There was black mold in the dishwasher, the floors and countertops were dusty, and the shower and bathtub was stained. On top of this, the appliances didn't even work! The ice maker was broken the water filter was not working, and the electrical socket literally caused a short in my curling iron and damaged it. After informing the front desk about the terrible conditions on my "new place" I was met with an attitude. It was a complete and sudden change from the friendly and accommodating attitude I was met with prior to signing my lease. As for the amenities.. they really are a joke. When I moved in, I was told there was a rooftop deck that was being built. I've lived at City View for almost 6 months, and as of this month the rooftop deck shows no signs of ever being completed. The computers in the computer lab don't have internet, and one is missing a mouse. The pool table is worn out. The speakers in the theater room don't work. And for the most part, the amenities are old and used! When I asked the property manager why my unit did not have blinds like some of the other units, she informed me that it was no longer in the budget to finish adding blinds to the remaining units. Unreal. Also worth mentioning: Residents are not given email notification on package deliveries. You pretty much have to guess when your package arrives and go pick it up. There is no pool. You can hear when your neighbor flushes or takes a shower. Theres a halfway house across the street. Theres no security guard! Walls are thin. The elevator is frequently out of order. Dog feces is left in the staircase for weeks. The property lawn is unkempt and there's rarely any doggy bags at the dog waste station. Instead there's a gross pooper scooper on the ground for residents to use. The worst part about living here is that my maintenance requests have been ignored throughout the entirety of my lease. The building is old so the appliances tend to malfunction again and again. To date, I have placed about 25 maintenance requests! My washing machine made loud thumping noises for months and maintenance finally fixed the issue after the neighbor below me complained about the noise. After checking my resident portal, I was shocked to find someone in the leasing office wrote "Resident complains the washer make loud noise when in use." So rude, and so very unprofessional. My rent here is $1845! I am totally embarrassed I spend this much every month for this awful place. I totally regret signing my lease and cannot wait for it to end. The staff and management at City View does not care about maintaining its property or making its residents happy. There are nicer, less expensive apartments in Houston that offer far better amenities and actual customer service. CityView lofts is an overpriced headache!”

The concierges, Josh and Jen, have been a lifesaver as they are always there to help me when I need them. But more than anything I have to say that Max, Manager, has been the glue that makes this place run. She is always available when I need her and always quick to help me when I have any questions. She is more than just a manager doing her job. Her authenticity and genuine care for me makes me so happy to call this place my home. Thank you.”

There is a great home theater and community space where they host the events, and its easy for us to log on their website to see when the events are, and if anybody else is having anything. I originally signed a nine month lease and moved out after four months. When I originally came to view the apartment I feel in love with it. The property manager Max seems like a nice old lady but she could care less about you or providing any type of customer service once you sign your lease. The first 20 mintutes after I moved in I noticed their was roaches or what Max says "water bugs" coming from inside of the dishwasher! Of course I was told I would be at least three days until an exterminator could come out! What made it even worse was when the next day after I moved in it rained and water was pouring in from the windows! I called Max and was told there was nothing that could be done until at least three days. Unbelievable! I gave the place a chance because I really enjoyed the architecture of the building and the fact of it being a true loft. However once I moved in I noticed the neighbors and Max did not make me feel welcome at all. I got constant complaining from my neighbors about "loud music" and the valet trash which was a joke because we are forced to pay for it even though I don't even use it! I knew my neighbors had something against me when they complained about "loud music" when I was out of town one week. Meaning no one was even inside of my apartment! The maintenance would never take my trash away from my door for whatever reason and I would receive letters in my door from neighbors and Max about the trash being left out! Absolutely ridiculous considering all of the crap that went wrong with the apartment and I continued to pay my rent! The neighbors are so sneaky and disrespectful! I honestly felt I was being discriminated against and this building left a terrible taste so much that I decided to leave early. But of course not before Max threatened to evict me for complaints from my neighbors. The neighbors are mostly older and feel entitled when knowing they live in community living! For as much as they pay to live there you can definitely own your own home! Other than the neighbors and Max, the elevator barely worked, the gate to the garage broke repeatedly, and the key fob to get inside the building was broken for three weeks! The nerve! Definitely would not recommend and there are more than plenty of more fabulous lofts in Houston to live.”
— 15 N CHENEVERT ST · HOUSTON“Save your money! For the price of these apartments you would think the service would be phenomenal. The service couldn't be farther from phenomenal. When I first moved in I had loose floorboards and Max, the manager, tried telling me that it was part of the floors character. Well there were a few floorboards that were sticking up a few inches which caused a trip hazard. Within a few weeks it really warmed up so I decided to use my air conditioner for the first time. The air conditioner did not work. I call the help line and Max called me back and said, "there is nothing we can do about it right now." It was 85 degrees in my apartment and she refused to send anyone to come look at it until a few days later. Then, I came home one day to find my bed soaked in water and water all over my floor. Turns out, my windows leak, a lot! I once again call the help line and Max calls me back and says...you guessed it "there is nothing we can do about it right now." I explained that I had water pooling up in my apartment so after a 15 minute conversation she finally gets someone to come take a look at it. The guy that came to look at the window did just that. He came, he looked at the window and said, "yeah, your windows are leaking. But we can't do anything about it right now." Two days later, after it stopped raining, they finally fixed the leaks in my window. My dishwasher has been "repaired" 3 times and still does not work properly. My dishes come out covered in soap. The "events" that they have at this place do actually happen. But you will only know about them if you happen to ride the elevator by the from desk because that is the only place that they put a sign up for it. When you move in they make you sign a paper stating that they can enter your apartment to deliver packages to you. I thought that was really cool because I work odd hours and I'm rarely at home when packages get delivered. Well I had 6 packages delivered to me in the year that I lived here and not a single one was brought to my apartment like it was supposed to (not sure what the concierge was really here for.) each time I got a package I had to find time to go to the office while it was open so I could get my packages. The straw that broke this camel's back was the upstairs entrance from the parking garage. For three weeks out of the month of December, the key reader did not work on this door so you could not get in through that door. They put a sign up on the door saying that the new key reader will be here on Friday. Unfortunately they didn't specify which Friday because it was 3 Fridays later that it actually got fixed. Since the door could not be opened from the outside, I had to walk downstairs and go in through the bottom entrance, but that's okay because there are elevators, right? Well if you were lucky the elevator was working. But randomly for 2 weeks the elevator was not working. They kept putting little signs on it saying "well the elevator went back out again, it will be fixed in the AM." And that sign was on it for days. Max seems like a nice old lady when you are touring the property but once you sign that lease, she couldn't care less about you or customer service. These apartments look great but they are not. Lots of issues with no solutions, terrible customer service and high rent. Save your money and go somewhere else.”
“This place is absolutely terrible. Seriously, save yourselves. Every minute I lived in this wretched place was a constant reminder of how great it was be to finally leave once the lease expired. The management is terrible and the units all have SERIOUS issues. There is a homeless outreach center directly across the street so there are always dangerous looking stragglers parading around the area. I could go on for hours however save yourself a lot of headache and keep looking. There are much better places to live in downtown Houston for less $$$”

It is a small apartment building so getting around it to the common areas, parking garage, garbage, pet area, etc. is quick and convenient. The building itself is close to all the major interstates so it is easy to get anywhere in the Houston area quickly. Our view is spectacular with a clear line of site to downtown and the ball parks. Management and maintenance are professional and efficient. I feel safe here despite the downtown occupants so safety has never been a concern. The historic charm of the building coupled with the renovations, management, and location make this a winner for us!”

I have a balcony with City View and the skyline is amazing. Add Friday night fireworks at Minute Maid and I feel pretty good! The ratings aren't a fair assessment of noise, grounds, safety, construction - I can tell you that I have always had quick responses from the staff on any issue. Tenants are friendly and the Staff has occasional mixers to meet your neighbors and/or have a nice glass of wine. I bike and walk downtown on the weekends and feel safe doing so This is a quaint building, they have storage on site, and the theatre room is fantastic for FOOTBALL games and spending time with family and friends. Oh and don't forget Irma's is accross the street - best Mexican food you will find.”

You would think there would be 24/7 security onsite but there isn't with a Star of Hope Homeless Center less than 100 yards away and a Federal Detention Center less than 100 yards away. Every day you have hundreds of homeless men and federal detainees walking by this facility. It is a prescription for something bad to happen everyday. Homeless people have been caught numerous times sleeping within the building. Cars have been broken into numerous times. The noise level is very high here. Trucks and metro buses sound as if they are driving through the building as they pass by. The lofts have a lot of history and they have maintained their essence. But the price or rent for the lofts is way overpriced particularly when there is no security onsite.”

The windows have to blinds you have to get them even when they promise them to you in order to get you to sign a lease. No one will get blinds. The windows leak along with bricks! you are limited to direct tv or multiband which results in a higher rate than usual. The connections for cable is horrible and need re-wiring. During light rain the satellite connections give out here and there. The walls are thin and you can hear everything next door and above you despite the high ceilings. Yes the staff is great but sometimes issues don't get resolve quickly. Water issues and trash fees that should be included in rent. Also the garage has been broken into! easy access for robbers to get into cars because there are no cameras in parking garage!!!!!”

They all have hardwood or stained concrete flooring, exposed brick and plumbing, stainless steel appliances. The leasing staff is really nice and responsive and the building is kept up really nicely. However, there are some things to consider before making the move. The windows are nice and tall, however I think they are the original windows and do not block outside noise very well. Also the building owner has decided not to provide window draping so you will have buy custom blinds or drapes at least 96'inches in height. Also, these lofts are already pretty expensive even for downtown and the building adds on an extra $16 a month for valet trash. At the price of these lofts I think the valet trash should really be included in the price and besides i never get to use it cause I'm not at home to put my can out during collection time. Overall a good, not great, place to stay..”

Press up to go down, sometimes they just don't want to go anywhere. They will tell you about window treatment. Yep, they have been telling us that since the beginning. Not going to happen. Haven't seen one person move in get them yet. You can ask all you want - just know you will be special ordering curtains. Management is great, very friendly and nice to come home to each day. I do feel for them, they don't have the tools to resolve many of the issues. They get grief but can get very little results quickly. AT&T and Direct TV. AT&T is a nightmare. If that is you can actually get AT&T anymore. Downtown Houston with no internet. It blows. I believe AT&T won't allow anymore internet in the building. And no, we are no where near full. There are a few nutters that live here but it makes good building gossip. A few things - $16 must for trash collection, we all have to pay for it. Good parking. I don't feel unsafe. Like I said. a few quirks but what place doesn't. It is costly so if you don't have patience for some of the few things we deal with - go somewhere else.”

Great view, lofted ceilings, hardwood floors, attached and gated parking garage. However, some of the charming qualities of the building that are pitched as selling points (grand swing windows, "original" glass, location) quickly devolve into severe - and ongoing - headaches for renters. We were assured that the owner was choosing window treatment options from amongst bids...SIX MONTHS ago, when we signed the lease (it was a selling point for us). That same pitch is still being used as a selling point today, despite the fact that the owner inexplicably (cheaply) refuses to install blinds/shades on the enormous windows. For units that face the south west, all 28,000 square inches of single-pane glass (in metal panes that do not seal with the frames, thus letting outside air whistle in) and 20-ft lofted ceilings become a nightmare to keep cool. This is Houston, Texas, where 80% humidity and 90 F are average days - the least an owner can do is provide some blinds or curtains for their tenants who pay handsome rent to live here. Not to mention the concerns some residents have with the significant lack of privacy that accompanies the heat problems. Another annoyance is the impossibility of getting high-speed internet service in the building. Comcast and AT&T U-verse both stop short of the building, saying it will cost the property extra to lay extra infrastructure all the way up to the building. You add on to of that the foolish years-long contact the owner signed with DirectTV that apparently frightens off other providers (sounds rather suspicious (aka illegal), given the FCC's decision in Section 628), and you've got a ISP nightmare ((and yes, I know DTV isn't even an ISP - but the mixed media providers these days now all compete with each other)). This leaves some units (not the upper floors) with only dial-up and AT&T DSL, a veritable villain of a provider, as the options for high-speed internet. In the heart of Houston, technoindustrial giant of Texas. That is ridiculous. I can't imagine how spending another $100,000 to get this place proper window treatments and access to legitimate high-speed internet could *actually* set the owner back. An extra little spent now to make this otherwise wonderful building will go a long way towards securing its future position as an enviable diamond in the rough in this burgeoning loft district. A property that is 1) connected with its tenants, and 2) makes efforts to improve the property in appropriate ways that said tenants civilly request is an admirable one that can win and retain their loyalty. Mind you, none of this is the manager's fault, as Max works herself half to death trying to keep up with us tenants and a hundred-year old building. But she only has so many tools and so much access to the powers that be, so while she is striving to help these requests be made, she also has to bear the brunt of the heat (no pun intended) from the increasingly impatient residents. All in all, place full of potential - such a shame to see all the hard work that's been put into it thus far to be dragged down by the last 5% of the building's preparation that's been miserly neglected. Be certain to ask - in no shy terms - about window treatments and internet options before signing a lease here.”
“Well the first thing you should know is that all the windows here are from 1910 when the building was originally constructed, and they all leak in more outside air than what your a/c or heater can effectively climate control.. Expect a huge power bill!! The Owner has also elected NOT to supply any of the units with window treatments, allowing all to see into your unit. I can be on my balcony and see my neighbors below me naked in there own home. This is not cool.... Also the owner has no plans of ever providing window treatments even after everyone was promised them at move in!! Some of us have been here 9 months and still have no window coverings... The sun comes in so strong that several of my neighbors including my own, have furniture cracking and fading from the suns rays.. Also most of the windows leak water in when it rains, so look forward to mopping water everytime rain falls.. Here is the best part, GOOD LUCK getting Internet here AT&T will not provide any service on the 4th or 5th floors here because the building has inadequate wiring and equipments for this, we can't even get the service here on the 3rd floor.. When I finally got my internet service I canceled it because it was slower than dial up.. You can only get Direct TV here and they require a 2 year contract for service, when you only have a 1 year rental agrement here.. There are so many reasons not to move here!!!! Way to many issues that can't be resolved.. Also I'd check the crime untill ratings and police dispatches to this area.. The Manager of the building is trying so hard to work out all these issues but she hasn't been given the tools she needs to perform her job... Her name is Max and she is GREAT!!!! Very personable and LOVING and just trys to make you feel at home every time she comes in contact with you.. Very SAD this building has so much awesome history and is so beaustiful, but it is a HOT MESS.... Do your research before moving here... Oh by the way they had a Convicted Serial Killer working here as the SECURITY GUARD for the building, the FBI came here and arrested him.... NO JOKE.... It was in the news.. Just FYI, you can never be too informed!!”
