“This is one of the WORST apartment complexes you would ever live in. Starting with the manager, which I just spoke with over the phone about a series of events where my car has been vandalized multiple times and she doesn't care about anything. The apartment complex fails to provide minimum security standards like cameras or security personnel. When asked for a solution to this situation where I can no longer feel safe living here and that I wanted to leave, she washed her hands saying I should go to the contract and pay 85% of the rent and let them know with 60 days in advance. If you want to live with peace of mind and don't want your car to be vandalized on a regular basis, DO NOT MOVE TO THIS PLACE.”

Despite numerous attempts to contact management, they've done very little. Safety concerns and poor apartment quality add to the disappointment. I don't recommend this complex.”

All management teams are doing the same thing, NOT FIXING THE PEST ISSUE. I live on the 3rd floor, so it’s crazy that roaches and rodents are making it to my apartment from somewhere else. I can only imagine what living on the first floor is like. This complex will take your money, overcharge you, and not help you with any problems you have in your unit. I told them I had a rodent issue and they just gave me sticky traps as if I’m an exterminator or like it’s my issue to fix. Keep saying they will get an exterminator but it’s been six months since I reported the roach issue and still have not seen one exterminator. This is depressing to someone that always pays their rent and loves a clean nice home to come home to after work. Save yourself and do not come here this place is not what you want.”

Maintenance takes their time fixing things, the gate is always broken, there is NO security, packages get STOLEN, valet trash is never taken but you’re paying for it in rent. The office agents are nice and smiling and that’s all there is. I have only been here a few weeks and I’m regretting ever moving in, I’m trying to break the lease as soon as I can.”

They are both very welcoming, accommodating and helpful when presented with a concern or task. I am already seeing positive changes with the new staff in place, so we will be making sure to provide a shining review of the property and staff before leaving. Having the right people representing your establishment is everything! It meant everything to us, knowing that the people in the office had our interest in heart and mind. — 13050 CHAMPIONS PARK DR · Houston“Cedric Akins 41 photos 2 hours agoNEW Where should I start with this place....let's see..the first day me and my fiancee came to inquire and tour the apts the office people couldn't even let us in the front door because no one knew were the keys were!!!(Shoulda been a red flag but wanted to give the benefit of the doubt because it was after the freeze) but that was only the beginning of how unorganized and unprofessional these people are.And keep in mind that usually when a apartment complex changes management constantly stay away. So Kenya promised us that our apt would be ready on the 13th of March. Good thing we decided to go look at it before we moved our belongings because we walked into a apartment that had half of the kitchen floor tile ripped up and laid across our carpet with a workers hat on the kitchen counter. The carpet looked dirty and had some purple sticky substance (glue from the tile tracked through the apt like someone stepped in it and just walked through the apt. The blinds had dog bites..microwave was hanging down uneven...stove was scuffed and uneven and this is the apt Kenya told us was ready and that we paid a $350 deposit for. Maybe 2 things out of the 25 things we put on the paper they give you when you move in have been fixed..Next we get a letter saying our apt may have suffered damathge in the freeze so they come May 5th and cut out almost all of our bathroom ceiling and half of my closet wall...not to mention the stuff I had in my closet that I had to just store in my room and living room. The next time someone came to look at it was three weeks later. And a office worker said it was marked in the book as someone had already came and finished it lol. Today is June 9th and the job is still not finished.. Their own maintenance guys said it shouldn't have taken that long..he also said he didn't know why the office was giving people apartments that they knew were not ready when they had other apartments that were ready. And the office manager doesn't think we deserve no kinda discount on our rent and even charging us $50 for 1 day of lights for a apartment that wasn't ready.....I'm tired of writing...y'all do what y'all want with this information....be smart”

They raise your rent $200 at renewal for a one bedroom. The office staff have to be the sorriest group of ladies and they are all unorganized and unprofessional. It so bad I’m considering breaking my lease and moving. Move in with caution. Do not let the outside look fool you. You will be ready to move out as soon as you move in.”

Beware of properties that are consistently changing management and employees. Ever since you guys came in it has been nothing but pure hell and apologies. Not to mention, I am paying 1300 to hear the plethora of sorry ------- excuses and lies. Let me expound on that. Months ago I expressed that AC unit was not cooling and taking over 8 hours to cool one degree. I have a smart thermostat therefore I can track precisely track cooling and heating rates. This went on for at least two months with Margaret before she finally understood the issues and replaced the unit after multiple failed attempts to mitigate the problem. Guess who was left with the ridiculous energy bill? ME! There should not be this many days in between a flooded kitchen! I have called and emailed all day since yesterday and was told they are coming, they are coming repeatedly. This time one of you lying ------------- said they will be here until 7 PM and not to worry. Guess what, it is 6:41 and EVERYONE IS GONE! Who still has a flooded kitchen? ME! I pay you guys to literally do nothing. Carpet, never fixed. Consistent issues every damn day. Beer bottles and cigarettes packs all around the property, a tow truck that tows a car once every couple of months. I cannot wait until my lease is up to leave this piece of ---- --- property. If anyone is even skimming online and have any thoughts about contacting this place, DON'T. 1. They do not answer the phone. I have called over 15 times today and someone has answered twice. 2. Trashy always broken property. 3. Only one good maintenance man and he QUIT! 4. One of the only properties that have not created a plan to reopen the pool and gym however every morning prior to opening and evening after the office close, people AKA animals jump the locked gates to swim and sleep. 5. You will regret it. The only benefit in living here is that it is zoned to Yeager Elementary. 6. Oh, and your mail will be consistently stolen from the mailbox and now you must fit going into the post office daily as the mailman will not deliver mail here. 7. SEE 1-7 before signing a lease here.”

This apartment complex is HORRIBLE and the management is absolutely atrocious. You would think living on the third floor would mean you were relatively safe, right? Well that didn't stop people from trying to break into our apartment! Had to call the cops multiple times in our one year of living there, and the officer told us that this was not as nice of an area as it looks and that out downstairs neighbor had their place successfully broken into just the week before! He said to get out when we can, and boy was he right! My girlfriend also had her car broken into, and I know of other people who have had their windows shattered! And what did the management do about it? NOTHING! In fact the outside/hallway lights for our building were CONSTANTLY going out. It'd be pitch black out there at night. My girlfriend would come home from work late and night and would have to walk up the stairs in complete darkness! What did the lovely management have to say about it? "We're working on it." Or "Use a flashlight." Seriously! Cathy in the front office is rude, demeaning, and thinks she can talk to you however she wants. Also, READ YOUR LEASE! They will try and tell you the lease says one thing, and be extremely rude about it. Talk about how "this is their job" and "that's just the way things are". But when I brought the lease into the office and showed them I was right and they were wrong, their tune changed quick! Suddenly they were being very nice and making sure we were taken care of. They will try to nickel and dime you, treat you like you're trash, and not care about the safety of you or any other tenants. Don't let them! Read your lease. Prove them wrong. The looks are their faces will be worth it. The management at this place used to be great. Then they got bought out by Vidalta. So stay away from ANY property managed by these people! Absolutely horrible. Stay away from Champions Park. No matter what they say. There are nicer apartments in the area! Don't let the trees fool you! It looks nice, but it's far from it. I'm literally taking time to make accounts on as many sites as possible to post this review on because everybody deserves to know how terrible this complex is. Our apartment itself was nice, everything else was AWFUL and not worth living in no matter how nice the apartment itself is! If just ONE person decides not to live here because of this review then it will be well worth my time! I've got so many other reasons you shouldn't live here, like how people live their trash out by the door for Valet Trash to pick up, they don't pick it up, and then animals get into it and throw trash EVERYWHERE. Or the fact that they charge a $30+ fee to pay rent with credit card, but that's the ONLY option to pay so you have to pay the fee no matter what But the fact of the matter is this: STAY. FAR. AWAY.”

There are no parking spots close to your unit after 5:30pm. Therefore, you have to be in before the streetlights come on like you're a child, or you're simply out of luck and will be walking a good distance. Unless you enjoy the office doing absolutely NOTHING about horrible neighbors CONSTANTLY stomping, running, screaming, and loud thuds over your head, I repeat, DO NOT MOVE HERE!!! Oh, and how can I forget about them doing absolutely NOTHING about the horrible smelling blatant drug use in, and around the premises. So many people are moving, and I see why. I will be out of this hell hole in less than a month, and I can't wait. In my 25+ years of apartment living all over Houston and surrounding cities, this is hands down the worst. I wish I could give them -5 stars. Anyone who gives this place a good review has to be lying or works in the office.”

I got a gut twisting phone call from my crying wife telling me how the maintenance man grabbed her and took advantage of her. The solution from the manager..... is to tell him not to come to my apartment...so the man is still employed. Please think twice about your privacy before choosing this place because they wont.”

Parking near your apartment is a no no after 6. I love the swimming pool area. The dog park is nasty and stinky expecially on a rainy day. Management is ok. Maintenance is maintenance. Nice neighbors. No break-in since I've lived here which is over a year. Gates are always close for the most part. If there is an issue with the access gates the problem is fixed the same day. School district is pretty good. The bus will pick up the kids in the front of the apartments. No misbehaved kids around here (i think.) Overall i would recommend these apartments, but make it like your back up choice.”

And the dog park needs to be inspected for toxicins, and regularly groomed, because I refuse to take m girls there until this has happen. I don't want they getting sick again, because a resident told me someone dog got sick and died from being in there regularly.”
