“The unit below me was INFESTED and despite explaining the urgency and severity of the roach issue in my unit, all they did was spray. They claimed to do two inspections on my unit but said there was “nothing more that needed to be done.” The property manager did a walk through and saw “no live activity.” After showing live activity (6 roaches in 12 hours) I still got the same response. It wasn’t until I wanted to terminate my lease that they offered me a clean out “to give me a peace of mind.” They want $7,000 because I decided I wanted to move.”
— 10770 BARELY LN · HOUSTON“Its ironic how the price to live here has went up and yet the quality has went down Lets start with ----- who is very rude snobbish and unpleasant She thinks that she can talk to residents any kind of way and that its okay She also doesnt follow through with anything that she says she going to do ---- the property manager blatantly does not care that its rats yep RATS roaming in the bushes near the pool and near peoples porch front door I spoke with her on the phone after seeing them and her response was Well we live in Texas and rodents roam around outside and I dont think theres anything we can do because theyre outside disgusting and highly unprofessional to say that to a resident that pays almost 1k a month to live here Including a pest control fee thats just going down the drain Its very disturbing Im sure she wouldnt have the same approach if a future resident happens to see rodents roaming the property while theyre touring and since they dont wanna control it it WILL happen if it hasnt already No wonder so many tenants that have been here for years are getting away from this place They dont know how to properly care for a property dont care about residents they only care about your money Cant wait until my lease is DONE”
— 10770 BARELY LN · HOUSTON“Since I have moved here I have seen vandals running wild in the parking lot, cars being broke into including my own, doors being banged on at 3am, and most troubling of all the management staff neglects the property altogether while enforcing things that go against the states rental policys that protect tenants, but because the people living here are generally low income they know they will get away with murder because no one can hire an attorney to speak up against them. The official apartment website is full of complaints from tenants mainly directed at the management, Jasmine and Enne in particular. They are never in the office and when I was one day late they left a notice on the inside of my apartment door meaning they had entered without permission and left a notice for me to vacate. When I requested a copy of the lease, one hour later they changed there policys to paperless and said they couldn't give it me. Something highly illegal has been going on here I'm sure for years or at the very least since these "managers" took over. If you have lived here or currently do please speak out, and lets get a change of staff to take proper care of not only the property but the tenants as well. I hope you find this helpful when choosing oak grove as a place worth living at.”

Quiet, clean, maintenance was dependable, and someone on staff was ALWAYS available in the office and would call back If they missed your call. I'm still here only because it is close to everything I need. Now I have to find another area because with the staff changes no one seems to care anymore. The place is noisy, the property is messy, maintenance takes forever, if they come at all. You have to go to the office to get anything done or questions answered and I see that I'm not the only one. There was a lady with a cane that was waiting to speak with someone. You could tell she was hurting and they would not even bring her a chair to sit in, standing there for over 30 minutes and I was behind her. Whatever happened to human kindness?”

The apartment has roaches everywhere. Before this we paid for valet trash and our trash was never picked up. We put in multiple request for pest control and no one ever showed up for over 4 months we constantly had to throw food away because we would find roaches in them. It was so bad we found roaches in the cloth dryer. Have never in my life seen this before. We have screen shots and records of all the maintenance records request time stamped. A lady from the leasing office had the Nevers to call us today to say we owe rent for moving out according to the lease. she obviously was not educated enough to read the part Under the Texas Property Code 92, it states that landlords are responsible for providing a habitable home. This does not mean charge your tenants for pest control but never provide any. The maintenance Team is another joke Fix one item break another. The apartment is full of cracks on the wall’s floors celling. We slept with one eye open hoping the building does not collapse on us until we moved out because of the roaches. P>s the lady from the office sounded African American surprise she was rude? Nope anyway save yourself the Trouble and go lease somewhere else> She refuse to give her name but only one African American lady works at the office so we know who she is.”

The management company CAF is horrible and I wouldn't recommend living in any property that is owned by them. The entire company seems to be run by people who can not get it together. I live in this property and wanted to simply transfer to a bigger unit and over the last two months and the 3-4 different management changes transferring has been the most difficult thing I have ever dealt with in my 10 years of apartment living. I had to go as far as to go to their corporate website and file a complaint twice to even get a response which lead to the district manager getting involved and she actually did not help sort out a single problem that I had, in fact, she made the process even more complicated by demanding another deposit from me for my cat. My cat which was listed in my application and current lease but yet none of the office staff or various property managers that they have had mentioned it. They forgot to add my kids names to the lease, they had the amount of rent that I was supposed to pay wrong, they added a charge for washer and dryer when I have my own, and the list just goes on and on of the problems that I have had. If I could find another apartment available now I would be moving there and getting as far away from these people as I possibly can. When I moved into this property it was owned by nice people and the staff actually cared about their residents. The previous company actually offered discounts, or specials provisions to get you to move in like a free parking space, etc. CAF is just a money hungry greedy corporation run by people who are no better. If you are looking at any of their properties I recommend you turn around and RUN the other way. I can all but guarantee that I will not be renewing my lease here and will never ever live in a property that is owned by this company. I know a few of the other residents here and they are all in agreement that they will be leaving this property due to the extremely poor management. This entire time no one has even bothered to offer a apology or any sort of discount/resolution for the ridiculous amount of stress and problems they have caused me. It is quite clear that the only thing CAF cares about is money. I use to recommend this property to everyone I know now I do the opposite and tell them DO NOT LIVE HERE!!!!”

I have called numerous times to get one thing fixed in my apartment and I'm still waiting after several months. I try to be patient because I realize they just took over the property, but this is ridiculous. I placed this maintenance call long before this Coronavirus so they can't use that as an excuse either. When you do call, you usually get the answering machine and no one picks up. When my lease is up in June, I will be moving.”

The overall service, valet trash, repairs, and lighting in the apartments is good for the price. Everything is clean and the carpets are new the big windows and skylight in the kitchen help open up the apartment to make it seem bigger than it is. The neighbors are friendly. When the pest control comes they treat the whole unit instead of just one apartment at a time to save on costs. They preform regular inspections and the staff are friendly so far we do not have any complaints. Other then the pool doesn't opens late and you can only get in with a key so it's locked most of the time.”

I referred my mother to move onto this property in 2015. The staff was EXCELLANT when I lived there but has since changed. ---------- has been there for years and is amazing!! My mother experienced 1 issue with maintenance when she first moved in but the office staff stayed on it and got it fixed. I would just like to say that if there is a problem you can go into the office and speak with ----- and she will listen and try her best to solve it. They have been so AMAZING and kind to me and my family during a very tough time. These ladies are #1 in my book right now so as I stated..... you cant always believe what the reviews say!! She make rules up for everything, that sometimes her staff does not even follow - not to put items in the mail box, pool tags but no one checks, charging fees for refusal of pest control, gives hardly any notification for entry of units, not bbq near the buildings, just to name a few. Multiple monthly inspections that are pointless where staff tromps through the apartment and moves personal items. Lights are always out around the complex. Had bbq pits but tore them all out, and staff give you ugly looks when residents bring out their own pits. Gym equipment not working. Rent keeps rising yet no improvements are happening to the complex - will be looking for another complex at the same rate with more amenities.”

The apartments are quiet and safe, which is a peace of mind since I have two kids. I noticed that on previous reviews parking has been an issue which I can see that happening since the property is not so big however in the area that I live at I've had a problem finding a parking maybe once. The staff is nice and I've never seen or have heard of any crime in the apartments, kudos to the courtesy officer. So far, so good, I would definitely recommend this place to anyone.”

Leaving residents to park at the outside of the apartment. 2. Apartment complex is unsafe. There are people walking up to me late at night asking if I'll do drugs with them or I've id like to come to their party. Because of how bad the parking is I park on the other side of the apartment complex meaning I have to walk extremely far late at night to get to my apartment. It has gotten to the point where I carry a knife or ask my fiancÃ?© to meet me and pick me up. 3. They find ways to charge you for no reason and complain. I randomly received a letter say that I needed to fix my blinds, add my fiancÃ?© into my lease because he visits too often, and that I should pay a pet deposit for a stray cat that hangs around the apartment complex. I've started to feed this cat because the apartment complex will not remove him. 4. One night there was no parking so I was forced to park in a handycap spot, I called the office to let them know that I would move my car right away once the rain stopped, the lady I spoke to said that was fine. The same incident happened again and they towed my car. I understand it's illegal to park there, but it was raining and dark outside and for my safety I parked close to my apartment. 5. The management is rude and inconsiderate. They don't care for their renters safety and try and force people out of their apartments. 6. The maintaince walks in without permission. Twice now this has happened. The first time I was at work and I had a call letting me know that the maintance has already walked in because they left a tool from the day before. the second time I was on the shower and I heard knocking and ignored it. Then I heard a man walk in and start spraying pest control without permission.... I was in the shower!! How awful and uncomfortable! Never never will lease here again or recommend anyone to lease here.”

Like any apartment complex it does have it's downfalls. Roaches, although not a "problem" I have seen a total of 5 cockroaches in our apartment since we moved in, not a problem, but they are there. The gym isn't the greatest in the world, with very few options and a constant broken treadmill, it is very convenient and clean. The parking is fine IF you get home by 9pm, any later and you'll have to park a bit further away than expected. It's really not that bad, as I've found Oak Grove to be safe and secure and haven't had any crime problems (knock on wood). Although, there is this kid that will hang around the laundry and work out area but I'm pretty sure he's harmless and just bumming the wifi. The pool is so nice and the business facility has been great for those random things I need to print off. I would overall recommend Oak Grove if you are not looking for anything super fancy but just a nice, clean, place to live. Also, not anything the Apartment complex can control but the surrounding area isn't the greatest. It's very crowded and being right off of Jones and 1960 leads to very little/no sidewalks or parks to walk around in. It's a very commercial area and although that's convenient for when you wanna quick drive down and get some gas and a taco, you can't exactly take a walk to the local coffee shop. Walls are a little thin....”

It is a nice, quiet complex and everyone seems very friendly. And for the area it is in, it is very affordable! The staff is always so helpful. Britney has helped me out so much and even when I see her outside of the office she always asks me how I am doing and is so nice. I have a pretty big dog and in order for him to be on his best behavior he needs to get out all of his energy and the pet park is perfect for him! The pet park is huge so I take him out there before I go to work and he runs around and plays until he gets tired. I dont think I would be able to live in apartments without this pet park for my dog. My AC went out once and within an hr of letting someone know it was fixed. Thank God because no one can live without AC in Houston! The only bad thing about this complex is the parking. During the day the parking is fine but after 10pm I can never find a parking spot close to my unit. But I feel like this is an issue for most apartment complexes.”

Management stated that there was never crime in that complex, but I see cops there very frequently. My neighbors played loud music every weekend, but then complained because my toddler plays too loudly and they can hear through the walls. The roaches, the staff and let me tell you the parking is ridiculous there are simply not enough parking spots for residents that stay there so they decided to start towing cars so get this the cars they have been towing are cars of residents it's crazy most of the time I have to park outside the apartments and walk to my apartment complex this is very dangerous especially late at night. The staff who is currently there are are rude and inconsiderate they don't care about the issues in the apartment and if you complain there not going to listen . I have tried to get in contact with their corporate office but there's no number only a fax so i have been sending in letters but no improvement . When I first moved in the hot tub was broken for literally 4 months and that's one of the amenities that I really cared about. These apartments are always complaining about dogs using the bathroom on the grass instead of having maintenance pick up the poop from the grass like regular apartments they put out signs telling us to walk our dogs all the way to the dog park in the back of the complex to use the bathroom I know right ridiculous for the prize of these apartments it's not worth the annoying staff and rules it makes me feel like I live in a college dorm or a tax credited apartments I would not recommend these to anyone”

She is very racist and I have seen everybody that new coming in that gets new carpet. We been here in two different apartments here and both apartments carpet was nasty. And dog -------- all over the place she don't say ---- and she sat there looking at them but of course they -----. ----- is trash and very very nasty and im so glad too be leaving this dump --- place. ----- is a piece of ------------------. I moved into Oak Grove back in June 2012. I'm a single female in my mid 20's so safety and affordability were of the utmost importance to me. After about a month of searching for something that met that criteria was up 832-338-7005 my standard, I stumbled upon Oak Grove and was pleasantly surprised. The grounds were clean,the pool was great, and the 1br was at a great price. While I was there a current tenant warned me about the bug problem but it wasn't that big of a deal to me. I came back the same day and pre-leased. Bugs: Since my move in date I have noticed an issue with ants and a few large bugs here and there, but I chalked that up to the apartments being surrounded by trees. I called and put in a work order for pest control. Slowly I began to notice less bugs and now I hardly see any, with exception of a random grasshopper but thats nothing to raise hell over. Some ppl just expect management to be able to annihilate every freakin living thing that cones within a 50ft radius of their from door, and thats just plain unrealistic. The point I'm getting at about the bugs is, I had a provlem, told them about it, they fixed it. Neighbors and Noise: Before I was even fully moved in, I was approached by a very nice and welcoming neighbor. No foul play going on there. But he was pretty much the only one who has ever approached me. My upstairs neighbor, however was so unfriendly and made so much noise at all hours of the day and night that I suspected he might some kind of serial killer (I'm kidding, but seriously it was an ungodly amount of noise). After several attempts of asking him nicely, I took my grievance to management. The told me that they would address the issue and I'm assuming they did because I haven't heard much from him, well atleast nothing to complain about. As far as the noise and "------" disturbances within the complex that ppl are talking about, I haven't witnessed any of it. Maintenance: Haven't had that many issues with things breaking, but when something has not been operating up to par, they fix it and fairly quickly. Staff: The staff has been really nice and very helpful. No complaints there. Parking (Dun Dun Duuunnn): Parking is my biggest grievance...there simply isn't enough of it. There are detached garages but most ppl use them for storage. Probably because there isn't much storage in some of the apartments. Its pretty much dog eat dog when finding parking, no mercy. Even handicapped parking and the white lines inbetween them get taken. When new management took over they issued the residents parking stickers. They could probably do a better job enforcing parking since its so limited In a nutshell I have no problem recommending ppl to live here at Oak Grove. As a matter of fact I already have. :)”
“I've lived at Oak Grove for a year and love it. When I put in a maintenance request, they fix the problem the VERY next day. When I have a package in the mail but can't pick it up because I don't get off of work until late, the office will personally deliver it to my apartment. The gate remote was free. The fridge broke and they replaced the whole thing within 24 hours. I broke the same blinds twice and they replaced them for free. I broke the toilet tank on accident and they replaced it the same day for free. I'm a young woman and I live alone and I always feel safe. There are mostly young families that live here.”

Please come visit the office staff and view the great layout of the apartment before you listen to some of the bad reviews. I would guess the bad reviews are from some of the old tenents that were not good tenents. I have had no problems with the new staff and our neighbors are friendly. I'm happy here and plan to renew my lease soon.”
