“I Have only good words t say about the staff at the Royal Phoenician office. Very nice and professional, and will try there best to get you in .My credit is not A1 Very understanding. Very clean.I can't wait to move in.I am Excited.”

“This place has roaches and bed bugs. The staff have no compassion. If you report bed bugs the staff will blame you and charge $500. I don't recommend moving in this place if you have small kids and allergic to bed bugs.”

“If I could give this property a 0 star I would. These apartments are so low. I lived here during floods from Hurricane Harvey. The property managers did not care at all about the residents. Basically they left everyone stranded on upper floors and did didn't acknowledge the people who had lost everything and refused to repair anything. The mangers Latoya is rude and unprofessional. Maintenance is available but beware of the property in your care they damage things and blame it on tenants. Also falsify lease information. Beware”

“There is a great deal I can say about this apartments. The rent is always fluctuating. There are too many cats. Some of the dumpsters are overflowing. No matter how much you clean you will have roaches ...they wait on you to move in. You can forget about maintenance fixing major issues in a timely manner because they have banker hours but if you miss rent out you go. The access gate is always open what's the point of having a code ...why if even have a gate at all. This place newds a MAJOR face lift from office crew to apartment grounds. Leaving here will be a great joy! I enclosed a photo of an issue I have been having for 2 months now.”

“It's what you'd expect given the area. I should have known better. Units seem nice at first, and they tell you that they were renovated. To me that means a professional came in and did the work. However once you look closer the truth is pretty obvious. These people have no idea what they're doing. Cabinets stick to the point that the paint peels, there's rust on the bottom of the fridge, the air filter doesn't look like it's been changed in years, and all the electrical outlets were hastily painted over.Within the first day my AC went out. The whole complex was built in the 70's so nothing is to code. A leasing manager told me that after I moved in. So definitely do yourself a favor and don't live here unless you absolutely have to.”

“I've lived here since Feb they quick to file evictions on you I've paid my rent and I'm.late and I asked could they reactivate my account to make my payment online they want its flooded and my car got flooded and I had to pay to get it fixed and they still demanded rent never any parking manager Chris in the office is such a ------- I dont have roaches but my ceiling fan in my second bedroom started smoking and electricity didn't work it took them 5 days to come fix it so no lights in second bedroom my toilet is broken still hasn't been fixed I have nats everywhere in my house I pay $933 for these apts and my rent is only $865 I'm being charged $74 for water trash and storm water from when it flooded if I wanted to pay almost $1000 I would find a house then to live here is.”

“Ok, I moved in last year in March. Management is very nice, but, my first night, roaches where crawling on the ceiling, out of the cabinets , bathroom, closet... so I requested to have another apartment. The moved me buildings, so after that we battled the roaches for about a week, then they where gone. Keeping the facility clean obviously is an issue, the dumpsters have trash overflowing through the weekend. Roaches fly when the weather gets warm. The complex is never clean, so many cats around so I brought in flees on my shoes one time, so me and my toddler itched for 3 days until the maintenance came to spray, then they charged me 25 dollars for that.”

“My uncle worked with his company for over 20 years and when he lost his job they harassed him and tried to find a way to evict him because he was the type of tenant to keep them on their toes. They tacked on about $600 in fee's due to his late rent and then evicted him while he was not home. They did not put his belongings on the street...they stole them instead. The manager moved his furniture into her apartment. This place is disgusting and the office staff are horrible. DO NOT MOVE HERE. Go to an intown suites if you have to but do not live here. Heck, you can live better at a shelter.”

“BED BUG CITY! Look, I know that this apartment is a couple bucks cheaper a month then most. Heck, than a lot! But you get what you pay for. When I first moved in I liked it but it quickly changed. From local gang members that would threaten me on my way to my car, to the "security gate" that never closed, to the roach infestation, my opinion quickly changed. But by far the worst was the day I found BED BUGS crawling from cracks near electrical outlets and into my rooms!! You see, I'm neighbors with some druggies who never cleaned up there place and brought in TONS of insects. Roaches are annoying, bed bugs are WORSE! Complained to management about roach/bed bug infestation only for them to say if they did find anything (they never spray for bugs), then they would charge ME for it. Nevermind not worth the $400, especially since they're not treating the source (my neighbor). Trust me, bed bugs wake you up at night; at apartment management will not admit to help, even when I brought bugs for them to see. Seriously, bed bugs are infested all along Buildings #2 and #3. ENTER AT YOUR OWN RISK. Several gang members, drug dealers, bed bugs, roaches... glad to have left. Not exageratting when I say I could hear gunshots at night about 3 times per week around the area. I'd go for a walk and COPS would stop me (happened 3 or 4 times) and ask if I have been mugged! That's how bad the area was, no one left there place, no one talked to each other...”

“Molding in my apt. Gang violence. Managers do not do anything to fix or get some of these drug dealers out...”

“I lived here from October to December of 1991. Why so short? Because out of fear for my safety (as a young single woman) I broke my lease and got the hell out! In the two months I lived there, a friend had his car stolen, the same friend actually saw our neighbors with guns on their person (this was BEFORE concealed carry), and it was common to stay awake all night listening to gunfire. Had I known about the area near "Gunspoint" mall, I never would have moved here; but I was from out-of-town and needed to find a place in a hurry. It wasn't until after I had moved there and told my fellow coworkers where I was living, that they told me to GET OUT. I don't know what the management is like now, but it doesn't sound like the general area has gotten any safer. Please don't move to this area.”

“There have been robbery murders here, car vandalism, theft, noise all hours of the night and trash littering the grounds including beer and liquor bottles. This is a thugs heaven, but it is not for anyone who is decent. Because of our experience here, we have decided to buy a house a year sooner than we had planned. If your neighbors smoke, you will inhale it too, even if they smoke outside near your unit. You can hear everything that goes on outside, as if the people are in the room with you. The new management sucks. At least with the old management, the provided a HPD officer for security that you can contact in times of trouble. But, the new management supposedly has security, but it is only for the protection of the owner's property. Thugs can hang out,talking loud, smoking, drinking, whatever all hours of the day and night. You and your belongings are not safe here. It is very stressful living here for a lot of reasons, including the gnats, flies and roaches. We are filling out our mortgage application this weekend and faxing it back on Monday. We felt that we needed to save more money and pay off more debt, but after living here, I am done with apartment living.”

“Do not move here. We are in the process of talking to management about breaking our lease so that we can move out. We are being harrassed by a gang of people who are out to past 4 AM in the morning, drinking, yelling, using profanity, and doing just about everything else. People have been murdered here and security is very lax. There is also a roach problem. The thugs have broken the outside lighting bulbs and management has not replaced it, making it pitch black in the area outside our front door.”

“First of all, these so called apratments are horrible. The buildings itself should be condemned. I have witnessed a man dead inside his car from being murdered an hour before after coming home from work. If I hadnt of stayed at work late it might have been me robbed and killed. Its extremely dangerous here. During Hurricane IKE, My truck got broken into along with 10 other cars in the parking lot, I had to call the cops on my drugged out neighbor because he was fighting this girl and almost killed her. Also, a woman got raped, a innocent man that was washing his clothes in the laundry facility got shot and killed. I have just been here 2 years and I dont know why I stayed this long but Im out pretty soon. Please, whatever you do, do not rent here because it is not safe at all!!! There are roaches in most of the apartments, I had a big problem the first year but I got it under control thankfully!! OVERALL, the Royal Phoenician SUCKS!! I cant wait to get out of here...so please do not rent here just keep driving!!!!!!!!”

“A innocent hard working man was killed in the parking lot here. I had warned security about the hoodlums that were hanging out and making a lot of noise, but it continued until someone was robbed and murdered. We have had so many problems with noise including our upstairs neighbor who keeps us awake past midnight and wakes us up before 5 in the morning. We were told by the courtesy guard that it was not a "retirement community." So, the attitude is well, if jerks keep you up all night and even won't let you sleep during the day--well too bad. Also the roach infestation took lots of OUR MONEY to get under control. FLOODING IS A MAJOR PROBLEM. NOT ONLY THE PARKING LOT, BUT THE DOWNSTAIRS UNITS. We have written a letter requesting termination of our lease in 30 days. We are exhausted because of lack of sleep. We keep our food in storage totes because of roaches and this is the second time that our toliet has broken in a short period of time.”

“Firstly management is horrible. They are extremly rude and have problems with keeping their records up to date... you'd pay your rent but would have a late notice on your door the next day.Secondly the place is a dump... it's infested with roaches of different shapes and sizes which they always promise to get rid of but never do. I wouldn't recomend these apartments to any person or animal. Really i don't understand why health officials haven't done anything about this place as yet.Oh did i mention that maintenance takes forever!!”

“When they showed me the apartment it was one that they just remodeled very nice, for the price I could'nt resist, until move in day, well its not the one they showed me. the apartment they gave me had dead roaches on the carpet, rust stains in the sink and shower, mildew in the air vents and outside of our door, and not to mention the cabinets are so old that it smells musty and pieces are breaking off, so pretty much its a dump, when I did report the mildew they came out right away and looked at according to the maintance its not mildew but dirt, and i got the feeling from him that i just wasted his time, I still havent had any communication from them and they see me every month when i pay my rent, if anyone has any ideas on how to take action please let me know.”

“The residents are rude, nasty attitude, managenment is rude and keeps an attitude. The bathtubs and kitchen counters needed to be redone they give you al kind of excuses and acourse rent is cheap so I guess they figure why complain about repair. My unit has been under construction for a year. People have been guuned down in the parking lot, on June 27th a young dude was running around the complex almost completely nude screaming his head off. They even told me since I complain to much I should move some where else and pay more rent else where..To be honest I try to repair things on my own. I already know how they gonna react when I call. I had a great roach infestation even some crawling on my face at night while sleep. Huge trees have been knocked down during the storm and it takes them alomost a week to remove these trees. This prpoerty needs to be condemned and rebuilt.”

“first of all its in greenspoint(gunspoint) a man was shot in the parking lot below my apartment and the apartment next door to mine was broken into i've been totally traumatized! bugs! the gates are never closed and if you're not ------ you won't fit in”

“I rent there but i would not recommend to anyone, they don't fix leaks in apartment i know a few resident that have leaks in the apartment but have not been fixed, i think that is ashamed you want resident to pay rent but the service is poor.there is mildew, mold, etc. i been there 3 years.”

“I HAVE BEEN LIVING HERE SINCE 2003 AND I LIVE IN THE FRONT. I HAVE NOT EXPERIENCED WHAT THE OTHER COMMENTERS HAVE EXPERIENCED AND THAT IS BY THE GRACE OF GOD. I CAN SAY THAT THE STAFF HERE ARE VERY HELPFUL SINCE THERE HAS BEEN A CHANGE IN PROPERTY OWNERS. THEY DO CARE ABOUT THEIR TENANTS. I CAN REMEMBER THAT I SENT A LETTER TO THEM INFORMING THEM THAT THE LIGHT ON THE STAIR WAS GOING OUT AND IT WAS COMPLETELY DARK AT NIGHT, WHEN I CAME HOME, THE LIGHT WAS FIXED THE SAME DAY. THE APARTMENTS ARE VERY SPACIOUS AND VERY GOOD IN RENT. FOR INSTANCE THE BELOW: 2 BEDROOM - 1228 SQUARE FEET - $805.00 PER MONTH 1 BEDROOM - 844 SQUARE FEET - $575.00 PER MONTH I HAVE LIVED IN BOTH AND THEY ARE VERY SPACIOUS. YOU WOULD HAVE TO MAKE THE DECISION YOURSELF. BOTTOM LINE IF YOU KEEP TO YOURSELF YOU WILL NOT HAVE ANY PROBLEMS.”

“I lived here for one full year and never really had any problems. The only complaint I had was that the maintenance people would come in whenever their little hearts desired without no forewarning. The rental rate was good, I never experienced any crime, neighbors seemed friendly. I don't think I had to call on maintenace a single time while we were there. We didn't interact with the office staff much, so I don't have anything to say about them. Had no trouble getting the deposit back once the lease was over. I have heard stories about the complex since we moved out, but for the time I was there, it was nice. It would be an okay place if you're on a budget.”

“This happened in the early evening (6:45pm) to a couple returning from dinner. They were ambushed after parking their car in one of the Royal Phoenician parking lots. Gentleman in the passenger side of the car was killed by a gun shot wound to the head.”

“Boy do theses apartments need to be torn down! The roach problem is so bad not even pest control helped. You cant even walk up the steps because it smells so bad in the halls and then they get so bad that on the outside of the buildings thay are so corroded that plastic is hanging out of the walls. come on now i dont see the manager living here! i bet she would be complaining. as for the remodeling it took them over a year to finish one building and yet they are still working on the outside of it. someone needs to call texas apartment association so they can come and check these out. i bet there is even asbestos in between theses raunchy walls. even if theses apts were free i wouldnt live in them ever again.”
