“Moving into these apartments will be the biggest mistake you will ever make in your life! These apartments are pure trash. Inside of the property is absolutely disgusting. I lived here for one year and I hated every day of it. The mailboxes were broken for the first 6 months I lived here. Even after multiple complaints to the manager and corporate, nothing was fixed. They have recently improved the outside of the property by putting new grass, flowers, and fixing some of the lights. BUT DO NOT BE FOOLED. They never fix the actual units. They don't fix anything inside of the units and everything is very cheap. These people are touts. They try to lure you in with their $199 first month move in rent. They only give people checking out these apartments a tour of the model room and the outside of the property. The garbage is always overflowing, the swimming pool is never open, the property floods very quickly whenever it rains, the laundry room is always messed up, it is infested with roaches and rats. There are always teenagers smoking weed and cigarettes throughout the property. There are always fights going on. There have been many crimes in these apartments including robbery, murder, and rape. All of which the management has failed to let their residents know of. The only reason I knew was because fellow neighbors told me and a police officer that was on the property told me that these apartments have had a lot of crimes happen in them. The safety of these apartments are incompetent. The just recently fixed the gates that were wide open for about a year. We will see how long they last before breaking again.There also a new manager every month who shows up, doesn't know what is happening, messes stuff up and leaves. So far the current manager Teresa has been here the longest. She is nice and is probably trying her best but honestly is not getting very far. There is a reason there are over 60 empty units and counting at this property. I also heard they now charge $35 a month for parking. How dare they charge money for parking when the gates are always wide open. Your car is not even safe. The only good thing about the property is the area it sits in. There are 4 nearby Spring Branch ISD schools within 1 miles. Stratford High, Spring Forest Middle, Meadow Wood and Thornwood elementary are all walking distance and are great schools. Stratford High is one of the best schools in the state and is also the school Andrew Luck attended. There are also grocery stores, gas stations, salons, a huge selection of restaurants, car shops, dentists, doctor offices and many other great businesses that are all walking distance. But do not move into these apartments for those benefits. The surrounding apartments cost more but are much better and definitely worth the price. The managment is always finding bogus ways to take money from residents. They always put random letters on your door demanding money because apparently you haven't paid in your full balance. They threatened to evict you. The last month that I stayed they gave me a letter saying that I have a outstanding balance of $1,148 because I didn't pay my rent 3 months ago. If I haven't payed my rent, why would they tell me 3 months later. Thankfully I had proof that I payed and they couldn't screw me over. There are resident who unfortunately did not have proof and had to pay. So please, I beg you, DO NOT MOVE HERE. HEED MY WARNING AND EVERYBODY ELSES. If you do not believe the reviews, go and ask the residents who live there, they will gladly tell you how trash this property is.”

The only maintenace request I've had is my tubs were both getting clogged up but they came in rite the next day and have not had the issue again. My only complaints from this property are they need to fix the entry gate and when it rains, it gets flooded rite outside my front door.. but i hardly use that entrance anyway because i have a back door rite in front of my parking space. Other than that im really happy here. Property does need to work on their appearance.. but thats nothing that affects me.”

The worse part is your kids getting bitt by these things and when u tell them about it all they do is tell you to pay 1000 for a treatment that isn't even guaranteed for it to work that a shame they are not even willing to fix the problem knowing that there property is ingested sad. They stay on top of people paying there rent but can't fix there BEDBUG problem. They worry about people having expired tags when they need to be worried about the BEDBUGS thats what they need to put there energy to. But I feel sorry for whoever gets blindsided by the looks which are not even great they apartments around look better than these for what they charge for some ingested apartment.”

This property has spider webs (health hazard), gang graffiti and so much more that they overlook, don't care about and do not improve! They collect rent checks and deposit with speed but do not handle maintenance request with the same speed! DO NOT RENT FROM THESE PEOPLE! They are SLUM LORDS and Don't Forget they had a Rape on the Property. They require a 60 day notice to move out making it almost impossible to find another apartment before the lease is up! Record Heat in Texas with 96 degrees on Sunday and forecast shows 101 and up for the days to come! My Air Condition went out on Sunday evening - August 2nd! I called the Leasing Office before they opened at 9:00AM to report A/C Problems and request Maintenance. I never heard back from the Manager to confirm that she received my request so I visited the leasing office at 11:00AM and was told by Manager that she was short one person so she could not call me back but assured me that Maintenance was coming to repair the Air Conditioner. I'm still waiting 5 hours later and no calls from Manager, No Maintenance Man in sight! I called EXCEL RESIDENTIAL SERVICES in Los Angeles and was told to call back. I called back and went to a very unprofessional Voice Mail which said "Can You Call Me Back"?? Why should I since the local leasing office never calls back and Corporate never calls back. It is now 15 minutes prior to the office closing and I'm still waiting for maintenance. EXCEL RESIDENTIAL SERVICES, INC and the new Manager at THE PARK AT COUNTRY PLACE APARTMENTS are playing a deadly game with tenant's lifes since Heat Kills!! So I'm waiting to see when and if they will even send Maintenance to repair the A/C. Update: I called Emergency Maintenance at 7:40PM and Fernando arrived at my door at approximately 8:30PM - He checked the thermostat then went outside to check the unit and replaced the relay. My A/C is working and Fernando saved the day! He never received the maintenance request from the new manager and this is what caused the delay!”

To whom it may concern: My fiancé and I have a 4 1/2 month old daughter, and we are living in substandard housing. There are numerous human health & city code violations in our dwelling. This property is quick to raise rent & fine tenants, but does not address the real issues. - Proper maintenance is virtually non-existent. You must repeatedly report issues, then they are either not addressed or repaired cheaply and not well. Permanent repairs do not exist here. Management turns around new rentals faster than repairing the existing ones. - Frequently without hot water for extended periods of time (days, not hours). For the 2nd time in under 2 weeks, we do not have hot water, and the repair date keeps getting moved. After 3 days, we are still unable to shower, bathe our infant daughter, do dishes, or properly sanitize her bottles. We are told it will be another 2 days until this issue is resolved. - No Pool. As of this writing it is August 1, 2015 and we still do not have a pool available to us. This is one of the many "amenities" featured on The Park at Country Places' marketing brochures & website that does not exist in reality. - The walker gate is broken and always open. The main gate is frequently broken & left wide open. This is not a secure, gated community as management would suggest. - Leasing office no longer accepts packages. Yet another non-existent "amenity" that was offered at move-in. - The two on-site laundry facilities are filthy/disgusting & mostly broken. They also reek of urine. Even if they worked, we would be unable to do any warm or hot loads of laundry due to the frequent & current hot water outage. - There are animals (bats, birds, squirrels, rats, mice, etc...) living in the attic spaces and the walls. There is a dead thing (mouse or bat?) in the light fixture of our daughter's nursery. - There is black mold in the windows and walls, as seen every time I replace the HVAC air filter. - The landscaping crew is careless. They blow leaves, dirt, grass, etc... into our patios, stairways, and balconies. They blow rocks into nearby cars with complete disregard, and do not clean up after themselves. The grounds are unkempt except for around the leasing office. There is dirt & mud where grass should be, and animal waste everywhere. - There are squatters in vacant apartments, as witnessed last week when the police were here. - There is exposed electrical wiring OUTSIDE. Circuits are frequently blown causing power outages inside our apartment, and on occasion no lighting in the stairwells. This is a trip hazard made more dangerous by the wild animals who have made this complex their home. This goes back several years, when we had no heat for nearly a week during the coldest part of winter. We had to use the stove to heat the apartment. This was deemed a non-emergency by maintenance. - Domino's will not deliver here at night. The driver repeatedly apologized to me, and stated that this complex is the worst in the area. He has been robbed multiple times, and stabbed. He showed me the stab wound. - There is a leak in the ceiling in our nook. Our master bathroom toilet frequently leaks into the downstairs neighbors apartment. When showering, at least half of the water comes out of the bathtub faucet. These are just a list of current issues. Past issues have been resolved by myself at my own expense. Off the top of my head, I have repaired my garbage disposal, my thermostat, electrical outlets, door locks, sliding glass door, and toilets by myself at my own expense. I will be forwarding this information to the Texas Home Owners Association, Texas Apartment Association, Texas Department of State Health Services, local news (ABC13, Fox26, KRPC, KHOU, NewsFix), as well as social media (Twitter. Facebook, Yelp, etc...) rental review sites, and anyone else who will listen.”

I lived there for 3 years just because I didn't want to commute, nothing was ever fixed my AC condenser leaked through the roof creating a hole and molding in the hallway that my husband fixed after two years. They offer a carpet cleaning or new paint when you renew but that's only on their terms. I didn't receive a final statement within 30 days of move out so I called, when I spoke to the main office manager, Tamika, she said she would mail it that day, 3 weeks later I had to go to the office to get it & she gave rude unnecessary commentary as Stacy, the assistant, helped me understand the statement which wasn't itemized. There were multiple sexual assaults, robberies, & a murder due to unsecured grounds.”

They are located next to a nice park that has a outdoor waterpark area for toddlers and great park equipmnent for the children to enjoy. There is police patrol in the area of the park and outside of the apartments. There are great schools in the area. However, these are apartments are one of the worst in the area. There is a security gate which is often broken. You an by pass the security code by pushing a lever on the gate. They did not check my references prior or after I moved in. I was often scared to walk from my car to my unit due to the looks and comments I would receive while getting out of my car. I had a friend come over to visit my place once I moved in, she was scared to walk to her car alone at 5:00 pm, after I walked her to her car she wanted to wait in her car until she saw that I was safely in my home before she drove away. The front office is inadequant. I have had several packaged that were delivered and had I not recieved a confirmation on the delivery, I would not have known it was delivered. In fact, a few packages were opened. They have a bug problem, but it if you keep your unit clean you can keep them out, but I saw roaches crawling in and out of the ground outside all of the time. They really need to treat the outside ground for bugs. The electric bill is unbelieveable. I paid approx. $300 - $400 a month on electric and I had no washer and dryer unit. When I called the electric company they told me it was probable that the complex was hooking other units up to my unit and that there was numerious electical problems found with this complex. In fact, one complete wall of outlets in my unit was not workable. My air conditioning unit went out 4 times during the summer time....conveniently after hours all of the time. When I called the front office, they suggested I get a fan until they are able to get it fixed. A fan can do nothing with 95 degree heat floating through your home. There are no window screens on the windows therefore, you cannot open your windows even on a nice day. Not that you would really want to because there is always kids playing on the sidewalk and infront of your yard. I have had a basketball and football hit my living room window on more than 3 occassions. I had complained to the front office, but the kids where out there the next day. It sad that they kids cannot play in the grass area, because all of the waste left by the dogs. I find it hard to beleive that anyone who has a pet there picks up after thier animal. There is sometimes dog mess on the sidewalk. I never got in the pool, the water was always green. I barely felt safe going to the car, better yet the pool. The trash cans are always full. people drop trash in the walkways and alleys all the time. You will see rats near the trash and in the alleys at night. Occassionally you will see one on the sidewalk that had been killed, probably by a dog or one of the numerous cats they have roaming in the neighborhood. I honestly believe the complex get the cats to try to maintain the rat problem. These apartments could be really nice if they had better management. The outside apartments look really nice and the units are really big. They do the bare minimum to keep these places going. They keep the outside looking nice and let the inside go down. They are hoping you will not walk throught the place before you move in. I truly felt trapped there. They only offer Comcast and Dish cable. They said they had AT&T Uverse, but they do not have it. They have Dish with AT&T internet. I was thrilled to move, and hope this review will help someone else from making my same mistake. I advise you to walk through the grounds prior to moving in, not just the outside grounds but the inside as well.”

Don't be fooled by the model apt. they are going to show you when u visit.. you'll think its lovely... but WRONG! when you enter gates pass the office you will notice dirty grounds, dirty pool, dirty people of all kinds! My biggest problem was mostly the maintenance and pest... or shall I say pets... rats, roaches, and raccoons! Expect to have a clogged toilet and tub for at least two weeks before coming to repair it... by that time your apartment is fowl smelling! You would have no security in knowing that you may be sexually harassed by the so called "security."”

When you first move in you may not see the roaches because roaches flee from freshly painted apartments, but after about 2 or 3 months you will see the infestation. They have sent pest control to my apartment 2 times and still teh problem is not resolved with roaches coming through the drains, cracks, outdoors or anywhere! The laundry rooms are always filthy and smells of urine. Also smells of urine outside on the sidewalks. I am a tenant that pays my rent on time and can't get maintenance requests done in a timely manner. Unless you have no other choice, I suggest you NOT move here. I usually don't write reviews, but this is so ridiculous, I had to warn.”

They claim the exterminator comes tuesday and thursday but they come randomly. When you make an appointment, they dont show up.The first year we never recieved a water bill but, under new management we got a late fee for waterbills we never received. Theres a lovely park across the street but the hoodrats have a monopoly on that after 3:30. Maintenance never comes when they say they will. Management is rude and that only if they're in the office. The office always has a sign sayibg they'll be back by a certain time in which they dont return. The machines in the laundry rooms are usually broke and yet they keep raising the prices for them. It floods even if theres a light sprinkle because there is no grass. But dont worry, the grounds crew still comes to blow the dirt around while your kids are walking to school. If you still decide to move here, your neighbors will play their music loud at 3am on a monday morning so you'll be tired going to work. The pool is usually dirty if hou want to swim on one of the 3 weeks its open during the summer. The gates are always broke so you might as well park outside on the street. Theres a security guard at night but you might still get a knock on your door at 8pm from a rapist. The apartment unit has been painted over so many times that is bubbly and peeling. The bath tub was painted so when you bath or shower, it peels off. The dumpster is always overflowing and they still charge you a rediculous trash fee. The rent goes up each year because they say this is a prime locatio.. For what?I have no idea. Dont move in unless you love drama and roaches.”

I'm sure that they are doing the best they can for what they have. negatives 1. maintenance does take a while to get around to you, but eventually some of the stuff got fixed. 2. water pressure is really low. showers really do suck. I have asked management and maintenance about it. there doesn't seem to be a solution for it. 3. area around internal apartments need lots of attention to landscaping. its not like filthy or trash all over the place, but could use more grass, pottery, flowers , just something to make it look more appealing for those who walk to the mailbox and pool and there apartment. positives. 1. can't get this much space anywhere else in this area. 1000 square feet of space for 625 a month. 2. park, jogging track, pool, schools, major freeway all nearby. 3. big plus for me, terry Hershey bike trails within riding distance. (2 miles) I wouldn't recommend to most. but if you have kids and laid back about some details and like to exercise, this isn't too bad.”
