Maintenance is available but beware of the property in your care they damage things and blame it on tenants. Also falsify lease information. Beware”

No matter how much you clean you will have roaches ...they wait on you to move in. You can forget about maintenance fixing major issues in a timely manner because they have banker hours but if you miss rent out you go. The access gate is always open what's the point of having a code ...why if even have a gate at all. This place newds a MAJOR face lift from office crew to apartment grounds. Leaving here will be a great joy! I enclosed a photo of an issue I have been having for 2 months now.”

To me that means a professional came in and did the work. However once you look closer the truth is pretty obvious. These people have no idea what they're doing. Cabinets stick to the point that the paint peels, there's rust on the bottom of the fridge, the air filter doesn't look like it's been changed in years, and all the electrical outlets were hastily painted over.Within the first day my AC went out. The whole complex was built in the 70's so nothing is to code. A leasing manager told me that after I moved in. So definitely do yourself a favor and don't live here unless you absolutely have to.”

Management is very nice, but, my first night, roaches where crawling on the ceiling, out of the cabinets , bathroom, closet... so I requested to have another apartment. The moved me buildings, so after that we battled the roaches for about a week, then they where gone. Keeping the facility clean obviously is an issue, the dumpsters have trash overflowing through the weekend. Roaches fly when the weather gets warm. The complex is never clean, so many cats around so I brought in flees on my shoes one time, so me and my toddler itched for 3 days until the maintenance came to spray, then they charged me 25 dollars for that.”

They tacked on about $600 in fee's due to his late rent and then evicted him while he was not home. They did not put his belongings on the street...they stole them instead. The manager moved his furniture into her apartment. This place is disgusting and the office staff are horrible. DO NOT MOVE HERE. Go to an intown suites if you have to but do not live here. Heck, you can live better at a shelter.”

When I first moved in I liked it but it quickly changed. From local gang members that would threaten me on my way to my car, to the "security gate" that never closed, to the roach infestation, my opinion quickly changed. But by far the worst was the day I found BED BUGS crawling from cracks near electrical outlets and into my rooms!! You see, I'm neighbors with some druggies who never cleaned up there place and brought in TONS of insects. Roaches are annoying, bed bugs are WORSE! Complained to management about roach/bed bug infestation only for them to say if they did find anything (they never spray for bugs), then they would charge ME for it. Nevermind not worth the $400, especially since they're not treating the source (my neighbor). Trust me, bed bugs wake you up at night; at apartment management will not admit to help, even when I brought bugs for them to see. Seriously, bed bugs are infested all along Buildings #2 and #3. ENTER AT YOUR OWN RISK. Several gang members, drug dealers, bed bugs, roaches... glad to have left. Not exageratting when I say I could hear gunshots at night about 3 times per week around the area. I'd go for a walk and COPS would stop me (happened 3 or 4 times) and ask if I have been mugged! That's how bad the area was, no one left there place, no one talked to each other...”

In the two months I lived there, a friend had his car stolen, the same friend actually saw our neighbors with guns on their person (this was BEFORE concealed carry), and it was common to stay awake all night listening to gunfire. Had I known about the area near "Gunspoint" mall, I never would have moved here; but I was from out-of-town and needed to find a place in a hurry. It wasn't until after I had moved there and told my fellow coworkers where I was living, that they told me to GET OUT. I don't know what the management is like now, but it doesn't sound like the general area has gotten any safer. Please don't move to this area.”

This is a thugs heaven, but it is not for anyone who is decent. Because of our experience here, we have decided to buy a house a year sooner than we had planned. If your neighbors smoke, you will inhale it too, even if they smoke outside near your unit. You can hear everything that goes on outside, as if the people are in the room with you. The new management sucks. At least with the old management, the provided a HPD officer for security that you can contact in times of trouble. But, the new management supposedly has security, but it is only for the protection of the owner's property. Thugs can hang out,talking loud, smoking, drinking, whatever all hours of the day and night. You and your belongings are not safe here. It is very stressful living here for a lot of reasons, including the gnats, flies and roaches. We are filling out our mortgage application this weekend and faxing it back on Monday. We felt that we needed to save more money and pay off more debt, but after living here, I am done with apartment living.”

I had warned security about the hoodlums that were hanging out and making a lot of noise, but it continued until someone was robbed and murdered. We have had so many problems with noise including our upstairs neighbor who keeps us awake past midnight and wakes us up before 5 in the morning. We were told by the courtesy guard that it was not a "retirement community." So, the attitude is well, if jerks keep you up all night and even won't let you sleep during the day--well too bad. Also the roach infestation took lots of OUR MONEY to get under control. FLOODING IS A MAJOR PROBLEM. NOT ONLY THE PARKING LOT, BUT THE DOWNSTAIRS UNITS. We have written a letter requesting termination of our lease in 30 days. We are exhausted because of lack of sleep. We keep our food in storage totes because of roaches and this is the second time that our toliet has broken in a short period of time.”

They even told me since I complain to much I should move some where else and pay more rent else where..To be honest I try to repair things on my own. I already know how they gonna react when I call. I had a great roach infestation even some crawling on my face at night while sleep. Huge trees have been knocked down during the storm and it takes them alomost a week to remove these trees. This prpoerty needs to be condemned and rebuilt.”

FOR INSTANCE THE BELOW: 2 BEDROOM - 1228 SQUARE FEET - $805.00 PER MONTH 1 BEDROOM - 844 SQUARE FEET - $575.00 PER MONTH I HAVE LIVED IN BOTH AND THEY ARE VERY SPACIOUS. YOU WOULD HAVE TO MAKE THE DECISION YOURSELF. BOTTOM LINE IF YOU KEEP TO YOURSELF YOU WILL NOT HAVE ANY PROBLEMS.”

The only complaint I had was that the maintenance people would come in whenever their little hearts desired without no forewarning. The rental rate was good, I never experienced any crime, neighbors seemed friendly. I don't think I had to call on maintenace a single time while we were there. We didn't interact with the office staff much, so I don't have anything to say about them. Had no trouble getting the deposit back once the lease was over. I have heard stories about the complex since we moved out, but for the time I was there, it was nice. It would be an okay place if you're on a budget.”
