Rico and Patsy are extremely kind, patient, and very informative. Rico is a kind soul, and you can tell he loves his job. The apartment are currently being upgraded, and I love it. The grounds are kept clean. They recently added a workout area/gym. The maintenance also do a great job in responding to all your needs. The only issue I've had was with my neighbor, and that was taking care of. Keep up the great work??”

Great community overall. The best I have seen on the North Side of town. The manager Shantel is very professional, sweet and kind. She helps all of her tenants and she is the reason that I have not moved. I have lived at three other properties since I have been in Houston and this is the best one yet. The apartments are older but Shantel's making major renovations. The pool area they are installing a gas grill and you will be able to rent it out this summer. We have tasty Thursdays wine is served and wind down Wednesdays when you get off work you can grab you a bottle of wine and wind down. Children are able to go play and they are also building a play area for the children. Residents now have parking permits etc.... I have lived here for over four years and I love it. It's a very small community, neighbors look out for each other and there is hardly any crime. If you see any negative reviews "beware because they are false" so I am leaving my number if you have any questions. 346-213-3140~Edna”

Either iots not getting hot or its not working period! Too many time have I woke up attempting to get ready for work just to find out their have pipe issues. The staff is really nice. Maintenance is slow. Almost every request is slow and I'm not talking day, I mean weeks! The train isn't that bad once you get use to it. There are worst places to live but I wouldn't recommend this place. No garbage disposal in the kitchen fyi.”

They seem great at first. Plus the 'model' apartment is the best looking apartment in the place. Here is a suggestion: ask to see an apartment that has just been cleaned ready for new tenants to see what they REALLY look like. Not the one model apartment that they make to look like the complex is a 5 star complex. Neighbors are loud, drug deals go on, kids are unsupervised and destructive (and the parents don't care). I swear the mail person is stealing our mail. And good luck with the maintenance. You are better off taking care of it yourself. This complex doesn't even deserve 1 star. Our lease was finally up and we are SO happy to be GONE!”

Not so quiet as it seems to claim, people screaming, loud music, train of course and sometimes the gate. Staff, not really a staff if no ones there. The landlord goes on a 2hr lunch break and then leave at 4pm, 2hours earlier then what the hours say at the office. Our car was broken into on a Friday, we immediately told her and she said, "the cop will write a report in Monday." No cop ever came and when asked again she brushed it off and didn't care about it. There has also been people breaking windows randomly, so duck and cover. Drug trafficking also, those dam lowlifes do it right in front of people/ in daylight and nothing is done about that ever. The landlord is there just to benefit herself and she is differently there bright and early on rent day. WORSE PLACE EVER”

It will be the worst year of your life - or two if you get stuck there because they have sucked every dime from you in repair costs that they refuse to get maintenance over there and handle so you have to do it yourself for the safety of your family. This place is nothing but trash - it really makes me wonder where all these "positive" reviews are coming from, or if they are written by office staff themselves. Back building by the fence is your go-to for who knows what kind of drugs. People making stops at the one apartment like its a drivethrough. It's like clockwork every night. They drive up, someone comes out, a transaction is made, and the driver leaves. This goes on throughout the night, and they have no decency to at least do it discreetly! They fly through the parking lot screeching tires and they don't care. They used to have a playground, but it was vandalized by the hoodlums that live there and trashy parents that don't monitor their older kids so it was taken down. The pool is disgusting, and small on top of that. Good luck going swimming during the summer, not that you'd want to anyways. No amenities, and good luck getting your mail. They suck. As well as your monthly bill from the apartments itself. It is either wrong or not delivered. And good luck getting any help from the office. The people that work there are a joke. There's never the same person in the office - they cycle through almost as quickly as toilet paper! NO JOKE! Which makes it even harder to get them to do anything as when you finally start to make some progress about a work order with one manager, a new one rolls in the next day just as useless as the last and you have to start ALL OVER. We finally were able to leave in December and have moved to The Woodlands. Never have been more happier to GTFO of an apartment complex. And watch out for flea infestations. So many people have animals illegally there, so I'm sure that is why they never schedule an exterminator. We had a cat - never went outside and never had fleas. We started applying flea medication monthly and poor baby was still torn up with them. All over our house, our sunroom, our bed. It was disgusting. Also, if you do decide to still move in - we highly recommend replacing the locks. The maintenance men and managers have a BAD habit of just coming in and walking in unannounced regardless of whether you are home or not. Don't know how many times money had gone missing out of our savings jar. Could never figure it out until one morning we decided to sleep in and woke up to the maintenance guy in our apartment who claimed to be doing a "quick inspection" - uhh, we didn't get ANY notice regarding one.”
“I've been living here since the end of September last year and I think it's an ok place to live. At first, I was startled by the sounds of the train passing by but now I've gotten used to it, but I do still hear my upstairs neighbors pounding around above my bedroom and I hear people passing by the windows even though they are closed. My unit doesn't have a washer or dryer so I go elsewhere to wash. They do have a little area to wash but its small and the washers all look dirty and the cost money.. I do have problems with receiving my bill late sometimes and one time I didn't receive it and an eviction notice was put on my door.. Parking gets full mainly at night time and if your spot is taken you might have to find a spot a little further.. Apartments aren't too huge recently there has been a few break ins and there was a notice on my door about that.. Also pool is kind of small and no one really uses it.. Everyone really keeps to themselves.. It's also kind of expensive for what we do have.. I noticed things start breaking after a while.. like my bathroom sink was clogged and the towel rack broke one day out of nowhere.. its not like i treat my stuff roughly anyways.. Also with the pets be careful of stepping on dog poop..”
— 1601 WOODED PINE DR · HOUSTON“I've lived on property at Candleridge Park Apartments since 2011 until now and would like to say on a personal note that i haven't really had any problems or issues with anyone which i'm glad about because some apartment managers can be ruthless. I been through three great managers since i've lived here like, Maria, -------, and Shauntell, and each of these managers did a good job and handled their business and respected the residents, although, i must say Shauntell is a cut above the rest because she's very easy to approach, she's understanding and she cares about the residents, and she don't play when it comes to business. I can place a work order for maintenance and the job gets done that very same day or the next morning, I like living on this property because like i said no one's has been on a power trip since i've lived there. Since Shauntell has been manager i've seen a lot of new positive changes to the property such as, the new play ground for the kids to play on and she also added a doggy park for the dogs and Shauntell is always setting up something nice for the residents like video rental,cookies , and coffee for the residents. This is a small property and who ever moves in is going to love it because it's quiet and a low keyed property. Shauntell also has a wonderful people working with her like Alex and Frank, Alex work the front desk like non other he's Awesome and Frank work in maintenance and he's one of the best maintenance personnel you can ask for, he's knows how to get the job done. Kudo's to Shauntell and crew for doing an Awesome Job!!!!!”
— 1601 WOODED PINE DR · HOUSTON“I see all these "so-so" to "good" reviews and I am just dumbfounded at the sight of them - which leaves me to one of two conclusions. The good reviews are fake and are being written by the 'staff' or they are coming from people who just visited. Parking - it SUCKS. Not only did they constantly change their parking policy, but they did so without telling anyone. I worked from home. No notices left on my door, in my mailbox, or anything. My neighbors confirmed this as well before I brought it up to the offices attention that no one had been notified. This led to my car being towed, TWICE! They all of a sudden decided to start using parking tags - was anyone in our building issued or told to pick up one? No. Lucky for them they paid for reserved spots. The second time, they changed companies which needed a new tag. Guess if we were notified, again.. NOPE! We finally just purchased the reserved space. Which only helped half the time since no one in the office enforced it when someone parked in your spot. Noise - Again, the 5 star noise level rating must be fake. My father's an engineer, has been my entire life. I am not bothered by the sound of a train. But 6 times throughout the night every night it seems? It's a bit much. But, you do get used to it (there's a train yard across the way). The people? Noisy, and trashy might I add. Our apartment didn't have a balcony (sunroom) so I stepped out front to smoke. Not past dark. Creepy tenants walking around asking to bum cigarettes - and you can smell the meth cooking for sure. Grounds - The only "nice" thing about the complex. They must put all the money into the grounds service. Nothing special, but it does stay mowed. Safety - Look up your nearby sexual predators to start. That should give you a clear picture of your neighbors. Always police disputes that are coming out through the night. Always some bum tenant begging for a ride up to the gas station, regardless of what time it is. It's scary when you are trying to leave to go somewhere, and a creepy man just walks up and sticks his head in your car door bugging for a ride. Construction - THIS IS A JOKE! The apartments are at least 30 years old. NOTHING wrong with that, IF you maintain and make actual updates. Not swap a countertop out and say "Wahlaa! It's updated and brand spankin' new." My parents lived in this complex when they first got married in 1987-1990. It is sad that when we moved there in 2011, my parents walked in and said, "Wow. It looks EXACTLY like when we lived here." Maintenance - THIS IS AN EVEN BIGGER JOKE! I must have begged someone for 6 months straight to address a water leak that they refused to take care of. I say refused because they REFUSED. This told into us dealing with 6 more months of MOLD. When they did come over, they just sprayed some bleach on it, and said "ALL FIXED" - well 2 days later, MOLD AGAIN! It took me threatening to call Health and Human Services for them to let us leave. NOT FIX IT, just let us leave (apparently we were causing too much commotion for what they were forcing us to live in). Staff - A JOKE! A new manager every 1-2 months. The managers for HM Equity just shift around constantly. No manager is actually "dedicated" to the complex, so NONE of them care. They are rude, EXTREMELY unhelpful, and incompetent to do their job. Don't think you can contact THEIR bosses either at HM Equity - they are just as shifty and unhelpful as the people they employ. One of many issues - but let's go back to that mold problem. HM Equity told me it wasn't their problem that I'd just have to talk to the properties physical leasing office. WHAT IS THE POINT OF YOU THEN?? Overall - I REALLY wish you could leave negative ratings. Hands down this place is a -5. You're better off moving over to the bus line in Cypress Station than this dump. Don't let it's "secluded" location fool you, and their semi-nice landscaping when you visit. This is not the place for your children. This is not the place for you. DO NOT sacrifice safety and comfort for CHEAP.”
“These are reasonable apartments with great mangement, and I would recomend that If you are looking in this area for a nice place to live these apartments would be a great pick. As long as ive been here I had no problems with the staff and if anything needs to be done they will get on it asap.”

Pros Very quiet and Safe complex Office staff is pretty good Parking spots are always available There arent any bad kids running around Nor people walking around at night Pool is never packed Cons There are roaches that appear, but you just constantly have to request the exterminator to come out and spray ever other week. The rent is a bit pricey for being very BASIC and such small Sqfts The loud train passing by will need some getting use to. I would say the Pros overules the Cons, If you dont have the best credit or if you might have a broken lease. This place will be your best bet, Compared to the other apartments around. I hoped a help someones decision!”

Gate is fixed and now closed, and office isn't bad they did work with me because of my broken lease and its racial to say that only ------- people work there cause the person leasing agent i worked with was ----------------. i have good next door neighbors and basically the only thing i can complain is that the yard work needs to be better handled”

Had to threaten calling their management company to finally have something fixed. They get an attitude with you when you try to get them to address the issues. Mail sucks - we don't get our mail half the time. Cars drive in and out all hours of the night and the gate is NEVER closed. Want to live somewhere safe? This place is NOT your answer! Can not walk outside with out being harassed for a cigarette, a ride, or money. Loud music all day long and throughout the night. Young adults running around in their pajamas smoking what smells like marijuana all day long. Cops have knocked on my door twice now asking if I have seen two different people that live in the complex (both unfortunately were in the building next to mine). No one cleans up after their pets. The apartments are disgusting itself. They care more about the outside to lure you in and they only keep up with the model apartment. They refuse to show you the apartment you will actually live in until after you sign the lease so your stuck with the dump they give you.”

Stove hasn't worked in two months - told the manager (two managers ago - we are on our 5th manager since we've moved in) and nothing has been done. Apartments are old and kind of dirty - the show apartment is the only one they keep up with. Noisy neighbors, half of them are trying to hit you up for a cigarette or sell you something. There is a man that walks around the apartment asking everyone for rides and cigarettes every day. I am completely uncomfortable to walk outside at night just to have a cigarette or check the mail. Our car has been towed twice for no reason (we have our proper parking stickers) and despite the office admitting to the mistake both times, refuse to refund us the 300 dollars it takes to get our car out! Leasing office does not know there elbow from there anus. There more focused on changing out the signs in the front and the landscape (that is still horrible) than taking care of the people that live here. My car has been keyed. They do nothing about the security. Gate is NEVER closed. Traffic drives through here in and out all hours of the night. There policies change by the month with no notice. Which is ILLEGAL per the contract that we signed when we moved in. But, they say it's "Company Policy". Train right outside our window which makes it a bad location. We are used to it now, it never bothers me (my father is an engineer so been around trains my whole life) but if your not used to what sounds like a freight train about to barrel through your building (and feels since the windows shake with it) you may hate it. Pet policy sucks, a ridiculous deposit and pet rent. UNREASONABLE - especially for having an old cat that is declawed and fixed. Just - RUN AWAY. They say that because "new management" has stepped in it will get better. Well, I lived here 3 years ago with the old management and they were exceptional! Everything was nice and they took care of their tenants. "New Management" has made things worse! Don't waste your time here, PLEASE! Your getting one star from me ONLY because I can not leave you NO stars!”

Parking, Noise, Grounds, Safety, etc, are well under par, their staff is unfriendly and they will get an attitude with you if complaints are made over and over about a single issue. i want to know what i can do to make these problems/issues better for us all.”

The apartments have NO chance of getting better as long as she lives and works there. She lets people move in without being listed on the lease to get out of running background checks on them if they won't pass. How I know? Because I am one of them. We would have been just fine living somewhere else since I have GREAT rental history (which looking back I wish we had just run away). They look back 5 years, and I do have a minor misdemeanor on my record from 4 1/2 years ago for something stupid on my 18th birthday. So, they told me to stay off the lease and just let my roommate sign. Well! At the time I thought that was nice - I know that I am not a bad person. I am not a felon, drug dealer/user, drunk, etc. BUT thinking about it, she did that for me - and looking at the other tenants probably for about half of them. I've been asked if I wanted to "Buy some good green" (marijuana) numerous times. We are seriously debating filing a law suit since our apartment was in a dangerous state upon move in that THEY are liable for. The apartments would be "getting better" if they would do alot of things that they are not doing. Getting rid of ------ would be a start.”

I have had a couple maintance issues but they got taken care of. The only thing i would change is the amount of people comming in at night which the gate just strated working so that might help out a lot. All in all I think this property is deffinatly getting better.”
