“This property first and foremost can never keep Professional Staff. I’ve lived here for 4 years and this has to be the worst year of them all. I’ve been getting ignored by email and dodged by phone calls in regards to a $218 water bill. The feedback that I received was beyond a waste of my efforts to get this issue resolved.. Melissa said she was from corporate who I spoke with. Very unprofessional! She was defensive, lacked empathy in my concern, over talked and at one point was engaging in a full conversation with her colleague! Tacky and a pure reflection of property! Only property I’ve lived at with POOR MAINTENANCE always having to borrow from sister properties because this location is beyond last place. It feels this location caters to Section 8 residents only. My sister lived here years again which is why I came to this property. It use to be a very very nice place to live. It’s most certainly not the same . I will not be renewing my lease here. I will express my concerns with a more professional platform. Texas Apartment Association. I don’t feel appreciated at all. I work too hard with no handouts! I will not tolerate being treated any kind of way. Too many competitors that ACTUALLY INVEST in their property I can give my money to!”

This complex will allow maintenance work orders to go in worked 90 days plus for me.. They don't have adequate maintenance on hand.. just fill ins.. They sent a guy out that tried but issue is still not resolved.. and it's like they don't really care. Honestly this property has went down. It caters to voucher residents only! They break rules have pets when none should be allowed.. The low pressure issue will not be resolved. It's like you are throwing away your money loving here. I would never recommend this property to anyone. If the buildings are not wanting water from leaks etc it's low pressure but the water bill still goes up! 3yrs of settling. This is my LAST year. I refuse to settle for this slum demeanor. They honestly need to be exposed to Grizzy News!”

I put in a request to clear mold, replace burners, air vents, carpet cleaning and none of my request have been addressed. The apartments are mold infested. The have a very strict parking policy. You're only allowed 3 visitors per week and they will tow your vehicle. They've towed 3 of my family members cars. How is it fair that the property can put restrictions on how many visitors can visit when I pay rent. Word to the wise DO NOT MOVE HERE!”

The kids are really bad, bullying other kids and fighting, even the parents. The staff is so uptight if u breathe u will get a termination letter to vacate. I have to move because of other kids bullying my daughter, what type of crap is that plus the trash gets so full people just start throwing trash on the ground. The apartments are really nice but I would never refer anyone to live here. The area is greens point, that should say enough. Wrong choice if you choose to live here.”

— 832 W GREENS RD · HOUSTON“This apt complex has so far been good me, only a few things I don't like.(besides the rent increases) The noisiness and the roach infestation is what really bothers me. Management has been largely occupied with the exterior of the apts a lot. Weekly mornings 8 am there are loud landscapers blowing and mowing. Well, some of us work at night, we need our sleep in the daytime, but that seems impossible. The people upstairs are really noisy, even the adults are jumping, acting like fools, kids stomping around til 2 am. Apparently, the walls are too thin; I can hear phone conversations, arguments,parents yelling at their kids, people sexing, clearly through the vents. Feels like there is no real privacy here. I have consistently requested pest control, but it seems to not work, not even when I deep clean. Roaches travel from apt to apt, so if your neighbor has roaches, good luck getting rid of em from your place. Parking on the weekends is a -----. Good things: maintenance is prompt. office staff is nice except one of the females--if you need to speak with them, she rushes you throughout the entire convo. On the contrary, Ms. Juana is very nice and helpful. If you're a responsible tenant, you may be able to negotiate a lower rent upon new lease.”

The flora is breathtaking, there is nothing like it in the area.This complex is beautiful. The landscaping is beautiful... the sounds of birds, there's a bayou,bunnies on the lawn,fields of Flowers, manicured hedges, tall trees, the sound of birds. The units are spacious, and lots of attention had been paid to detail. The staff members are wonderul. Ms. Juana is lovely and both she and the manager Gary seem to hold the best interest of their tenets at heart.I have been a resident since 2008 I would give this place a ten.”

You'll see me taking my trash to the dumpster and being the only one that starts the compactor to keep it from overflowing(common sense), until November of this year. When i call maintenance if it is before 11AM the show up that same day. Or the very next ready to work. And if you notice another problem that they can handle with the tools they have at that time they will work it immediately. Desing appearance is Nice for the price. SIZE is amazing for the price. Opt for the 2 bed 2 bath, becuase the space is great. The only problem with CG is the people. Remember its mildly secluded yet close enough to Northborough(the hood) that the people that live here do what ------ people do. BE ------. But this is a minor problem, just be cordial to your neighbors and you'll be fine. noise is only an issue for those that sleep when the kids are off from school, but that a problem even HOME owners face. I recommend living here as opposed to any other apts in the greenspoint area.”

From the very begining, Ms.Juana has provided exceptional Customer Service. She's very professional, and has great knowledge of the property. The Asst. Manager or Manager, Gary, is just as professional and eager to assist. His door is always open. I like that. The maint. team is very fast and responsive when their is a work order. The grounds are kept nicely, the only real propblem that I had is the dumpster area. There is only one place to put your trash. Gets overfilled sometimes. Other than that, Columbia Greens is relaxing. Unfortunately, I will not be renewing my lease, only because my house will be ready by then. Thanks Columbia Greens for a wonderful experience.”

The only thing we don't like is how far the dumpster and mailboxes are. The people aren't loud and as for the maintenance guys, getting to us on time has never been a problem. Actually we love it over here. I guess it all depends on where you live in the complex. For instance, if you live by the pool and the park, of course it's gonna be loud. But we live right in the front and it's great. The most noise we get is the neighbor's kids who live over us and our daughter crying at night. Other than that, It's peaceful here.”

ROACHES WILL INHABIT YOUR HOME IF YOU PROVIDE FOOD F0R THEM. CLEAN YOUR KITCHEN SPOTLESS WITH CLOROX WIPES, U WILL SURELY SEE A DIFFERENCE. THE ONLY PROBLEM I HAVE IS THAT I AM FEMALE, AND I DO NOT FEEL AT ALL COMFORTABLE HAVING TO MAKE MY WAY THROUGH A CROWD OF YOUNG MEN, WHO ARE SMOKING ETC ALMOST EVERYDAY TO GET TO MY APARTMENT. THEY ARE ALWAYS ON THE STAIRWAY ENTRANCE, LOITERING, GANGS OF MEN AT A TIME. I WAS TOLD THAT RESIDENTS ARE NOT PERMITTED TO LOITTER AROUND IN THE HALLWAYS ETC, IT WOULD BE NICE IF THIS WAS ACTUALLY ENFORCED. When I first moved to Columbia Greens it wasn't exactly the nicest place on earth but it was definitely tolerable. Now it's just pretty darn ridiculous how this apartment complex is. If you're a hard working individual who goes to work and pay your own rent (on time and in it's entirety) with the income you get up and go to work for in the morning/night and expect to come home (the one place where you would expect to get some peace and rest) but only get awaken up in the night by loud music, weed smoke, and other ridiculous crap then this place is definitely not for you. Sorry :( I suggest you pay an extra 200/300 and stay somewhere else where the tenant criteria is a little more strict or lease/rent a house. On a good note, the apartment landscaping is always well kept and the management people are nice. Peace”
— 832 W GREENS RD · HOUSTON“I have lived here since 2001 with my grandmother she is in her late 70's and has fell down the stairs more than once due to the lights not working in the halls.Maybe the gangsters that sit on the stairs allday and night break the lights on purpose so you cant see them. Their is only one dumpster in the apts. so the residents just throw their trash down the stairs or over the fence depending on who is looking or how hot it is. If you are a member o the blood gang you will feel right at home the boys in Columbia Greens walk around allday everyday wearing their red rags and the same clothes for about a week. The maintenance is horrible instead of fixing the garages they closed them to where you can't open them they dont care if your stuff us inside or not. Now they went and hired so security guards who hang out at Luby's like they are real police,smoke weed in the halls with the gang bangers and have the nerve to tell people to go inside after 9pm. The people in the office are very rude, don't even try getting the number to the corporate office they act like its a big secret. Not to mention the graveyard in the back of the complex. After living in this hell you people are absolutely correct I expect much more for what I pay so I am taking your advice and getting a house.”

This starts at home, with parents knowing where their childern are. Maintence has been shorthanded, but manages to get to the problem. If you don't think that the apartments are up to your standard then maybe it's time for you to purchase a home. I have see adults disgard trash on the curb as well as their children. So what does this tell you? That home training starts at home. Columbia Greens is really a nice place to live it does have it's flaws, but so does every other property.”

We have had a few problems with the fridge getting warm, but when we called maintance it was quickley fixed. We have no problems with neighbors. Everyone really just seems to mind their own business, and are friendly. One woman said they smelled like roaches, I don't seen how you can really smell a roach..lol..but I'll admit their was a bit of an odor, when first moving in, but once you light a few candles, and clean, you get your own home sent there. Again its a nice place in my opinion, and I'm really hoping that we'll re-new our lease when its up.”

I smelled it every time I passed by the refrigerator I could smell them I tryed to have them to change it becaues I see a roach in it and they would not. So one day I pulled the refrigerator from the wall and looked in the back were the motor is and there it was a bunch of roach eggs. I showed the girl in the office and she said that we can clean it but we will not change I did not care I broke my lease.I only had the apartment for about 1 to 2 months and did not leave in it at all the roaches was so bad I had to move.”

Turns out channel 11 news was all over it this morning and it seems as though someone had a shoot-out between the robber and the tenant. A man was trying to break into their apartment and shots were fired. The wife was shot in the back and the husband was shot as well...the robber got away. The apartments are not being upfront with us and I honestly just want out becuase this is the last straw with these ------ people. Keep looking and dont even waste your time! Small children are also at risk, especially little girls!”

But after a while it became horrible. Everything from dice games, smoking weed, selling drugs, stealing cars, disrespectful --- children, and destructive --- teenagers and some triflin --- grown folks started taking place. The property became very trashy, (funky --- trash overflowing)and you have to bug the ---- out of maintence to get something fixed! I also think yall need to tell the residents that they are living over dead people. Dont be fooled... Columbia Greens is GHETTOOOOOOOOO FABOLOUS!”

I come home everyday to find disrespectful young men making rude sexual comments, children in the street, and paper thin walls. If you are needing to move in a hurry I do not advise you look hear because it took well over a month and some days to get into these trashy apartments. One lady in the office has tattoos everywhere, one does not know how to speak professional, and the manager has the worst attitude EVER!! They HATE to work and you would think they'de like a leasing office full of inquiry families but they are so rude because its an inconvenience from their phone time and extended lunches!!
