My experience was beyond disappointing and stressful from day one. I made over 50 maintenance requests during my lease, and most of them were ignored, delayed, or half-done. The refrigerator was broken when I moved in (June 27, 2024), and despite numerous requests, it was never repaired the entire time I lived there. I went without a working washer and dryer for almost a month before it was addressed. Dog poop was left on the stairs for four days after I called about it, and the management still didn’t seem to care. They charge you for storage you cannot access, and there’s only one entrance into the complex, which is often blocked by a barricade at the main gate (has been there since May). Trash valet rarely shows up on the scheduled days, and grass is left uncut for weeks, making the property look run-down and unkempt. The carpet was filthy when I moved in, and despite my multiple requests to have it replaced or cleaned, nothing was done. I ended up paying out of pocket to have it cleaned myself, and now they want to charge me for carpet replacement. Leasing staff are rude—especially Yancy—and Allison doesn’t respond to emails or follows through on any issues. I sent in my 60-day notice on April 27, 2025, which was acknowledged, vacated the unit by June 30, and now they’re trying to claim I owe $1,900 after I fulfilled every part of my lease. I even reached out to the Houston Apartment Association, and of course, never heard back. The property was neglected, stressful, and honestly, it’s the worst living experience I’ve ever had. If you move here, prepare to be ignored, overcharged, and stuck in an apartment where basic living conditions are not met. I regret ever signing a lease here.”

Emerge living prioritize getting residents in, even corporate staff told me “I don’t care about resident stories, I need the sale. Move in.” Direct quote. Leasing office is always too busy to help, you have to be a Karen to get work orders fixed (again, emailing corporate). Packages are unorganized in the back. Managers are late paying vendors. Pool was closed by the city. It’s like an attractive person but with no depth. You really want to date a person like that? That’s what a lease is here. Its saving grace is location: in the inner loop, close to I-10 and 610. But that’s it. It’s not worth the hassle, truly.”

Her bill for October doubled and she has humidity issues inside her apartment. Maintenance came in today and said it felt freshto him and did not say he would check alleged replaced AC unit because he just replaced it. She has tried (documented) to get in touch with the new management (old management was fired) and gatekeepers tell her he is busy doing paperwork. She’s waited to speak with him multiple times for over 2 hours. She just got me (father) involved and I will be helping her with legal if this is not addressed promptly, Management do the right thing for your residents! I will remove this review if you finally respond and take action. Just let my daughter out of her lease and I find her a new complex that cares We will be reaching out to the city of Houston after the Thanksgiving holiday as well as any associations I can find they are involved with to express our dissatisfaction and atrocious experience. I moved into my first apartment as an empty nester owned by IRT Living and they address maintenance issues the same day. Perplexed that management hides and doesn’t care at a complex in this part of Houston.”

In February of this year the Unit above me was renovated and a tenant moved in, the same time frame my A/C went out. I submitted a Workorder and the Repair man came. It took a week to repair and he forgot to wire the Flow Switch back, thus leaving my A/C to run non stop. In March I received a energy bill for THREE TIMES the usage I typically use. Since March I have fought tirelessly within Property manager because every month since March I have received electricity bills for double or triple what I ever used the 2 years prior. My unit would average 1000-1200 KW, the highest ever was 1500 in July of 2023. Now I am getting bills for usages of 2500 KW, and my most current usage is on track to exceed 3000KW for the month. This past week I have averaged 120KW per day, the highest being 142KW in a single day. I have endured nearly 5 months of electricians, A/C repair men, and endless email battles with the Leasing Manager who REFUSES to call back vs only email. I received a one time credit for $500 Even though my Normal bill was typically around 130-150, now I am getting $420+ Bills. I now have another Bill for $422 for a 1100sqft apt and the front office refuses to offer any more credits stating its an issue they seemingly cannot resolve. I have even had Center point energy come out to test the meter to make sure its reading correctly, and it is. I provided them with the report yet they refuse to continue to resolve or help with the incurring charges I am receiving due to the high KW usage. They have let me out of my lease early with no penalty, but these bills still have to be paid and no matter how many times you leave messages at Corporate no one ever calls back and no one ever answers. I will be sharing this review on every review site there is. DO NOT MOVE INTO THE HEIGHTS ON KATY. Also, they have turned over their entire maintenance staff 4x in just 4 months. 4 New heads of Maintenance. One of them actually worked here for 5 days before he quit!”

Before Baron bought the property, we had a management team that cared about its tenants. As soon as Baron came in, long-term tenants moved out. If you move in, best of luck!!!!!”

Now you can grab a cup of coffee and read my honest review. When we moved in back in May 2015, they have concierge service until 9 pm every day. Which is very nice to allow us to pick up packages during after hours. After we moved in 3 weeks, the concierge quit the job, and they can't or won't find a replacement until 4 months later. During this time, none of the manager willing to stay late to keep the concierge service. Instead, they cut off this benefit from residences. Therefore, I am only available to pick up my package during the weekend. Oh, I forgot to mention, that included a $95.00 Lady M cheesecake shipped overnight from New York, and 800-flowers have to sitting there for a week. The management at Cheval is terrible. After you moved in, they seem not care about you anymore. The assistance manager Annabel Torres is rude and not helping at all. She won't answer your call and reply your email at all. But they are good at sending out the rude email to residences. For example, "After our resident brunch this weekend, I was notified that several of our residents brought excessive numbers of guests with them to the event. So much so, that we ran out of food that had been purchased and prepared for residents only! So in the future, if you have overnight guests, please do not bring them to the resident brunch!" and "the resort pool will be closed tomorrow until further notice. Because of some persistent left trash behind." So they took your right as a good residence to use resort pool. Not all the employs there are bad, Briana and the lady who work at concierge service (please forgive me I forgot you name) are super nice and always willing to help. Scam TV service, once you moved in you have to sign $38.00/mo. cable TV service, whether you use it or not. It is DISH Network with some crappy channel. Also, they only have AT&T internet service available. Terrible and rip-off move-out experience!!! If you just signed the contract and current residence, please lift the floor carpet and take as many pictures as you can. Because they will tell you the carpet is new when you moved in, which is not true. They will lift the carpet to check all the stain and dirty underneath the carpet, and charge you a big amount for carpet replacement. They may not replace it, but they will charge you for sure! That's how they can rip you off if you decided to move out. Don't be the smart guy try to hire carpet cleaning company, nor replace the carpet by yourself. Because they will charge you $350 for replaced carpet on your own. In the end of the story, it's a nice location but terrible management. So do yourself a favor, look around somewhere else. P.s. Keely or business owner, please do not copy and paste about apologize for the poor service, and need the opportunity to speak with me in person. Simply because I gave the Keely multiple times to make this right, she or the company choose money over the customer service. Thank you for your time to read my review.”

Do to an error in their system, we were given keys to our new apartment only to discover the unit was not the floor plan we agreed upon. We had to wait 2 months before being relocated and during this time the office management almost seemed to go out of their way to make things more difficult. They constantly lost our paperwork, charged us random fees (they allocated our rent based off of 32 days in August?) and refused to be cooperative when it came to discussing reimbursements. When asked if they would reimburse us for the cable/internet install fee to move to the new apartment their response was verbatim "And why would I do that?" Do yourself a favor and skip this spot. Go to Viridian which is across the street and comparable in price. There is a reason they have 2.5 stars on Yelp and Google Reviews and all those reviews say the same thing: Good location, good floor plans, rude, incompetent management.”

First, the office staff does not answer the phones when you call. I feel that this could be because they are understaffed. I have not seen anyone at the concierge desk either. The insides of the apartment are well kept and feel very large because of the high ceilings. It's extremely nice to have the tall ceilings, especially in a small one bedroom apartment. As far as noise is concerned, it is typically not a place of loud parties. Primarily the people I see look like young professionals. The noise insulation between apartments on the same level as your apartment is very good. However, the noise insulation between apartments above and below you is awful. Overall, this has been a great place to live and is moderately priced for the area. You are a little "off the beaten path," but it is convenient to 610 and I10.”
