— 2219 GREENHOUSE RD UNIT # 510 · Houston“Recently moved here with my GF. We should have taken the hints NOT to move here. Hint #1: the staff here are very hard to get a hold of. You leave messages that go unreturned. And when you stop by the office, it just reeks of BAD ENERGY. The staff is not very welcoming and when you ask for a manger, they're never excited to step out and help anyone. Hint #2: the pool parties at night are loud!! We're all about having fun, but the DJ's and loud sound systems they allow ppl to bring in after hours make it impossible to get a good nights rest. And we're not talking about just the weekends. They're throwing pool parties on Tuesday's and Wednesday nights. Hint #3: trash is everywhere. The walls and concrete walkways are stained and disgusting. And for some odd reason Broadstone locks certain gates with big chain locks. Looks real tacky. Hint #4: we were warned about the new owners and how bad the management was. If you ask for something, it always feels like you're inconveniencing them by the way they look at you. And then...they don't follow through with your request. I don't leave many bad reviews, but if this review helps keep someone else from making the same mistake we did, then it's worth it.”

BSR REIT bought this property in July and immediately started falsifying rent rolls. With no evidence to stand on, they started evicting tenants with inflated and fabricated rents. Forcing tenants out by shaking them down for more money. Filing evictions with made up numbers is illegal and unethical. Julianna the assistant manager has no experience and will never have answers for you. She'll delay and delay and delay, and won't return phone calls. Amy the manager hides in her office, or is "at another property", or "out sick", and doesn't return calls either. This place has gone downhill fast and this management team will only give you headaches. They DONT care about the tenants, and they will fabricate numbers to move you out. Like I said, I've lived here for 5 years. This is a now a horrible place to live, and the worst management in the world is now in charge. They should all be fired. The building is also falling apart. Roofs and ceiling on the top floor leak rain. Garbage is everywhere. Ceiling fans look like they're about to fall of their hinges. There's at least 4 nicer and better run apartments on the same street. Trust me, don't rent here.”

TERRIBLE maintenance and TERRIBLE management. My A/C was broken in the heat of the summer and they did not fix it. I usually try to stay positive but the management does not answer questions clearly, does not know what's going on, and does not care about their residents!!!”

Impossible. The phone system doesn't connect to anything but a voicemail. Couldn't get in contact with maintenance until the next morning. Was babysitting and had to go sleep in our car because the alarms were so loud. They were off in the morning so we thought it was fixed. Nope two weeks later it started again. Maintenance came the second time. Did something. I was unclear of what it was. Due to COVID I wasn't allowed in the same room as the guy. Two weeks later it starts again. We decided to just move due to their lack of helping with the rent. We were out of work for 3 weeks and unemployment still wasn't coming in. They offered for us to either pay on a credit card. Which they really stressed as the best option. Or we could skip for the month and they would charge us over the course of the next three months but wait... we would need to pay any late fees accrued. So of course we were scrambling to figure out what to do. We ended up paying to get out of it with the help of my parents. As we were moving out low and behold the alarms are going off again. I left the windows open just to help a little because we were still moving things. Ended up sending a message. We go back the next day to move more of our stuff all of our fire alarms were just removed from their spots. No regard for our things which were still in there. When I brought this up to them. They said we told them we were moving so they figured it would be fine. And still charged us for the times when they alarms were off. Completely violating their obligation to provide a safe living space. Won't recommend them to anyone. They still don't have to ability to get in contact with maintenance 24/7. Lazy and incompetent leasing office. Management is a joke.”

Since I moved in I've had problems, the application process man I was the one calling and asking if they had received all my paper work, If they need it anything else I should of gotten the commission for moving myself in here. When I arrived 14 months ago to get my keys and everything my apartment wasn't ready, did my move in inspection BEFORE the movers got anything in, took pictures and everything. Everything was half way through. As well I was getting billed " for not having my electricity under my name" when I gave them my eisd # and told them to check it with their billing department. I got that removed. It took ONE YEAR, to get my fob! You would think they would have a sense of urgency to order some? And give it to the people that been waiting for one. The only way I got it was having to take off work and going to the office. Gates are always broken, hallways are dirty, they don't power wash. Trash pick up comes when they want. Ask the old team for my move in inspection copy never received it, now the new team said they don't have it. I had to go through old emails to find my email where the last leasing consultant says" you want a copy of you move in that you just gave me". When I asked for the team to look for it not Holly the other girl told Holly " I only see 5" thinking I didn't hear. Maybe y'all should be more organized, or actually put all the paperwork in peoples file or create a new system scan peoples folder it's 2020 now. To top it off I walked in my apartment last night and walked in water my fridge went out, and all my food is ruined. I called the office to get through emergency maintenance, they don't have that prompt available on the phone now, if you see that not working why wouldn't you forward your calls? What if there a fire?Find a solution receive the voicemails by emails or even check the voicemails. All this could of been prevented if this team and management had the right protocols, and the right people. The manager at the moment Casey didn't apologize, didn't even try to make it right, which he had the opportunity, and I was waiting at 9:00 am nobody was there. Do you think I've had a work order update? Nope I just have a missing lid from my refrigerator now, and everything moved. Let's see if I get charged for that. I get it your selling the property but you're still working here and have duties, and even before y'all were still not improving. Just don't move here.”

The elevators are always broken & management does not care. Every weekend it is very noisy related to so many young residents having loud parties. There is no parking. The fire department & police are here weekly related to crime. Two of my neighbors doors have been kicked in and they have been robbed. My ceiling still leaks from hurricane Harvey. I was home when maintenance came in to do repairs & they left a note saying they replaced filters & they really did not. Several residents are breading pit bulls & they run loose at times on the weekends. Very unsafe”

I moved out only because I need to take care of my parents, not because of the experience I've had with this property. One of the most important things to consider when searching for an apartment is knowing that there are great leasing and maintenance representatives there to help. The entire staff at this property has been incredible, especially Autumn and Christopher! Anytime I've needed anything, they've been on top of it and were always willing to work with me. I always tell people that you get what you pay for, and that is certainly the case at the Broadstone. The amenities and quality of service make it worth it to lease here. I recommend this property and give it a 5 star rating across the board! Thanks to the entire staff for making me feel comfortable and ensuring that my experience was top notch!”

However, you should think why this property offers you relatively affordable rent price. There are reasons. This property wall, ceiling, and floor extremely weak for noise. If you want to live 3rd floor, absolutely no problem, but if not it is going to be a serious problem with you. The worst thing is that if you complain about noise issues to management, they DO NOT CARE. They said they are going to take care of it, but nothing but a phone call to your noisy neighbor. The swimming pool has operation hours, but it is 24/7. Does it sound good to you? Unless you live around the pool. I saw cigarettes, beer bottles in the pool almost every morning. people park at handicapped people's parking spots. Dog shits are everywhere. As I said management DO NOT CARE. What they care is new people bring in. That is all. You should know there are reasons this looks great but cheap.”

Ever since they left and the new management of Tracy and Danielle took over, it's now become the worst place I have ever lived in! The new staff is extremely rude and do everything they can to make your life a pain. They tow tenants vehicles, they lose your packages in their mailroom, their facilities and equipment are constantly broken, and the office manager Danielle("who's worked in the industry since 1997", she'll tell you very rudely), gives you every excuse she can to dispel any fault of their own. Her explanation to the elevators constantly breaking is "lighting". The elevators have been out of commission 5 times since I've lived here. We even had to get the fire department to help get us out last year after it broke for the 3rd time while we were inside. It's funny that lighting strikes that elevator so many times. Danielle's response, "oh wow, well elevators break all the time, that's just how it is". Among other things, there are bugs everywhere, they leave notices of eviction on your door even when you pay rent on time(they had 2 excuses for that: 1) there was a system glitch AND 2) they had someone filling in for the manager one month and that person didn't log the online payments correctly. Whoever own this building, for their own good, I hope they relieve this staff of their duties and find more competent people, or else more of us will be moving the the newer place across the street with the friendlier staff. I put in my 60 day notice simply because of how rude and incompetent this new staff is. READ ALL REVIEWS BEFORE LEASING HERE. There's a common message amongst all these reviews. The new management and staff is horrific, and rude. And no matter what concerns you have as a tenant, they will look at you with blank stares, and give you generic excuses to put the blame on someone else. If they actually read these reviews themselves, they should look In the mirror when they go home, and realize they are looking at the person who's responsible for all these unhappy tenants.”

Dogs ---- in the hallways constantly even though large breed were banned everyone had a big dog. You could hear everything through the walls. My neighbor below us would masturbate nightly and you could hear all her glory. When I moved out I noted the changes in the culture of the apartment complex. Also, they charged us 350.00 in move out fees even though the apartment was professionally cleaned before we left and threatened to go to collections on the day after I received the notice. The manager is horrid there and she really has no control of the establishment. BEWARE.”
