“I moved in since Jun 2020, I was initially very happy with the staff and their services, but since Sep, I filed a complaint about dogs running loose in the courtyard where dogs would come into my patio and scratch on my glass door but no action was taken, and since then, I filed two more complaints in Oct and Nov, and I called three times, and I also spoke in person three times and yet, still no action is taken. As of today, an incident happened which my dog was attacked and beaten by TWO other dogs at the courtyard where they ran loose and the dog owner could not control the two dogs at all. Although my dog is always leashed in all public areas, I picked up my dog in my arm while the other two dogs continued to attack. It is disappointing and disturbing enough that majority of residents simply disregard the leash law and use the courtyard as their private dog park, but the management's do-nothing behavior is the worse combination which it directly and indirectly encourages this unacceptable behavior. I am not sure if I will ever see action taken by the management on this issue at all, but I certainly think that the management should regain control, enforce the leash law and ensure ALL residents remain in compliance in all rules. This will be the best way to prevent chaotic dog incidents. When everyone follows the rules, nobody gets hurt. When I get my answers and see good results, I will be more than happy to update my review. Thank you.”
— 3003 MEMORIAL CT · Houston“My partner and I had an amazing experience at AMLI memorial court! We lived there for about a year and a half and only left due to COVID related visa issues. Our experience during the pandemic with the AMLI team was without measure. They supported us financially with rent as I had lost my job, and also helped us with our move out by giving us flexibility on our leasing agreements. They truly helped us like a family would. Besides The COVID times, the facilities were great! The gym was very big and roomy, the pool gorgeous and well maintained, the mail room well organized and secure, and an amazing team working there. Whenever we had service requests we were helped immediately and with a smile. Special shout out to John David and Emily at the front office for being amazing! They helped us through the whole process and were lovely to work with. I always felt cared for when speaking with them and viewed them as friends I could have a great chat with! We are going to miss living at AMLI and hope to come back if we ever move back to Houston!”
“New management and leasing team has been truly amazing! They've turned this place around and made it even better place to live. I want to thank John David, Emely Garcia and Brooke Allen for their hard work in making AMLI Memorial heights an enjoyable community. With COVID-19, the team was quick to adapt. They have been providing residents with food truck options, free decorative flowers, virtual yoga sessions, and dog treats. Also, the maintenance staff are great and work hard to keep the facilities functioning, clean and taken care of. Recently, the pool was completely redone with new tiles and clean water. New outdoor light fixtures replaced. We had service requests completed quick. Definitely recommend this apartment complex for active people as it is close to walkways and the Buffalo Bayou, Sprotts Park and downtown (Sabine Pass bridge). Dog friendly too! Lastly, I want to mention that the entertainment lounge open hours were extended to 11pm, which is great for hosting friends, play pool or using the computer and printer. Other amenities I enjoyed were the gym, with top-notch equipment.”

However, be forewarned that given it is an older apartment complex and management doesn't seem to want to upgrade appliances, you will tend to have more issues than your average apartment. Maintenance and staff try to act on everything expeditiously, but it normally results in very little in anything actually getting fixed. The 48hr guarantee has been more lip service than anything else.”

First of all the location is great as you have direct access to the Bayou trails, one block away from Washington Ave, and a $6 Uber ride to The Heights, Downtown, Midtown or West University. The property itself is always nicely kept and well lit at night especially on the property's Main street where you can have a seat on the park benches at night and enjoy the view. I have never had an issue with the maintenance/service team, they always make sure your issue is resolved the first go around. If they have to come back they are very quick and make sure they work with your schedule. The front office staff has remained the same since I first toured the units before I moved in which is great because they are so friendly and attentive. Rebecca Curry has been the leasing agent I have dealt with since I moved in and she is AMAZING! She will make sure to review all of your options with you and communicates very well. She even checked in on us to see how our first few weeks were after move-in. Elly is the manager there and she is great as well. Always very courteous and follows through on everything. Every property has issues it's how they handle them that makes the difference. No major issues here that have gone unresolved or ignored. Take a look here, you won't regret it!”
— 3003 MEMORIAL CT · Houston“My fiance and I love living at Amli Memorial Heights! We lived in an apartment .5 miles away from here and Amli blows them out of the water on so many levels! We live in a spacious, 2 bedroom (orleans lay out). We have 2 balconies with 2 full bathrooms. We are in one of the NON updated units, but it is still pretty nice and matches the cost. The pool here is very nice. The grills work and we use them frequently. We love how close we are to Buffalo Bayou Trail. It is so nice to have private gate access. This complex is very dog friendly and the maintenance team does a great job keeping the grounds looking nice and clean. The maintenance staff are always very friendly and responsive. We've had to open a handful of maintenance requests since we've lived here and they've all been addressed in a couple of hours, which is unheard of at alot of complexes! The office staff is also very friendly! We love Rebecca and Ellie. They both know us and can always help on any issues we are having. I also love the Luxer One mail system they have implemented, where we can pick up packages at our convenience. Overall, this has been my favorite apartment complex because of the location, price, and friendly staff and neighbors. I would recommend this complex to anyone in Houston!”

— 3003 MEMORIAL CT · Houston“I have been renting here for two years, and have been extremely pleased based on these areas for which I typically grade apartments. 1)Price 2)Location 3)Staff/Service. The price in this area is not the cheapest; however, it is the best bang for your buck. Since there are a lot of complexes in the surrounding area this one has the perfect location at the price point most young professionals are looking for - affordable. It is affordable especially with a good gym, new common area, and very nice pool w/ grill. The Complex is between Montrose, the Heights, and Midtown which means that it is a short ride to every other place you would need to go to on the weekend. I think other young professionals like this area too as the community is not college aged people, and it makes a great difference on the weekends at the pool. The pool during the summer is a great time to meet other renters, which has been a very nice treat about living here. Last point about the location is the Bayou Trail - the area is VERY pet friendly, which is great since we have a dog. Aside from Price & Location - the Staff and Service team has been some of the best out of the 4 other apartment complexes I have lived in. I really appreciate how quickly my service requests are addressed by the service team. The two extremely nice ladies at the front Rebbeca and Ely do a great job of making sure my wife and I are doing well, and have everything we need.They create a good / happy environment for the complex. The one thing that could be changed is the front gate, as it seems to break down too often. I think they need a gate that slides open vs one that opens like a door. people try to push their luck getting into an opening and closing gate and they must run into it.. Sounds stupid - but it is surprising how often it seems to happen, and break the gate.”

Maintenance requests are completed so quickly (of the 3 I have put in, I think all have been done in under 24 hours). Everyone, including the residents are so friendly and helpful. Rebecca, Elly, and John and all the office staff are so pleasant and cordial, always asking how we are and prompt in helping us. The property is SUPER pet friendly and the pet rent/deposit are pretty reasonable considering how well the property is taken care of. Not to mention there are a few enclosed courtyards around the property which are nice, if you have a friendly dog, to let roam in. They could stand to have some extra lighting on the back of the property at night, but the security guys are still vigilant and very present. I would definitely recommend this apartment to people looking for spacious, reasonably priced, and close to downtown apartments.”

She was very quick with the process and provided me with all the materials I needed. She made my move in very smooth. It was an easy decision to make after such great customer service, an ideal apartment layout, the quaint feel of the complex and the prime location for an active person. This location is right on Buffalo Bayou which makes for a great place to walk, ride bikes, go for a run or explore the outdoors. There is a dog park within walking distance for the dog lovers, and a volleyball court, playground and basketball court close by as well. Overall, this is a great location with an outstanding staff to ensure you have everything you need. I can't recommend them enough.”

I don't think we have waited longer than one day for something to be fixed. Not to mention the front desk staff is incredibly friendly and helpful, specifically Rebecca and Elly. I once had a large piece of furniture delivered and they kept the office open late so I could make it home in time to pick it up that day. The location is amazing - there is a gate on the property that opens directly onto the Buffalo Bayou trail for walking, running, biking, etc. There is also a dog park, Walgreens, and restaurants within walking distance. I have had nothing but an exceptional experience living in this complex.”

That's a great place to start with the service at AMLI Memorial Heights. The other area of the apartment climate that matters to me is the peace and quiet of the neighbors themselves. The apartments are built (where possible) so you are not sharing bedroom walls with your other neighbors. It makes a big difference for an apartment community. Compare this with some of the more costly apartments in the area and you would be surprised. There is needed renovation in the grounds and up-keep that go on constantly here too. The maintenance staff are courteous.”

I have lived here for 3 years and I cant begin to explain how it has helped improve my life. - Health - I weighted 230 pounds when I moved in. Due to it being located by the Bayou, I was able to begin a solid running/workout routine for the first time in my work life. In addition, it offers a bona fide gym that is big enough to always be able to accommodate a good workout anytime of the day. This was a crucial factor in me losing close to 30 pounds. - Socially - Located on Washington and Studemont, I was introduced to multi top tier restaurants/bars/clubs. This was perfect for business dinners and happy hours as its only a $5-$10 Uber to just about anywhere in the area. I have been able to show so many of my friends from out of town a better side of Houston than I was before my stay here. - Personally - the rates are very competitive. I was able to save enough money while living here to pay off some of my bucket list debt items: Student loans and major credit cards. I am now debt free and able to invest in my own home. I owe a lot to Amli and want to thank them for how accommodating they have been over the past 3 years. There are a lot of Luxury apartments popping up in this area but not all of them treat you with a personal touch. If you want to feel as if your apartment appreciates you, then this is my best recommendation in the city of Houston. All of the original staff and current staff have been so professional and showed me that they are willing to go out of their way. From Food Truck Thursday, Sunday residence brunches, and Holiday Gift wrapping place does the most. Thank you Elly, Franklin, and the rest of the Amli Management team....You will be missed. :)”

Thinking that maybe she stepped out for a minute, we decided to look around at the amenities in the lobby & pool area. When I returned alone to the office, I was confronted a leasing manager by the name of -----------. Her initial response to me was "Can I help you with something?". I explained to her why we stopped by and as she asked me to have a seat at her desk, I could see her roll her eyes while she sighed. As we were speaking about requirements (in her sarcastic tone), my girlfriend arrived and ---- didn't even acknowledge her. ---- proceeded to rush through some pics online, which we could have done ourselves, and made an excuse about how she was the only one working and couldn't take us on a property tour. Keep in mind that we had just toured several different properties that day and they too had only one leasing manager. Already put-off by her attitude and unwillingness to accommodate us, we left. As we were getting in our vehicle, we saw her leaving the leasing office, got into her vehicle, and left right behind us. If that's the type of welcome and service we received as prospective tenants, I can only imagine what will happen once you sign a lease here. We were totally put-off by how rude, disrespectful, and unapologetic she was. From the other negative reviews I've found online, similar incidents such as ours have occurred here. We'd rather spend our hard-earned money at a different property that is appreciative of their tenants and suggest you do the same.”
— 3003 MEMORIAL CT · Houston“My wife and I moved in here right as we got married, our first "home" together. We were very happy with our 2 years spent here. The location is unbeatable for the price. There are walking gates directly onto Buffalo Bayou trails that were very convenient for exercising and nice walks. Everything you could ever need is within a 2 minute drive from the apartment. It is a very quiet complex for how many units there are. We had a first floor unit and never had noise problems during the day or at night. Maintenance was VERY fast to fix and repair any concerns we had. The complex has a 48 hour repair policy from the time you submit your service request, and they always stick to that. My only complaint, as a penny pincher, was the rent price per month. But on a comparitive basis to other complexes near Buffalo Bayou / Washington Ave. / Montrose area, AMLI Memorial Heights was worth the price. We only moved because we bought a house. If we wanted to continue renting, no question we would have stayed with this complex. I would recommend this complex to anyone wanting in-town living for a good price. Everyone was young professionals and very nice!”

It sits on the Buffalo Bayou Trail and is walking distance to a Walgreens & good restaurants/bars. Very close to work if you are downtown. I was in an older apartment (had not been renovated), but it was a good price for the amount of space and was perfectly fine to live in (main renovation was the additional of laminate flooring & granite countertops). The sound proofing is good (I could not hear my neighbors or their TVs etc) and the front office staff were always friendly and helpful. The apartment is dog and cat friendly, it costs $20 per pet a month for "pet rent" and a refundable deposit. The apartment gym was recently rennovated and has nice treadmills & ellipticals as well as a few weight machines and free weights. A dry cleaning service is offered from MW Cleaners where you drop off your clothing in a locker and they will pick it up and bring it back. Very convenient. I felt very safe in my 1st floor apartment. The front and back doors have two dead bolt locks and an alarm system is in the apartment (you have to set up and pay an alarm company to monitor it). One safety drawback was the front gate to the complex was broken a lot (I think sometimes people would run into it and it would break). While being repaired, it would be left open quite a bit. This would allow anyone to drive into the complex which was concerning especially in the evenings. I would recommend the Amli Memorial Heights to my friends. You cannot beat the location and the monthly cost was lower than other apartments in the area.”

I have never been so sad to leave a place! The only reason I left is because I couldn't find a replacement for my roommate in time and couldn't afford the 1 BR. The location is perfect - close to downtown, direct access to the running trails and it is easy to get to just about anywhere in town. The management staff is absolutely top notch - I cannot say enough good things about Elly, the assistant property manager. She is extremely professional, courteous, and goes above and beyond to make sure residents are taken care of. She was such a pleasure to work with the entire time I was there - always patient, kind, and helpful. The other staff are very nice as well, and maintenance always took care of things promptly. The staff also was very good at calling to follow up any time a work order was done to make sure we were taken care of. The apartments themselves are really nice, especially the updated ones (granite counters, dark cabinets, stainless steel appliances, hardwood, etc.). You have direct access parking in the garage, which is super convenient for those that live on higher floors. I truly loved living at AMH. I would move back in heartbeat, and would recommend it to anyone!”

The staff is top notch (especially Elly and her crew) and I never had a maintenance issue take more than 1-2 days to be resolved. The property backs up to the Bayou Trail which makes for easy access to the dog park and running/biking trails. If you work downtown this apartment is perfect for walking/biking to work. For the past year, I've biked into work from AMLI and it took on average about 15 minutes. They've recently updated the grills and pool area with the leasing office under construction currently. Best of all they've recently reduced rent across the board which makes the place more affordable. Definitely would recommend this place to anyone looking to live in the Montrose - South Heights area.”
