“Since the apartments were purchased by Axiom we as tenants have been abandoned. The only way to contact a manager is by phone #. BTW the manager is very good at telling you what you want to hear, but nothing ever gets resolved. For the past 6-8 months we have had a mouse problem, when notified numerous times they tell us they are working on it. Would not recommend”

This place is located extremely well for student's, great location for shopping and recreation, the neighbors are mostly polite and the manager is an agreeable person. Now for the negative. Maintenance is nonexistent and out of its league. There is no onsite maintenance, so if you get leaks, which are very common, just look up at the ceilings and you will se evidence of repair, it will be days or weeks before its addressed. The sewer system here is unmaintained as such, its not uncommon for sewage to back up into the units. As an example las week the swear was blocked. I had both toilets and two sinks overflowing. Sewage got all over the upstairs carpet, as well as down stairs area. This was called in at 1050AM, and wasn't addressed until 845PM. Me, my kids and another adult were left unable to use the toilets and really couldn't run water. There are many more issues in the place in in now, but that's the worst. Management is very unresponsive to maintenance requests here. The pool is closed most of the year, and the little park where people walk their dogs is pretty much unusable for anything else. Resident's don't clean up after their pets, and that area is commonly used to dump construction tear out. If you look under the tree you will find old roofing shingles allover the ground, as well as drug paraphernalia. And in the woods right nest to the pool, homeless people commonly camp. The fence has been bent so they can come and go as they please. Basically maintenance is not capable of doing simple tasks, and is overwhelmed. If you are considering Tiffany court apartments, I would ask ------- about these things when you come to look.”

She knew everyone by name, and took care of issues fast. Then came the darkness. The new management, or lack thereof. First thing they did was get rid of Deanna. Then came the empty promises, construction, threats, etc. We got a failure to pay rent / eviction notice for non-payment of rent taped to the wall in our apartment. I was confused as I looked back and forth between the notice and the cancelled rent check. So I called. After waiting forever to get a response, they finally told me, "Whoops. Sorry. Our mistake." Super. Yeah, avoid this place like the plague. We are gone as soon as possible, if not sooner.”
— 16505 TIFFANY CT · HOUSTON“The residents here are very unhappy since the hostile takeover of our property this past August. People who have lived year for over 5 yrs. are now planning to move as soon as leases expire. It has been constant torture for more than 4 months now. They hired unprofessional's to replace siding which has created numerous problems. Sheet rock is cracked, windows are leaking now and utility bills will be soaring because they tore out the insulation and did not replace it. These owner's (alias amateur flipper's) have ruined our quiet community and caused nothing but grief since they arrived. There are nails and trash everywhere and we are left to clean up their mess. They have become famous for this line "Sorry for the inconvenience" which is a bunch of bull****! They are here to make a profit and nothing more. Nobody is buying into the lies that these so called improvements are for us. Like everyone else, we can't wait to leave this place!!!”
— 16505 TIFFANY CT · HOUSTON“This place got terrible real fast!! We have not even been here for a year and I can't wait to move. This was once a nice quiet place tucked away with a kind manager who did what she could for the small community. New owners took over, ran her off and replaced her with crap for management. My apartment is falling apart while they are more concerned with re doing the outside for future residents. The construction workers completely severed my Internet wires that I paid to have installed, with no notice or plan to replace them. My Window has been broken for a month and I have not heard back from anyone since I first called to have it fixed. There is no way to get a hold of a manager or maintenance team. My husband and I both have been trying to get a hold of someone for over two weeks, only to leave voice mails with no calls returned. The place is infested with ants and spiders, and raccoons that destroy your trash at night. I hate it here and can't wait to move. DO NOT MOVE HERE!!!!”
— 16505 TIFFANY CT · HOUSTON“DO NOT RENT HERE!!! New owner's are nothing more than a cruel joke and the management they hired are even worse! They took what was once a quiet and peaceful place to live and turned it into a nightmare for the residents. They continually make one bad decision after another like replacing our big mailboxes with smaller ones so the mail won't fit inside now. They removed the drop box for us to deposit our rent in until they were flooded with complaints and put it back finally! This place was always at full occupancy (46 units) and now we have had 7 residents move out in just two months since takeover. We will be the next to leave as they think they're going to raise our rent by $250 a month-Insane! They're trying to charge us for improvements that haven't even been made! If their goal is to run us all off, then they have succeeded. Pretty sad situation here...”
— 16505 TIFFANY CT · HOUSTON“Was a nice place to live when we moved in but not now. New management and owner's have taken over property. Office is never open which makes paying rent almost impossible. Never can get anyone to call back from number provided to us. Plan to move as soon as lease expires because they are raising the rent by more than $100 per month. Very upset with current conditions here :(”
— 16505 TIFFANY CT · HOUSTON“I have lived here 5 yrs and it used to be a nice place until new management took over and ran the previous manager off. It has gone to "he** in a hand-basket" in just 1 month. You don't want to live here. The new manager is unreachable and there is never anybody in the office when you need them. I can't wait to get out of here!”
— 16505 TIFFANY CT · HOUSTON“We have lived at this residence for a little over 18 months. It's peaceful, safe & quiet. The staff keeps the grounds beautiful. The manager is the greatest. Always with a smile & she will know you by name. Enforces the restrictions. Maintenance is fast. Sure it not the Hilton, but I think it's the best. I plan to stay, as my friend & neighbor says, till they find me dead in my home.”
— 16505 TIFFANY CT · HOUSTON“Lived at Tiffany Bay approx. 2 years. Lots of maintenance problems. Mold in kitchen, a/c breaks down, water leaks, etc. Maintenance staff makes bigger mess when doing repairs. Office manager very nice and likeable, just complex very old and patch-up work instead of investing money is real repairs. Which means more repairs. Raccoons are a problems. Area feels safe and close to schools and shopping, etc. Neighbors fine. Very convenient location, just expect problems. Recommend if you are aware of the issues.”
— 16505 TIFFANY CT · HOUSTON“What is great about this property is the majority of residence have lived here a number of years. You know who your neighbors are by sight, they are friendly and more than willing to lend a hand, should the need arise. According to a number of Houston Police Officers that I spoke with over the years, this is one of the safest neighborhoods in Houston. It is also one of the things that attracted me to this community. This is an older property with great value, too many to count. It is a very quiet and peaceful place to live, with down to earth neighbors who do not tolerate loud parties or problems that are often associated with many properties i.e. criminal elemnts, drug bust, break ins, etc.. If you were to need assistance, help is minutes away. If you are looking for a place to call home, with a down home feel, this is the place to be. Relaxed and simple. A true Diamond in the Rough”
