BROADMOOR 10215 BEECHNUT STREET LP · avg 2.2 ★★★★★ · Houston
“We’ve been here since March and we have debated whether making a review or not because everyone is so nice but after what happened I’m inclined to write our experience here.1. What just sent me over the edge was being told a couple months ago that they stopped hiring the tow company. It was never mentioned it was TEMPORARY. Which they agreed that was said. BUT insisted they never said it was permanent either... Now, i had to pay my pet sitters tow bill of $250 because of this. Instead of being apologetic, they kept arguing it wasn’t their fault. I went in there knowing nothing was to be done but to show my frustration because I’ve had nothing but bad communication from this management company. they also mentioned there’s guest parking….. all the way in the back of the complex.. no way any woman at night would be walking all that alone at night. 2. We moved in and didn’t have a working dishwasher. Was promised one since April. Guess when we finally got a new one?? October.. no apology for that neither. 3. Been signing up for new washer and dryer… never got one. We gave up… 4. All these buildings have MAJOR foundation issues. Looks horrible not only outside but from the inside. It has created HUGE, LONG CRACKS all over our townhome walls. Also, let’s all the roaches in from underneath and so we always have a non ending roach problem here. The doors need to be constantly fixed because they never align. The floor which I believe is vinyl (not sure) constantly lift everywhere. 5. Mold, mold, mold. It’s everywhere. Just painted over. 6. Had our appliances stained when pest control came back in April. We’ve asked for a solution. We didn’t need money back. Just asked for maybe a product we can purchase to help take them out since we tried everything. They keep saying they’ll ask the company if not, they’ll send cleaning crew over here. HAS NOT BEEN DONE AFTERS MONTHS OF COMPLAINING. 7. The water here smells, and comes out yellow/orange for the first minute of the shower being on ??. 8. The area is not safe. Cars are broken into constantly, including ours once a couple months ago. I hear gunshots ALL THE TIME. Also, SOMEONE WAS KILLED HERE last month. Do you think they would up their security? Yeah, no. Still didn’t care to get cameras nor a security guard after people complain. 9. We’re in the office all the time for these complaints. Constantly having to remind them of the things we need. Our last apartments (in Florida) were always so attentive and called to inform us of changes of scheduling of maintenance which is so appreciative. So, to have to keep complaining over and over and over has become so time consuming and frustrating. Again, Kay and our last management staff were so nice so I would’ve hated to write a review but now we’re tired of it all.. please think about these things before you move in.”

I called and spoke with them months ago and made some headway. the property manager said he would call me. after a week I called them. I left voice messages. messages with the lady who answers the phone. they ghosted me. finally when they answer my call three months later, guess what? they have a new crew. now I'm back at square one, again. do not move there.”
— 10215 BEECHNUT ST · HOUSTON“Property did not accept my legal signature for the 60 day notice even though I have proof it was sent. The only way I found out is because another apartment I applied to contacted me to say they couldn't get my rental history from them because of this. The office is unresponsive and I have been waiting on a dishwasher for 6 months. Yes read that again 6 months waiting on a maintenance order and still waiting. The property is covered in dog feces and roach infested. Please do not be fooled by the large sq ft for the cheap price. My car has been towed while having proper sticker in the window and the apartment would not contact the tow company to assist leaving me out $350. You will pay more in fees and getting squeezed by the leasing office then the listed rent.”
— 10215 BEECHNUT ST · HOUSTON“Crazy you have time to reply but I've been waiting on maintenance for three days... focus on that. You responded quicker to my review than you do to anything else. And promptly isn't an entire month.”
— 10215 BEECHNUT ST · HOUSTON“I would not advise no one to live at the Broadmoor the picture I took is where my mother's wall had mold instead of fixing the problem from the outside first than came in and put sheet rock over wet rotted wood and is only going to keep causing problems inside the unit”
— 10215 BEECHNUT ST · HOUSTON“Well my time here at the property is soon coming to a end. Ive kind of had a few disappointments living here not much. Sheds of the Car ports are busted up..GATES STAY OPEN FOR TRAFFIC.. still havent bn fixed. Office staff sits in the office and wont answer phones. Rent went up 50.00 which has never been. Hell getting your carpet clean after you renew your lease. Ive never experienced this i hate being LIED too. I remember the times when we had a Caucasian manager he kept the property nice and seen to the tenants. Now the property is jacked up all kind of folks living. Im not one to enter & complain just pay my rent & kp kicking but im believing god for something better once i complete my final lease in. Please enter at your own risk. Rent is too high for this property. Cant keep decent people in the office.”
— 10215 BEECHNUT ST · HOUSTON“These apartments are the worse, the staff that is they will lie and tell you that you didn't pass a background check just to disqualify you, they tell everyone that they failed unless you kiss their ---.They are sarcastic and they smack and get smart the entire time,Gloria is racist and Carolyn the office manger is very rude and inconsiderate, unprofessional and will disqualify not but the book or by law but for personal reasons like if they don't like you they will disqualify you. They will lie to you about specials then try to approve you once the special is over, they discriminate to the fullest”
— 10215 BEECHNUT ST · HOUSTON“DO NOT MOVE HERE! The managers name is Denise. She has successfully destroyed this property. The property is absolutely disgusting. Going into the her office is a waste of time. She is ignorant , arrogant, FAKE FAKE FAKE. She is of all the managers the least ineffective. There has been a homocide here and not a note or word from the office. She blames everything on corporate. Her other -------- line is " if I do this for you I have to do this for everyone"! Well everyone is different. She threatens to lock people out of there apts for being late with 10 dollars; despite knowing the person will get paid in a couple of days. One tenant has cancer and receives disability and she threatens him every month. Or she uses her -------- line. The gates don't work. Every week they are coming to fix it for the last four months. Yet, they raise the rents 15-40$. Tino our maintenance worker has. Even in training for almost a year. He used to barely clean the property. So now we just live in filth. Gym never works! Forget the laundry room. A lot of the apartments have a bunch of hood rats living in them so we pay ridiculous water bills. In short don't waist your time or money. Look at the other properties around here. Cf LAne is horrible. This property used to thrive and as long as she is here it never will again. Head the warning! DONT MOVE HERE!”
— 10215 BEECHNUT ST · HOUSTON“The Broadmoor only plus is location. Trading my privacy and tenants right for convenient is not practical. THE maintenance employee gossip. They go into your apartment when you are not there. Then they gossip about you to the other tenants. Tino was caught snooping in our trash. Thats what he did when I came out of the bedroom. The only course of disciplinary action taken was for the receptionist escort him when he enters our apartment. Do you want to live in a place where they defend less than honorable employees versus protecting and securing your right as a tenant. We experienced difficult times in the past and he thinks that gives him the right to trespass and violate our privacy...The apartment stood by him. The grounds is mostly unkept. You figured every year they find an excuse to raise your rent then the least they could is keep the grounds neat. He shouldSpend less time snooping and gossiping and more time working the grounds. Denise the manager is the worst manager the Broadmoor had since I live more than 3 years ago. Denise lies when it requires ger to put effort to being a good manager who cares about the property and tenants..fairly. She lies about pest control and basically anything that requires her attention in resolving the problems/or issues correctly. I requested hand towels for the gym..they have dispenser but no hand towels. Her rude and obnoxious comment was to go the gym. Why would I pay to go to the gym when I pay rent and in it, it includes gym. So basically they charged you for the gym but dont want you to use. No hand towels and the little equipment they do have is sweaty if it is working. If you are decent person do not move here. If you are looking to save money, Arrowood is better looking, cheaper, safer, and just across the street. If you have an appointment, better count your blessings because is not above lying or saying anything to trick you into signing and then you are on your own. So if your apt has bugs or paint peeling of the tub because they paint it instead of cleaning, and it looks really ugly...you are on your own. Dont make the mistake I did. Now Im stuck til my contracts ends with the bugs and paint peeling of from my bath tub and my kitchen cabinet rotting...”
— 10215 BEECHNUT ST · HOUSTON“APARTMENT location is convenient. STAFF CUSTOMER SERVICE IS UNPROFESSIONAL. TOO MANY BREAK INS. GROUND WORK NOT ALL THAT CLEAN OR NEAT. RENT IS ALWAYS BEING RAISED. POOL IS MOSTLY DIRTY. GYM EQUIPMENT DONT REALLY WORK. LAUNDRY ROOM IS DIRTY AND ONLY HALF OF THE WASHERS AND DRYERS ARE WORKING. MISTAKE TO RENEW THIS YEARS LEASE. BROADMOOR IS NOT WHAT IT USED TO BE. THE ONLY GOOD THING ABOUT THE BROADMOOR IS THE LOCATION. THINK TWICE BEFORE YOU SIGN THE LEASE. TO TOP IT OFF- THe BROADMOOR STAFF(NOT MENTIONING ANYNAMES) gossip your business to other tenants. I HATE DEALING WITH THE MOVE BUT IT IS WORTH THE EFFORT TO MOVE AWAY FROM HERE. LOCATION IS CONVENIENT BUT YOU MIGHT GET MUGGED WALKING ANYWHERE IF YOURE A FEMALE. Don't sacrifice your safety and privacy by moving here.”
— 10215 BEECHNUT ST · HOUSTON“If I had one thing to say about this place is that it is ABSOLUTELY UNSAFE FOR ANYONE. First and foremost, the reason for my fiance and I moving is the fact that we were broken into not once, not twice, but THREE TIMES!!!!! And our apartment was RIGHT next to the leasing office!! Each time we requested to be able to install a safety gate, and the first time we were given the okay by the manager because my fiance's nose was BROKEN by two african american guys kicking the door in on his face ON A SATURDAY MORNING. We are people that are busy, keep to ourselves and go to work, we had no idea who those mfers were!! Only after we hauled the $260 thing all the way from Lowe's back to the place did they change their minds and not let us install it, and boom, 2 days later, the 2 guys returned, and LUCKILY the incessant ice cream vendors that ring their bells all day and night plus our siberian husky (which was tortured and beat constantly by the neighborhood kids if we ever left him on the patio unattended) scared them off. Once we had had it we told the leasing office enough was enough, we were breaking our lease and moving out did the guys finally succeed in breaking in when were sleeping at a nearby motel to get away from that place. They stole over $4000 worth of valuables (the creepers stole MY UNDERWEAR!!!), of course the cops did NOTHING, and the apartments STILL charged us $600 AND took our whole deposit. Oh well, we could not have gotten out of their quickly enough! They also tried to tow our car saying it had no sticker (when it did!) luckily we caught the truck before they left and threatened to report him if he took it since we weren't violating any rules. This place is AWFUL. The comments about the carpets are absolutely true, they'll promise you new carpet in the walk through, change management, and never follow through. And the "allocated" water billing is dreadful. We're only two people, who never run the sink and we were paying higher bills than what we are now paying at a house. The only person we liked is Jessica in the office, because at least she was friendly. DO NOT MOVE HERE. This place is scary, and I had to call the cops for illegal activity more than 5 times. And like that other person said, if you want drug dealers knocking on your door to sell you drugs or hookers leaning on your car, live here.”
— 10215 BEECHNUT ST · HOUSTON“Ive lived here for less then six months and my car has been broken into twice, also I have packages stolen from the front door and patio... This place is full of savages that have no regard for other people. Ive seen fights in the parking lots, little kids wandering around at like 2... 3am. Up-side: If you need a hooker, Spice ln. is a stone throw away. Like homless people digging in the dumpsters outside your door? This is the place for you.”
— 10215 BEECHNUT ST · HOUSTON“These apts look decent from the outside, and broken up and patched up on the inside, foundation is horrible and the office moving all kind of hoodlums in, your vehicle will get towed for any reason not to mention the water bill is as much as ur electric bill....These apts need to be seriously renovated!!!!!!!”
— 10215 BEECHNUT ST · HOUSTON“If you don't want other residents in your personal business, don't move here, the leasing agent ----- gossips other residents personal business to other residents, the mgr ---- is very nice and she has tried to get other residents to report him for not coming to work like he should and that he never does any work, so before moving here think if u want to stay somewhere where the leasing agent gossips!!!!!!!”
— 10215 BEECHNUT ST · HOUSTON“I moved into my apartment in November and I am loving it. The apartment got a new management compamy in October and it is showing. Since I have been here they have painted the outside of the buildings and fixed the roofs. I LOVE the office staff. They are always happy when I come into ask a question and everytinme I have put in a workorder it has been fixed that day. If you are looking for a nice quiet place come live here but dont bring mess with you.”
— 10215 BEECHNUT ST · HOUSTON“I would have never thought these apartments would have turned out so bad since at the time of picking these they had 83% in good reviews well now I know the truth. First we were promised new carpet never gotten it because they said it was not in their budget so what they did was change the worse carpet in the house and sprayed painted the rest dark brown to try and hide all the stains well it didn't work and the carpet was wet for days. They have roaches everywhere and spiders and I have a toodler and a newborn I'm so scared that they will be bit one day. The leave the gates open all day during the week so anyone can come in residence and non residence. When asked management have there been reports on break-ins they lied even though it's true. The management has been changed three times in only 6 months and the new office staff is the worse. They are very rude and their first few days of being here they sent out eviction notices to majority every residence saying they didn't pay their rent when it was them who screwed up all the paper work. Then a few weeks later the high water bill which comes in every month around the 18th never came in and is mostly likely going to be 2x higher then it already is. The maintenance care more about landscaping then about any problems you may have inside your apartment my stove and microwave and master bathroom have been broken since we moved in. Rent is too high to be living in a run down apartment. Also it's on two busy streets so you always hear traffic, car wrecks, police, and fire trucks. I can't wait for these last three months are over with so my family and I can move. I will never live here again.”
— 10215 BEECHNUT ST · HOUSTON“I have lived here for what is going on second year. I regret renewing my lease. Apts are always being broken into and now cars. We are charged a whole lot for water because apts are grouped together. It takes five to six calls for maintenance to come. Apts are roach infested. Office staff rude. Patio checks are a frequent thing as well as being fined for any damage to their dollar store blinds. They have some scam going on with a towing company which monitors tags on cars. I have heard gunshots on at least three different occasions from across the street. Washers are never working. Property gates are always open during the day and on weekends and sometimes at night. There is no security so i do not recommend moving here!”
— 10215 BEECHNUT ST · HOUSTON“They give you the apartment dirty and the carpet stained and dirty”
— 10215 BEECHNUT ST · HOUSTON“I have lived here since August 2009. I have had no problems at all. Maintenance is at my house within 2 days. Everybody is really friendly. I feel safe even when I walk around at midnight. The best thing is I don't have roaches!!!! Woohoo The only complaint I really have is I think the water bill is a little high.”
— 10215 BEECHNUT ST · HOUSTON“I have lived here for about 2 and a half years and I have no complaints. Everyone is very neighborly. The office staff is very friendly. Anytime I have a problem maintenance takes care of it. The location is close to beltway and I work downtown. The best part about the property is its super quiet. I shopped the area and they were the best on the block. Most importantly they were not ------.”
— 10215 BEECHNUT ST · HOUSTON“I am currently moving out of The Broadmoor after a one year lease. When I first moved in, I did have a roach problem. But the staff got right on top of it and my apt was exterminated every week. It took about 4 treatments, and I didnt have that problem anymore. The maitenance staff was very friendly. As well as the office staff. The only complaint I have, is they will tow your car for stupid reasons, and my upstairs neighbors had very LOUD bad azz kids.”
— 10215 BEECHNUT ST · HOUSTON“I've been at the Broadmoor for over a year now and just renewed my lease a couple of months ago for another year. I've personally not had any problems with any of the other residents or thefts, etc. I do tend to avoid wandering around at night, just common sense, but have never really felt threatened even when out at night. The lighting depends on where you're at, some places are lit better than others but every patio has a light that automatically comes on at night. The parking also depends on where your apartment is in the complex but I've rarely had a problem with it, they do have covered parking you can get also. Noise can be an issue but that's more to do with the neighbors than the apartment, the walls and floors/ceilings are thin so if someone is talking next door you can tell, even more so when yelling or "making up". Music comes through pretty well too, I have a neighbor that plays his too loud (since I can even hear the lyrics) but for the most part people are quiet and courteous but keep to themselves. My biggest issue was with moving it, their pet deposit was higher than most with less refundable and they charge a monthly pet rent in addition to that. My only current issue is with keeping the heat and air inside, like I said, the walls are really thin so the heat runs almost constantly just to keep it at 70 or so inside, might as well just have the windows wide open the cold air flows through so fast. Not as much an issue in the summer keeping the heat out though still have to deal with it a little bit. Luckily I haven't needed much repair work, but they've always been real good about getting it done quick and correct. The office staff is friendly but their efficiency varies. I ALWAYS talk to Andrew if possible, I know he'll get things done for me, but I do go to the other staff if he isn't around.”
— 10215 BEECHNUT ST · HOUSTON“I had no problems with this apartment at all. It was a nice place that I could defitinely call home. The problems people had with roaches is crap because if you keep your place clean and the people around you do the same, then you should barely see roaches. The only thing I believe they should fix is their laundry machines and the aspect of the laundry room. The apartments are clean so should do the laundry room with the machines operating well!”
— 10215 BEECHNUT ST · HOUSTON“I live there for a year and a half. Management was so bad they won't let me get out of my lease even tho I was robbed twice within a month and manager name was Adam he s a ------.They even went inside my apartment went thru all my shift without my permission and by the way I was never late on rent I'm always 6 monthsbahead I'm so glad I moved out of there”
— 10215 BEECHNUT ST · HOUSTON“I dont know why some people call this place a home. I moved here and had to moved out before my lease end. This place is good for someone who is on government assistance and not those who work to earn money, because you will be their target. I was warned but the outside fooled me. Plz go somewhere else. Too noisy, gangs. A lot of burglary incidence. And the management team, all of them will treat you like evry hood rats in the aprtment. they looked at everyone living there as if they are helping them out.”
