However, tonight I was treated as if I were a complete stranger, not the valued resident they often claim to appreciate in their communications. I rented a car in preparation for a trip and came outside to find it had been towed. Assuming I would receive support from the leasing office, I went there seeking help. Instead, the property manager greeted me with blatant disrespect. After standing outside in the cold for nearly an hour, he finally agreed to release my rental car if I registered it and my other vehicle. I was unaware one of my cars wasn’t registered, and while I agreed to comply, he failed to provide the necessary information for registration. When I tried to get his attention again, he locked the office door early and refused to respond. My friend waited outside on my behalf because I was too cold, and to my disbelief, the manager called the police and falsely claimed my friend was armed and attempting to break in. Within minutes, 9 police cars arrived on the scene. Thankfully, I was able to explain the situation to the officers and de-escalate things, but I am deeply shaken that the manager would lie in a way that could have endangered lives. The police themselves expressed concern and provided me with advice on how to retrieve the 911 call, which I fully intend to request. As a resident, I no longer feel safe here. This situation was completely unacceptable and could have had a devastating outcome. I will be addressing this with regional management and hope this serves as a warning to others about the treatment you may encounter here.”

When asking for repairs you barely get them done I have a hole in the ceiling where The paint in the ceiling if falling and I have mold in the bathroom My car was broken into mold on my front door and windows and side walk I have an aneurysm told them I was moving due to illness we had court the didn't show up I was dismissed The were so petty that they turned of the Air Condition she tried to change locks Constables told her she couldn't do that due to it was dismissed and she had to go and file eviction She was so unprofessional I went to office she got very nasty in front of other tenant. Recently on 09/07/18 I had a break in into my apartment, yet the leasing office wanted me to pay for blinds that the thief's ripped apart ridiculous. So the break in happen on Friday I went to the leasing office Saturday told them about the break in and the -------- tall girl dont recall her name just said ok I'll talk to my manager on Monday. So on Monday I took off from work to try to resolve the issue and the manager continued to say that I was responsible for the blinds due to it was my apartment and it was in my lease. Once a gain the tall -------- female was rude and asked if I took any pictures of the mess the thief's had made like Im going to have time to take pictures I was devastated that they had enough time to be in my apartment go through every drawer and violated my privacy. So apperantly she contacted the property manager and they decided to waive the fees. At that time I asked her what were my options about my lease could I break it or would they be able to move me to a different unit. She responded by saying we can move you to a different unit but they is a 200$ dollar fee. That's is ridiculous I'm a single mother with 2 little ones and all of our electronics were taken from us. I wasnt going to spend 200 to move to another unit I was going to replace our belongings. I feel they are some what responsible due to the gate always being broken and no security on site. The window to my master bedroom was broken and I called to get it fixed at 3 PM and again at 530 PM. I had an errand to run got home at 8pm and the window was still broken. I called the emergency line and the recording says some leave a message and someone will call you back in a hour. Hour came nothing so I waited a little longer. 10 PM came and nothing was done so I called again saying please have some one come fix my window and by 1030 maintenance finally showed up to put a board across the broke window like it was supposed to do something if some one did try to break in again. So a week later on a Friday again 09/14/18 I come to my apartment broken in again the thief's took my last TV and this time my washer!! Like I dont understand how no one ever saw nothing. I walked to the leasing office and saw one of the girls her name is Kenia and I told her someone broke into my apartment again and she said oh we are close call the police, and I responded well my apartment is flooded I need someone to come fix the water pipe. She answered by saying call the emergency line we are closed. This place does not care about what happens in this property. I went back to my apartment called the police. The weird thing in this is that the maintenance trash can was in the middle of my living room and my whole apartment was flooded due to the washer being yanked and the water was running! When the maintenance showed up I asked him why was their trash can in my living room he answered "oh it was stolen from me with my dollie earlier today". After going through two break in and with nothing left I decided it was time for me to leave this property I didnt feel save and having two little ones I'm not going to jeopardize their safety. When I was leaving that night to spent the night some where safe I saw two men watching me like they were just waiting for me to leave my place I called the cops and one got arrested the other got away I'm pretty sure they were coming for my dryer and I'm sure sofas since that was the only things left. I come back a few days later to finish packing to find out someone was living in my apartment, wrote all over the apartment walls, eating my kids snacks bathing and etc but yet the manager claims this property is secured.STAY AWAY FROM THIS APARTMENT THE LEASING OFFICE IS A JOKE! THEY WOULDNT LET ME GO FROM MY LEASE BECAUSE I DIDNT GIVE THEM A 60 DAY NOTICE PLUS PAY FEES FROM BREAKING MY LEASE. I HAVE 3 POLICE REPORTS TO BACK UP MY STORY AND THEY DONT CARE OTHER THAN JUST MAKE MONEY! I WILL BE FIGHTING THIS LEASE OF MY NAME BUT I AM GOING THROUGH CORP. For one they don't let you do a walk through of the apartments because they KNOW people will be dissatisfied due to how small each apartment is based off square footage. There is a roach problem within the apartments, they do have the exterminator come out BUT all they do is set up traps they don't bomb out there house or spray anything around the house. They are cheap. Traps take longer to go into effect. Then I've never been to an apartment complex where you have to pay for a mailbox key!!! Which is $25 btw That's how cheap they are. They have potholes every five feet which is a safety hazard towards children because cars coming and going try to avoid and go around the pot holes which prevents them going over speed bumps and driving wreck less. HAZARDOUS!!! They don't have any lines signifying parking spots so at night people park however which makes it very inconvenient to get out your car and let's no mention of you have a child you have to get out of a car seat.?? They don't have a Dropbox to leave your rent which is also an inconvenience to people who work overnight and make payments when they get off work, so if you go to work on the 3rd and you get paid on the third, but let's say you get off at 6am they will charge you that late fee because you will have to wait until they open to turn in your money order. Also they don't have computers for guest to use, which is interesting because even at Forest Pointe (which is in the hood off North Borough) they have computers for guests to use ( limited to one hour) but the resources are still there. Cranbrook forest is so cheap they don't even allow residents to use their fax or copy machine. This place is just horrible all around and unprofessional. I would not recommend any one to stay here unless you are at your lowest and you just have to settle.”

I was told my apartment was ready 2 weeks in advance, then the day I was suppose to get the keys, they said it wasn't ready. This happened 3 times over the course of 3 weeks! I rented trucks and placed all my stuff in the trucks 2 out of the three times, losing much money and energy. I relocated from Florida and ended up having to stay in a weekly rental longer than expected..more money lost. The third time they finally gave me the keys at close of business day, once I went to open the door, the key didn't work. Thankfully the agent didn't reach her car as I ran back to the office and told her the issue. She was in doubt that they key didn't and had to personally walk to my apartment and try to open the door, needless to say, I proved her wrong. By the time they fixed the lock and I was allowed in, it was 11 p.m. and the property manager had to call me and meet me back at the apartment to give me a new set of keys. Once I entered the dwelling, there were roaches everywhere, the sink in the bathroom was not cleaned, there was a ring around the toilet, somebody tracked in paint and there were footsteps of paint in the living room, there were only screws and no knobs on the cabinet doors in the kitchen and the A/C was broken. I lost money on the application fee, the multiple money orders I had to obtain, the truck rentals and extra storage days, the additional hotel fees and last...I just lost it. I demanded my lease be terminated as the dwelling was not livable as presented. This was the worst experience I ever had obtaining residence. There needs to be a HELL NO option when asked if you would recommend this property. HELL NO! I didn't even get to experience life as a resident, but I'm glad I can't comment on that.”

I live below a vacant apartment when every night around ten there are heavy footsteps walking around and someone is taking a shower. When telling the manager was told they have been catching kids climb the fire escape to get in through the patio door. Don't know when this became OK. Thank god my lease is coming up. I would rather live on the street then remain here. A lot of folks are moving out but none moving in. You never know what may happen. When there is crime, manager does not show up. Don't try to call after hours, you will have hell getting someone to call back. This property has really went down from one of the most beautiful well managed communities on Ella to TRASH...literally! The grass has not been cut for over 3 months. It looks horrible. Trash is everywhere, there are always mattresses and old furniture on the property, joke of a playground and I can't even let our child out to play with all the strange and scarey looking characters on the property. The gates are broken most of the time and it feels so cold in the office. No warmth at all. No feeling of home anymore. I am ASHAMED to invite anyone over. There is loud music all the time and smoking and drinking throughout. UHauls are in here weekly and they are not moving in, they are moving out!! I do not blame them. We are definitely leaving. if they claim to want to make it better. Let's start with being more professional starting with the way you dress and carry yourselves. PEOPLE huge mistake to move here. We were told that our unit was ready for move in but much to our surprise it was not. We did not have a hot water heater, the window in the bedroom was missing a pane of glass and there was a massive hole in the wall right above our AC unit. It was discovered that there was a ladder left under our bedroom window with a caulking gun on one of the top rungs. We were told by management that this was not one of their ladders and that they would find out who it belonged to. This never happened and we found it odd that it was left under the window that had a giant piece of cardboard duct taped over the glass that was missing (it was like this for days because apparently its too much for them to have glass on hand). Our television, laptop and taser were stolen; we contacted the police, the apartment manager sent a report to the regional manager; i even spoke with one of the owners, ----------------- and nothing has been done. Management here is very good at beating around the bush and its hard to get anyone to answer the phone when you call. The grass is overgrown, their are several windows broken in random units and our neighboring apartments balcony closet door has rotted off the hinges.”

After reading the comments made in the previoius reviews I was compelled to speak MY TRUTH concerning my experience while residing at Cranbrook Forest. When I first moved in in 2012 I fell in love with the grounds and the staff. I must say Ella blvd has a bad reputation for being referred to as "hood", but Cranbrook stood out amongst all the rest of the apartment homes on Ella due to one person.... Former property manager ---------------. There were many things said about what she did wrong however what she did RIGHT is what set Cranbrook Forest apart from the rest.... She kept the property Clea, she kept the landscape up,she didn't tolerate loud music or hanging out in the parking lot, she build a healthy rapport with her residence and MOST importantly her word was her bond. Any and everything she said shed do she always followed through with which is much more than I can say for the current manager under the management of CF Lane. --------- as well as her District manager ----------------- can take a note or to from ---------- on HONESTY. I was intending on renewing my lease for a third year and was guaranteed a particular unit then was notified at the last minute the unit was no longer available. I later found out that the unit i was promised was being occupied by that none other than the manager ---------.. I then de ided to move due to the distrust with management along with seeing the grounds being unkept, trash in the parking lot, Grass's ridiculously high and uncut things that to me was unacceptable for the place I would call HOME. When I moved out I provided my forwarding address to have my deposit mailed to me.... That didn't happen within the 30 days it was supposed to. More importantly it didn't happen within the 30 days the law requires a landlord to return a deposit. After numerous phone calls and emails to district manager ---------------- in which she intentionally led me to believe my check was in the mail and it wasnt and multiple phone calls Cf Lanes corporate office in Atlanta I finally received my deposit refund. Not just my deposit amount but 3 times the amount of my deposit which by law I was intitled to due to Cranbeook Forest and Cf Lane not doinf the right thing the first time and refunding my deposit with in the required 30 days. In closing I will say this. If you are going to remain at Cranbrook Forest I'll give you some free advise: get any a all correspondence with management in writing, in order to be fairly treated keep Houston Apartment associationon sspeed dial and #3 and the most important advise I can give any resident there....KNOW YOUR RIGHTS and do your research.”

It was very apparent to me that the management and staff cared greatly about not only the complex but the tenants!!!. When Mrs. Lambert was here she took such pride in her work and it showed. Always polite,warm,and very caring about the well being of each tenant. I was very sadden to here that she was leaving but remained hopeful that everything would remain the same upon her leaving. I am sorry but.... things went from wonderful to "What the @#@#@#@#". I had complain several times over the last 2 months on repairs that I needed but have been stone walled at every turn. I have to this date never met the actual "Manager" of this property since the new company took over. I go into the office and the only person(s) I have ever seen are the 2 receptionist who are for lack of a better term "Rude and Unprofessional". Any time I ask for a status update on my repair request I get the run around and given unacceptable excuses on my that have not been completed. Mrs. Lambert during her tenure with this complex never allowed things to get this bad. She was a great manager and more importantly IS A GREAT WOMAN WITH A CARING HEART!!!!. I don't so I can only voice opinion on my old property manager because that is who she is. THE OLD PROPERTY MANAGER. I will be honest it would hurt me too if I did the best I could to make my community comfortable and safe and the same people that needed my help personally turn around and stab me in the back. So I do not blame her for defending herself. anyone would if someone was down talking them. It is no ones job to judge because you aren't God. People fail to understand that there are just some people you have to jump down to their level to get them to understand. My line of duty or work you should say shows me that everyday. Proper people cant talk proper to ------ people and ------ people cant talk ------ to proper people and expect them to understand. I feel ------------ was able to relate to both because that's what she had here at Cranbrook Forest. Wow, she was always mean to me and my kids and always rude, so I asked her, if she no longer work for the property, then how in the heck did she get my contact number and she hung up on me. My neighbors told me she called them too. I am glad ------------------ is gone. I just hope the new staff does a better job than she did.”
