When I called to address this, both the Manager Adriana & Christina told me we DID choose apmnt #241 on this MoveIn Statement which was a straight-up LIE bc I had a screenshot of my original app! Then I asked for my orig app to be emailed to me. Christina emailed a copy of my app with my handwriting on it, BUT THE APARTMENT # WAS REMOVED! FYI: On 8/26/21 Manager Adriana DEMANDED we pay renovated rate ($75 more a month) bc she'd decided to renovate our apmnt bc "The previous owner had cats who peed on carpet." If we refused to pay $75 more each month, we HAD TO sign a waiver saying we would NEVER be able to complain about ANYTHING in that apmnt for the length of time we lived in it. Or take crappy #241 - the one they repeatedly tried to pawn off on us - OR she was canceling our applications WITH NO REFUND of the $100 WE PAID on 8/19/21 despite the fact those leasing criminals at Brookfield DOCTORED OUR APPS (#Fraud + #IdentityTheft) & then we were told THEY RENTED IT TO SOMEONE ELSE ON 8/28/21 - 4 days AFTER we raced over the $100 money order for the Admin Fee & the $400 towards the deposit! Worse, we had 3 days to be moved out of our current home, now with no money bc they were still holding ALL our money! We lost EVERYTHING including our home, and the 3 Leasing Criminals, their Regional Mgr Olivia Ramos & the CEO of their prop mgmnt company had NOTHING to say to us, In fact, the 3 Leasing Criminals ran our $500 money order around their office so my daughter couldn't retrieve it on 8/30/21. “Management and the Coorperate Office will not work with you at all. The manager Adriana is racist, she has an attitude with African American tenates. She also has a deal with wreckers and gets a kick back from every car towed. I would never recommend this place to anyone. The past 2 years have been hard for everyone. They are quick to make you feel guilty for not paying on time and unforgiving with filing evictions. It is almost a sport for them. Single parents, this property is not for you. We have things come up and they don't care.”

“The manager is VERY rude and should be forced to take a customer service course for a few weeks(without pay). They will NOT give you your security deposit back. My old neighbor asked me to walk through her apartment with her as a witness because nobody was available to do a walk through before she turned in her key. NO damages was done to the apt and the carpet in her bedroom was very clean without stains. She called me a week later crying and saying that she was denied her deposit because her stove drip pans was dirty, and she left a water jug in the fridge. I couldn't believe this. I have seen so much worst from people including leaving a HUGE roach infestation and multiple trash bags. This is the only apartments on this side of the street that isn't registered with the Houston Apartment Association. The management changes EVERY four years and most apartment finders DON'T refer people here because the manager is VERY rude to them. These are out dated apartments and their so -called contractors are two men in a truck they hire standing around at Home Depot!”

Pros 1) Maintenance is usually good in regards to fixing all the issues we had once we moved in and current issues. Ex: fixing base of living room fan, replacing bedroom fan, toilet water pressure, bedroom door fell off hinges, lock on front door etc. Clearly it wasn't move in ready 2) Property is fairly maintained 3) Fairly quiet Cons 1) No hot water 85% of the time and I'm being generous!!!! This is my MAJOR issue! After taking care of patients I should be able to come home after a long day and shower! Or when it's that time of the month I should be able to shower and not have to wait. They literally told me it's first come first serve on the hot water... yea WTH was my thoughts exactly 2) Parking is ridiculous! Visitors take up residents parking spots and nothing is done about it 3) no hot water 4) Noise level is a bit out of control from the people yelling outside/ to the neighbor playing music throughout the night even when police were called 5) People leaving trash on their doorstep throughout the night which was a major issue when we seen rats and we've had issues with roaches in the beginning 6) NO hot water 7) The appearance of the inside could definitely use a remodel 8) Everything is just painted over with. Ex: the countertops are chipping, the bathroom tubs and walls are chipping 9) Seems like I'm noticing water damage in the walls 10) The wells are very thin, I can hear a lot”

I went in to the office to complain about it and the leasing agent; I guess in other words didn’t won’t to hear about it. On December 19, of 2017 the Leasing agent called the police and tried to have me arrested. The officer on duty just give me a situation of the incident left for 1 of the funerals I was supposed to attend that day. The other I couldn’t make cause my truck got towed. My wife went into the office to talk to the manager about it with no result and no response from the District Manager. Forward until two weeks ago I have not stepped a foot in the office. The reason I went into the office on February 19 of 2018 was to notify the Manger bout me saling the third vechicle I own. I never lied to her about the sticker being out of date. Remember I’ve been living here for almost 4 years now with no complaints from me or my family. On Friday March 2, 2018 the manager of the complex the lady named Anna told me that I was not allowed in the office but if I wanted to pay my rent or need anything else to just call her. Well I never got a response back from the district manager Nina about 1 of her employees that cursed me out. I told Anna that I didn’t want to talk about it and nothing was said like to me or my wife from a district manager that was supposed to have disscused that with my wife. What was told was that there be an investigation about the situation and she would get back to us because she needed to talk to me since I was the 1 envolved in the situation with the leasing agent and the report was filled on me. Nothing has been done no answer to phone calls and a lot of unanswered questions. Now for retaliation there trying to tow 1 of my vechicles because they said it was inoperable and abandoned. They put warning stickers on the truck to be towed on March 2 ,2018. I went into the office the next day to show the fill in leasing agent that the truck was operating and moved it to a different parking spot. Now on March 5, the manager put another warning sticker on the same truck of mine. I go back to the office just to find out that the manager wants me to pay extra money for private parking even tho the truck does have a parking sticker to park in the apartment complex. Either I have to pay for the private parking or she is going to tow my truck anyway after 2 weeks go by if I don’t. What type of business is this. It’s been a long time since I’ve felt like I have been bullied. They constantly profile people they do not like and I didn’t even know what I did to the leasing agent for her to even curse me out. The management staff retaliates against residents for no reason at all. This is not a place or community I want to live in anymore. I can not wait until my lease is up to move out of a place where they profile you and what u drive or tell you that your tranportation can be towed anytime they want cause they feel like it; Just to save the leasing agents job and to cover up that she acted unprofessionally and that she had her kids with her at work that same day that she decided to stand up and give you a piece of her mind cause it’s just not her problem. That is not the place I want to raise my family or do anymore business with. It has been a very bad experience living here knowing that you and your family is being profiled at every corner and very step we take and the corporate sits back and does nothing. DO NOT RENT HERE!!!!!!”
“My bathtub faucet is constantly dripping. This has been going on since 07/26/2017 when my initial call was made. At that time I spoke with Maritza. She advised me this will be fixed on Thursday 07/27/2017. I arrived home late and the constant drip still have not been fixed. Following Friday 07/28/2017 upon my arrival home later that night the drip still was not fixed. I called early Saturday morning 07/29/2017 and spoke with Maritza again. I advised her that it will need to be fixed on the same day (meaning that Saturday). She said "okay yeah, have a nice day" I asked her for a copy of my maintenance requests I've put in since living there which is 02/2017 she stated "Oh they all delete at the end of each month" ( Funny how I was able to print this information from the month of May online today) I asked for corporate number she gave me the WRONG number and the said "Have a nice day" tgen disconnected. When dialing corporate after she disconnected I realized it was the wrong number. When I called back to ask for confirmation she stated "Oh now I feel like your harassing me" and disconnected the call. Today is now 07/31/2017 and my bathtub faucet still is NOT fixed. I talked to corporate today when making it home and she advised it will be fixed tomorrow. Back in June my toilet seat cover was cracked I called and spoke with "Maritza" and she advised me it will be fixed. ( In which it was ) However, there was a note that was left on my couch stating "On your next month rent bill there will be a $15 damage fee". There was never a call or text not even a email stating there will be a fee. I called and complained to the apartment complex. Maritza picked up the line and when telling her how I felt and with using words such as "damn" she stated "Oh no, you will not talk to me that way" and disconnected the call. I was furious. I spoke with the manager Ana and we exchanged words. I made a complaint to corporate and the fee was removed. Prior to me moving in I had to call OVER 5 times for my front door light being out. They replaced the bulb and the light was out the next day. I called and told them there is a shortage within the wiring if the bulb is new and the light keeps going out. Also to mention the next day my ENTIRE section of lights were out. I called them the next morning and they stated "Oh, well we havent got any other calls" of course coming from "Maritza". I spoke to Ana and the lights were fixed.This has been the biggest inconvenience of my life”

The base price of my unit is $855, but with utilities and pet rent, I pay around $910. I'll try to break it down as thoroughly as possible. [NOISE]: When it comes to being able to hear neighbors through the walls, usually it's pretty solid. You can't hear normal conversation or even loud conversation, but I guess it depends on where you are. I can hear pretty well through my bathroom wall and through my floor sometimes. Our neighbors like to bang on the walls a lot. You can hear a lot through your windows obviously. Kids love to scream in the pool. [GROUNDS]: The residents are so dirty and messy, there's constantly dog poop in the lawns so stick to the sidewalks. The 2 trash sites are constantly filled with mountains of garbage bags that spill over the top and onto the street. I can't tell you how many times I have driven over used diapers. There is never a time where trash ISN'T in the street. The streets are super bumpy and not laid out very good. The speed bumps are WAY too high or positioned incorrectly so I'm constantly banging my front bumper on the street, even after slowly going over a speed bump. Also, stray cats. :( [SAFETY]: Since living here, we've received a notice that there was a sexual assault on site and were given instructions to lock our doors and what not. The community is gated but it's not hard to get in, so don't expect gating to be a luxury. The lighting is okay. [NEIGHBORHOOD]: This is really the only thing that is super positive about living here. Being right off of the 1960 is one of the best places to be. So many places to go and eat, go shopping, get gas. Cypress Creek Parkway is a great place to live next to. H-E-B isn't too far off, maybe about 10 minutes away. [MAINTENANCE]: For the first several months we dealt with such a terrible roach infestation, even after signing up week after week for their pest control services. We kept signing up and signing up until finally we had ONE person from pest control actually care about the infestation and walked us through our options. Not even a couple months after our infestation had died down, we noticed big holes in our pantry walls and chunks bitten out of our food which turned out to be rats. So on top of rats and roaches, we have an air conditioner that gets so cold it freezes over (we have it set to mid 60's, at leat I think. The air conditioning unit and control panel is EXTREMELY outdated) so we have to run the heat (when it's already hot outside) to thaw it out, we've started to notice dark spots on our carpet that sink in when you step on them and you feel like you're going to fall through the roof sometimes. The laundry unit has broken washers and dryers that they don't tag as broken, so you don't know until you put your money in and nothing happens. (Wash is $1.25 per load, Dry is $1.00) [STAFF]: Staff is pretty nice. As far as I know, they're nice. I don't visit the office much, only to pick up packages. However, sometimes they don't notify you when you have a package waiting at the office which is kind of annoying, especially if it was one you weren't expecting. They've also threatened to stop taking in packages since someone got angry at them once.”

My company is relocating me so I must end my leaee early. I am being charged 790 for the fee- which is fair, I also must pay an additional 2 months- which is ok I guess; however if they do not rent it out, I must still pay until the end of the lease which seems a bit excessive. Despite doing things the correct way I was informed that they will absolutely report the broken lease to my credit report. So essentially it makes no difference if you do things right or just stop paying rent and get evicted- they will treat you the same way. Meanwhile, laundry machines are consistently not working and they negelct to put up signs so you fon't find out until you are out of change. There are multiple shut offs of the water, there are multiple break ins, and parking is a mess. Do not expect any empathy or reasoning with staff; they will just quote your lease to you and send you on your way. Legal- sure; but not a great way of doing business; Fair warning.”

The complex is very well lit and the best thing of all...they're gated! I haven't used the pool just yet but it seems like a nice place to relax. I haven't experienced the summer yet and I'm hoping there's not that many people hanging out...I guess we will have to see. They have a lot of squirrels here, my daughter actually likes them and wants to take one home lol. I told her there's so many outside we don't need to bring them inside. The only negative thing I have to say about these though is that they don't have a gym and the one bedroom I have doesn't have a washer and dryer, we have to go to the laundry rooms and that can be a hassle sometimes. Other than that...the staff is great and so are maintenance, I always see them picking up trash and cleaning the gutters. Overall great place for the price. Hope this review helps with your decision to move, like it did mine.”

I have nice neighbors who seem to keep to themselves, except when one noticed I had left my keys in my door, Thankfully they knocked on the door and let me know! The complex seems well lit I feel safe here. I enjoy how close I am to stores and shopping, but far enough away you don't hear traffic.”

And they will not take out your rent until a week after its paid if you use their online portal so expect not to use your account for about a week. The management also won't resolve any of your issues be it maintenence or any other request. You try to upgrade units to get something bigger and unless your going from a 1 bed to a 2 you won't be allowed to move into something bigger. They won't allow you to go from a 2 to another 2. One 2 is 824 the other is 975 big difference in space. Their maintenance doesn't speak English and if there is a manintenece emergency at night don't expect anyone to show up because they won't and trust me our ac unit went out and I called and he wouldn't come out to fix it his name is Jamie and he was the manager. We had to sleep in an apartment that was 85 plus degrees inside with our 2 little kids and it happened 2 other times. Bottom line this isn't a community you want to be in....it's not much of a community at all”
