“These apartments are worth it if you literally need a home tomorrow....and you have a strong backbone. I say this because if you can't put up with obstacles that come with having a place this cheap, then get a second job this isn't the place for you. Overall I don't have much bad to say about the people living here, all seem rather nice and just trying to mind there own business. My neighbors are nice however have a zoo of animals in a one bedroom apartment every morning I wake up to a slew of animals barking. My downstairs neighbor is also very nice, it's pretty obvious he's a drug dealer though, I'm just saying sometimes there's a line outside his door lol. My actual inside of my apartment isn't bad a good size too however nothing works. The shower is nice but it doesn't drain fast enough and takes about 20min for hot water to come out, if there even is hot water. The toilet completely broke and it took 7 days for anyone to come fix it. My dishwasher and garbage disposal haven't worked in the 2years I've lived here. In my hallway the I've had an on again of again leak since I've gotten here it's progressed to the point the ceiling is falling out, and it's becoming moldy. I've told two different owners/managers about it but nothing gets done. The sooner you realize the apartment staff doesn't help the better. I pay for a reserved parking spot that's always taken. The tow truck doesn't come when you call them either. I finally tried to use the onsite washer and dryer and it broke while my clothes were in there. The AC never works, it's 95degrees and it's literally hades dungeon in my apartment. During the winter the heater never works either. I've noticed there are fleas everwhere aswell. Basically this is the perfect place of you are trying to survive, any other reason this place needs to be teared down.”

“Everything was good until Brightside recently purchased the complex. Now they are trying to get people to pay more even though they have leases that clearly state the price is less. The office lady tells you your lease is not good because it is not with them but wants to give you a hassle about moving out. You cannot cool your apartment under 80 degrees, the ac leaks and they never fix it, the parking is terrible, the dumpsters are always overflowing with garbage and the finally decided to get rid of the pool and just fill it in with dirt. They never cleaned it anyways.”

“i used to live in these apartments for 6 months, a lot of incidents happened while I lived there the trash can got caught in fire, the residents of apartment in my building got robed gun pointed, cars have been stolen from this place, the maintenance guy Edward used to get high at working hours, the sewer backs up every other day during the winter time, they tow your car even if you have a parking permit, all the kitchen sinks and ac's and bathrooms leak, they never fix anything, the swimming pool its always dirty, they allow pitbull dogs to certain tenants, this place its a mess, and they over charge you for water $100 per month for water, they change managers all the time, your mail get lost because they don't give you a mail box key, mail boxes are always open other residents can steal your mail, and in top of that they cut off your utilities if your rent is not in there by the due date. This place is horrible do not rent here. They are liars and cheaters, and they do nt refund your deposit. They are also infested with bedbugs and really bad pest control, fleas all over and a lot of mosquitoes too. Landscaping is horrible, now the maintenance guy cut the grass, ridiculous. Ceilings are falling apart in halls and inside apartment and there are no security lights at night time, gates are always open, you find condoms, drugs residuals in the laundry and the washer and dryers never work.”

“Do not move in here. Worse place ever. Dirty, nasty place. The managment co has terrible manners. Awful people. The mail is not confidential here! Mail can wind up anywhere. don't put this address for your mail. My mail got lost here...There's better places like the "garden" a little more to the south...Airconditioner broken. Leaking problems and such. Roaches too.”

“nothing ever gets fixed!!! everyone is in your business always, then spreading rumors. management is awful NEVER in the office, huge gossip! dont waste your money looks good paying rent with electric included but water is $80 and gas is $20. the crime rate is over the top bad, not a good place for kids. cars speed in and out of the complex the gates are NEVER closed! garbage is never picked up. biggest issue here is if you have a complaint theres no upper management only the lady in the office then the owners, who are never here from dallas. my advise is to stay away!!!”

“This place is the worse place I've ever lived. I've been here for a year and have just moved out. My car has been broken into twice. The management constantly is changing. You can't control your own air conditioning or heat; the management controls. it. The parking is awful. The pool is gross! The pool is never cleaned and last summer it actually turned green! My lease is up at the end of January and I moved out over the weekend but when I went back two days later to get the rest of my stuff the locks had been changed and I was told that my stuff that was left there was thrown away; my rent is paid through the end of January. Do not waste your money and live here because you will regret it!!!!”

“The parking is TERRIBLE!!!! It takes forever to fix anything, the electrical bill went up to $100 a month. The ac not controlled by the tenents. I have ants and roaches. When I moved in the carpet wasnt cleaned, the floor was dirts, I have holes in my windows. I dont recommend this place if you have small children. its not safe, and the gates are left open so anyone can come in and out.....and some stupid kids set the dumpster on fire....the manager was complaining that she never had to deal with people like that before because she has a house in Katy and she hates living there.....whatever beetch...OH AND THE WALLS ARE PAPER THIN,,,I ALWAYS HEAR THE KIDS CRYING...UGH...IM OUT rent is $765 for 2/2...and bill is $100”

“I have lived at this apartment complex for three years. I'm about to move out and I cannot wait! My apartment was broken into last year and the six months ago another attempt was made. My car was towed from the covered parking and their reason was I was parked backwards. There were no signs telling me not to park that way and when I got home from work the maintenance van was blocking all spots and the only way to pull in was backwards. When I complained to the office, she told me the sign had been there and I should have known better. People still park backward and I've yet to see them get towed. I have been asking for a minimum of 7 months for my dishwasher to be fixed and that has yet to happen. My air conditioner leaks when it works, but the maintenance man won't come fix it. The biggest problem I have with this place is that the owner does not care about the people living here. They pay electric, which seems nice, however, they do it because of how they have the air conditioning system. It's a chill water system so it's all hooked together. This means if someone complains their cold, they turn the air off. Also, if the owner decides he wants to save money, he turns the air off. For example, today it's 80 degrees outside, but the airs off. The owner told the office and the maintenance man to tell us we can just open our windows. My window is open now, but it is still 80 degrees in my upstairs apartment and super stuffy. I'm afraid to leave the windows open at night when I'm asleep because this place is not safe. I would not recommend this place to anyone. The apartments are a descent size, and they pay electric, but it's not worth it. They charge too much for what you have to put up with! Not to mention, when I first moved here the water bill portion of my rent was around $30 a month. Now it's around $100 every month.”

“The only real complaint at Dunhill is slow Maitanence and a frequent turn over of office personnel so not always for the best. The complex itself is small and generally quiet. If you get a back townhome the patios open to the bayou so really nice and private like. The location for me is 2.5 miles from my current job soon to be .5 miles from the new office so convenience is very much there. It is also nice that it is adjacent to the TC jester walking/biking trail and walking distance to the park. The few issues we have tends to be at most complexes and no bet the other 2 complexes in this row are any better.”

“Do not move here! Management sucks! We have lived here for about four months and even though we have been asking them twice a week every week for our mail box key we have yet to recive it. Also, we moved into the "nicer" townhomes that they use to show potential renters and it had paint spots on the carpet, no top deadbolt lock, no drain stoppers, no lock on the back gate door and it had missing boards so you can see into our patio area, some of the electrical outlets don't work, the main bathroom did not come with a shower curtain rod and there is a hole in the corner of the wall in our living room that goes completely through the wall. They refuse to fix any of these issues and refuse to discount our rent for making us live with these issues. We are paying 745 a month and I assure you its not worth that much. The gate that leads into the complex is never shut so when they say "gated community" they use that term very lightly. The women who works the front office always leaves early then tries to charge us a late fee for not paying rent on time even though its her fault seeing as she is never there when we get back from work at four. I give safety a zero considering our home was broken into while me and my husband were upstairs and my purse was stolen. After telling the office and asking them once again to fix the security issues so this wouldn't happen again, they have yet to do anything. Mind you this break in happened a month ago. Our car had an attempt to be broken into as well. My neighbour and sister in law was almost mugged in their covered parking after picking up her kids from school. Had my husband and his brother not been there to defend her and her kids God knows what would have happened. I hate these apartments and am counting down the days till we leave.”

“I love Dunhill apartments I dont know what other people are talking about it but I been here 2 years and havent had any problems is a small community and is very quiet the staff is very friendly mili is always smiling and eager to help jessica is nice and the manager mayra is very friendly everytime I have a maintenance request is always taking care of withing 24hrs. I recommed this place to everyone if you are looking for a quiet and affordable place to live you should stop by at dunhill.”

“I am currently a resident of this complex. In the past, yes this was a horrible place to live and the management team didn't care. But now I really love living here. It is quiet and peaceful and I really feel safe here. Mayra and her management team are really friendly and courteous and a pleasure to deal with. I would really like to thank her and the rest of the team for all their hard work in turning this place around. These people that are complaining are the people that complain about everything. Nothing ever pleases them and they want everything done as soon as they call about something. They are probably also the ones that were always late in paying their rent, and rec'd late notices every month,but yet want everything done right away. If you were really that unhappy with this place then you should have moved sooner.”

“I will never ever live here again, management does not care, maintenance does not care, they are managed by GFI, and mostly have the same type of service at all of there properties. Dunhill had several Sewer back ups and they did nothing to correct the problem... they would only clean up and then it happend again in less than a week.... they never attempted to put residents in a different apt. watch out for the mgr.... she will do anything to cover her butt.... and you would think she would care since she lived on property, but no she doesnt, but why would she care... she only makes sure her apt is in good condtion.....oh and they raise the rent after ike after my apt was destroyed”

“Yes, I have to agree with what was said about dunhill in the past, maintenance did suck. Manager was not doing ---- about anything because she did not live on site. Now that new management has taken over, the property is looking much better, the laundry room had a make over, the office is actually open, its not drug infested. I would highly recomend dunhill. We even see HPD come out on regular basis, but not for any crime issues.”

“They got a new manager here and got all new staff. Things around here are looking really good since she steped in. These apartments are not like they said in the previous post. Good neighborhood. Maintence fixed things quickly.”

“These apartments are awful attending to there residents.Then worst part is someone from maintance entered our unit and committed theft. This is awful place to live. False advertisement of having a pool they have no permit a/c breaks down, they dont fix anything you complain about nor do they complete your apartment.”

“Everything posted in the other review is true. I have lived there awhile because i am poor, and it's super cheap. Less than 800 bucks with electricity included.But there is a trade off. Constant maintenance problems, roaches, rodents of all sizes infest this place. The 4 washers and dryers are almost always broken. Yes, thats 4 each for about 50 apartments. Most of the time it's only one.There are not even hook ups for them in the units. Maintenance? What a joke. They pick the cheapest easiest way to make you shut up. Mold? Paint it. Cracks in the drywall? Paint it. The A/C and heater are centrally controlled. This means you dont really have control over the climate in your unit. It is 80 degrees on a regular basis during the summer. The managments answer? Our staff is working on it. Speaking of managment,at least 4 managers in 3 years. Those are just the ones that decided to make themselves known.Managment doesnt even stay in the office on site. They only show up there at the begining of the month for rent and evictions. As for the "community", residents regularly sit out front in nightgowns and trashy clothes smoking and drinking. Where do those bottles go? On the ground. I actually kept a watch on one bottle that stayed in the grass for over a month. In plain view. There is no security, or even a courtsey officer. My car has been vandalized, broken into and painted on. Items from my back patio have been stolen. I had maintenance work done once, the next day, my dvd player was stolen. Draw your own conclusions. The surrounding neighborhood is a haven for crackheads and other criminal types. In every respect, this place is the ------. If you have a family, please look elsewhere. This place is horrible and no one cares. An update: Dont bother if you want your deposit back. They will dodge you like they owe you money. Ironic isnt it?”

“THESE FOLKS HAVE NO IDEA ABOUT RUNNING A BUISNESS, THE MANAGEMENT IS RUDE, PROPERTY IN SHAMBLES, MATIENCE NON EXISTANT.RAW SEWAGE IS FLOWING OPEN ON PROPERTY, POOL USUALLY GREEN AND QUITE A FEW CASES OF PINK EYE LINKED DIRECTLY TO POOL. EVERY TIME IT RAINS THE RUNOFF FROM PARKING LOT FILLS POOL,MAKING IT GREEN, IT FLOODS ENTRANCE GATE MAKING IT IMPOSSIBLE TO COME OR GO. LEAKS IN NEARLY EVERY APT. PLUMBLING ALWAYS BACKED UP AND THE SMELL OF SEWAGE IS HORRIBLE, NOT TO MENTION U HAVE TO WALK THRU IT BETWEEN BUILDINGS. NEVER ANY MANAGEMENT ON SITE OR REACHABLE BY PHONE, THEY DONT RETURN CALLS AND NEVER ACKNOWDLAGE MATIENANCE REQUESTS.BLACK MOLD GROWING OUT ALL OF THE A/C VENTS AND COVERING WALLS(THEY SIMPLY PAINT OVER IT TO RENT) MOST RESIDENTS EXHIBIT SIGNS OF LETHARGY, BLACK RINGS AROUND EYES AND ARE EXPERIANCING SIDE EFFECTS FROM BLACK MOLD POISIONING. IF U VALUE YOUR HEALT OR SANITY DONT RENT FROM THESE JERKS, WARN YOUR FRIENDS!!!! I HAD 2 CARS 8 BIKES , A WAGON AND PLANTS STOLEN WHILE I HAD TO LIVE THERE . MY ROOM MATE WAS JUMPED AND SERIOUSLY INJURED, I CALLED 911 ON SEVERAL OCCASIONS AND THE POLICE NEVER EVEN BOTHERED TO RESPOND, MANAGEMENT AGAIN COULD CARE LESS.MY APT WAS BROKEN INTO TWICE AND CAR 4 TIMES , VARIOUS OTHER ITEMS STOLEN ALSO.”
