're 'researching' how this could have happened. I will be speaking to their management company, Adara Communities, about resolving it, because it obviously won't be resolved with the Domain at Kirby staff. To be continued.”

They let ANY type of people stay in those. These people are rude, screaming around at the pool after hours, blasting music at 3am and there’s NO SECURITY and the office just tells you to call the police who NEVER show up. The gates are always broken, the halls either smell like weed or animal urine. People are constantly running through the halls or yelling, the walls are thin so you can hear all of this. Even people having a normal conversation walking by can be heard. The trash room is full of trash. When the chute is stuffed full of trash, people leave their trash sitting in the room. The other day it was so full that you couldn’t even open the door to get inside the trash room. People speed through the parking garage. One man almost hit me because he was speeding and took the turn too wide. So you have to be very viligant with your children and pets if you are walking to your vehicle. Right now there are people on the rooftop setting off fireworks and it’s after midnight. We cannot wait until are lease is up because there have been homicides very close to this building and with no security and broken gates and sometimes garage doors with entry to the apartment hallways it’s just not safe. Don’t make the mistake we did and choose somewhere else to live ESPECIALLY if you have to pay so much.”

I have been pleased with the security measures in place here and the very cordial staff. Even though we went through an outside company that manages assets for owners renting their investment properties, the office personnel have ALWAYS been nothing but helpful. Kristina and Mari have went above and beyond to help us resolve any issues that have came up and for that I am truly thankful. Even in the midst of the Covid-19 lockdown, their attitudes have remained positive and professional. Domain at Kirby Apartments is ideal for my families specific needs in that it is located only minutes away from MD Anderson and plenty of shopping all within walking distance from complex. Not to mention the close proximity to the NRG Stadium (if you are a sports fan.) literally less than 1/4 of a mile. I would highly recommend this location for anyone looking for temporary housing or long term residency. Give Mari or Kristina a shout and tell them "Allen" sent you..”

I've encountered several residents complaining about the same (coincidentally ----------). A friend of mine went to her office to ask for information, and then she told her that she needed to earn 5-6 times the rent price for her to be able to live there. First time in my life I heard a leasing manager saying something like that when the price of the apartment was $1.200. She abuses her position. This power-tripping manager instead of facilitating life of the residents she behaves like she wants to impose or scold people. She's a very strange person, even I heard from her leasing agents that they can't stand her and some of them had to quit because they didn't adapt to her weird behavior. The previous admin were much nicer, smiley, and friendly. This new power-tripping manager ----- is ruining the environment of Domain.”

They were willing to work with the tenants to make them happy. We painted our walls ( 2 sides ) to different color because our daughter likes certain colors. We lived in 3 different floors during our stay and there was not a single charge when we moved to different floors. They offered to paint our walls, there was no charge to paint the walls back to the original color. They made our move(s) as easy as it could be. However, when it was time to move out (with the new management ), the service was not what we expected. They charge you for EVERYTHING. They are charging $550 for the re-painting the TWO walls and clean two small rooms. It's not even a whole room!!!! When I called to dispute, they say, this is "prorated/discounted" price. Before, it was almost $800!!! And this was "FINAL" bill. They are not willing to work with you at all. They really don't care about tenants. They only want the $$$$$$. I hate to leave a negative review, but this place has to change. Until they do... STAY AWAY!!!”

One seems to have quieted down but the other one still thumps base and screams and Hollars on most weeknights till 11pm, don't even get me started on the weekend noise. The gate is below me 2 levels and you can hear the clicker all night long and even worse the gate creaking open and crashing to the ground every time a car comes though- don't forget all the drunks at 2-3 am on the weekends- not good for people working weekends or nightshifts or anyone who likes good sleep quality. The crappy whirlpool stackable washing machine flooded the apartment on night 2 after move in , and we were using an empty units while they ordered us a part for ours when to our surprise the other units washing machine flooded the kitchen after the first use as well. Luckily our part came in and fixed ours for good. Only one burner on the stove stays lit- called about that and they came out but didn't fix it- it's the small back burner so my big pan takes longer to heat up and you can't cook 2 things at once. Also, the printer and the coffee machines are always broke. The gym is decent and I like the pool. Not the best place for dogs and the roof top dog park is soaked in urine (astro-turf) and the dog run is a long skinny Trail with not much to be desired. Ive asked multiple times for the codes to the Gates to the dog run but always get a wrong code, and they say they must have switched it again but afte lr 3 tries I gave up. Also you can't get back into the property easily. I forgot my keys once and was locked in the stairwell for 30 minutes until my boyfriend whose phone had died finally got plugged in and he saw how I called nonstop.”

The place is supposed to be fancy, secure, and luxurious but it's not. On top of that they are ripoffs. I moved in while greystar owned the property and while living in the apartment Adara community bought it. Anyways do not move to this place for those 3 reasons that I mentioned. 1. The last few months that I have lived here, we had a lot of security break-ins and theft. And to to make matters worse management blamed the resident. 2. The hall way stinks pretty much every day after you really move in. Before you move in everything is dandy and they make it seems look like it is this amazing place. 3. It's not a fancy place at all. Believe me you'll find better price for your money even in the medical center. We only moved here because of a rush and yes I wish we never moved in to begin with. My last warning is to be ready to get a hefty bill when you move out. Some of the charges are just ridiculous. We spent over a day making sure the place was spotless. but we still got hit with an almost $400 bill. Some of the charges are ridiculous for example: cleaning fee for washer and the dryer and I cleaned that myself. Maybe I forgot to take check the filter for the dryer but seriously?? Another ridiculous charge is the bathtub encloser//stopper, because of the water use the moldings needs to be replaced which is common, but I'm getting charges for that. I even had maintenance come out and fix that before. I'm also getting charges for cleaning fee for the stove, which I cleaned myself. Among other crazy charges. I was totally shocked and surprised. This has been my experience so stay away. And also their expresso/bar machine doesn't work half the time if not more. I remember they were out of milk for almost a month. The pool table is very old and worn out, so are the pool sticks. The treadmills in the gym are out of service most of the times. I could go on and on. Good luck finding a place but do not move here. You will regret it. And yeah it's under a new management here but they are the ones sending me a $400 bill so I don't see how they are any much better so don't fall for that trap”

Gradually, the excitement has faded away and I keep finding more and more things that are not only disappointing but also unacceptable. Safety: Multiple break-ins (armed robbery!) and that's just what we hear about from the management. "Trespassers" come into the property often, and although the leasing staff is aware of them, they don't tell residents. They also don't tell residents about incidents where the police have to come investigate after what looked like a party turned violent in the clubroom. Worst of all, for the past couple of weeks, the fire alarm (central, and VERY very loud) keeps on going off later and later (9pm, 12am, and last time 3am) keeping residents up and outside of the building for an hour or more (and outside of the building at night is not safe as the area around is bad). Many residents have stopped leaving the building during these false alarms which is DANGEROUS. Leasing staff does not apologize at all for their incompetence (they're not doing what the fire department needs them to do) or the inconvenience. Clickers and cameras give a false sense of security. This is a huge issue and is not being addressed by staff. Unit: Overall, it's nice and in nice condition, but we live on the 4th floor and were appalled to find cockroaches that did not go away after the "Orkin man" came 4 times and the holes in the kitchen were filled. Water pressure isn't so great in the showers. Otherwise, clean, in nice repair. Air conditioning is not very powerful though our electric bill is quite high. Fees: $75 minimum per month for "basic cable" which is NOT HD and looks terrible, and internet (speed is okay most of the time). Required. $25 per month for valet trash. Required. Parking: Fills up very quickly and the speed bumps in the garage (2 per half level) are ruining all of our cars and don't make the garage any safer. It takes forever to get down the garage and there are accidents often. Stairwells in the garage smell terrible. Amenities: Coffee bar is nice in the lounge, and the conference room is okay, but the computers and their peripherals are often broken and so is the printer. Pool is fine, not a good shape for laps. Chairs are comfortable, but often there is trash around. Hallways do smell strange but are usually not dirty or poorly lit. Gym is okay, missing a few machines and sometimes they are broken, but okay. Towels used to not be stocked but the staff has been replacing them more frequently. Would I live here again? I'm not sure. I don't want to move for a couple of years because moving is such a hassle and in the medical center, even the nice complexes aren't safe. It's hard to say that this wouldn't happen at another complex too, but that the staff are not making changes for our safety is a huge issue, and if I were staying in Houston longer term, I would definitely move. Beware before you sign your lease.”

THAT WAS A COMPLETE AND UTTER LIE. You can hear absolutely EVERYTHING especially you have someone that lives above you. It's driving me insane. There's no way I should be paying over $1600 a month and walk to see trash and dog poop INSIDE of the building. On top of that, everything breaks down including the computers and printer in the computer room. The maintenance is pretty good with fixing things in your apartment, they are actually the only ones I enjoy seeing but the leasing agents are another story. They are lazy, inconsistent, and fake. Nothing gets done, you have to continuously bug them. This is by far the worst apartments I have lived in, do yourself a favor, turn around and live some place else.”
