“I’ve lived in Greenway for almost 3 months now and the quality of this apartment is not good. After paying $2300 to move in, I learned that the fridge was broken and they did nothing about it for two weeks, the hot water did not work upstairs for two weeks as well. The roof leaked when it rain and that happened 3 times and it made the apartment stink so bad. There’s only one maintenance personnel and two if you consider his wife bc she has to help him if needed. Sweet people but unfortunately.. Back to the review. So there’s was condensation leaking from the ceiling/ac in my closet & when he came to reroute whatever pipes it then began to spew out all over my bathroom (that ended up ruining all of my makeup brushes and some makeup) so he had to come back and reroute it and there’s now a long pipe hanging from my balcony and it looks so tacky. Another issue is that the lock on my child’s balcony door did not lock and instead of fixing the door maintenance placed a large stick behind the sliding door and to this day is still like this. One time I came home while they were in my apartment fixing something and he just had the key in the door, while he was inside and that was unacceptable for me. They only credited me $300 for the fridge not working to compensate for the food that was ruined and also the takeout that I was constantly buying for breakfast, lunch & dinner and let’s not forget that I also have a small child to feed so that wasn’t nearly enough for what I lost. They have not compensated me for my makeup or my brushes. Not to add I had a pair of hair clippers (I’m a barber) that were ruined when the condensation spewed all over my bathroom. The reason I’m finally writing this review is bc I’m laying in a pitch black bedroom bc the lights /ceiling fan will just go out every 2-3 weeks and not work for about 24 hrs and so will the electrical socket that my lamp is plugged into so I literally don’t have any light/electrical power to see right now and it’s extremely frustrating. For me to have paid $2300 to move into this place and then $1500 a month I feel duped! I also have it all documented. I feel like I should have gotten compensated more that $300 bc I spent that on takeout in a week let alone 2.5 weeks for two ppl. Not to add I had to take cold showers and all of the other crap I had to deal with and some I am still dealing with. The whole upkeep of this place is tacky once you actually come here. The balcony floors are made from this weird roofing material it’s really disgusting. You can tell that the people they hire to do additional work for this place is of low quality and I mean that in every way possible. For example there’s paint on things that shouldn’t be, caulking as well. It’s like they did their jobs but didn’t clean up the mess and now it’s all dried up. And not to mention the ac ducts were disgusting as well. The ac vent in my was completely clogged, there was literally NO air coming out of it until I climbed up to investigate and what I saw was disgusting. Very disappointed that this place turned out to be this was. I will say the community is quiet and the area is OK but if you can afford to move somewhere else near here then do it. Don’t move here, I am trying to save you & I wish that I had an honest review before I moved in.”

The tenant is doing massagea for men with sex activities, I could hear voices and grossed me out. I don't feel safe especially during pandemics, anyone could pass it to me.”
— 3411 CUMMINS ST · Houston“So I have lived at this place for about a year. Rent is pretty good considering the location and the size of the apartments. The two story apartments (3 bedroom) have HUGE patios that are great to put a hammock. Maintenance was awesome, despite what many of these reviews said. The maintenance man is named Martin and he is super friendly. I have made several requests (changing light bulbs, toilet filling slowly, dishwasher not working etc.) and he has come in the day of or the very next day to fix the problem! Management is fine, we have never had any issues and she has been pretty accommodating, although sometimes she is not in the office when she is supposed to be. Parking sucks...I'll be honest. There is an underground parking garage but you only get one spot per apartment. Street parking gets crowded around 7pm and if it raining badly the street WILL flood. The parking garage flooded once, but not quite high enough to get in the cars. There are bugs (roaches mainly) in the apartment complex but they spray once a month. You can ask for an extra spray too if you have any problems. I've never had a big problem with the bugs here. The pool is always clean but there are a lot of families here with kids. I lived right next to the pool and after school or in the summer the kids are always in the pool and are very loud. The larger apartments have washer/dryer connections and you can rent units from management (I think it is like $30 a month). But the laundry facility is pretty nice. There are 6 washers and 6 dryers and they take card (no quarters yay!!). One washer was broken for about 3 weeks because they were ordering parts but the rest have been fully operational.”

The garage is old with water dripping from the roof for most part of the year. There is no onsite maintenance and and you are on your own if there is an emergency maintenance issue over the weekend. Even over the weekdays maintenance is not responsive at all. My apartment had water dripping from the roof top when it rained outside.The laundry is a nightmare. There are only 6 washers and dryers and there were times when none of the washers and dryers worked for days on a roll.”

— 3411 CUMMINS ST · Houston“The manager at this apartment is not helpful at all.She is never in her office and when you tell her about problems in your apartment she never gets it fixed.There are too many cockroaches inside as well as outside the apartments.We have a rodent problem too and the pest control company the management has does not do a good job of getting rid of pests.They just spray witha small bottle and it does not effect the roaches at all.The parking garage had a few cars broken into last month and a vehicle had all its wheels stolen.There is dog poop everywhere you walk you end up stepping in it and now in summer it smells.Alot of the residents don't bother throwing their trash out and leave it outside the door which smells and creates a pest problem.The pool is closed once a week for a few days.The laundry room is filthy and never cleaned.It has been two months since one of the dryers stopped working but the management has not called the Coinmach company to come fix it and the A/C has not been working for over a month in the laundry room but they still leave it on for no reason.It is as hot as a sauna in the laundry room but the manager does nothing about it.The lights outside are not working and so some places are really dark at night.This is the worst manager we have had she just sits in her office or she is out most of the time.I don't understand why the management company Madera does not do something about this as a lot of people have complained about this.”

I writing this hoping someone does not make the same mistake I did. if you want at least a $200 electric bill $300 plus in the summer, driving up and down the block looking for a parking spot, and be woken up by the delivery trucks at Costco at 4:30 in the morning move here. if you don't want these hassles don't move here you have been warned”

That's where the positives end. We have constant maintenance issues...showers with only hot water, mold in our vents, sliding doors that won't close, etc. Security is lacking. It took a sold year for them to fix the walk in gate and the garage doors are always breaking. They have tried to fix th lake that forms in the garage when it rains but it is still always a wet, dripping mess. They've recently started painting the apartment exteriors to possibly the worst color combination on record. The office staff is sluggish in responding but loves to give out fines (one day late on rent while out of town- $60) Oh, and you only have to the 3rd to pay your rent, not the customary 5 days grace. (And yes, I realize it was our fault we were late, just don't like the policy). What you save in rent living here you will pay in electricity because these apartments just aren't insulated. Parking is a nightmare. One spot assigned in the lake/garage. The rest is street parking if you can find any. They must have relaxed the pet policy to nothing because we now have lots of large dogs. The pool has inadequate seating and was closed most of the summer. The laundry room is incredibly dirty. The put in a community grill but put so much furniture around the grill I'm not sure you could actually use it.”

But we have had repeated air conditioner problems all summer, sometimes not promptly repaired. There have been repeated security problems, most recently cars damaged along Cummins St. where most of us park since the apartment has grossly insufficent parking. There is inadequate secured parking, and their security isn't much anyway. You can do a lot better than this.”

It took a week and a half to stop a dripping air conditioner last summer. Also the type of people that live here are changing. It is no longer a nice, quiet community. In addition, it is not safe. My car was broken into in the parking garage because the gates were not working. The walking access gates don't lock either. Also there is not enough parking and when it rains the garage floods severely. I would not recommend you live her.”
— 3411 CUMMINS ST · Houston“The maintenance man here does a good job of fixing things on item and doing it right the first time.The Mon-Fri manager is okay but the Saturday manager is not helpful and always in a bad mood.She does not talk nicely to you or help you out.Alot of the people have been moving out because the rent when it is time to renew goes up quite by $200/$300 and its not worth paying that much for these apartments.The apartments that are facing the new building coming up next door get a lot of dust and the apartments are dark as there is no light coming in,also there is no privacy because of the people working there and too much noise.These apartments are noisy as it is because there are people yelling/shouting late at night at around 1 AM and there are people who don't pick up after their pets and so you end up getting it on your shoes,there have been times when some tenants have had dog's poop right on their doorstep.The water/gas/trash price is very high compared to other apartments in this neighborhood.The rent too is higher when you renew compared to other apartments.You have to sign up with Comcast for cable you have no other choice.”

The price was right, the nice lady who leased me the apartment was wonderful and the location and amenities were perfect for what I needed. About 6 months into my lease is where things went bad. I never spent much time with any of the management (who seems to change quite frequently. I believe there have been 3 different managers in the 14 months I have been living here. They have all been unfriendly and very unhelpful. If you have a problem, forget it, they will not help. they pass out lease violations for the smallest things. I was accused of leaving my trash out of the dumpster when I know I threw it away. My trash was picked at until the manager found my name written on a piece of mail and took pictures of it by the street (where I did not leave it). Perhaps a dumpster diver or another resident took it from the dumpster and placed it on the street. But, no matter, I received a lease violation. They won't let you speak with corporate about any issues. Overall, I don't recommend living here. You get what you pay for.”

The floor plans are very different than you would find in any other BASIC apartment complex around here. The grounds are kept very clean. Nicole and Franklin have been available and very accomidating in every way possible. I moved in over 4 months ago and have noticed that some of the residents take pride in the property and some just don't care. You will have that no matter where you go. It's apartment living, people!!!! I heard that there were going to have some upgrades to the exterior of the property and I am excited to see the new improvements. My only complaint is when people are walking their pets, they do not pick up after them. There is a designated pet area with bags that provided to the residents so they can pick up after their pets!!!! Use it!!!! Other than that; love it!!!! Casey”

They've caused damage to my car due to their inability to fix a leak above my parking spot. The pipe leaks a residue that has faded my paint and caused an overlay on my windshield. After complaining for 3 months they still haven't paid for the damages. The office personnel are difficult to deal with and refuse to let you contact their corporate office. DO NOT LIVE HERE!!!!”
— 3411 CUMMINS ST · Houston“I have lived at this apartment for a really long time and have seen managements change over time.Last year Madera took over managing these apartments from Capstone which was really good because the manager that first came ----- made a big difference to this apartment.She fixed the drainage downstairs in the garage and if the tenants had any issues she would listen and do something about it.When Capstone was here our complaints never got resolved and the carpets would not be shampooed even though you had lived for so many years and you had water from the bathroom leak into the bedroom or had your dining area dug up we had to spend the night with the smell and no apology.We had a really big roach problem before Madera took over because there was some small company that just came in and squirted a little pesticide and it didn't make any difference but after Madera took over the Terminix company came and sprayed and for 1 year I have not seen roaches and he does a thorough job by putting pesticide in the hinges of the kitchen closets etc.After ----- left we have had a lot of managers change.The manager we have now ------ is not very helpful or friendly.If you go see her in her office for any reason she sounds like you are a bother and troubling her.She does not get any issues resolved and the landscape is just looking terrible.At nights between 12 and 3 in the morning there are tenants who are so loud in the pool area you cannot sleep.Nothing is being done about the loud noise and it so annoying because you can't sleep the whole night and you have to go to work or school and you are tired the next morning due to lack of sleep.”

She told me the place has been doing very badly prior to her arrival but for the last several months of her being there it was changing for the good. The unit I rented was completely remodeled and beautiful. I was in love. BUT - Throughout the year that I've lived here there have been many problems. Aside from having my car towed from my assigned parking spot the very first night I moved in, there have been 4 different managers since I moved in. The leasing agent was also "transferred". So you never really know whats going on, work orders don't get processed on time, even when you leave messages in the emergency voicemail box because your AC has gone out. My car is completely ruined as are MANY other cars in the underground parking garage due to constant dripping of liquid substances that leave a white stain on the car that will not come off even with professional cleaning at various car washes. Management does not offer to reimburse tenants for the car washes or even an apology for the damage done to your property. Essentially, when you call and leave a message, which you have to do most of the time because no one is available to answer the phone, your messages do not get returned. Then when you go into the office to talk about why your message wasn't returned you are told that you didn't leave it in the right message box, and thats not anyone's fault but yours. But the thing is,shouldn't all the voice message boxes get checked every single day? Its very frustrating. Lets get to the good part. The german roach infestation that I've been having for 6 weeks. Needless to say I'm leaving and have given my 30 day notice because after talking with the Terminix contractor who was in my apartment I found out that there is more expensive pesticides that can be used that only take two weeks to eliminate the bugs completely and the management office did NOT want to pay for it. Believe me there are even more issues I could write about, but why bother. I'd rather live someplace smaller and pay the same amount and know that I do not have to share my refrigerator with roaches or worry about an extremely rude and condescending apartment manager.”

I'd love to give this place a bad review to keep the rent down, but I can't. Price- Absolutely fabulous. Location- walking distance to LA fitness, tons of restaurants and nail shops (yes, that is important. Parking- Even though we have a 2 bedroom, we only get one spot and can't purchase another. The garage is underground and small. My husband has to park on the street, but we haven't had any problems getting a spot (we've been here a month and a half). The garage is always a bit wet (from the sprinklers dripping down). No issues with flooding after a hard rain, I know they have recently worked on this issue. Security- excellent. must have a card/ pass code for to enter walk-up gates, parking has a clicker. it's a pretty safe neighborhood so this is sufficient. Tenants- really a friendly environment. Everyone says hi and isn't too uptight. Young professionals and families. Rarely hear anyone very quiet. Staff- Franklin (maintenance) is extremely friendly. Nicole (the new manager) very accommodating and seems to actually care. It is nice having a manager living on site. Recently she actually polled the community to see if we'd rather have a Grill area or community garden. hate that they closed the office on Saturdays. Was nice if you had package delivery. Grounds- you can tell this place was neglected for a long time. They are working almost constantly to improve them (landscaping/ fountains, etc.) Apartment- just renovated our unit. Brand new kitchen/carpet/ paint. We have a 2/2 that is set up like a town home. Tons of space. Storage is lacking, but it's an old apartment. what rocks is our patio. almost 300 sq ft! Roof top! View! did I mention it is 300 sq ft? Very well soundproofed. I've never heard my neighbors once! Hate that we don't have a washer/dryer in unit. Microwave not included :( Laundry- have a shared laundry room with 6 washers & 6 dryers. Seems to be plenty. Really need a change machine though.”

I stayed at that place for one year. When i moved out, they did not give me back my deposit. I also paid rent for last month and the check was not cashed due to insufficient fund. Then, i gave them a money order with fees. after they cashed the money order, they ran my check a second time and cashed the other check. They refused to issue a refund till thrity days after my moving out. after all of this trouble, they gave me back 50 percent of my money. although i left the apartment in a good shape, they deducted lots of money for trivial things like cracking of the sink due to wear and tear. Anyhow, if you have to reside in this neighbourhood, this will be the best for you as it is the cheapest.”

My first response was there is something terribly wrong here for the price to bee this affordable. Later that evening we checked the reviews and they were mostly negative. Good! At least I knew what to look for before I signed a lease. One review mentioned the garage flooding when it rained, even if it was a slight rain. The first heavy rain we had I went to the garage and there was water standing about 3in-4in deep. The next day there was a construction crew that was breaking concrete to replace the drains and the pumps. There hasn't been a problem since. The pool has been incredibly maintained all summer. There was one time that a resident left a few items by the pool and didn't put the chairs back but that is hardly cause for complaint. What can I say. I have a great place with new carpet, new appliances, and it's quiet. I love it!”

It's completely new, nice, neat, and comfortable. Maintenance is on-going whenever you ask for it. Everything is cool except for only one thing which is noise either from air conditioning system at night or from neighbors sometimes.”

She lives on the property and can be seen working (painting, hauling equipment, etc ...on her day off!) She doesn't just sit behind a desk and delegate. The property is undergoing a major remodel. Many apartments are being completely redone. The renovated apartments look great. $30,000 has been spent to fix/upgrade the pump and drainage issues in the underground garage. When we had the strong storms a few weeks ago (while repair work was still in progress) the manager found us free above ground parking in the adjacent church parking lot so that no cars would get flooded. She is proactive, honest, and has earned my respect. The property isn't perfect (hence the remodel), but it is getting better all the time. I love the location!!! I can walk to Costco, Edwards Greenway Palace, a great wine bar, and about a dozen restaurants (from Tony's to Buffalo Wild wings). It is worth checking out!”
