“We've lived in this complex since 2016. The first unit was a hot mess because there was a roach infestation and bees had built a hive in one of the closets. I recommend that you try to get a unit as far away from the dumpsters are possible and to do your own pest control because although you pay for them to exterminate it does no good. We moved from that unit into a unit away from the dumpsters, we did our own pest control and our new unit is great. the place is affordable as far as the Heights is concerned but again get a unit as far away from the dumpsters as possible!”

When you address you concerns with management, MENDE/MENDA-THE PROPERTY MANAGER will begin to harass you in many forms. After addressing my concerns, i began to receive notices on my door that i was behind on my rent when i was not, she began to put lease violations on my door (1 for putting trash outside of my door before throwing it in the dumpster, 2 for allegedly not picking up behind a pet). They are quick to harass you about arbitrary things that aren't even listed on the rental agreement, but slow to fix leaking sealings, pest infestations, laundry mat access, and rental referral reimbursements. I've noticed that these tactics have primarily been done against African American tenants at the apartments. However, when a Caucasian tenant reported a leaking issue they immediately had contractors not only fix the roof where that tenant resides but other areas as well. I've attempted to address my concerns with the apartment manager, and management company to no avail. DO NOT MOVE HERE!!!!! IT IS NOT WORTH THE CHEAP RENT!!!!”

There were electrical problems in our building causing shorts. o If I used a blow-dryer in the master bedroom it would short out the electricity on one entire side of the apartment o I left the light on in the master bedroom closet and came home in time to discover a smoke cloud coming from the electrical socket and the lights shorted out o When it rains the electricity in the entire building would often go out. o Food waste due to constant electrical shortages o If you turn the garbage disposal on in the kitchen and touch the metal on the sink it shocks you ? There is no security. In the times that someone claiming to be complex security has been present they are hanging out in the laundry room near our building playing on their cell phone ? W/D are constantly out of order due to electrical shortages o The a/c unit in the laundry room running at the same time as the washers shorts out the electricity o The a/c unit in the laundry room leaks water directly down to the electrical sockets where the washers are plugged in ? Pool areas attract random non-residents (especially in the warmer months), illegal drug users and often times becomes a dog park for folks who just let their dogs roam off leashes since it's the only fenced area ? Neighbors are constantly fighting both physically and verbally; slamming doors, banging up against walls, yelling inside and outside the apartment ? Unsafe: There have been multiple recent crimes at the property that have made news headlines in the last 12 months (Google them) o Stabbing and Robbery o Murder ? Rampant illegal drug use and distribution ? Improperly sealed units and shared ventilation o Cannot properly cool or heat units o Cannot prevent marijuana smoke from coming into unit o Can hear everything the neighbors do o Windows leak o The bottom left panel on our front door was just a piece of plywood painted over ? Terrible office hours. If you are a working adult the office is literally only ever open when you are at work ? Water smells like rotten eggs ? Pipes are rusty and cause orange water and rust buildup in the tub and toilet ? Tub and toilets back up o Back up causes leaks: most recently our tub leaked into our downstairs neighbors unit ? Foundation in our unit was cracked and constantly creeks and shifts. The floors are uneven and both are breeding grounds for bugs. The walls are cracked and the ceilings are cracked as well due to the unstable foundation. ? Mold issues due to the inability to properly cool and heat the unit. Proper temperature cannot be maintained. ? After Harvey when damages were assessed by management and the huge moldy wet patches were found in both the guest and master bedrooms of our unit, the person sent to make repairs simply painted over it and called it a day. No sheet-rock replacement. Management never bothers to check repairs they pay 3rd parties to conduct in units There is so much more I could mention...consider yourself warned. The "lower" rent cost here to live in 77008 isn't worth your sanity, health or safety.”
“The "answering service" at this apartment is extremely rude. I understand being introverted and not overtly chipper but this woman was just plain rude and mean. She was short with us and hung up on us after we asked one question. This is not someone I would want answering a phone that was representing my company. P.s. the hours they list on their website are lies. They are not open Saturday as the "answering service" emaphasized emphatically to us. (Website lists 10 to 3)”

The apartment was infested with bedbugs, roaches coming out of the sockets, huge rats that have no fear, strange insects I've never even seen before, EVERYWHERE! This was all before bringing a single box into the place. I have lived here 8 months and have yet to unpack as the problems have only gotten worse. Every single time it rains, sewage comes out of all the pipes- kitchen sink, bathroom sink, shower. Pure brown, foul smelling water with chunks and the toilet will randomly overflow without even flushing and flood the bathroom. Do you know how much it has rained since I've been here? Almost consistently. The sprinklers are always broken so they just shoot water out at you. My patio is always flooded. The landscapers blow everything directly in your patio, even trimming trees so the branches fall in. The washers and dryers usually do not work and when they do, they steal your money because they use credit card only. You can expect to spend $200 for a load of laundry and a terrible headache. There is however, a laundromat down the street that's decent, as long as the drunk homeless people are sleeping and leave you alone. The owners are very, very nice. Back to the apartment now. The walls feel like soft wet plaster. The previous tenant must have seriously trashed the unit I'm in. You can hear every little noise your neighbours make. Every night there is some kind of drama outside, people yelling, fighting, cussing, trying to run eachother over. I've only heard gunshots once so far. This complex looks so cute from the outside. The model unit they show you looks fabulous. Crown molding, walk-in closet, convenient pass-through, nice size outdoor space. However, it's all smoke and mirrors. Everything has just been covered up with a quick layer of white spray paint, poorly laid peel and stick flooring and a little new carpet with plastic strings hanging out all over. These apartments have such huge potential and I want so badly to love it here. I just wish they properly took care of things and it would be nice if it were safer.”

The building east of my group of building had a drug dealer that lived in the 1st floor closest to the street apt. He was prob 24-25, white male, parks in the first carport spot, blonde hair. Used to drive a black Chevy but that got repo'd so now an old mustang He has his buyers come to him at the apt and so there is always cars in and out of the driveway. If you're cool with that then so be it. Roaches, OH YEAH! "We spray weekly." That never helped. Rats??? YUP, live in the walls, go knock on doors in the 2306 building, and ask. Crime?? Yes, I lived there for 12 months, cars on blocks 3 times, stolen vehicle 3 times. Not my vehicle.. but these incidents occurred just on my carport row. Laundry On-Site... Yes but 1 or more of the washers were ALWAYS broken. Oh and when you move out, good luck trying to get your deposit back, even if you left no damage. I've called 3 times and visited 2 times asking when I would receive it. 3 months later and i still don't have it.”

In the last 2 months, residents have witnessed security sleeping during the crucial hours...2:00 a.m. thru 4:00 a.m. on a Monday morning. While security sleeps, I've assisted police with 2 car break-ins and a burglary at this complex. The thanks I get, my friend can't renew her lease. I wouldn't hire this management firm to run a porta-toilet!”

I love that the Mailbox is right by my door and the Trash bin outside is never overflowing. Its emptied often. I havent had the best experiences with the Laundry But there are others close on W.18th. And I saw repair men fixing whatever problem last weekend so I know they DO FIX THINGS if broken. There is a guard who walks around on the weekends. He introduced himself the first night. Elementary School zoned for this property is AWESOME !! Why didnt anyone mention how great that school is ? Overall we are very satisfied with our apartment. If you are looking for a new place my advice is to look around and stick to your instincts. This property was great for my family. You might have different needs.”

My drug dealer neighbors would stay up almost every night screaming at each other, their baby screaming at the top of his lungs and music blaring until the cops showed up, and some times after. My boyfriend called it " Crack theater" LOL! The walls were so paper thin that I could hear every word they said. After about a month of this unnecessary drama, I complained to the landlord. That same night my neighbor busted my boyfriends car window. NOTHING was done about this because,"I didn't have enough proof" and they said they couldn't guarantee my safety. They have a security guard, but it didn't seem to matter. Maintenance sux!!! My toilet was broken for a week, the kitchen light buzzed loudly and there was a moldy drip above the sink. I complained multiple times. IT wasn't until I started to submit in writing that something was done. The pool looks like it has mildew and the laundry room only had 1working dryer because the others were vandalized and never fixed. No in door washer or dryer. This was the biggest waste of 6 months!”

The manager was Darlene and she was so understanding if you were late (she wouldn't cut off your lights)as long as you talked to her. I lost my job and was two weeks late on rent and the other girl (-------- chick, Asminda) cut them off even when I explained to her what happened. I have an 8 year old child! This was in the middle of the summer, too. Then they came in (without me being there) and held some of my property until I paid. So no lights, my food went bad, and they took my personal property! Keep in mind I had already been there over a year. The hood rats that live in the storage place down the street would trash our pool on the weekends. Complaints were made, nothing ever done. The final straw was when mold started to grow from my ceiling. I lived in a downstairs unit. I ended up calling the health department on the issue and they put some killz on it. That's all! Two weeks later I have a mushroom, yes I said mushroom, growing in the same place. I broke my lease to get out. I faxed over a complaint to the management company about everything the day I moved out. Like I said, I lived there for 3 years. I was sad to go but now I am happy I did. Well first of all when I got there the AC wasn't working, the restroom wasn't that clean, there was like this BIG hole in the celing in the restroom. What I didn't like was that maintanence had went to the apartment when we were not there and my husbands gold necklace was missing AND SPECIALY MAINTANENCE DIDN'T DO A GOOD JOB!!!!. Well 2 months later that I was living there I had a note on my windshield wipers. Who knows from who? It had said "You're beautiful, You're man is so lucky". I was like who in the hell is watching me. How did they know it was my car? How did they know at what time I go to work and put that note before I got to my car? So I just ignore it, I was like its just some damn idiot that has no life. So a week later I had another note on my windshield wipers saying, "If your interested call me or txt me (with his number)" LOL. I was like Oh no this guy its insane. So I told the girls from the office what happen and all they said was "Well call the police and make a report and give us a copy so we keep it in our records" I was like whatever, YEAH RIGHT!!! I guess they just let any weird ppl in those apartments. Trust me there are weird ppl!!!! Well two weeks later one Saturday afternoon I was going out and someone had dent my car Friday night, in the Drivers door and the passangers door they had scratch my car on the back with a key and there was vomit on the Right side of the car. YES, some Idiots did that!!!! and who knows who did it. After those notes and the damages in my car I still have no clue who did it. Since my husband and I been there we don't talk to noboby we mind our business. So I have no clue who's hating on us if we don't talk NOBODY....LOL....Last but not least, during the Hurricane IKE no one from the office had came to us to update us with at least some INFORMATION, we were with no electricity for a whole week. And there was a leak on the living room after the hurricane, BUT THANK GOD IMA BE OUT THERE by the end of OCTOBER. I wouldn't go back, but PLEASE DON'T EVEN THINK ABOUT IT TWICE OR EVEN ONCE. If your really in need to look for a apartment PLEASE SEARCH GOOD, surf the Internet for the right apartment for you to live. That's something I should've done.”

I lived there in 1/2004 and moved back in 1/2005 and finally moved out in 5/2007. When I left, the pool was a murky green that smelled of rotten sewer, the transients were everywhere, people at all hours of the day and night would knock on my door (evidently trying to find their 'drug dealer'), considerate neighbors became busy-bodies...all in all, the place took a turn for the worse, and never recovered. I agree with the review about how the management office is never open on weekends, though the business hours are posted as being open on Saturday, which is an illegal practice and should something happen when the office is 'MIA', they would be in all kinds of legal trouble should some unfortuante event occured as a result of their property causing an injury; i.e. the ceiling caving in causing bodily harm...that's just how stupid the management is though and shows how much they do not care. I can't say enough how I am so glad I do not live there anymore!!!”

The first night we moved in my car got broken into and they did nothing about it! there are always cop cars in the parking lot. the people who live there are ------ as hell. the washer and dryers suck! and the inconsiderate ------- that live there will take your clothes out and leave them there. The pools are always dirty. Very thin walls (you can hear everything). Rarely get to enjoy a hot shower (water goes from steaming hot to very cold to hot again and back to cold then stays cold). Just trust me, this place is a living hell.”
