“I would definitely give it 5 stars if the quality remains as splendid as the first impression. Unfortunately, this is not the case. Drop the "luxury" in the name, experienced tenants would learn it by now that adding that word doesn't guarantee the value but only to increase the rent. Ignore the promotion, the more they offer, the quicker they want to fill the empty apartments because after living there, you would realize that they are only enthusiastic with new tenants, not the current ones. My living experience there would make a long list but here are the most unpleasant ones. Firstly, the AC broke for a whole month during the hottest months of Texas. They blamed it on covid for the late repair since they had to order some components and apparently they arrived later than expected. The fridge leaked the whole time I stayed there. The maintenance guy said they could switch to another one but it would also be a used one, and among them all, the one I had leaked the least... So, put a cup or something inside the fridge for the water leaking and threw out once every other week. Well, at least it was still working. The dishwasher clogged every two-three weeks, to the point that I gave up on calling for maintenance and stopped using it for the last two months. They didn't have enough parking lot! There were nights I came home around 9PM and had to drove around nearly half an hour, desperately waiting for someone to leave so that I could have a spot (of course you could always pay for a reserved, but is one free spot per unit a lot to ask for?). If possible, see a real unit for yourself because except for the layout, your actual apartment will be a lot different than the model one. And last but not least, confirm before signing if there's any hidden fees you would be responsible for but would not be mentioned because they might put it somewhere in the contract (move-in/move-out standard fees). I wouldn't mind paying for what I cause or for the comfort of the next tenant but a little heads-up would go a long way.”

— 1007 CYPRESS STATION DR · HOUSTON“These apartments are going down with the rift raft they're moving in here I can't wait until my lease is up so I can get the bell away from here...You have nowhere for your guest to park in the facility, tenants plays loud music in their homes that comes out off their apartment into yours, and you can report it but nothing gets done about it at all...The office management tells you they're going to do something about it but that's a lie nothing never happens to that tenant...Things don't get fixed in the apartment but patch work or half done or don't get done at all...These apartments was ran do much better when Mrs. Bridget and the other woman was over the property but they quit because the corporate person that owns them didn't won't to put the money where it should be because of being greedy for the money...He'll if I could give 0.25% of a star I would and don't if they deserve that even...All that money you pay to get no peace in your own home...They're not worth the moment they're asking for them if you can get into a home you should do do but wouldn't advise or refer these apartments to no one I know at all... I have lived here for 5yrs, I met the new mgr Shawn and the asst mgr Malyka they are so very helpful and nice. I was at the ofc the other day and noticed its decorated for the 1st time in years, I see maintenance picking up trash and keeping the property clean daily. I wasn't going to renew my lease at 1st but now that I see changes are being made I'm gonna stay.”

Most residents know to stay in after dark because people have been held up at gun point, cars broken into, food delivery people have been robbed and many questionable people hanging out at all hours. Dumpsters always spilling out and bugs everywhere. Put in maintenance request two weeks ago and they still haven't come to fix anything. Save your money and find somewhere else far away from this area!”
— 1007 CYPRESS STATION DR · HOUSTON“I wanted to post an update. I had originally posted it and then felt bad and deleted it. I have put in the same complaint 4 times in 11 days. My AC has been broken since then. The maintenance staff will get to it whenever (even though it's been put in as an emergency) and then take their time to fix it, but really what they're doing is putting a bandaid over it. It works for about 2 days and then stops again. I can never get in touch with anyone from the office and can't get things done. Each time it breaks my apartment is unlivable. I have asked for prorated rent for the days that I couldn't live there and Shaun flat out said that she couldn't do that. It's not like I'm leaving on vacation or something. I am being forced out of my apartment because it's too hot to stay there. And it's always for more than just a day or two. The last time it broke, I couldn't get in touch with any of the on call maintenance and both Shaun and Mailika basically blamed me for their system not working. This is ridiculous. I have contacted corporate and BBB and if the problem is not resolved, I will take them to small claims court. Update, the complex got new management recently (I'm not sure when exactly the switch happened) and the new staff is amazing. They have made so many positive changes and always have events for residents. They are quick to get maintenance taken care of. They are very understanding for all situations and they are willing to work with you in which ever way they can. I am moving closer to work in August and I wish I could pick the apartments up and move them closer to work. They are amazing. I moved in about a month ago and when i first moved in the lady in the office (Mari) was great and always went above and beyond to help. But when I moved in, there were bugs in the apartment (there was a note on my door that the exterminator couldn't spray because the locks had been changed) and things didn't work. The dryer never gets hot so it doesn't properly dry my clothes. There's also a huge gap between the tumbler and the actual dryer and sometimes clothes get stuck and they come out with ugly brown stains. This has been a problem since I moved in and have submitted serveral maintenance requests and nothing has been done. The bathtub also doesn't drain well so when I take a 15 minute shower, the tub is completely full. Again I have submitted several requests and no one has contacted me back about this or even come by. It's very frustrating. The whole situation makes an overall great apartment way less enjoyable because these things should've been fixed before I even moved in.”
“I lived here for 2 years and only recently moved out because of change in my job location.Management and maintenance crew have always been helpful and pleasant to deal with. Any issues raised regarding maintenance was taken care of within a day or two. It was a quiet complex only with the occasional noise during weekends but nothing major to complain about. Overall I was very satisfied with my stay here.”

However, they won't come and fix things right away. They wait until the very last minute and blame it on their maintenance guy is by himself. Then, you pay around $5.00 for pest control, but if there is a problem, they still won't send anyone to assist you. Management is not the best.”

Gaye is broke all the time roaches are infesting my apt.. don't even talk about pest control bc they charge you for every time they come out to spray.. Worst apts I have ever been in and I can't wait to move out.. my first time doing a review n trust me for the price you would could go around the corner to Retreat.. Zero stars it what I will give them..”

I've tried to be nice and let management handle things but ITS NOT GETTING DONE! This is the only apartment I know of that let their tenants SMOKE inside!!!! Some people don't realize that it travels through the vent. Everyone don't want to smell that nor their clothes to smell like smoke. I've never had a problem at all the whole time I've been a resident. I will recommend anyone to make this place their home. The staff is so geniune and very warming. I always call the property manager the BEST MANAGER on this side of 45!!!! The maintenance crew is by the far the greatest. To have only one man to see too many units, he gets the job done! The staff treats you very kind and with the utmost respect and not like a number or stranger. The Preserve is the BEST!!!!”
— 1007 CYPRESS STATION DR · HOUSTON“Let me start by saying that I've lived in these apartments for the last 20 months. At first my only complaint was the poor quality of the kitchen countertops. They are wood composite countertops that are painted with an epoxy sealant to protect the structure; the downside is that anything left sitting on the counter sticks to the epoxy (even after the tops have had 20 months of "drying") and if you place anything hot onto the counter it melts the epoxy and sticks to the countertop. The greatest detraction from this complex is the surrounding neighborhood. There are at least 5 other apartment complexes on the same block as this one, and they are all lower income/higher crime complexes. The Preserve itself is quiet, but the complex right next to The Preserve is VERY noisy; residents, car alarms, and vehicles driving around 24/7 make alot of noise that cannot be avoided at The Preserve. My biggest issue while living at The Preserve was being broken into. Aside from the horrible event that it was, the atrocity was compounded by the fact that most of the apartments immediately surrounding mine have been broken into, with the most recent being my downstairs neighbor only 2 months prior to my break in. Regrettably, the management and property owners did not see a need to install any security features or take any precautionary measures to prevent further break-ins before my incident happened; nor did they bother to notify residents. Given the circumstances of the break-in I spoke with the property manager to see about terminating the lease early to allow me to move to a safer neighborhood. I was told that terminating the lease was usually denied and if approved, required remitting payment for the remainder of the lease (summing well over $2000 for my lease). I've finally moved and am posting this to warn off prospective residents; this complex is simply not the place you want to live in North Houston.”

The office staff is friendly and courteous, and they remember details about you and treat you respectfully every time you go in. They're also accommodating to your needs and will invite you to come in for free coffee and snacks any time you want even if it's just to say hi. I couldn't ask for more. The staff also strives to create an amicable community atmosphere by hosting monthly events for residents, and the CARES team even gives away donuts at the gate as you leave for work. I've never heard of a complex doing that before I came here! I greatly appreciate the fact that they keep all residents continuously informed. There are often bright colored flyers tucked into my door when I get home inviting me to events, sharing tips for protecting my apartment in harsh weather, reminders about rules to keep the complex looking great (a big plus for me because I dislike others using porches as storage facilities, etc) and, most importantly to me, they're honest about any incidents that occur (only 1 in the year I've been here) and how to stay safe. That's a big plus for me. Face it: we live in Houston. Stuff happens no matter where you're at. I can appreciate that The Preserve's staff takes our safety seriously and treats me like an adult. The apartment itself is spacious and has lots of windows for light, which I like. It's clean, and the bathroom is huge for a one bedroom apt. The appliances are all modern and clean. Great microwave, fridge makes ice (yay!), and the dishwasher is great too. Lots of storage in the kitchen. I love the laundry room too. It's really a room not a closet! Also, cable and internet capabilities are important to me, and I was glad to see that I could get AT&T U-Verse here. Paying rent is easy. I've paid both in person and online, and I've never had a problem. I like their online system too because it makes maintenance requests, paying rent, reservations, etc easy. I use the gym frequently, and it's great. For safety reasons, they do close the gym at night and until about noon on Sundays, so I plan accordingly. The only problem I've had was with the A/C unit last summer. The repair part had to be ordered so in the 4 day wait-time, they installed a portable A/C in my apartment which, while obviously not the same as the main unit, did the job and did it well. I was pleased. Overall, I HIGHLY recommend this complex and will be renewing my lease.”

Seriously go talk to the residents that are residing there now and listen to their complaints. I have lived in this apartment complex for about nine months and am willingly terminating my lease. The front office staff repeatedly "lost" my rent, then charged me for having late rent. Do not pay online, because the office ladies will reject payments in order to demand more late fees. Repeatedly I received NASTY and HATEFUL voice-mails from the office staff. The only good thing about this complex is the fact that the apartments are so spacious. Every single month it is a fight to have them accept your rent, God forbid if you have someone else drop it off for you. They will not accept it, because they are not on the lease. It is purely ridiculous how they operate. During the harsh winter this last year, my heater worked for maybe a week. The rest of the time I had to listen to their excuses about why they could not fix it. The dryer barely dried my clothes and again, the complex would do nothing about it. My upstairs neighbor for about three months would start stomping around at about 3 in the morning and this continued all day until about 10 at night. Repeatedly I called into the office to have them talk to the tenant, and my requests were ignored. Then I called the cops for disturbing the peace, and the apartment manager had the audacity to yell at me for not following proper procedure. Uhm, what? About every three months the complex would try to raise me rent as well. Along with all of my neighbors as well. There apartments are already over-priced and inadequate. The Preserve at Cypress Creek is not worth your time. This is not worth your time or money. You will be miserable here. I just do not want anyone else to go through the hassle and stress that I have had to deal with. These would be lovely apartments to live in, if the office team were not so horrible to their tenants!!”

I found the property on the internet and Like many things online one can become very jaded by photoshopped imagines. Once I arrived at TPCC the property was just as beautiful as the images I viewed online. The main building, which houses the offices, was impeccably decorated and very we'll maintained. The staff, OMG, the staff was gracious, welcoming and yet very professional. Once I completed all the preliminaries, I was escorted to my apartment and was allowed to inspect it. Again, as with the main building, my apartment was beautiful . The walls, the carpets and all the appliances were clean and ready for me to move in. To show that they really care about their residence, TPCC has many activities through out the month for its residence. With the CARES TEAM, and the activities they plan through out the month, I was able to meet other residence and begin to forge friendships so vital to me as a new comer to Houston. If your planning to relocate, as I did, or just looking for an oasis for long or short term, let me recommend The Preserve at Cypress Creek. It does not get much better than this.”

The office ladies take care of problems with tenants or conerns right away. My family and I ran into some financial hardship and they worked with us. They still had to do their part with late fees and such but always were helpful in accomdating our needs. We have lived here for almost 2 years now and are very happy here. We love swimming in the beautiful pool and we enjoy the events they put together for everyone. Its nice that they do background checks on everyone living there so you feel safe that not just anyone can live in these apartments. It is like an island away from the others. I would recommend anyone to live here. Great job to the office ladies and maintenance crew!”

Not too much to complain about the neighbors. Dogs barking all day and people upstairs walking around causing the whole building to shake is kind of annoying. Not too much can be done either way, so doesn't matter. They are always nice in the office. The newest addition seems very threatened, but unless she has something to worry about, not sure why she doesn't relax. They hold my packages for me, and management is very cooperative as far as I have encountered. Bugs are an issue but mainly because they only treat indoors so the issue is never truly resolved. Luckily the pest control is included, so no big deal. Appliances need upgrading for the price. I think our place was one of the older ones though. Most requests are taken care of quickly. The neighbors are decent, but not much sense of community. There are events in the main area, but they send out the notice letting everyone know days after. So, not much point, really. I like them for the most part! I'd recommend them overall”

My neighbor got viction for 1 day late and they accepted the payment and following through with the judgment it on her record now she can't get new home unless it own finance for bad credit. Don't do business with this company this is a group of investors with little concerned to repairs the names is useless like what are they preserving. The bathroom has excessive mold the tub and toilet the even after cleaning the moisture cause the appliances to turned into orange like rusted material and don't expect anything special but unanswered phone calls and emails. Ants always crawling in my vehicles the dirty bug and roaches from dirty neighbors. It extremely ------ fabulous, the manager use to be assistance manager for the older company the Blenheim &TVO the most kind and generous company who understand tenants situation and was willing to work with you. Why the sold the property to these idiots I don't know why just a little 3 yrs old company and landlord harrassment. Oh by the way expect a phone call sometime from Christian demand you to get out they don't want your money she complete ruthlessly so dont be fool with the office decoration or show model, the business office is so lame the computers are outdated , smoking chair's, drug related issues on the property, poor management, terribly employees . Once you are in get ready to move out quickly they won't work with you just a cruelty real estate management of hard head investor. Ive live here almost 5 yrs but it not the same the insult about my animal the falsifying reports to file eviction they are not animal lovers just a philosophy to collect payment. It the far most worst company to do business with. Oh yea, for record the assist manager may call the police on you if she thinks you are threat to losing her job, I walk in ask to open business office instead she ignored and was called security she has emotional distubance and psychological issues. I'm not sure where she come from with all the hip twisting my husband though she was prostitution until I inform the ------- chick is the assist manager she is a horrible person and she pulled sneak attack to tenants to keep her job. ----- is awful team of success, so watch out for chaotic and confusion. Manager don't have any power to make changes it her first time in experience. 95% tenant dislikes -------- she talk to you next day she may not speak the biploar act she planned to attack you and take years to complete repairs and personal issues.”
