“The only thing I can compare my stay at the Slum Forest Apartments is desolate, desperate, dysfunctional, destitute pueblo in the hill country of Mexico. Miserable, no hope. No light at the end of the tunnel. The LONGEST lease you ever signed. Is God Punishing me? These are the things that go through your mind when you are a tenant at the Slum Forest Apartments. Who needs hot water? Heck, not us. Why would we want to, I don't know, SANITIZE OUR DISHES? TAKE A BATH? Why bathe? You're just going to get that clean body dirty again when you go splish splashing through the raw sewage in the parking lot! This ain't no Singin in the Rain, baby. SOMEBODY CALL THE HEALTH DEPARTMENT!!!!!!!! Oh, we did. They didn't care, aparently. The mgmt had my truck towed because I parked in the only area that was somewhat lit. It was reserved for the office staff. So they had me towed. $175.00. Inadequate lighting, Trashy neighbors, Completely un-caring $7/hour no comprede's in the office, Roaches the size of your 9 month old baby, possoms the size of a small goat greeting you at your door EVERY NIGHT - And they aint scared of you, either. No security gate, Raw sewage bubbling out of the sewer pipes all day and night. True 3rd world living in one of the most affluent cities in America. <br>A shame and a nightmare.<br>Don't do it. <br>-TO MBS-<br>YOU ALL SHOULD BE ASHAMED. YOU CHARGED ME 2500 DOLLARS FOR BREAKING MY LEASE WHEN YOU KNOW THESE CONDITIONS ARE APPALLING AND MISERABLE. I WAS PREGNANT AND GOING TO SCHOOL AND WORK. THAT'S ALL I DID. I WAS THE BEST TENANT. I PAYED MY RENT ON TIME. I NEVER CAUSED PROBLEMS WITH MY NEIGHBORS. YOUR STAFF WOULDNT LET ME OUT OF MY LEASE, SO I HAD TO BREAK IT OR LIVE AN UNHEALTHY LIFE AND STAY. YOU REAP WHAT YOU SOW.”

“I hate the maintance that they have hear. You tell them exaclty what needs to be fixed and they still dont do it. You tell them how to fix it and they do what they want. It has been so bad with my AC that I had to fix my own AC myself. All it needed was to be cleaned and the guy said he didnt have the tool so it would have to wait for like 3 days. I went to Lowes got the tool for about 6.00 bucks and 30.00 dollars later and about 4 hrs of my time my ac is working like it should. Lazy maintance is one of the reasons I am leaving. The only person who can get anything done is Jessica, but with the rest of the poor staff there it will be hard to please anyone.”

“OH MY GOD!! I HATE THAT I'VE MOVED HERE AND I'M SO PLEASED TO SEE THAT OTHER PEOPLE FEEL THE SAME WAY THAT I DO. I CAN'T WAIT TO GET OUT OF MY LEASE!!! YOU ARE SO RIGHT ABOUT THE CARPET OLD DIRTY ROTTEN FUNKY HEALTH HAZARD RISK!!! THIS APARTMENT COMPLEX SUCKKSS!!! I CAN'T BELIEVE THE WAY THEY TREAT THEIR TENANTS.. THIS PLACE NEEDS TO BE SHUT DOWN IMMEDIATELY RIGHT ALONG WITH THEIR ROACHES AND EVERY OTHER DISCUSSING SO CALL BUSINESS THAT THEY THINK THEY ARE RUNNING.. WHO ALLOWED THIS PLACE TO KEEP OPERATING??? WELL, THEY NEED TO BE SLAPPED!!! LITERALLY, AND WITH LAWSUITS AND THEY TRUST TO PUT NEW MANAGMENT IN THE OFFICE, WHAT FOR? THIS PLACE IS STILL SORRY AND IT'S GONNA BE, TIL SOMEONE PLEASE COME AND INSPECT THIS MOLDED, MILDEWED ,INSECT INFECTED, FALLING ALL APART PROPERTY, QUICK!!!!! I'M OUT!!!!”

“Rain Forest Management fixes nothing, These apartments are a safety hazard, protect your family an do not reside here! No fire extinguishers, smoke alarms may or maynot work, they ROACHES will take over if you let them! They fix nothing here! But have the odasity to ask if you will refer people to the complex! I made the mistake of that and now they are in the process of moving out! old nasty grimy carpet that has been here for years, refrigerators that leak (ON THE INSIDE) faulty railing and stairs. I have NEVER seen such Poor Management!”

“I am currently a resident at these apartments and please if you want to live in a comfortable home, this is not the place. I decided to not renew my lease because the maintenance is poor, I didn't have hot water just about every other week through winter, my refrigerator leaks water, there are roaches everywhere. The management has changed three times since I have been a resident at these apartments. The price is low for a reason, and they are always running specials because noone wants to live in an place like this.”

“YOU DON'T WANT TO LIVE HERE PLEASE DON'T EVEN CONSIDER IT EVEN IF ITS CHEAP. I WAS THERE FOR A WHOLE YEAR AND IT WAS THE WORSE YEAR OF MY LIFE. THEY DON'T CARE ABOUT YOU. I HAD ROACHES EVERYWHERE, NO HOT WATER AT TIMES NO WATER AT ALL, NEVER FIXED MY LIGHT OUTSIDE TOOK LIKE A MONTH TO FIX MY AIR. I COULD KEEP GOING BUT I'M RUNNING OUT OF ROOM SO PLEASE JUST STAY AWAY!!!!!”

“This apartment complex does not take care of the residents. There is never hot water and sometimes no water at all. Roaches are terrible and nothing ever gets fixed. When I first moved in, everything was fine, every year after I've had problems and they always seemed to get fixed when it's time to renew my lease. As soon as I (like a dummy) signed the lease, the next day there's no water. I lived there 3 years and believe me it wasn't by choice. The management knows who can afford to move and who can't and they really don't put effort into making the complex as beautiful as it once was. The grounds have the potential to be beautiful because when it rains with all the trees around, it really looks like a rainforest. Now it just looks somebody's backyard in 3rd ward.”

“No joke. That doesn't include days at a time here and there where we had no water due to the boiler breaking again. We also didn't have WATER for almost a week once. One week there was a sewage problem where they were draining the sewage on the ground outside and there was this unavoidable awful smell flooding the place. My neighbor had a leak that saturated her floor and they were very slow to fix it(at least a week). They avoided fixing my air conditioner after multiple written requests. Electric bill for 1 bedroom was $200 and it didn't even cool the place down. The place is falling apart and no one will help you in the leasing office. It is definitely NOT worth the rent.”

“This is not the only run down MBS property they all are run down. The Headquarters is in Loisiana but dont expect them to help either.<br>They will never return a deposit, never respond to concerns and the also dont pay their vendors. Can you say lawsuit?<br>Apparently it's okay for their apartment managers/Community Directors to assault tenants as well.”

“THIS PLACE IS LIKE A BAD MOVIE. WE HAVE LIVED HERE FOR 5 YEARS AND IT WAS WONDERFUL THE 1ST THREE, THEN SLOWLY WENT DOWN ...BUT THE LAST 10 MONTHS HAVE BEEN A NIGHTMARE<br>NOT ONLY HAVE WE BEEN FLOODED TWICE IN 1 DAY FROM SOMETHING THE APARTMENTS SAID THEY FIXED. THEY ARE NEVER RESPONSIVE TO ANYTHING<br>THE MANAGER LIES, IS RUDE, AND NEVER GETS ANYTHING DONE IN A TIMELY MANNER. THE GROUNDS ARE DIRTY, THE WALK WAYS NEED PAINTED AND ARE ALL LOOSE, NATURE JUST COMES IN AND JOINS THE PEOPLE AROUND HERE <br>WE NEVER HAVE HOT WATER SO IT IS KINDA HARD TO WASH CLOTHES OR DISHES NOT TO MENTION A NICE HOT SHOWER. BUT I GUESS IF YOU LIKE TO BOIL WATER FOR YOUR KIDS EVERYNIGHT..WELL THIS IS YOUR PLACE. <br>RUN FAR AWAY..AND DO NOT LOOK BACK<br><br>IF YOU HAVE ANY QUESTION I'M AT<br>[email protected]”

“When by chance they do answer the phone that they're having a "great day" at Rain Forrest that's your first clue the waters out, again. The management nor MBS Properties respond to any request! The gutters are never cleaned there is wood falling everywhere the patios are coming off, exposed electrical wires, rodents, racoons you name it. If you ask me it's like living in the slums and paying to do so!<br>The management is rude and blames all of the problems on the tenants. There is trash everywhere!”

“This is the most horrible Apartment Complex on the face of this miserable planet! No hot water for 14 days in April '05. Non - working Refrigerator/Freezer for 33 days. Food going bad. Basketball court (tennis Court Really) Has shopping carts hanging up as baskets. Pillar on back porch rotted away. Instect Infestations. Smell of cat urine. We own no pets. Fence between our complex and the next resembles the Texas border. Little hoodlums going back and forth between the two through a whole in the fence. Gunshots. Management is stuck up. And by Management I mean THE manager. Watch out for this place. Do not move here. Stay away from the management company. They are called MBS.”

If you don’t frequently take a bath and wash dishes you would have no problem. In the few short months that I lived there the water was turned off about 30 times and that’s no joke! Management doesn’t give 2 shits about you or your problems! This place has so much potential but until they actually fire EVERYONE this place this place will continue to be the worst place in Houston to live in.<br>Upon moving in they did a background check on my boyfriend and I and they assured us <br>that anyone that has felonies on there record will be denied. 2 Months after moving in we get a post card from the state of Texas letting us know that we had a child sex offender living in our apartments. Last time I checked that was a felony!<br>To sum things up the poor maintenance and sucky management will make your life a living hell!”

“I have lived in this complex for one year and am running as fast as I can. The grounds are not kept clean, maintenence is poor. I have a window that was broken when I moved in and they "fixed" it with scotch tape. It took a week to get a light bulb replaced on a security light. A neighbor has holes in her walls from flooding (from leaky pipes) that have not been fixed. An empty apartment across from mine is covered in mold you can see through the window. Another neighbor was without water for a week, yet no adjustment on the rent was made. My apartment flooded when the pipes in the empty upstairs apartment burst and ruined most everything I own, yet the management would not give me another apartment to move into (although there are plenty of vacancies). From speaking to neighbors who have lived there longer than I, apparently flooding from leaky and broken pipes is not uncommon. <br> <br>The buildings and grounds have such potential! And apparently, there was once a waiting list to get in, the place was so nice. The location is great and the trees surrounding the property are lovely. There just needs to be some major renovations and maintenence on the site.”
