“RUN!!! Management here is terrible. Pros: Close to H?E?B CONS: 1. Management sucks. I put in a simple fix work order 2 weeks ago and called 3x and they did nothing about it. Each day is a new reason why they don’t have a maintence to come out. 2. Elevator is always broken. 3. No cleaning crew. There is always puke in the elevators and the property. 4. Dog gate is always broken. 5. Property doors are always broken. Anyone can get in. 6. They will literally lease the apartments to anyone. You hear drunk people running up and down the hallway. And drunk people trying to talk to me in the hallways. 7. They let aggressive dogs stay here that has bitten other dogs AND people. 8. No one ever cleans the dog park. Poop everywhere. RUN! They will lie and say there's new management and they will fix the issues but there has been no changes. Don't believe them!”

You worked hard for it. We just didn't see the money we pay making it a better community. Tate Tanglewood does not deserve your business. We lived there for 3 years. The location within the city is prime. It’s the Galleria. I like the hall carpeting, although it makes it difficult to see dog poo. It can be a beautiful building. COH is tearing up Fountain View for the next 5 years so be prepared for a one-lane, bumpy and congested ride to and from home every day. I don’t know if there’s someone living/working there that has an inside scoop, or if it’s the garage gate that’s always broken – side note.. they’ll fix the arm and the gate and like the very next day it’s broken. That’s the fault of a tenant. But then it takes weeks and weeks for it to be fixed.. only for it to be broken again – or if it’s a construction worker, because, you know, they don’t live there but have full access to the building, but there have been 4 times that I know of when I’ve seen cars on bricks in the garage. On. Bricks. And then the next day there’ll be a security guard posted outside all night. (???) Some of the doors don’t lock or don’t have handles. Maybe that’s why. Google “Tate Tanglewood auto theft”. There are no mirrors or cameras in the garage, so people fly around the tight corners at 15 mph. Hide ya wife. Hide ya kids. Of course, there’s dog poop in the halls and in the court yards. Every morning I would see mounds of poop all over the artificial turf. They say they control pet feces in unwanted areas from the DNA samples they obtain from residents upon move-in. Maybe they do collect, but they surely don’t confront residents about it because… it happens all the time. The times I’ve spoken with the sanitary workers, they’ve been very cordial. I wouldn’t blame the trash problem on them. That’s Tate Tanglewood’s lack of communication on their end between numerous changes in management. But the trash sitch can be ridic. From August to November of ’21, I got 17 emails about elevator malfunctions. They charge you for a courier service for packages because residents were unhappy with the time needed to wait to pick up packages from the storage room next to the leasing office. If you’re not quick about bringing your boxes inside, they walk away. I remember I got an email from a manager that said something like, “I’ve been made aware that the fire alarms have been going off in the middle of the night…” I just laughed. It lasted for weeks. They stopped vacuuming, wall touch-ups, sweeping the garage, cleaning the elevators and the little elevator lobbies, and other cosmetic and sanitation activities years ago. A staff member told my wife that if she didn’t pick up the newspaper by 9 or 10am(!), she would throw it away. She didn’t lie – she threw it away. If you work where people live, customer service should be paramount. I just can’t help but think, in today’s world, there are so many better ways to spend your money. And I’m sure there are many other establishments that would appreciate your presence far more than Tate Tanglewood. They didn’t even care when we told them we wouldn’t be renewing our lease. Almost like it was expected. Everything wasn’t horrible. But, my resolution this year is to help more people. So, here I am. 1.5 stars. Love.”
“ZERO STARS LISTEN TO REVIEWS DO NOT MOVE HERE. From the smoke alarms going off at 3 in the morning for WEEKS, to the trash not being collected and they might even charge you for leaving your trash out that they never picked up or to the drugs and cigarettes being left in my yard to the POOR management. Because just because it’s sparkly and shiny does NOT mean it’s gold and that is Tate at Tanglewood. DO NOT LIVE HERE. When I first moved in here in June in august I was already having issues with trash being thrown in my yard like cigarettes and drug bags. I went to report the findings to the front office on MORE than one occasion both the on site officer and Mario said they would “look into it.” And I NEVER heard from them again. About anything. I could see if I hadn’t just moved in a month prior and it was a simple light bulb replacement request but NO this is drugs and cigarettes being littered in my yard and no one is saying anything? I’m scared for my safety living here. I can not wait to move. DO NOT MOVE HERE.”

When COVID struck it was a given that the upkeep services would slow down, but now that pretty much everything has reopened, it seems management has forgotten that actual people live in that building. Although based on some behavior that might not be true for some tenants... The new manager is horrible: extremely rude and full of prejudice based on how I've seen her treat a fellow tenant that is gay, and some latinos. There's at least one instance of racist behavior coming from her: saying that black people that are living there are only there because of government assist. She also uses the site cops to harass tenants: some people are "asked" to prove they live there for doing nothing besides just being there. Besides my own experience I heard quite a few complaints on her behavior coming from friends and even random people I've started conversations with while having to take the stairs because the elevator is always down. BTW there is only one elevator to the 5th floor that breaks every time, and lasts weeks (last time it took 5 weeks) before it gets repaired. Once Greystar took management we stayed a week without getting trash removed from the 5th floor and when asked why one employee exclaimed in surprise: "is there a 5th floor?". Currently one of the garage elevators has been down for 2 weeks. A fellow tenant had his drawers gone through by maintenance/management for whatever reason and after that installed a doorbell camera that was removed by management! And they said they would only give it back to him once he moved out! This is beyond ridiculous. Talking about trash that's the biggest problem right now. It seems they don't hire people or don't pay enough to actually pick up trash from the garage and the hallways. The garage building has trash literally, and I mean literally at every part of every floor. I'm starting to feel ashamed of having visitors there. But nothing gets remotely close to the 4th floor. There has been a foul smell for months, that makes it nigh impossible to navigate through (there is no direct access to the 5th floor from the garage). There is something very wrong with that floor and the residents there for nothing to change. Somedays I think someone died in their apartment and the corpse is rotting. It's simply beyond absurd (and I'm a very reasonable person, this is not a Karen-esque freak out). People have been stashing stolen HEB carts in the garage and in the hallways, trash bins from the previous trash management company, and all kinds of random stuff. Management does nothing, sees nothing (no cameras in the hallways). The ice machine stopped working or was turned off in 2020 (understandable) but it hasn't been put back to work as of now, and it's the end of summer already - besides several notices to management to address. The gym has had a broken equipment for 3 or 4 months. The water fountain filter has been needing replacement for more than an year! Some doors are broken and cannot be opened (making us have to go around and enter the building through a different one) while others are completely open all times, allowing access to anyone. Just a few weeks ago a literal maniac that escaped a hospice entered the building and got into a tenant's apartment while searching for help to "fight the demons behind the walls". This tenant got into a fist fight with the guy and after knocking him down called the police and found several knives inside the guy's backpack as well as a journal with satanic symbols and confessions on how he killed his own mother and other people because the voices told him to... I really wish I was kidding or making this up, but it did happen... It got just beyond frustrating. I loved living here but now I'm probably not renewing my lease...”

Personally since the new management came in I think everything has gone down the drain the upkeep is HORRIBLE I pay for a parking spot, and since they haven’t set anything up with a towing company I have no one to call when people keep parking in my parking space and no one has had an answer for me when I have gone down to the office to complain. Everyone just seems lost or tries to give you a stupid answer so you can just leave. The pool is GREEN and dirty half the time the parking garages are full of trash. It’s just not the same since this new management came in. It’s been a few months now and they STILL haven’t gotten it together.”

I was concerned by the bad reviews before signing my lease but a resident explained me that since the new management team came in, everything really improved. I have been here for a month now and am happy with my choice. I do not hear my neighbors and have no complaint so far. There is plenty of parking available and I love the neighborhood, it has a quiet feel although close to everything I need.”

My lease was ending so I emailed the office about moving out and giving notice. They were "working from home" due to Covid. Clearly nobody was working. It took 2 weeks, 12 emails and multiple voicemails to get them to give me info. I decided I wasn't going to renew so I gave my notice. I paid what I owed to move out on my move out date and I inquired several times before and after I moved out to make sure my account was in good standing. NO RESPONSE EVER! Because it was less than 60 notice DUE TO THEM NOT GETTING BACK TO ME they charged me an additional $1040.57. They never told me or sent me a bill, they put me in collections! I've never missed a payment, I have excellent credit and own my own rental properties. While living there communication was always slow. Dog poop would be left in the carpeted hallways for weeks and maintenance never picked it up... even after reporting it to the office! Poop trash cans would be overflowing every week... even after reporting to the office. Some of the staff was nice but incompetent. The others were flat out rude and always had a "don't talk to me" attitude. They ignored requests about domestic violence issues from neighbors. They don't care about anything or anyone. I've lived a lot of places and the staff at this location is by far the worst. There are too many horrible qualities to mention them all.”

I leased during the pandemic it took them a month to get my lease the time I got my lease it was the day before i moved in with a 1,200 dollar deposit. I ended up paying the deposit seeing as my leased ended the next day for my old apartment and I was stuck. Then on top of that the next day they run tow months free. What a ------- joke. The leasing office is a horrible experience, They ignore you and allow you to stand there for 20 minutes before being helped and then when they do help you they roll their eyes and act like you are bothering them. When you ask simple questions they have no idea how to answer them and have to check and get back to you. This is not customer service at all, I would suggest hiring an entire new staff to clear house . The parking garage is another nightmare. They have cars in guest parking that are parked for months at a time with dust on them, when i emailed the office about the guest parking issue because there is none at all they never responded. The apartment walls are paper thin and you can hear your neighbors above you 24/7, if you like your sleep this is not the place for you,if you have guest that visit often this is not the place for you. Steer clear of the tate at tanglewood!!!!!!! They will take your money and lock you into a lease when you have no other choice but to move in. This is one of the worst mistake i have made and i have lived in some of the most highly rated buildings in the United states 1010 wilshire being one. It is not luxury at all,staff sucks and are 100% rude!!!”

After paying my $280 to apply for an apartment which was discussed with ----- for me to move in at the end of the month. Confirmed with ----- on Tuesday that she would give me a call on Friday with my approval only to receive a call from -------- on Wednesday saying my move in date was to be the same Tuesday I spoke to ----- so they can no longer hold the apartment at that rate. Very confused how someone can move in without an approval or signing a lease. Per -------- I had to send her an email that she would then forward to her manager to investigate. Why did I need to send an email for their poor communication? It's Saturday morning, no manager has called to apologize. I did call and Rehana answered, very kind and great customer service. She was extremely apologetic, not even the leasing agent I originally spoke to (-----) has tried to call to rectify the situation. Poor poor poor customer service and communication. Thankfully they have agreed to give me back my $280 for the app and admin fee. I called and spoke with ----- Saturday morning and she continued to mmmm hmmm me, sat in silence or just had a horrible attitude. She did not care and kept saying the situation is out of her hands.”

Don't get me wrong security should be a priority but they seem to lack the background to truly make a difference. Since the crimes generally involve the garage they have felt that switching over to a eztag garage system and limiting visitor parking outside the garage is a proper "deterrent" for crime. They will argue that the tag will be more secure and allow them to track who enters the property. While not necessarily a lie, most criminals will simply tailgate the car in front of them or drive in as someone leaves. The visitors "lot" is about 15 spaces cramped on the side of the garage entrance or the streets. Security for the lot is limited to camera at the front entrance and nothing else. My boyfriends car has been hit in the visitors lot and on the street but of course that's not their business. While they worry about updating the garage technology they don't even realize the building security is sub par. Several of magnetic doors around the property are weaker than a refrigerator magnet and pop right open. I won't point them out but they have been broken for about 4 months and they don't seem to notice. I used to write review after review calling out their terrible lack of security and awful management. However, in the past few months I have watched Chrystal Garcia make incredible changes to this place. There is now more security and more structure. The staff works hard and gets things done, and I have noticed a huge difference. The Tate did have some terrible problems before, the other reviewers are not wrong. But the problems are actually being addressed and I could not be happier to live here now. If you go outside in front of the leasing office at any time of night now you will see the posted security guards keeping watch and doing their jobs well. The parking issues have been resolved and the place is doing great.”

Things are constantly breaking and until recently there were major problems with having the fire alarms go off building-wide. Within a month of moving in I had already had to contact maintenance about a number of things (including getting a lock put on a the sliding glass door to the outside (it just wasn't ever installed! Its also worth noting that this request didn't get taken care off for several months after the first time it was looked at and took me contacting them a second time!). In less than a year the flooring has already started warping and/or coming up. Management is a joke and often times seems unprofessional. Until recently packages were left unattended, just stacked in a hallway for anyone to take, and residents would get no information about package arrivals or deliveries. This obviously led to a number of problems. Instead of just fixing a simple problem with having the packages secured and emailing residents when things come in they decided to hire off-duty police to sit around the lobby or hassle residents when they come home. Its like dealing with the TSA at home. The irony of which being that access to the building and garage aren't particularly restricting since things like the automatic garage door are constantly left open or the building doors not closing all the way. Chrystal Garcia seems to be in charge and at best seems to be inexperienced or incompetent and at worst is a liar and two-faced, often harassing residents via email only to flip-flop when confronted in person. New fees or restrictions seem to constantly appear and one can expect their rent to increase substantially when going to renew a lease. It really is too bad that my time here has been so adversely effected by the poor management because the location is great and the facilities are nice. That said, I can't wait to get away from here and never have to see Chrystal again!”
