“I’m going to start off by saying that this was the worse decision that I have made and that on my first day of move-in I was nine months pregnant. I’m sure The apartment is going to reply like always and act like they tried to fix things or they want to resolve the issues but in reality they do not. It’s been four months since I’ve moved in and on multiple occasions, I have gave them dates to get stuff done. when I first moved in which was September 1 2023 and seeing the condition of the apartment, and also seeing that it was NOT the same quality of apartment or the same apt that they showed me , I told them I have 14 days before I am supposed to have my baby and I NEED all this stuff fixed and cleaned. Two weeks went by and nothing was done. It has been four months and I have not been able to live in this apartment that I’ve been paying rent at. Let’s start with every time I come to this apartment I see living roaches Everywhere. The main issue I had upon moving in is that the entire apartment was not clean the carpet was DISGUSTING and extremely hard. It was obvious that they did not clean anything from the previous people moving in here. There is mold in all the vents and in the bathrooms because the bathrooms do not have good ventilation at all and the fact I’ve told them on multiple occasions while I was pregnant and after as well and they didn’t even care to resolve the issue is honestly sad and scary. The stove top is leaning and the top and inside of the oven is extremely worn and dirty. The guest bathroom tub and walls had roaches painted over them, the toilet is leaning and the sink is peeling with mold in the cabinets. The master bathroom tub had a ring around it and the sink is peeling and so dirty. The toilet has overflowed onto the carpet in that room as well. The house smells terrible everywhere, one of the rooms even has a urine smell. No matter how many wall plugins, incense, candles, air fresheners, deodorizers, I use the apartment, still smells terrible! A few weeks ago the toilet overflowed again so I called and spoke to Shay asked for all the theses issues to be fixed and still nothing has been done, she told me the property management won’t send any one to clean all of my carpet because they will charge a extra fee to come a second time. If the property manager would’ve done her job correctly prior to me moving in she wouldn’t have to send any one at all to clean anything. It’s the fact they literally asked me to move in sooner and the apartment wasn’t even ready to begin with. I’m telling you now, please save yourself the trouble and don’t even think about moving here. None of the apartments look like the model unit they show you so don’t be fooled. I truly regret this so much. I’m paying rent at an apartment I physical can’t even live in safely and comfortably with my baby.”

I have small children who can’t even go outside to play because of the dog feces. There’s even designated areas for the resident’s pets but it definitely needs to be ENFORCED and CONSEQUENCES!!! It’s unacceptable!!!”

My big complaints would be late night noise and the consistent smell of pot. I contacted apartment management and talked to the offenders myself, but the issue was never resolved over a six month period of late night downstairs partying--or just straight stupid loud music--on weeknights. The apartment management said they were in talks with the offenders but they either lied to me or were completely impotent in dealing with the problem, because the problem never went away. I often went to work functioning on 4 or less hours of sleep as a result. Pest control is provided by the apartment, but absolutely worthless. If they even show up when you make an appointment they spray for like five minutes then leave. The management is amiable enough, but they almost never notify you when a package arrives at the office. Things ended on a bad note there for me, so I can't recommend this to anyone. I guess it's not all that bad... for Sharpstown...”

Iris is new but Ashley moved me into my apartment and she is one of my faves in the office. Things that make me want to move immediately are the roaches that consume my kitchen and bathroom day in and day out. I have cleaned, sprayed, called for someone else to come out and spray and still nothing. It is truly disgusting. I had a roof that has leaked every time it rains since i have moved in and almost 7 months later.. they came out to fix the inside roof, but never fixed the outside. So now when it rains.. the new roof installed on the inside is now becoming saturated with rain. It is ridiculous and common sense to fix the outside as well as the inside. Do not move near the pool area because maintenance blows leaves as early as 8am at times but usually around 9:30 which is a bit early if you work 2nd or 3rd shift. When i notified the office, i was told "there was nothing i could do" which annoys me the most because i pay rent. Why should i be awakened by a loud blower that early just so they can blow leaves. It is truly disappointing that we pay rent and cant sleep properly. I do recommend moving here bc the apartments are not terrible, but just be cautious and ask questions.”

I have to submit are request almost every time I use it and they keep saying nothings wrong with it so i try to use again and what happens I wake up to water all the way in the livingrom to the fireplace and my front bedroom carpet wet i took several pictures for my records and saved every request made for this non fixed issue and i've become irate with these apartments now makes me want to move!!!!!!”

Only thing happens is I keep getting emails that the work order is complete when they have never came out. I'm still waiting and here it is December. It's kinda upsetting because I yet have been able to use the dishwasher.”

I hate to leave but i have no choice but if i needed to i would gladly come back. I cant begin to thank Ms. Ashley in the leasing office for her outstanding customer service. Ms. Ashley went above and beyond to help me whenever i needed it and that is one of the reasons i stayed and would have stayed longer if i could. The other office staff was good and the maintenance staff was good at fixing things in a timely manner. I would highly recommend these apartments to anyone.”

We had very noisy neighbors above us as we lived on the first floor. Had it not been for them and the other neighbors that made way too much noise (loud base music from their cars esp.) at night we may very well have continued living there. There was a minor pest problem but was dealt with well. Clearly there is not enough baffling between the upper and lower apartments as we had to deal with noise constantly. Not a bad apartment renting experience because the staff was awesome! If you are seeking a low rent or have so so credit this is good place to start.”

From day one I have had issues with roaches.Their solution is white powder all of my floor and in my cabinets in my apartment. No one ever took the time to find out find out what the source of the problem was. They were even in my closet. There is a 710 square foot 1 bedroom 1 bathroom unit next to me with 2 adults 1 teenager 1 dog and 1 cat living there. The adult male does not work and he sits at home smoking weed all day. I have seen this with my own eyes. He sits on his porch rolling his joints. One day one of his friends came and knocked on my door asking for someone that they know does not live here. I called the front office to inform them of the activity going on and that I was very uncomfortable especially after finding out that the other two units in my building had been broken into and they told me there's nothing that they could do. But at least they're very nice about it (sarcasm). I have also had to put in a number of calls for maintenance and and the vent above my stove is still broken even though paperwork was turned in saying that they fixed it. I just gave up on it and deal with a broken vent. Do not use their washateria because the machines constantly stay broken and if you lose your money they will not reimburse you even though you can be a dollar short on your rent. I had the same machine run hot water on me twice when I hit the cold water button even after calling and the broken machine a month ago. I hate I ever moved here and I can't wait until my lease is up. Please take heed to all of these bad reviews unless you enjoy being miserable in your home. I am now adding on to my previous review of the same apartment complex....... first I have to say that it's absolutely ridiculous for me to list all of the problems and issues that I have had here and the only thing you comment on are the roaches, which leads me to believe that the safety of your tenants or residence is not important to you. I called the front office regarding the break in of my next door neighbor and they claim to have known nothing about it and the reason they didn't notify the tenants was because they did not give them a police report. If there is a break in and you don't give them a replacement part they assumed it was someone that you know that broken to your home. I spoke to my next door neighbor today and they broke down and explained everything to me that happens with the break in and they did give the front office a police report. So I will say what I said earlier, do not move into this complex. They DO NOT care about your safety.”

But when I got my apartment I still have cracks in the wall. Molding in master bathroom is incomplete. Master bedroom restroom tub is peeling. When I did the first walk through my apartment still was dirty and had roaches in the sink. There was no new paint job in my apartment. I had the exterminator to come and I don't think that nothing was completed. I spent good amount of money to control the roaches my apartment. I agree with another resident where they just leave a yellow piece of paper stating that things are fixed, but clearly they are NOT. I have put in 2 service request for two of the same issues that was never fixed from my first request. Oh my gosh and my upstairs neighbors I hear all of their music and walking on the floor. It seems as they are going to be coming through my ceiling they walk so hard with these thin walls. My faucets in both of my restroom nobs are breaking apart. There is no notification to tell whether I'm using hot or cold water. If we are paying for a gated community then why is the security gate never working? I just feel like they need to remove it because its a waste of time and space. I was real excited about getting my first apartment and by looking at the cute apartment that I was shown in my visits I was super happy. But now I wished that I would have known someone who lived over here to give me the real run down. I don't know if I will renew my lease, God knows I hate moving around I want to establish credit and stability. LET'S not get on the parking!! IF you are not home by 5PM then you will not have a parking spot near your apartment. I think that the office staff are nice. And my across the sidewalk neighbors I love them. These apartments have a lot of potential if they would actually take time out and DO the Upgrades that was promised. They might need to shut them down and rebuild them again bc the foundation is horrible.”

They just leave a yellow piece of paper to say they did treat but don't. One time they said they did treat my apartment and the office staff even came in my apartment can could clearly tell they they did not because they said they had put the powder down but there was so powder in sight. I can not wait until my lease is up and move. I don't care about paying higher rent long as I don't have to deal with roaches.”
— 10750 WESTBRAE PKWY · HOUSTON“Sandro : for the past 5 years or more I've been living here and I have never had any problems with my unit or anything outside the apartment, when i have a problem to get fixed i contact the office either by e-mail or phone and they handle the problem the next business day, so far no complains with my neighbors and neither with the office management, Parking lot has plenty of space either in front of my apartment or on the guess area which to me that's a plus, other complexes don;t have that many space for parking and they tow your car right away. so i totally recommend Fairfield Trails.”

As you can see, I've been living here for 16 years and have experienced many management changes. Whenever I have had an issue, it has been resolved. Many people ask why I've stayed so long and my answer is price and convenience. When my children had after school activities they rode Metro to the front of the complex. I work close by and my place of worship is close as well. The accessibility to get to the Beltway, Main, I-69, and 610 loop is an added bonus.”

They are located in the Southwest of Houston. S. Gessner and W. Bellfort. They are pricey for the area, but hey if you want cheaper you get more crime and what not. I pay $620 for a one bdrm thats about 650 sqft. I have all black appliances, and vinyl wood floors. All of my door knobs and faucets are nickel brushed. It's really nice for the area. It is located on a quiet street called westbrae. Now I will admit, I live in the back and my neighbors across from me has children. There is always alot of kids playing , but they don't mess with your things. If you are on the first floor they will go onto your patio, but all you have to do to put a hold on that is speak to the kids parents. Maria in the Leasing office is awesome. We relate. Idk if it's because we are close in age or what, but she is super friendly. I have never really had any maintenance problems so I can't speak on that. I just noticed my toilet is broken so I will put that order in and see how long it takes. I really have no problems, my lease is up march 31st. More than likely I will stay. If I don't it's because the rent went up. I say everyone should at least look at them, and consider them. It's really not a bad place. Also, my car has never gotten broken into nor has my apartment. Just for safety precautions you should always have an alarm when moving into apartments.”

The foundation is horrible. The front gate is always broken And you only get one gate card to use for access, so if it's two of you one is going to have to rely On others to get inside.you and your partner have to decide who needs the card the most. Alot of residents have to use the exit gate to enter.such as myself because to gain entrance anytime after 9pm Is like pulling teeth without a gate card. You pay for a parking sticker to be placed on your window so you can park but there is no assigned parking and the place is so crowded, im parking 10 minutes walking distance from my apt. Something that will piss you off When you have groceries and a baby to carry. And there are NO UPGRADES.and what they are calling an upgrade is a definitely needed. my opinion, they need to tear down these apartments and start over. Seriously I've never considered breaking my lease.”

They advertise upgraded apartments but once you sign your lease the apartment looks nothing like they showed you, they tell you that you have to pay extra. The roach problem is unbearable, oh and let's not forget the walls that you can hear through. Who wants to hear every time their neighbor goes to the rest room or takes a shower. I WOULDN'T RECOMMEND ANYONE TO MOVE THERE. PS Don't fall for the referral fee either. I referred two people and never received the fee for either resident.”

Please be careful because they fooled me, when I came to visit the property the ladies were very nice, respectful and the apt they showed was supposed to be my apt; it was clean and no signs of ROACHES which was the very first question I asked Ashton (asst manager) and she asured me there was no pest problems and that pest control comes every other week. well, once I moved in it was a totally different apt, not clean mold in the restroom & washroom (which they tried to paint over) ROACHES ROACHES & MORE ROACHES!!!!!!! the pest control is like sugar to them it makes the Roaches even worse. My car was towed twice due to them changing managers every 3 months and no parking permits given but towing cars....wtf!!!!! They do not give any type of NOTICE for nothing but if you are late on your rent. My apt was broken into and it took them 5 days to fix my door and the theives kicked my door in, they wont get security. also once my house was broken into they sent no notices out regarding it and I found out 4 other ppl around me homes were broken into and the office did not notify us of break ins so that we could be on guard. they changed both the mailbox and entrance gate system and did not notify no one. you come home one day and your mailbox key doesnt work and the office is closed after 5pm (for ppl like me who dont get off til 6 had problems) then imagine you come home and there is a line of 15 cars outside the gate no one can get in because they change the gate system & didnt inform anyone. The maintainance is horrible you have to call and go into the office several times to get anything done. Foundation problems which has created very horrible pest issues. PLEASE DO NOT ALLOW THEM TO SELL YOU THERE BS,.......EVERYTHING WILL CHANGED ONCE YOU HAVE GIVEN THEM YOUR MONEY AND READY TO MOVE IN!!!!!!!!!! if you have a pet I would not pay for them to stay here!!!! do not waste your time, energy and money in their laundry facility.”

It took three months for them to finally get us working hot water, but about another month to patch up the hole in the wall they left. Not to mention, when I first signed the lease contract, I was told I would have a certain amount of days to set up the electricity in my name, which I did, but about a month after I moved in I was charged an extra fee for not having had the electricity set up in the amount of time I was given. I was only charged after the manager I'd signed the lease with was no longer with the company. After asking why they had waited so long to charge us for this, one of the managers responded, in a very rude tone, "I can bring it up when I want to." I would not recommend this place to anyone. I am very eagerly waiting for my lease to be over.”
