I had zero problems during my stay here and the other tenants around me were very respectful. Parking is very limited, but that is with most places in this area. I owned two cars but never had an issue with my reserved spot being taken. My secondary car I just parked in an open uncovered spot and saw no issues. One thing worth noting is there are no elevators, so keep that in mind. Also the pool is miraculous and definitely one of the best nearby. The staff was great about resolving issues as well and were always very helpful.”

People mainly keep to themselves and its a little more pricey than nearby places which helps keeps the riff raff out. Definitely a safe feeling, never had any issues with cars getting broken into during my time here. Utilities are about right, I had a large one br and paid around 85-100 for electricity, so I can't complain. Cons- Parking is TERRIBLE if you own more than one car. If you only have one car, you will have to pay the 35/month fee, trust me. Visitor parking here is almost nonexistent and people are constantly fighting over them. However I had zero issues with my paid spot. I will say though, the people working the front desk are extremely unprofessional and take what they say with a grain of salt. They're obviously just trying to get you to move in and will basically lie to your face about anything to get you to sign the dotted line. Can't complain about the maintenance as I never had any issues with things needing repair.”

Maintenance kind of ok took 4 days to fix my microwave, almost all units have backwater problem in dishwasher which smell really bad, but Management is worse. New manager and his assistance is crap, they don t care about existing residence, always want new people to charge more n more rent, and feel like resist. Apart from that parking is the major issue. Never get parking here. I always have to park my car on street. Its pit of roaches, dog s poo and trash is also major issue. On the same side westchase is a good residence I moved here, so far so good.”

Our community is very family oriented with a courtesy officer living on side, the officer is very mindful and courteous to all residents,this is peaceful info from the very start. The office staff and maintenance are very helpful in working with the residents to make us as comfortable as possible and the maintenance meet the needs of the residents in a timely manner. I am very pleased to be a part of such a cheerful and loving community. I give the complete property an A , the new gardeners are awesome, I am very pleased to see the grounds even more beautiful than ever before, The additional security another A , this involves the extra cameras, especially for the back gates and rolling security that travels over the grounds,I see them regularly, during the day,evening and night hours, It really gives me a peace of mind,knowing that Francis property and our hard working staff along with HPD,cares and stand strong with their residents, to make a difference in the place to live in. One other thing I would love to see happen, We love of kids and our pets, often times vehicles travel to fast through the parking lots, speed bumps would be great, and at the back gates as well.If for example: someone was trying to get away with items from the property, if their was speed bumps at the back gates, I think this would slow them down even more as for getting out of the gate. Overall, I love where I live and the staff that manage this property. This is a place that I call home. You will be glad you choose this community.”

I started renting a 2bed/2bath apartment 3rd floor at first I didn't realize that all the apartments had old AC units which are not adequate for cooling the size of the apartments. The apartment only had two AC vents to cool a large living room with open kitchen. The problems started during early summer you would notice the AC instead of cooling the place to make it comfortable to live in, it just kept running and the temperature will never drop a degree. Everyday I would come from work and enter to a 85F apartment. I reported the problem to the management company and they said they couldn't do anything about it. That it was unfortunate I was having the problems and all they kept saying was SORRY. Well sorry didn't pay for $300 electric bills. The maintenance people would tell me that previous renters would always complain about that apartment being so HOT. These people don't care about you or anything all they want is you to sign the lease and drag you along the way. Not only that the property it self is made poorly. You can hear doors banging when shut your whole living room would shake. If you were in your bedroom or bathroom you could hear the neighbor talking, coughing or weird noises in the bathroom. The place was also cover with roaches keep in mind they charge monthly for a PEST CONTROL FEE. Which they never do unless you call it ! They will try to convince you to rent because of pool area which they don't even maintain. They had a huge bee problem which didn't take care after 3 months later. Their grills are falling apart. If you have a pet be prepared to pay tons of money they charge you $300 upfront non refundable plus $10 monthly for your pet. You will notice that the neighbors don't pick up their pet waste. Overall don't be fool you rent here from $1,200 - $2,000 apartments and they ALL HAVE OLD AC UNITS your electric bill will come out the roof ! Don't fall for their pool area or anything they say because once your in your IN for good on that lease and when you complain all you will get I'M SORRY.”

The management is amazing,they are very courteous and willing to help you in any way possible. The rest of the apartment staff is just as welcoming and friendly. The property Manager Mr. Reed is very accessible and willing to help you in any way that he can. They keep the place well manicured and clean, every morning when I am walking my dogs i see the maintenance personnel going around picking up debris that might be around the grounds. I have only had a few minor maintenance issues, and these were remedy within a day! My neighbors are all very nice and inviting, we have enjoying going out to the pool and meeting new people in the community. The pool area is amazing, there are two gas grills that are available for the residents to use, there is a small baby pool and a large swimming pool. Very clean and inviting on a hot Houston summer day! Small Community, Great Location and very Quiet! I would recommend this complex to anyone looking for a HOME!”

I should never have had to pay for a month-to-month, but I was strung along and placated through the first part of September with lies and missed the 60-day move-out opportunity. There WILL be letters going out to TAA, HAA, Francis Properties corporate offices and a copy to the idiots in the leasing office about how BADLY this situation was handled. ----------------- are WORTHLESS and do not know how to do their jobs. I WOULD NOT recommend this complex if you want to be treated as a muture adult - the front office are amateurs trying to play an adults job. Then new office staff are so rude and lazy. I went to the office to pick up my package and was told by the girl that was working there:"you wanna come here and sign?" with no facial expression, no smile, actually she didn't even say "Hi" to me when I said hi to her! She acted like like I was bothering her. I mean...how about a "Please sign here"!!!!! The new manager(a guy) is so lazy! I asked him for the gate code to my apartment just in case I have a visitor, he told me to look it up on the dial box on my own! How helpful!!! The things in my apartment keeps breaking, first the bathtub water faucet-broke 4 times!!!! Then the washer, the refrigerator, the kitchen sink, the kitchen drawers... Specially the kitchen sink keeps breaking, and when I recently asked them to fix it, the maintenance guy left me a note saying:this is the 4th time we fixed it. Tell me the reason why I pay the maintenance every month?! So you can sit there and do nothing?! There is never enough parking in this apartment, if you come home after 7:00 PM, good luck! I'm so disgusted by there nasty attitude and everything!!! I'm moving out once my lease is up! One and a half years of living here, my rent when up from $756 to $810 and will go up to $830 if I renew my lease with them! DO NOT LIVE HERE!!!!!!”

Very thin wall ; so if you stayed on the lower floor, you can hear all the footsteps from the people living on top and especially when they are doing their laundry you can hear all the loud noises. Parking on side is horrible! You are assigned to only 1 parking spot. If you have 2 cars you have to park outside the street. Parking is very limited. Rent is not that cheap and the place is not that nice. Im glad my lease is over so I can move out. I would not recommended to live here. You can find a better place elsewhere and a lot nice for that kind of price.”

If this is what you are looking for in an apartment, this is the place for you. Now, if you are looking for more than what lies on the exterior, you might not be too thrilled with the service and with the interior aesthetics of your apartment. I would strongly recommend you look elsewhere. The property staff is a bit snide and do not follow through (or follow up) with requests promptly. Inspection and cleaning of your apartment before move-in leaves a lot to be desired. My move-in condition form looked like a research paper after writing all the blemishes and looked over issues in my apartment. Would you like a leanto refrigerator standing on a cardboard and leaking all over your perishables (they have yet to fix it, and I put the order in the first week of February)? I think not. Unclean grout, bleached carpet, shelves hanging off the wall were in the mix as well. If you are looking to live here, I would SERIOUSLY RECONSIDER. I hope to help you by explaining my unsatisfactory experience. Please do not make the same mistake (like I have).”

I'm close to work, family, great restaurants, gas stations, beltway and shopping centers for days! I like the office staff and maintenance group they speak when they see you on the property while not making you feel like a stranger. I've lived in these Apts for 3 years and if I need anything at all the staff takes care of it in 1 business day (cool) I know. I don't deal with loud traffic and dogs all the time...the pool is fabulous and real clean while looking out of my window on any day the grass stays green!!!! WHAT MORE CAN I SAY..I feel like I live in a house with no yard!!”

My only major complaint is parking - on one side of the complex there is no uncovered parking. I can't wait until my lease is up. Run as far as you can. What you see during the tour is not what you're going to get. Moving in, my carpet had large obvious stains and wasn't clean. Day one, I sat a cup of juice down for about 10 minutes. I come back to the cup and it's baby roaches floating in my DANG juice. (YES, baby roaches - floating in my juice) The staff doesn't know how to balance the books correctly. Maintenance half steps in any service requested. Be prepared to walk if you're trying to park after 7pm. The next time I see a loose dog or dog feces on the sidewalk, I'm going to scream. I swear my neighbor listens to the same song every other night. The laundry room is always nasty.”
