“I lived there longer than I should have. It is flooded with roaches as well as mold coming thru walls that was never addressed. Aircondition leaked the whole time of lease never replaced. And the crime u are lucky if u don't get robbed getting out ur vehicle coming from work. Never fixed or came to exterminate and had the nerve to go up on rent every time u renew they should have been paying me to stay there. My vehicle was broken into about three times. Not a good place to live under villa anna management. My advice is don't even look that way even if they do have a special. Oh by the way there were numerous murders in the surrouding neighborhood and apt areas. Ur wondering why I stayed there so long because between rent and electric bill which was incredible high because of leaky air condition and poor insulation problems made it almost inpossible to get out but I finally did thank god. Don't go there.”

When we first moved in they seemed nice but with time, they really deteriorated especially with the new management and new name- Ana Villa. 1) its takes for ever for them to come out and fix anything, you have to complain about a particular repair several times and even shout at them before they come out for a repair. 2) The apartment is ridden with cockroaches and all kinds of insect. They used to come out to spray their insecticide every week(which they later stopped), but guess what, as soon as they leave, the cockroaches even multiple much more. 3) The neighbors look suspicious, especially the recent neighbors that moved in opposite our apartment, they smoke pot in their balcony openly and a bunch of them lived in the same apartment. 4) The AC unit in the bathroom was constantly leaking, we had to permanently put a bucket in the bathroom to collect the water that kept leaking from the ceiling. We called them several times to fix it, but guess what, after they claim they have fixed it, we still continued to experience the same leakage. At a point we got tired of calling them for the same problem and just kept draining the bucket every-time it got filled with the water from the leaking roof(and this was several times in a day especially when the AC unit was on) It even cause a lot of mildew in the bathroom, when we called them about the mildew the maintenance person came and asked us for our bleach and used it to clean it and a few days after the mildew reappeared again even worse 4) When we were to leave, it was so much controversy to get our deposit back. First of all the manager lied that we didn't pay any deposit( please is it possible to rent an apartment without paying any deposit) Well we had our evidence and when she couldn't deny the evidence, she came up with excuses about the apartment we tried to clean up when we left, not being so clean and so they would use our deposit to clean it up. Also i had called the office two days before our rent was to expire to ask about the procedure of submitting our key and scheduling a walk trough so we could get at least part of our deposit back and she had told me that the manager was not around and wont be back until two days into the new month, so i needed to wait till she was back to submit the keys and do a walk through cause according to her, they wont be acknowledge any claims without a walk through with the manager and she couldn't do the walk through for the manager. Based on the secretary's instruction i held on to the key till the day i was told she would be back even though i had left on the last day of the month when my rent expired. When we came to drop the key, the manager said we had to pay for the two days she was not around even though her secretary had told me to hang on to the key until she came back. So it was also part of the deductions from our deposit..... I would advise any potential renter not to touch that apartment even with a long broom they really suck, they constantly got me frustrated and the manager (which i knew her name) was so rude, she even banged the phone on me when i tried to resolve the issue about being charged for the two days when she was out of town. STAY FAR AWAY FROM THAT APARTMENT”

If you call the main number, the recording will tell you that they have a fitness center, a business center and a playground. ALL LIES!!! If you're trying to save some money, you may as well just go right next door to The Mills Apartments because as least you know that you will be living in a dope-dealing, crime-infested area. Don't be fooled by the outward appearance of Star Crossing. Just ride through there on a Fri or Sat night (the gates have NEVER worked and anyone can ride in/out) and learn the truth about those thugs. It's full of illegals that don't give a damn about the law! And they are all related to the management/maintenance staff. They don't like to make any repairs and it takes 3 days to get an outside light bulb changed. Six people and 2 dogs living in a one-bedroom apartment, is how they roll at Star Crossing... Rent at your own risk!”

The new owners, Star Crossing are not much better, strike that, who are the new OWNERS...The management...give it month and it will change... If you enjoy an unstable management, mold, bugs and gunfire. Not to mention an untidy community. This is the place for you...”

I had to go to a relatives house to cook. The have spot painted the walls. The roaches crawl on you when you are sleep. They get through your microwave, your refridgerator and while you are on the toilet. I even heard others cimplain about it. I found a draw full off roaches in my kitchen and the office manager told me "she was not surprised". My stove only works on broil. My dishwasher was broke since the first day. Since I have been here they were suppose to replace the tile. They came in and replaced the bathroom tile because the old one had a stinch of urine. Now I have 2 different tile color in the unit. It is not worth your money and surely not worth having to pay extra utlities. I broke the toilet seat and maintenance did not come until 10 hrs later. They do not reach out to their occupants and I refuse to stay longer, I am breaking the lease”

The complex has been through three different managers since I arrived. Pool is shut down every other weekend. Administrative staff usually in char rooms and solitaire, which wouldn't usually bother me except that because of their lack of duty and proper record keeping I am getting eviction notices taped to my front door (I have an home office and always home, they don't bother knocking) when I still have over 5 days to pay a $11 utility charge. Usually have to call multiple times to have maintenance visit. In example my stove catching fire took two calls and finally a visit to the office before I finally got maintenance to show up. Avoid like the plague. Don't let the low price fool you.”

To tell the story, it is common for some residents to walk outside with no shirts on their bodies with pants hanging down exposing their boxers. Females walk around revealing t-strap panties in pants and tattoos. Some of the residents walk around the complex hanging out and seem to not have a job but manages to pay rent? Some residents even hang out at times when decent people are in the bed getting ready for work from 10 pm to 3 am sometimes. If one calls an officer out, they do not come. They smoke like crazy. Smoke is everywhere in the air and if you love your children do not move into this apartment. The atmosphere at this apartment has turned to worse and is ------! Some residents are not honest and will see wrongdoings but will not report these people because most of the residents at these apartments seem to be relatives. There is one big gene pool of rats!”

I HAVE WAITED FOR 3 WEEKS FOR THEM TO FIX TWO SMALL THINGS IN THE APT AND NO ONE HAS COME. I HAVE TALEKD TO MGR WITH NO RESULT. STILL WAITING. THE OTHER DAY I WENT TO THE OFFICE AND HEARD THE MGR TELLING A POTENTIAL RESIDENT THAT SHE LIKED HIM EVEN THOUGH HE HAD A RECORD. IT WAS FOR ASSAULT. GO FIGURE THEY ARE LETTING ANYONE MOVE IN THERE. SHE SAID THAT HE SEEMED LIKE A NICE GUY. I AM SURE THAT ALL CRIMINALS SEEM NICE! I AM GETTING OUT OF HRE THE FIRST CHANCE I GET. EVEN IF I HAVE TO BREAK THE LEASE. UGH”

However, I´ve lived here for 6 months and have found teh apts to be quiet and have not experienced any crime (ie burglary of my car). A look at the crime stats on the HPD website reveals a relatively very small amount of crime for the 10100 block of Sam Houston, even by the standards of much nicer neighborhoods. The apartment staff was good; responsive to my maintenance requests and courteous etc. And the price, plus the layout of the apartment itself, was very nice. Just remember, if you choose to live here, don´t ever drive down some of the nearby small streets. I give this place very high marks, but I caution the would-be renter to use a little bit of safety common sense. This is SW Houston, after all.”
