I'm a single mother with two children and the Flex Pay option that they offer really helps me out. When the boiler went out last month and we were without hot water, I received an email letting me know that the hot water was out and when we could expect to have it back on. Maintenance is always taking care of my every need. This place isn't great place to call home. I would recommend it to everyone.”

The girls in the office are always nice to me never really had an issue w them I kinda do feel sorry for them I walked in there once to load my washing card and there was some man screaming at the blonde lady and the girl in the front,maintence has always fixed my problem once my toilet was backed up and they came out fairly quick after midnite, I like the flex option ,the size of my apt.I did have problems with roaches when I moved in the summer but I had to get my own chemicals for extermination and I keep my apt clean so I haven't seen any. I do wish units where more upgraded and my neighbors where less noisy and they had fitness center .”

Let's start with the cable, At first you was could get wave vision, or satellite which you have to have a 200,000 rental insurance policy and 100 dollars to have them install it inside and outside your apartment. The FFC pass a law saying that in an apartment an tenant right is to have any cable provider. Brasewood oaks still having compliant with this. You are stuck with Att uverse or Satellite. Which is both high? The dumpsters are over fill and field mice are running around. Right now its 2 Field mice in my apartment because the garden that is next to the apartment and climate change. Maintenance sucks too. My toilet have been out of order for 2 weeks and this past Monday I had to go buy the part to fix it myself, I was tried sticking my hand inside the water tank to flush my toilet. I agree with other reviewers that the rent do be high because they don't split the utility even between all the tenants. The only thing is good is that my child is going to a magnet program school in the area.”

Laundry rooms, 3 of the 4 dryers are not working call the office of course the answering machine picks up. Old appliances, seems like they do a lot of patch work instead of fixing. Electrical problems throught out apts...No closed in patios, then they try to tell you what you can keep on your porch. Just a big disappointment. DON'T MOVE HERE, just saying, I guarantee you won't be happy here.”

Pros: -I like that they give second chances to people with not so great rental history. It's gives you the opportunity to establish rental history. -They keep the overall appearance decent. You do have neighbors and kids that liter but maintenance was good about picking up the trash from around the area. -Maintenance. They were very professional and efficient. They did the best with what they're given. -The lighting at night was great too. Very well lit at night. On your porch and the parking lot. -The staff was friendly and professional at all times. Even when I would call or storm in the office, they always maintained professional and I applaud them for that. They did the best they could. Now they cons: The noise, the walls were paper thin, you could hear your neighbor take a piss. I'm so serious. I would hear their conversations, the kids playing, couples arguing, them coming in and out the house, slamming the door. There were days I could sleep because I could hear everything around me. They need to fix that. The noise is really a problem. -The outdated appliances, the painted over walls, the units look very old and outdated. Nothing attractive about how the inside of the unit looks. There were cracks in the wall. The toilet in the bathroom sat too low. The sink level was low. They need to reinnovate the entire apartments. Very outdated and dare I say, ugly? -Our ac was always going out! -The gate was always broke. Oh and I saved the worst for last!!!! -The parking was horrible. If you come home after 9pm, good luck finding parking. There were days I would come home or have guest and we would have to wait an hour or so to find parking. Resident and visitor parking needs to improve. It seems there are more tenants than parking spots. I guess they assume everyone doesn't have a car. -THE ROACHES! They may as well be paying rent. When we first moved, we found dead ROACHES in the cabinets, under the sink, on the kitchen floor. It was a mess. These apartments are roach infested. Seriously. I couldn't leave food or my drink out without ROACHES getting into my cup. ROACHES were crawling on the ceiling. Coming out of cracks and crevices. They were everywhere. Some nights I would dred coming home because of how bad the ROACHES had become. Roaches was in my refrigerator! Yes refrigerator! And one day I was in the bed with my baby and we saw a roach crawling. That was it for me.... I had to go! The level of infestation is unsanitary, unsafe and not liveable. Children especially are prone to illness. Roaches are filthy critters and you should not have to worry about a roach falling in your bed while you sleep or a roach crawling in your food in the refrigerator. The exterminated but it didn't help much. The ROACHES are the main issue with these apartments and they had the nerve to go up on rent. Not when you have ROACHES taking over. As far as safety goes, the area is sketchy, I felt safe most of the timer but there where neighbors I felt watched you come and go and I didn't feel good about that much. Nothing happened while I was there. Just don't get too friendly with neighbors and always watch your surroundings. One day I was coming home and I seen some teenagers trying to break in someone else's apartment. I called the cops and it took them maybe 30 mins to arrive. Smh. Thats another thing, the cops were always there, like every weekend the cops would be in the apartments for something. I don't know what. I would not recommend these apartments, I thank God I made it through but I didn't feel safe and the ROACHES made me feel like a prisoner in my home. Smi reality need to do better with this property and stop ripping their tenants off.”
“No electricity for TWO days.There were so many roaches that they were almost considered our roommates.. Even when we tried calling the office to fix the issue, did they care ? Not at all. And the neighborhood oh Lord. Fondren is actually a bad place to live if you want security. Pizza Hut and some others don't even deliver go found out why. And the appliances, bathtub and sinks in the house were old and rusty. I was really really disappointed with the maintenance of these apartments. I don't recommend it to anyone”

A mother of a missing child was found dead in a refrigerator and murdered by her husband. Do not let the managers rent that apartment to you. It may now be haunted and I'm a big believer in that. That makes me question just how well they make an effort to check criminal background history on what character they rent to. After that incident happened that tells me they don't. The type of neighbors who rent here look very shady and scary. No one I care to socialize with here, so be prepared to live a lonely life while your here. There is the constant noise of emergency vehicles passing through here at all hours of the day. There are kids left unattended and unsupervised. Rent for the age and structure of the building is overpriced. Here's the good part. It's close by everything and there are lots of places to shop just walking distance away. The maintenance service is good here. They are good at answering work orders. They have a flex pay program where you can pay half your rent at the first of the month and the other half on the 15th. They welcome small pets. They will rent to you if your rental history was not good. I would not reccomend this place if you have kids, because there is not much for them to do here and the floor plans were originally not built for housing kids. If I wasn't hit by the economy and had a better paying job, I would not stay here.”

Nor could you sit on your porch for fear of being shot, I find it quit comfortable here at, Bayou Village Place. I have been living here for close to 2 years, and I do feel safe here. Everytime I needed something fixed, someone would come, the day I called. Or they would call me and tell me when they would be here. Management is very nice, at lease to me and my family, I don't know other people's experence. If you are not a troublemaker, then it would be a nice place to stay for anyone. As with everywhere, every place has it problems. There is no such thing as a perfact place.”

They have accidentally towed my car twice. It can be very loud. Just not a great place to live. The new management staff is trying but not hard enough.”

When it rained hard, there was no electricity for about three days. It would take 3 or more phone calls for something to get repaired. When the upstairs neighbors would take a shower, my bathroom ceiling would leak. When I called the office, they said it was because the little girl was splashing, which makes no sense because that should not affect my bathroom in any way. The ceiling right over my bathtub was very moist and looked like it was about to fall. It also had black spots all over it like some kind of mold. They finally broke the peice of ceiling over the bathtub and just left the huge hole uncovered for about a week. It was gross. Then they get mad because of complaints but this is what they put people through. They lost my rent check one time. Theres men outside repairing cars in the parking lots. People get mugged in the middle of the day. I would not reccommend those nasty apartments to anyone. It was a nightmare living there.”

— 6310 Dumfries Dr · Houston“Our time at Braeswood Oaks has had many problems. <br><br>First of all, we were not allowed to move in on the date promised; several things were not finished and they delayed us by several days. Our move-in date had more than a month's notice, leaving little excuse for the delay.<br><br>Soon after moving in, my wife was shocked by the stove that they had installed (we had our own stove coming). Maintenence came by and told her (when the stove lit for them) that she needed to cook while wearing shoes. The counter-tops in our kitchen (a glorified closet) were painted, but were not dry by the time we moved in. Our downstairs neighbor says that her bathtub was painted to cover obvious chips in the finish, and our walking in our dining room causes her cieling to bow dangerously. It has been like that since before our arrival, but when she complains, maintenence chooses to either blame us, or offers to paint the obvious crack. Many of the maintenence men affect not to speak English and while they leave a paper stating that they have been in your apartment on maintenence calls, that paper is simply a copy of the work order, giving you no idea what was done. On another occasion, we needed to replace some blinds damaged by some kittens we rescued (from a dumpster on property; semi-feral cats are everywhere, and nothing is done about the woman who violates her lease by leaving food out for them). The day before the fine would be levied, I purchased new blinds and installed them, throwing the old blinds in the trash. The next day, maintenence came by, removed the old blinds from the trash, put a set of new blinds in there, and left our blinds in place, levying a $40 fee. While we were able to clear this up (with the aid of the box the blinds came in as evidence), the simple fact that he removed the old, damaged blinds from the garbage shows a disturbing intent.<br><br>The grounds at Bayou Village are not covered in trash; they do fairly well at picking up obvious bits of trash. However, the landscaping is poorly-kept up; the majority of the ground cover is dirt, the sidewalks are badly cracked, and the bushes regularly impinge upon the walks. Despite no trespassing signs, some vendors are allowed to wander through the apartment complex loudly hawking pizza or ice cream, disturbing the apartments. They, also, affect not to speak English, meaning it is difficult to tell them to be quiet without them looking at you blankly and resuming their shouts.”
