RUN FROM THESE APARTMENTS .. they don’t care about their residents .. they only care about making their commission off renting the apartment even if they are not ready they will LIE and say they are ..”

What was supposed to be an easy application process became painfully complicated. Their screening process to upload paycheck stubs is terrible. The software is so sensitive that if you work for a company that has any decent encryption it will not accept it. My husband spent nearly 3 days trying to upload 2 simple paycheck stubs. After about 4 days we were informed by Priscilla that many applicants have had this issue. Why not update that process? And why watch us struggle for nearly 3 days to submit proper paperwork? We end up getting approved. We pay nearly 900$ for application, rent, and deposit. Only to be told the following morning (today), that our status has gone back to “unapproved” due to balances on some apartments we lived in when we were teenagers 6 YEARS AGO, and another apartment we lived in 5 years ago. Even then, why lie and send an email saying we were approved? You’d think if this was that serious, we wouldn’t have been approved in the first place. Called the Lincoln apartments corporate office. Ended up getting forwarded back to the manager of the apartments where I was told, “screening doesn’t mean you were approved” (which wasn’t even clearly stated let alone stated at all), when AGAIN we were given approval emails stating next month’s rent, unit number, renters insurance and cable set-up, and the amount of the deposit we were to pay. Again, we paid the prorated amount, AND took care of the deposit. Sure, the application fee is non refundable, but this property took 125$ of my first application deposit, told me it was refunded due to insufficient funds, and yet my bank account STILL has 125$ that was taken. My payment went through. And I was charged 75$ for a “returned payment fee”. This property also is TERRIBLE with answering the phone, and responding to emails. It takes an entire day for them to get back to you despite contacting well within regular business hours. My husband and I were crushed by them lying to us and their poor communication skills. The property itself is decent, but I’d suggest you look elsewhere to avoid being robbed of your money, stressful application processes, and horrid communication. As far as noise and tenants are concerned, I’m hesitant to believe anything of what they told us after dealing with this much stress.”

I've asked them to bomb the apartment, I've asked them to seal cracks and holes as well as areas in the kitchen and from the outside nothing. These apartments are disgusting and I do not recommend AT ALL.”

Due to freeze they were unable to get a garden tub so it took forever to get it in. In the meantime, I had purchased a washer/dryer combo to go into the apartment and a ceiling fan that they were going to put up in the kitchen area for me. Well the bathtub finally came in but it was cracked and was going to take another 6-8 weeks to get in. I decided to forego that apartment and have asked about getting my washer/dryer out of the apartment many times with no response. I have a feeling that they rented that apartment with my washer/dryer in that apartment. THEY STOLE MY APPLIANCE AND OWE ME $400”

But through it all, the exterior appearance and grounds have been well-maintained, and the amenities and furnishings have been updated as necessary to remain competitive in the market for upscale apartments in the area. The most recent change in ownership and property management came with the transition to Karya Property Management. I have been consistently pleased, and in some cases pleasantly surprised, by the quality, care, and responsiveness I have experienced since Karya assumed ownership and management of the property. The few maintenance issues I've had are addressed promptly, courteously, and effectively. On at least one occasion, the property management has gone far beyond the minimum level of service I might have expected, to take extra care of my needs. I've recently renewed my lease for another 12 months, and my intention is to remain a Champions Green resident for quite a few more years!”

There isn't any grass on most of the property, just dirt. The buildings are multicolored and unlevel. They scraped the paint and never finished painting. There are no lights outside outside most of the buildings which makes it unsafe and scary. It's trashy and the office staff just lie to your face to get you off the phone or out of the door and never does what they say they are going to do. This place needs to be torn down.”

They start construction and turn our water off with no warning and no urgency to have it back on. We cannot flush our toliets, much less brush our teeth or bathe and nothing has been done for 6 hours. I am disturbed and digusting that they are taking our rent but offer no help with problems in the apartment especially when it's unsanitary and serious as not having running water. I would run from this place if I had known they were like this and definitely will not be renewing my lease.”

The side that I live on is pretty quiet. Parking isn't a problem. My only complaint is that the walls are so thin. I can literally hear my upstairs neighbor walk from room to room, but then again I never lived in a 1st floor unit before, so not sure if that's normal. The first week I moved in I could hear their music playing clear from my apt. I let the apartments know and haven't had that issue since. I believe they use email that is linked to your cell number to send notifications, so you can text that number at anytime if you're having an issue. They have a 3rd party service that picks up your trash everyday during the week which I think is convenient. Oh and they do have W/D connections, but must be for a stackable unit. ..Hope this review helped someone. :)”

I apparently live in the same building as 'TomBrokenshire', although it doesn't sound like it. I wonder how feels about the trash still not being picked up for days at a time. Broken glass on the floor around the dumpster. Trash bags ripped open around the area. A sofa taking up half a parking spot behind it. The washing machines often break taking your money. The gate hasn't been fixed in a year. People drive into the complex at 2am and 3am to throw all sorts of garbage into the bins, while playing music. Water is shut off two or three times per month for most of the day. The maintenance guys take their time with repairs and don't clean up after themselves. You always have to be sure to inspect your apartment when you know they are working, as they almost never leave a legally required note. I also laugh at the idea of Angela being some great savior to the company. She's a rude woman, and she's never in the office. What was her accomplishment so far that benefited residents? The gym isn't ready even though it was supposed to be last Summer. The gate is still broken even though it was supposed to be fixed almost a year ago. They put a playground set right next to the intersection with mail, laundry and the pool. Which sounds nice until you realize that you have to slam on your breaks often to avoid hitting a kid playing tag around other people's cars, or throwing footballs over people driving. But maybe you can't quite blame it all on Angela, or management. Some parents just don't raise their own children. You can blame Angela for the young girls that run the office now. I am starting to think the young white girl who was in the office (but got fired?) wasn't so bad, and that just working for Angela ruined her. These young girls were nice when they started too. They were always friendly and helpful. Now if you call with a question or an issue that needs to be addressed, they don't care. They weren't always like that, but they are now. Angela is such a miracle worker. Call them about the garbage. Edith or Elizabeth or whatever will tell you that it's going to be picked up today, "sorry" and "thank you." Two days later, 19 cats and a skunk are climbing around the dumpster sorting through ripped garbage bags. But on the third day, the garbage is finally picked up. But then maintenance and whoever drives into the complex at 2am and 3am to dump off garbage just fill it right back up. The next day, the garbage is piling up again and it looks filthy. Now about the apartments themselves, well they're okay. They feel small. And the carpeting in most of the units that I've been in seems a bit ratty. The appliances are good overall though. It's a shame that we were downgraded from our old refrigerator to our new one only to match with their new color scheme. Our old refrigerator was newer too. Insulation in terms of heating or cooling isn't bad, but you can hear your neighbors in the bathroom. And if they like to play music, you're going to hear the whole song. And it will probably vibrate into the room adjacent to it or above it quite strongly. But whatever. At least the apartments are in a nice, quiet, safe area even if they're pretty substandard themselves. The Champions Forest area is nice, and this apartment has allowed us to be patient and explore homes in this area of Houston at our own pace. That's about the only reason to stay here longer than a few months. Angela the savior though... "elegant excellence," ha! I needed a laugh this morning.”
“Almost a year ago I was living in Sealy Texas and I was looking for a new place to live closer to work. I looked everywhere and, everywhere I looked seemed to be a huge cluster of apartments on top of each other. A friend of mine told me to check out this place where she lives. Thank GOD!!! Finally a great place surrounded by homes. I moved in right away and, love it. The manager here (Angela) has made some great things happen here. It seems as if she has taken an apartment complex and turned it in to a small loving helping community. Everyone here seems to watch out for each other and help each other. I live in # 83 and the teenagers next door help carry in my groceries. Just the other day I had a new neighbor move in next to me, I had just bought a couch table, he walked over introduced himself to me and helped me carry the table in. He mentioned how the manager in the office had portrayed the amount of selflessness there was here at Champions Green. He was right. I had the same experience too. I love it here! I would recommend this place to anyone who would want there kids in a safe place and their neighbors to be so friendly like a huge family. Just go talk to Angela in the office. You will experience the elegant excellence that I did.”

The front gate hasn't been in operation the entire year, leaving it open to a wide variety of unwelcome visitors. A resident in the complex has been seen by two other residents looking in windows, including mine, which deeply concerns me considering I have young children. A pet friendly complex it may be, but tenants don't clean up after their dogs, and I had a large dog jump over the non private fencing chasing after my kids. Trashy vehicles that aren't legal haven't been moved the whole year. The office did tell us they were remodeling and to be patient. I was and have been for a year now. Very outdated interior, non working parking lot lights, unsafe environment, and no parking close to my unit. After the management has changed three times in my stay, none of these problems have been addressed. I wouldn't recommend this complex to anyone.”

When I first moved in, I was promised that my apartment was going to be completely upgraded and it wasn't. The only thing they did was put fake wood flooring in the kitchen and bathroom and a microwave and oven. They were suppose to redo counters and cabinets and other things. Also it looked like they did it all in 2 hours. The flooring looks horrible and unfinished. Also my door was and still is broken. The door does not latch. I have to lock it in order for it not to swing open throughout the day. There is a huge space where cold air and bugs get through. Management is horrible and even the girls in the front are rude. There's only one nice one right now but she's new. Sometimes the office will give a notice that Maintenence will come by sometime that week, but there's been atleast 2 times where some random man is knocking at my door without any notice and demands that he needs to look at my apartment. How do I know who these people are? They don't have a uniform and I didn't get any notice they were coming. So I just had to trust that they worked there. One of the things that makes me mad the most is my water or hot water gets shut off all the time. I'll be about to shower and then I can't. Or I need to wash my face in the morning and I can't. It happens Atleast twice a month and is sooo annoying. No notice or anything. Gates are always broken. The front one has never been closed and I've lived here for almost a year. Only one exit gate works in the back and that's only half the time, so that means you have to go all the way around through a neighborhood to get out the back. Lately neighbors have been bad. The ones below me fight very loudly and the other night, they were punching each other and now there's blood all over the side walk. Most neighbors are nice though. Theres a lot of skunks here. I guess management can't do much about that but the skunks will follow you. It happened more when I first moved in but still occasionally happens.I have to get up at 4am for work and they will be by the gate I need to go through. There are sooo many cats. I love cats so that doesn't bother me but I'm sure it would bother others. There are 3 different ones that come up to my patio every morning and night wanting food which is fine with me. There's also tons in the bushes with kittens. If management was better, then I would like these apartments. They are cute little apartments but the way management goes about things just makes me want to leave.”

I moved here last year in December at that time the manager upon touring me suggested that I should visit another property not one of theirs at all but one that had more bells and whistles as she called it and tried to discourage me from renting here. At the time I was thinking I've been living in Champions for a few years its a great area near friends of mine and I have been staging and decorating homes in the area so although the initial appearance of the apartment had no wow factor I knew I could make it look great for the 6 months I needed to stay there. Within the first month of moving in the management changed and the first manager hired was contacting me asking if I had paid rent or paid a deposit as their records had none of that information. I had copies of my receipts which I brought her so she thanked me then came the second month the same thing happened but my bank provided copies of the canceled check to prove that Champions Green Apartments had cashed the check, next month same thing I have to go back to my bank get copies of my check with Champions Green endorsement on the back take to their office to prove that I have paid my rent the last 3 months were without incident but when I gave notice to move at the end of my 6 months I was told the keys would have to be returned specifically on that day or I would be breaking my lease even though I had given more than a one month's notice. So in the middle of moving from my apartment to my new home I go back on that specific day as I was instructed which was the last day on my lease which legally I have paid for and as I had the planned I would get the last few personal items I had left in the apartment and leave my keys with the office I get to the door of my apartment to hear loud -------- music the door is ajar a young man who could speak no English is there doing nothing that resembled work but he had a paint brush, the water in the sink is running full blast , its June and its 70 degrees inside and its all on my bill, I immediately reported this to the office who apologized for this mistake this "painter" should have been in another apartment but because mine did not have a number he thought mine was the one he should be painting. Mine did not have a number when I moved in , I had mentioned this when I moved there but it was never addressed later a neighbor told me that someone had been stabbed and murdered in my dining room area and they had not put the numbers back on the door since.....my deposit was not a great amount but I do pride myself in the care I take wherever I live, I do not smoke or have pets I have never made a late rent payment my apartment was left cleaner than when I entered it , if my deposit was not returned are there others who also have lost their deposit for no reason that need that money much more than I do right now? It is Christmas time ...”
