The living environment here is not only unsafe but also terribly dirty, and I feel compelled to share my experience to caution potential residents from going through what I still going through! I want to caution anyone considering moving here. Even though I had read some negative reviews before moving in, the leasing office staff assured me that these reviews were not accurate. Unfortunately, I was misled, and I am now paying the price for living in an unsafe environment with management that absolutely doesn't take residents' concerns seriously at all! From day one, I've had issues with residents above. They have repeatedly thrown lit cigarettes, weed joints, and trash onto my patio, causing damage to my furniture and even posing a threat to my guests.. and yet management offered no solution even though I had told them exactly who it is! Additionally, the apartment complex itself has violated my privacy on multiple occasions. Staff members of maintenance and landscaping have continuously walked onto my patio and my living room door without warning, demonstrating a lack of respect for residents' boundaries. What's even more frustrating is that despite numerous complaints, the management has done nothing to address these concerns. They seem to take no ownership of the problems and have shown a complete lack of care for the safety and well-being of their residents. Moreover, when I initially rented the apartment, the leasing agent, Curtis, assured me that my area would be private, and I wouldn't have to worry about residents intruding. However, I have experienced multiple incidents of residents walking onto my patio, smoking weed and cigarettes in its vicinity, and engaging in unwelcome conversations. Despite my numerous complaints and the evidence I've provided, these issues persist. Management still did nothing to protect me, provide me with the privacy that I deserve, and ensure a safe environment. My attempts to get the management( Merrisa Hamilton) to take action have been met with nothing but frustration even when it was escalated to the regional manager ------- ------, still no ownership or solution. It feels like they are just going in circles, offering no concrete solutions or improvements for months. Several residents on the sixth floor had suffered the same, have decided to move out of this complex due to the abysmal management. I strongly advise against moving to this apartment complex. It has been a regrettable decision for me and I hope others can learn from my experience to avoid the issues I've had to endure here.”

The new lights in the garage are brighter and make me feel safe. Maintenance is excellent Elvis fixed everything. The front desk is very helpful they’re always smiling and polite. They know my dogs my name and they have treats at the front. The pool gets a little loud during the summer and you have to pool wrist bands to get in. It’s a good thing. Mary and her staff are awesome. I plan to stay here for several years.”

Some security flaws need to be addressed such as more cameras and vetting of individuals who live here otherwise it is fairly safe. Parking can be tough at times but parking in Houston is always tough so hard to knock them on that. One of the beat things is the staff. Alexandria and Stephanie both treat me and my guest well and ensure that parking is always handled. I’ve lived in a few complexes but haven’t had a staff like them so I am thankful for that. All in all I’d give the place a 4.3 out of 5.”

During the last visit from the current electrician, he came inside and started by saying nothing was wrong in a condescending tone. I pay a lot of money to sustain this space so when a person on a job starts being combative it encourages me to spew bad news about the whole staff to other people. When he came to my space, his body language suggested he has had it with his job and wants more than what he can chew but has no way out of it. The only difference between this staff and the previous staff is that the previous staff would come in, greet me, do his job without saying a word, wave me goodbye with a very bright smile, and leave my apartment in a better condition than it was. In this case, it is the A.c, I usually set it to 65(cold) now I set it to 60 degrees because it does not get cold. The previous engineer fixed the cooling system to where when I set it to 65 degrees and my space would get so cold I did not need to set it any lower than that while this engineer comes to my space, complains about his lack of professionalism, and believes he/she has a happy customer. In conclusion, the staff aka the family you will be moving to and living with are toxic and therefore you will not find peace in this space. It has a nice city view but it is not worth risking your sanity. If you have the money find somewhere else to lease and make sure they have good reviews and not horror stories like these and the rest for previous occupants that have been here for Up to 6 months and not just 4 days. Spend your hard-earned money at your own risk or find somewhere else pleasing to yourself.”

I also smell marijuana throughout the hallways and elevators routinely. It is extremely upsetting to know that some tenants are committing a crime without consequences and causing other tenants to suffer from their actions. I cannot enjoy guests or my grandchildren at my home because of the marijuana. I cannot enjoy relaxing on my balcony. The clothes in my closet absorb the disgusting scent of marijuana. Although there are signs posted throughout the building stating it is smoke free, I have experienced the contrary. My sleep and naps are constantly interrupted by loud music and TV surround sound. Although the staff routinely clean the elevators, garage, and doors in the dumpster area they are always filthy. Visitors gain access to the building without permission from concierge. Management has not been able to get the crime of illegal use of marijuana, loud noise, filth, and security under control. Unexpected added fees to my monthly payment (i.e., Amenity Fee $31.25 (fixed), Gas $2.76 (variable), and Boiler $12.75 (fixed). Cars have been stolen from the garage. My vehicle was vandalized. My apartment is modern with a beautiful city view. I have remained a tenant with the expectation that management will resolve the problems and I will be able to enjoy my surroundings; that has not happened. I will not renew my lease.”

One night, my girlfriend is there with two other girlfriends. In the middle of the night, the guy living across the hall opens the front door, walking in with a police flashlight. Begins stealing wallets and stuff. At some point, one of the females on the couch, wakes up and screams. He runs out the door and down the staircase. Police are called. They catch him on the property. Everything restored. No, this is where the story gets good. We meet with the manager, Kelly. She obviously doesn't like us, because we are harassed to leave the building because after accepting us for five months, the manager takes another look at my girlfriend's criminal history and decides we are a problem. We are bulgarized yet we are the criminals. M5250 does not inform the other residents of the crime. They want to protect their reputation. Yes unethical. We decide to leave quietly. We ask to stay one more month so we can find a place they say no. By the end of the month which is 10 days. Everyday the manager calls or emails me to see when we are leaving. I ignore her because I don't know. To great expense and forced to moved, we are moving fast. Not good enough, they get their lawyers to send us a letter and illegally enter our unit and tape the letter on the inside of our door. We find a place and move on October 3, 2019. End of story. No. To let us out of the lease, we need to sign a non-disclosure agreement not talking about the crime and why we left. The crime happened. They forced us out. Because they used lawyers, I have to hire a lawyer and I tell M5250 that I will not sign the NDA. End of story. No. They hire a collection agency to immediately collect $21,127.84 of unpaid rent. The remaining 8-1/2 months left on the lease. M5250 leases the unit. New balance $4,140.49. Court next. Don't move here.”

— 5250 BROWNWAY ST · Houston“Woke up this morning with no water in my apartment. Couldn't shower, brush teeth etc. This is the penthouse apartment #---- that we pay $2600 a month for mind you. This is an ongoing problem that has never been properly addressed by CWS management. They dont care. Dozens of emails go without any resolution. So glad we put our notice in and cant wait to move. We emailed and asked for a reply that they received our notice...they couldnt even reply to that. Go figure. Dont move here. Unless you like being overcharged for water that doesnt deliver, weed smell in the hallways, urine and feces in the LOUD/BROKEN down elevators, vomit in the parking garage, your car being broken into in that same secure garage that I find has business cards and flyers all over residents cars, a starbucks machine with no cups/lids that works half the time, a secure lobby entrance that they are constantly fixing because it becomes stuck and lets anyone in and management that changes every 4 months or so then by all means its super luxe. By luxe they mean not luxe at all. The above was my google review for these guys and below was their response. I wanted to post here so i could upload my pics of the so called fix to my water. Note that this has been a 9 month ordeal. We have been overcharged repeatedly for a water leak that is not of our doing. We are billed monthly for 8000 gallons of water usage. 8000 gallons!!!! That is impossible. Check out these pics and see if that looks fixed to you. No there was no compensation from M5250 for any of this. We did get this canned response for show on google reviews however. Note they did not reach out to us in a phone call or email. they only respond to bad reviews that the whole world can see cuz they know people may read these. How many months is acceptable to deal with this? Can they answer that? Would they like a nice glass of water to drink or brush their teeth with from my apartment? Someone from CWS Corporate was supposed to contact my wife months ago. Thank god this lease is almost up. Countdown to no more luxe living at the third world M5250. P.S. fix the elevators for the 10th time. It sounds like a jet engine in my apartment everytime they are used.
