(Pine terrace apartments). My a/c stopped working-hours after maintenance came to my unit on the 30th and I’ve been trying to reach the office every since. With no response or reply. To bring you up to speed, I have live here exactly a month and this has happened 3 times now. Having to sit in a stuffy apartment at between 80-90 degrees is super frustrating. I’m a very private person, so I don’t enjoy opening my door and window so air can circulate. Not to mention the refrigerator I had melted destroying everything I had inside with the maintenance man nor the office knowing why this happened or offering to replace anything but the refrigerator. Since Ive been living here which is one month exactly. I have only had a shower in my apartment about 5 times because for a month there has been issues with pipes and water pressure. Luckily I work for a hotel where I could still shower and wash. I’m leaving google reviews and complaining to ever I have to because the quality of living I’ve experienced while living here is none I would wish on my worst enemy. I was so excited because the area seemed nice, quiet and clean. But with only living here a month I can say this is literally the worst place I have ever lived and more stressed than I have ever been. I’m already having some health issues and since I can’t reach the office, I’m seeking legal council to contact the office for me.”

— 3901 OMEARA DR · Houston“I have been at Pine Terrace since 2017. I used to like it because the prices were low and the staff were friendly. It wasn't perfect, but any shortcomings were excusable because of the good prices. Now, Pine Terrace has been taken over by new management (i.e. Something like Elite Holdings or Elite Properties.) They have implemented a few improvements (which of course have been accompanied by a rent increase of $100/month). Additionally, they are issuing tickets for lease infractions. I was charged $50 for a box on my porch. My two main complains are; 1. They do not regularly exterminate the property. It is only done upon request and only spot by spot (so the pests migrate and then return). The small German roaches are my constant companions. To bad they don't help with the now inflated rent. 2. The AC units are old and don't cool the unit. I see several apartments that have added their own window units. I myself purchased a $300 unit just to stay cool. The emergency line says that as long as the temp is < 80 degrees then the concern is not urgent. Also, they have contracted with a towing company who regularly patrols for vulnerable vehicles. I bought a new truck and didn't get a sticker from the office. The very first day I had my truck it was towed to the tune of $240.00. I can NO LONGER recommend this apartment community. When my lease expires I will certainly go elsewhere.”

Surprisingly, the rents are awesome, location is convenient, and the neighborhood is quiet. I like the pine trees and the grounds. I really enjoy walking my dog in the afternoons.”

There is on-site security. I feel safe, even though I constantly make sure I'm aware of my surrounding. The rent is affordable however if it increases, I'll have to move. — 3901 OMEARA DR · Houston“Worst place ever, I spent there less than 6 months and couldn't stay anymore due to : All the apartments filled with roaches which means it is healthy (everywhere kitchen, restroom and bedroom) When I rent the apartment they didn't inform me that the apartment has 2 electrical meters (that means i have 2 ACs in the apartment and this issue makes me pay double bill) I didn't have hot water for a week in November and they didn't fixed it until we called the city They charging at least 50$ for the water The lady at the office is so relax and doesn't do anything, always took a note and do nothing Finally, when I moved from the apartment they charge me 100$ for cleaning the apartment knowing that it was clean plus the charge me for extra amount for processing the end of the lease”

Management is very attentive maintenance will respond quickly. I enjoyed living here, the area might seem a little rough, but there is security on site at all times and did not feel unsafe at all during my time there. I would highly recommend it for students or people working near the medical center. Its located with easy access to 610 and highway 90.”

I am a college student and I have lived in the dorms,but when I decided to move off campus I found this complex and I am really glad I did. I have been staying at college dorms recently, but then came back to find residence and was amazed to see how much better and improved they looked, people actually walk and jog through Pine Terreace. They have a swimming pool! Before this apartment looked very sketchy. The front office was very nice and professional, as well as informative. I recommend them to any students from U of H and from surrounding campuses to come see how close and convenient they really are and especially affordable. Good product!”

There was always something wrong in my apartment nothing ever worked correctly. The air conditioning never properly worked, the stove, the heat, and not to mention the water was always off or cold for days without warning. The washing machines were always broken and full of drug dealers that would even close the door while you were washing to do a drug deal. I would not recommend these apartments to my worse enemy. The only pluse to these apartments was the fact that I had really good neighbors.”

— 3901 OMEARA DR · Houston“I had initially posted a review in September but felt the need to revise it to give a more accurate projection of how I feel about this place. While I feel that the office (i.e. Mary, Nayda Espinosa, and Jose Castro, et al) and grounds staff are pretty exceptional, I found the proprietor or corporation behind this apartment complex to be wanting on a number of fronts, namely in the processing of security deposit refunds and a punitive pet policy. I say punitive-and it is not limited to this rental enterprise unfortunately-because such exorbitant amounts, totally nonrefundable, are charged for the privilege to have a pet here, that it becomes largely a prohibitive option and thus contributes to the regrettable euthanasia of many adoptable animals. I just find this to be rather repulsive and lamentable from this sector of business, as if to reinforce the notion that it's really all about stuffing one's pockets that is the bottom line for this proprietor. The way that this property is in a languished state reinforces my image of the corporate owner. It seems like structurally, this complex is decrepit. I say that because I saw indicators such as sloping 2nd floor walkways made of wood in questionable condition and unsecured columns supporting those walkways. These suggest to me corporate negligence which really could be addressed (not some fault of on site management or maintenance). I would like to close by reiterating though that the on-site people were outgoing and helpful. If this review was based on them alone, I would uphold the original 4 star rating I had given if not higher. They are willing and doing their part. And the apartments themselves are adequate if you are looking for something on a no-frills budget. They are fairly convenient if you are wanting to be close to the Medical Center or Inner SW Houston area, and there are the basic amenities like stores, libraries, restaurants, etc not too far away. The price for a studio at $450 seems about the lowest you can find in this area. In closing, I only recommend this place on account of what I said in the last paragraph, but with a sense of hesitancy because of what I stated before that. If planning to rent here, I would suggest considering an upstairs apt to maybe lessen roach and other critter problems and check the water temperature/pressure and sink drains and fridge/freezer and the overall condition of the apartment to make sure these are all adequate, in addition to evaluating noise considerations from neighbors or traffic - before signing the lease.”

I feel more secure, satisfied with how the property is improving, and is very convenient to my job, school, and for my shopping needs. I am a student at Rice University and I am offered a student discount, a very competitive price that no other community in the area offers. Jose the leasing agent is very friendly and professional. I was referred by a friend who has been living in the community for 7 years and was told to ask for Jose because he would take care of me :)”

The maintains people come into your house when you're not at home so don't ever leave anything valuable at home when you leave, or make sure your best bud is always home. The coin operated washing machines take your coins, and if you go to management to complain, they will tell you to call the number on the machine...then you wait a few weeks to get a check in the mail for one lousy dollar. After talking with my neighbors, I discovered that many of us are paying different rates for the exact same floor plan -wtf! Cough-bed bugs-cough. And right now, as I'm typing this review, when I look out my window I see feces floating along a stream of raw sewage that collects as a filthy pool of muck in the parking lot. Other than that, the place is relatively quite.”

They will not fix it or anything else. They expect their rent every month without holding to their end of the lease to keep things in working condition.
