Everything change after Covid the tenants become super low quality and they brought their own problems to the point that led for battery in this place and also someone getting killed next to the exit gate with the execution style. Let alone the smoke selling ring next to the exit gate. PHASE 2 : LITTLE TALIBAN If you sneak in without even Needing the permission of the management, you could spend half a day and see what’s going on in this place. This place is so trashy full of garbage and car been stolen from all around the place of west side of Houston because people down here seen everything for The very first time and I don’t blame them they came here in military Plains during an evacuation, but to turn the place to Afghanistan like you are on top of the mountain is too much . I always been worried about my previous neighborhoods but compared to the ones that I have right now the worst one that I’ve seen in the past 14 years could not compared to the greatest one that I’m currently have the old ones were very respectful doing their business they’ve been quite a little bit. They’ve been clean a little bit, but then now oh my God, the list goes on. Let’s say there is pests problem in these apartments like cockroaches and tournaments, but I could assure you that the kids who are ------- annoying like hell who are playing outside day and night and playing soccer and damaging your car and not making you sleep at any time or worse in numbers compared to the cockroaches in tournaments, they are just so ------- many and of course all around you gonna be surrounded with audiovisual pollution 24 seven you gonna find people who hang their carpet and their clothes on the rail guard of every ladder don’t be surprised when you walk out in the morning or at night to the parking lot I’ll find a whole family scraping that carpet they brought in with them from Afghanistan. The noise is too much and the management did not do anything about it. Security : Let’s say there is a nearby or inside the apartment shooting in 3 to 4 times per week right now. There’s a security guard at night. Who’s doing nothing because they hire someone from the Taliban too and he always park next to a gang of mujahedin next to the pool area/leasing office . They’ve been gathering their day and night for over a year and I don’t know how they are surviving without even the need of work, but they are surviving . If you want the peace of mind with no damage vehicle and more security, my advice for you as someone who might not stay here anymore after all this pollution is, please find you somewhere else to live not because I want more peace for me, but it’s my honest wish for you not to be In this kind of environment . There are nasty people here and they have been ganging up on other residents and breaking into cars. There’s broken glass and trash everywhere in the parking lot. The apartments aren’t as nice as advertised. My A/C unit has not been working since after I moved in. The pest issue has only gotten worse. I receive charges attached to my rent that I have never even used. I will not be renewing my lease here next year. I wouldn’t recommend renting here.”

There are colonies of homeless cats all over this property who will urinate and defecate all over your patio and front door area. The staff does NOTHING about it. Seems like every resident besides us has atleast 1, if not 2, very large dogs and they leave fecal matter everywhere. Very large fecal matter. All over the grass, sidewalks, etc. You can see people walk their dogs all day and night and they never clean it up even though there are dog walking receptacles in place with baggies for this exact purpose. The pool has never been open the whole time we have been here. Not a single day. Neither has the gym. The "playground" is completely unacceptable and many parts of it are broken and tagged up with spray paint. They have never tried to repair it. The gates are broken or just stay open all the time. This complex is a joke. If you have a maintenance concern, and open a service request, they will just close it out and nobody ever comes out to fix it unless you stay on them over and over. There is trash outside everywhere constantly. Including broken glass literally everywhere. Kids are running the parking lot with no parents or adults, cussing and fighting, breaking stuff. I am telling you, just run. Don't move here. Nobody here cares about the property, the staff nor the other residents. Our unit was filthy upon move in and we waited an extra week because of this reason. It was still filthy when we finally got our keys. They sent someone out again to "clean" but tell me why my kids feet were turning black just from walking around in our apartment?? It took us 4 times mopping to get it clean ourselves. Everything they do is half-assed at best. Our ceiling fan was wobbling and very loose so the maintenance man thought it was a good idea to just put a twig from outside to hold it in place. Another time, our kitchen sink was leaking under the cabinet so the maintenance man dumped our fruit bowl out and used it as a bucket to catch the nasty clogged drain water beneath the sink. Like who does that!!! I could go on and on. I was not going to leave a bad review but so much has gone wrong that I felt like I had to warn others. Beware!!!! They need to close this complex down and Karya needs to go under. They do not care about anything but money. All their properties are ------ and just like this one.”

This is a BUSINESS! They charge an application to all interested parties and the apartment is NOT available; Or they have it already reserved for a tenant, but they do not tell you that there is someone applying before you. They simply let you apply to collect the fee $50 EACH APLICANT. Here no body does their jobs correctly AT ALL...Horrible management. They do second chance leases for people with broken leases even with balances, without making you feel awkward. I called several times with different questions and even sometimes the same question and they were always pleasant. My move-in went smooth and the work orders I placed were taken care of immediately. I did have to call back on some of them but they apologized and a maint tech would show up that day. They even sent over the Maintenance manager to ensure all issues were resolved or explained. They seem to care a lot about the overall upkeep of the property and it seems cozy with a normal amount of hustle and bustle, which is to be expected...It is apartment living. The small community is perfect for children and working people who are always gone because pretty much everyone can see whats going on. The location is perfect also and its right next door to Food Town, a dollar store, a few restaurants and a meat market especially for those without transportation. Its still early but so far so perfect...Thanks to the staff for taking care of all my detailed needs.”

— 1307 Wilcrest Dr · Houston“I lived here for a year. It's cheap, but you get what you pay for. I recommend paying a little more and getting a place where they respect and value their residents. When I was initially moving in, they called me the evening before my move-in date and said that a pipe had burst in my unit and it was not fit for move-in (this despite insisting I move in within 2 weeks of being accepted). They offered me an "identical" unit that turned out not to have a washer/dryer connection. I ended up having to stay in that unit (with my washer/dryer in the spare bedroom) for 2 weeks until the other unit was fixed. They did pay for the second move and offered a $100.00 concession for the inconvenience. They ignored multiple maintenance requests, including a leaky living room window that got my floor wet every time it rained. The admittedly did finally fix that one about 6 months after I requested it, but nothing else got fixed. The office staff seems to have a lot of turnover; the people working there rarely seem to care or know what's going on. The property manager was new when I moved in, and gone when I moved out. The leasing agent who made me the offer was gone by the time I moved in. It's impossible to get anyone on the phone, and they don't return voicemails. Most of the property badly floods anytime it rains, to the point that I bought rubber boots for the sole purpose of being able to leave my apartment without getting my shoes wet. The flooding killed a lot of the grass, making for ugly "landscaping" and a huge muddy mess all over the grounds and sidewalk any time it rains even a little. The pool is almost always closed, though that doesn't stop residents from jumping the fence, and no one seems to care. There is almost no lighting in the parking area at night, and none of the walk-in gates are locked. There are huge potholes in the parking lot, huge enough to be dangerous if you hit them, and the flooding effectively hides them when it rains. The drive-in gates are often broken. There admittedly is a nice playground area if you have kids, but it's always very crowded and loud. Keep that in mind if you look at a unit near it. Parking is decent, but the lack of lighting makes it unpleasant at night. **UPDATE: It took nearly 5 months for me to get the refundable portion of my pet deposit back, and that was after calling the complex multiple times, visiting them 3 times (they finally told me on the third time that they were under new management and were taking no responsibility for former residents under the old company), and then calling Staci Garza with Bridge Property Management many times. I first left a voicemail that was ignored, then finally got in contact with her a few days later. She assured me I would get the check in the mail within a week. A week later, nothing, so I tried to call her again. no answers. Emailed her, and got an out-of-office message. Emailed the help address in her autoresponse. No answers after a week. Called again and left a voicemail. This was ignored. Finally called and left a voicemail with, and also emailed, Chris Gulledge, a vice-president of the company listed on their site. He finally got it taken care of that same week (this was more than 3 weeks after Staci told me I would have the check within a week). Staci agreed that they owed me the money after checking their records, she just had not sent it to me for some reason not given (yes, I left my forwarding address when I moved out). Not only is this complex awful, but Bridge Property Management is awful as well (no surprise). Avoid any complex that they manage. I can't say how the new management is doing with the Monte Carlo, but it could scarcely be worse, I guess. I can't say I'm impressed by how they totally wrote off any complaints from former residents under the old management.”

My apartment was in an unlivable condition on move in day (which was pushed back after receipt of non-refundable fees for the sole reason of upkeep on the unit), and would not be livable for at least a few more days. The property manager first refused to accept a termination of lease, despite it being clearly justified based on their own rental agreement, and then finally accepted it while denying a refund of my deposit and rent payment (also in the agreement), stating that she would have to see what "charges" were going to apply to me. I was left with the choice of literally living with nests of cockroaches, a carpet not even fit for walking on, and multiple damaged fixtures, or allowing the management agency to essentially rob me of over $700 while likely attempting to damage my reputation as a renter. I am now considering my legal options. If my observations of existing tenants and the grounds are any indication, it doesn't get much better even if they decline to outright steal from you. The Westchase area has plenty of better alternatives; don't waste your time or money on this scam masquerading as a business.”

Issue is the parking lot in the back area there is no light, this is towards the first exit near the dumpsters. Neighbors need to clean up after their pets there is an area in which I pass by to dump the trash and the feces smell is strong passing by that grass area (or dirt should I say). Maintenance response time needs improvement several times I have placed work orders and it takes more than five days for someone to come and its the simplest thing that can be repair. The few times I had an emergency maintenance they did show up that same day to temporarily fix the problem, until now the problem has not been fixed permanently. I hate going to the office waiting time is ridiculous, I dont know if there short handed but this happends ever single time I have to go to the office. They hound you about paying your rent on time, but don't follow through on their side. I have tried calling because my AC went out and there is no available 24 hour maintenance crew. If there is, they changed the number. The complex looks trashy and I can't wait to move. Be smart, keep searching! Rent went up, but it is not worth paying. There is never any parking and the walk is too long to get to my unit. I hate it!”
