“Dangerous neighborhood, gun fire, drugs, apartments old, falling apart. Management is the worst. Can't have more than 4 plants, Can't keep your bike on patio, all you hear is "and your ledger will be charged". Got so sick of managers daily don't do this Can't do that, I changed my phone number and email. I seriously advise you to look elsewhere. In 3 years my rent has gone from 655 to 810. They lure you in with lower rent then raise raise raise. They are NOT worth what they charge. I don't want to live here, but I'm waiting for my apts in Lake Charles to be rebuilt after Hurricane Laura. Only reason I'm still here. If you don't speak Spanish or an Arabic language, don't expect to communicate with your neighbors. I could go on and on, but you get the picture. Don't even think about moving here. You will be miserable. More people moving out than moving in. Water bill, $135 this month, $155 last month. That's on top of your rent. They don't tell you that when you visit property. I was told Water bill was $50! What a blatant lie! Keep looking. I definitely wouldn't bring children here. Stay away, keep going. A homeless shelter would be better than this!”

“When sewage overflowed into the bedroom, they NEVER cleaned or replaced the soiled carpet. Instead, maintenance came and threw a small patch of carpet in front of the bathroom door. After filing a complaint with TCEQ in December 2021, we found somewhere else to live. You may think you have what it takes to live with gunfire, roaches, & mold, but what about paying rent to live with feces and urine for 6 months!? Love yourself enough to rent elsewhere. You deserve to be treated as a human being! I wouldn't recommend this place to my worst enemy!”

“There's much to say about these apartments, Arbors on Richmond is a great place to live at, I've been living here for almost 4 years now, and just renewed for another year, great prices on Rent, the bedrooms are a big plus! Bedrooms are Huge! Very spacious! The atmosphere and ambient across the whole complex is very chill, very quiet and you're neighbors are super friendly as well. Secondly the apartment office staff is super friendly and very understanding, when it comes to Staci or Nessa there couldn't be anyone more helpful than them. They have helped me with great rental payment arrangements when I've been low with money. They always find a way to help you out as much as they can to split the payments so the payments are easier on you. Last, the maintenance team is amazing and super friendly as well, they always get the job done whenever there's fixing to be done in my apartment. They also keep the apartment complex very clean all throughout the parking lot, and the inside courtyards. Which is great! Thank you for everything y'all do here at Arbor on Richmond! Keep up the great work!”

“Even though I just moved in, I have already attended two community gatherings put together by the wonderful staff here! One of which they served the worlds best chicken and dumplings!! If you want to live somewhere not only just affordable but where you feel safe and know that you will be taken care of and where the whole staff goes that extra mile to please everyone who walks in their doors, I'd recommend checking out this place! Definitely see myself living here for years to come!!”

“I have lived at Arbor on Richmond for over a year and was thinking of moving out just to have a change but after thinking about the property and how much I like it here so why take a chance on moving in to a place that I might not like it so I renewed. The property is clean most of the time but there are children and pets here so you just have to remind yourself that they occasionally make messes. Maintenance is done in a timely manner and are respectful. The management team is very nice and seem to really be interested in making the residents feel important.”

“Toured this apartment complex and even though they didn't have the size I needed available at the time, I wanted to be sure and give them a well-deserved rating because of all the complexes we have toured, the staff at Arbor in Richmond, was by far the most inviting and welcoming and most personable staff! It also stuck out to me how hands on the property manager there was..usually managers stay in the background and just handle more behind the scenes it seems like but not this one..she was awesome!! Would have LOVED to be able to move in there if only they had the availability but I do understand how they stay so full. Keep up the wonderful job!!!”

“I wanted to take the time to write this review simply because of how amazing the staff has been during my whole application process! I have already signed a lease for a January move in (which already had a great move-in special) but was contacted by the office yesterday and offered an EARLY move-in for this month FREE OF CHARGE!! It was almost too good to be true! I not only get to already be moved in and settled before the holidays and have my own place to decorate for Christmas but they went over and beyond by giving me the best Christmas gift by not charging me for it! More money in my pocket at the best time of year to have it, right!? Plus I still get my January move in special! They really do know how to win their residents and future residents hearts over and I feel blessed!”

“Don't ever move to this complex unless you don't find any place for you to live in Houston. Most junky and dirty apartment complex ever. Cockroaches everywhere in the complex and also inside the apartments. They would not do anything to get rid off cockroaches even though you have live 12 months with cockroaches. And also they will change you over $100 as water bill every single month. Don't let them fool you with moving special as they did for us. If you want to move out you have to give 30 day notice, pay moving special you received and 2/3 of next month money. Property manager Stacy is the worst manager anyone can get during their rental history. Don't let Vanessa to fool your with her kindness first day. You will see her real face after you moved to apartment complex. I would never recommend anyone to this dirty junk apartment complex for any reason.”

“The good thing about this apartment is that its close to restaurants but that's about it. Your water gets turned off without proper notice. There is dog poop around the property and its sad because you have to watch where you walk.Also walking around the property you will see garbage which sometimes gets all over the place because of the stray animals.Its even worse by the mailboxes. They have a bad roach problem which is a complete headache. Another thing that arbor on richmond have been cheating there residents because they were charging residents base fees when in the lease it states that they(ARBOR ON RICHMOND) are supposed to deduct. A representative will comment that they didnt t cheat their residents by charging that fee but it's a LIE. Also come visit the property on your own you will see exactly what I mentioned”

“I will say that the apartment is in a nice area but as far as fair polices they have DROPPED THE BALL?? They are charging residents for things they shouldn't be charged. In their lease it states that the utility bill is supposed to deduct at least 25% if their is a installed landscape irrigation system.They have the system but is only deducting 5%. Another thing they were charging residents for prior to February is base fees.In the lease it states that they(Arbor on Richmond) will deduct for utility base charges”

“My husband and I moved to Arbor about 3 months ago, I had a maintenance issue not to long ago. called the office about it and they were able to fix my problem that same day. I like living here, it's a quiet place, and very spacious apartment, what I also love is that Im close to shopping centers.”

“I have been a resident here at Arbor on Richmond for many, many years now. I have experienced many different owners and management staff. I wanted to tell you the current owners who have now owned the property for about 5 years or so continue to make a lot of improvements. This place had really gone down and then they bought it and started fixing it up and it is REALLY a nice place to live now. Yes, my rent has gone up but never more than $30.00 and with what has been done to the place it is worth it. I feel very good when I recommend this place to people and I get paid $400.00 for it too :)”

“I have lived at Arbor on Richmond for over 10 years. New owners took over about 6 years ago and I was so glad they did. Before they took over, the old owner just did not care. New owner has made many improvements. I will continue living here. It is close to my job and the price is in my budget.”

“Horrible place to live !!!!! From the extremely high water bill to the rude management, these apartments are the worst I've ever lived in. Im paying $900 for a 2bed/2bath and my water bill comes up to be extra high that not even someone with a house would pay . And you can't even shower for 5 minutes before you're hot water runs out and all you're left is with freezing cold water. The parking spaces are $20 a month and if you don't reserve one you will end up having to park your car outside the apartment complex or getting it towed due to lack of parking spaces . They don't have rats but they are infested with roaches and bed bugs , and I'm saying this because i have experienced both my self and I've had to throw out a lot of my furniture. When you try going to the office to place a complaint, they end up arguing with you and noting gets fixed. This is my first time ever writing a review on some apartments and its only because I don't think anyone should have to go through what I did.”

“PLEASE PEOPLE WHO TRYING TO MOVE IN THIS COMPLEX PLEASE PLEASE DON'T DO IT ACCEPT YOU WANT TO HAVE BEDBUGS VISITED YOU I TELLING YOU DON'T WANT TO LOCK YOUR SELF UP LIKE I DID PLUS WHAT THEY TELL YOU ABOUT THIS APT COMPLEX AND WHAT HAPPENED IS WAY DIFFERENT IF YOU CAN THEM TO FIX SOMETHING IT WILL TAKE WEEKS AND WEEKS FOR THEM TO DO IT JUST THE WATER BILL,TRASH IS OVER $100 IF U LATER 1 DAY THAT MEAN YOU IN A BIG TROUBLE AND THE WATER IS LIKE 2 MN HOT AND THAT'S IT FORGET ABOUT THE LAUNDROMAT AND THE MANAGEMENT ARE VERY FKING RUDE AND unprofessional”

“My experience has been pretty bad here. There is never enough parking unless you get home around 530pm. Everyday i get in my car i notice someone has hit my car. The crazy thing is i know exactly which car it was they still have black scratches from my paint on there car and still park around here with no shame. Not once left a note apologizing with their phone number. The complex is consistently filthy. There always people loitering at the food mart just behind the complex so it always smells like pee in the area. All in all its gross, management is gross. Oh wait i forgot to mention my water bill is consistently over $60.00!!!! Not understanding there are 2 ppl that live in my apt.”

“DON'T DO IT! I recently graduated from college and moved to houston due to a last minute job offer so I needed something quick and cheaper. At first glance the place was decent I was told I'd get brand new appliances and carpet in my apartment. WRONG! They lied to me. Upon moving in I noticed the dish washer was extremely outdated and looked as if it hadn't actually been ran in years it was filthy on the inside. Gross. The first night after I moved in I discovered the apartment was infested with roaches!!!!!! I almost had a panic attack because there were so many. I went to the office and complained and asked for a new apartment they refused. I told them the carpet was very stained and that I was promised new carpet. They acted like I was making it all up. The exterminator came twice in 2 weeks the roach problem got better but it never really went away. I've gone through 3 Refrigerators here because they're cheap and old. Liz told me the parking spaces were 20$ a month I declined having one, a week later they put a sign up advertising free covered parking. I went and asked for a spot they said it doesn't matter that the sign was up because I didn't see it before I moved in!!!! Are you kidding me! Wow talk about unprofessional. This was such a bad idea and I can't wait to move. The complex is just awful I really wish I spent a little bit more research and time looking at different places because this is honestly one of the worse decisions I've ever made. I am miserable here. And management is so rude and nasty to the tenants. Its unbelievable”

“Not the worst apartments but definitely far from good even. When first moving in Josephina strayed handling my lease agreement and she didn't mention that the first months rent would be due at the time of signing, she said the rent would be prorated, it was a major shock and I did not have that money readily available and they never tried to work with me. After borrowing the money from a family member they were very rude about giving us the Apt. The way there customer service was in that office was very arrogant and they weren't even in the nice part of the closer galleria area to be charging as much as they were. As mentions before parking is horrible at night on the weekends and around the time when people get out of school and off work. This is due to the number of -------- that they have living in each house. Is the apt next to mines there were like four Mexican men living there and they each had a vehicle and they would take up all 4 of the spaces everyday to the apt that were closest to the door, there were no rules against parking more than 1/2 vehicles per apt, and the office has never done anything about it. I broke my lease there just last month and dnt feel bad about it at all.”

“Where do I begin? I've been living here for about 10 months now & I absolutely hate it! I've only stayed so long until because my lease isn't up yet, but I promise, the minute my lease is up I'm getting the ---- out of here! Showers only last 5 minutes because the hot water runs out SOOO fast, but I pay a stank --- 95 water bill. Management is horrible! I literally have to act stupid before anything gets done at my apartment. Liz, is a b word. Right along with Josafina. It's not worth it, I promise.”

“I moved in these apartments August of 2014 and I only signed a 6 months lease so my lease is up at the end of February so I'm been in this ---- hole they call in apt for too long. the office is very sweet so they really have no control over the property they work at First off when they show me the model I fall in love I liked it but once I signed the lease and went into that ---- hole I was highly disappointed Kitchen--- half the time the light will not come on, then I have a water heater in my kitchen that has a hole in the wall when the people next door smoke there cigarettes you could smell it all in my kitchen Bedroom-- the Foundation is so ------- horrible to where if the people upstairs walk all my windows shake so loud to where I could be sleep and it would wake me up I tried moving my bed to the other walls no it don't help that's how loud it is and it sounds like they about to walk thought the floor Bathroom--oh no where do I start with this part this the worst of them all okay so my tub have paint coming off the wall and under it is all molded then my toilet halfway flush and my sink have an awful smell in it to when you turn on the water it makes you wanna throw up I complained about all these problems since day one I have a copy of all my letters I sent them to where I just got tried and gave up and decided to move I wanna sue them but I don't have the time to go back and forth to court Parking is horrible if you work late you might as well don't even go in the gate just park on the street The water bill is crazy high you paying more for sewage then anything I wish I could upload all the videos I have of water just running all over the ground Water $18.37 Sewage $31.92 Trash $6.60 Exterminating $3.00 When they barely get the trash up I have videos of everything I am saying. I wish I could upload them 655 A MONTH FOR ----!!!!”

“I don't really write reviews but for this complex ima have to. Arbor On Richmond are the worst. The cockroach infestation is horrible not to mention how many apts have bed bugs n dey make whoever moves in one of those apts pay out of they pocket to fix the situation. The manager Liz she the most evil, unfair, and will do what ever to get money out of you. They don't fix things they do it when they please. The water bill for a two bedroom nearly $100.00 but you get like 8 minutes of hot water and it runs out and you stuck with cold water. Parking is horrible at night you can't find a parking spot. And the best part if you live here and you move out you have to leave the apartment like new cause Liz and Josefina will charge you for every single little thing that is wrong with the apartment. And if you try and talk to the manager Liz or josefina they will tell you to fix it or not fix it and they will bill you and if you don't pay they will put it on your record. I lived here 3 years and things weren't bad when Janet and a Honduran girl were managing complex. But as soon as Liz and everyone in that office took over they have kicked out good people out and many many have left because of them and all the crap. I seen so many people leave and hear how Liz making charging them for the craziest things when they move out. Trust me this complex sucks and it's not worth moving in. You move in and you will be stuck with roaches or bed bugs. Because all their trash cans are in the back of complex people dump their trash in laundry matts the washers don't have hot water just cold. There's bats in the complex. It's bad and it will be ur worst night mare. So don't move here not exaggerating all this is non but the truth. I'm moving out cause they expensive and are horrible.”

“The absolute worst aparments on earth. If you want to keep your sanity and money please sVe yourself the headache and dont move here. I wouldnt recommend these apartments to my worst enemy. I took cold showers for 10 if my 12 months living here because they were too cheap to get me another hot water heater. The roaches and gnats literally took over my house and they so called did pest control that never worked. My rub peeled my air conditioning only had 2 temperatures. Hot as hell and freezing cold. Management doesnt care because they don't live there. Oh and even once you move out they will try any and e everything to charge you dor so called damages but cant show legit proof. These are the worst aparment ever built. And all management needs to be fired and never be able to work in the apartment industry ever again”

“I would not recommend this place because the maintence does not fix anything. If you make a work order you'll be waiting months for it to be fixed if ever. Everywhere I've ever lived before this, if I made a work request someone came with in 24 hours, 48 at the most. Here, you will have to wait weeks and will have to call constantly before anyone shows up and will probably have to make threats in order for them to make someone come out to do the work. My apartment is nice, but I see why they are so cheap now. The good is that I really haven't seen any roaches but there were a few big ones dead in the apartment when I moved in because they had just exterminated. And as I said, the apartment itself is nice I had new carpet, new stove and refrigerator, and new counter tops. If you do move here just pray nothing breaks cause you'll be waiting a LONG time for it to be fixed.”

“I would like to say a few things about their comments: 1. Cowards! 2. Trash! 3. Trying to get something for free! 4. Not following the Rules! 5. Everyone is out tho get you! Its not fair! (Pay you bills and follow the Rules) 6. Threatening and calling names just shows your lack of education! 7. Reporting to the HAA and BBB is a waste of their time. Time that they could be working on real problems to help the ones who really have a case. (Oh your file and record will speak for itself! Also a look at your credit report will show you for who you really are!) 8. Your trash talking reviews only show how sorry you really are! ( TRUTH HURTS HUH!) 9. Look at why you were asked or forced to leave! ( Really think hard about this one!) 10. All this negativity could have been avoided if you would have just followed the rules and paid your Rent! These remarks come form someone who has lived and worked in the Apartment industry as a Asst. Manager and Bookkeeper and have heard every excuses and lies in the book! People have this I will do what I want and no one is going to tell me what to do or I can pay my rent when I please if at all. You want a nice place to live but you want to be the problem to why you get into trouble is 1 because of your mouth, 2 your disrespect and disregard for not controlling your self or your kids and sell drugs, sitting outside acting like fools looking like ------ trash etc! People wake up and look in the mirror and see how you are acting and think would you want to live next to ------ TRASH? Grow up and act like adults and teach your kids to respect others and other people property! When you have all this negative stuff to say about a place you once lived, think next time about YOU! Do you need to be catered and pampered to, do you just want a free ride, if you ran a business and people did you they way you have done to others and they were keeping you from making money because of their actions and disrespect, how would you feel? You would do the same thing and force them to leave as well!? Think about it people! Really think about it!!!”

“Some of these reviews are fake and lupe and cecilia should be hung for even trying to make this ------ place look any better in words. My spouse and I lived here for a year and a half, when we moved in james and brandy were in charge. we loved them, they treated ALL tenants with respect and were courteous to EVERYONE. When we learned James was gone we were a little worried but hopeful that the next crew would at least be respectful....WRONG! Lupe is the true Scum of the earth, and his side kick that fake blonde with her nasty ---- hangin out is no different. Both of these people should be reported to the BBB. I know they have gotten rid of the drugs, but they are renting to more and more illegal -------- and guatemalens!! THIS IS A CRIME!! FELoNY to sale drugs, FELONY to harbor --------. LUPE YBARRA IS SCUM!!!”
